Hosted on Acast. See acast.com/privacy for more information.

The boys are back and we realize we look like hell. The Steelers one and we don't know how. There's a conspiracy that the Super Bowl Logo predicts what teams are going to the Super Bowl. Chad Johnson and Terrel Owens had a crazy 12 hours. And Patrick Mahomes wears the same undies for every game. Tommy DeVito plays in the NFL and still lives with his folks. A guy in Point Breeze gets the cops called on him for standing outside of a girl's house with a boom box. A dude was dressed as Santa on Boulevard On The Allies on a motorcycle slapping people. Giant Eagle is planning to remove their Fuel Perks Program. LeBron plans to build a Museum dedicated to him in Akron Ohio. And a Doctor walks out of surgery because they didn't bring him tea. All Bones Considered: Laurel Hill Stories #056, Philadelphia and Oil, Part 1 While we tend to think of "oil" and "Texas" as synonymous, it was Pennsylvania where the first big oil strikes were made, and major refineries greeted visitors as they came from the airport. Only recently has the Point Breeze section of the city been reclaimed and is undergoing a total makeover.
We don't normally think of Philadelphia as being an oil town, but the Point Breeze refinery in South Philadelphia, easily visible from the Pratt Bridge on your ride to the airport, dominated the skyline for many decades with its storage tanks and distilling towers. Born in the middle of Pennsylvania's Titusville oil boom in the northwest corner of the state, J. Newton Pew established Sun Oil in 1890. After its move to Philadelphia, Newton's sons Howard and Joe Jr. ran the company for decades and established a refinery at Marcus Hook and the Sun Shipbuilding Company in Chester. The Pews are known today for their charitable contributions throughout the city. The Pew Mausoleum at Laurel Hill West holds several generations of this prosperous philanthropic family. Learn about oil, crude and refined, shipbuilding, philanthropy, and even some political intrigue in this month's episode of “All Bones Considered: Laurel Hill Stories – Philadelphia and Oil” from wherever you listen to podcasts.

Secretary of Education, Miguel Cardona, made it clear this week that the Biden administration does not see canceling student loan debt as a priority. Instead, the Dems in power are turning to their old game of means-testing and “targeted” loan relief. In his speech on Thursday, he didn't even mention Biden's promise to forgive $10,000 for every student carrying federal student debt. The book-banning continues. This week, McMinn County school board in Tennessee banned the Pulitzer Prize winning graphic novel, Maus, from its schools. Board members said the book contained “inappropriate language” and depictions of a nude mouse in a concentration camp. Maus creator, Art Spiegelman, called the decision “Orwellian.” A new peer-reviewed study, scientists believe they finally figured out the large methane releases in cities. As it turns out, gas stoves release a significant amount of methane - even when they are off. Scientists found that nearly three-quarters of the methane leaking from stoves came from when they were not running. The study projected that methane emissions from stoves are about the same as the CO2 released by 500,000 gas powered cars in a year. At this time where businesses are taking strain, certain players in real estate are sticking to their guns and others are diversifying, and it will be interesting to see what it all amounts to. Today's guest is Gabe Plagge of PH Real Estate Group, who specializes in flips and development in the Point Breeze district of Southern Philadelphia. Gabe got into real estate around 2006 at a time where the market looked similar to its state just before coronavirus caused the new reset. Prices were cheap and he started out doing single-family before the reset. He lived through that, so he's been in the game in that area for a long time and seen many changes, thus the perspectives on how to respond to resets he brings today are really valuable. We talk to Gabe about what he is planning to do going forward, and our conversation touches on how to scale down and what types of deals to still go for.

Get all links in this episode by texting 'BTSEP93' to 44222. Bio Jamisa McIvor, owner of 9 properties, is a 24-year old wife and mother of two (expecting one). Through a lot of networking and learning experiences Jamisa was able to acquire 9 properties in just under one year. At the age of 21 Jamisa’s grandmother gave her ownership of her property for $1 in the Point Breeze section of Philadelphia using a dollar deed transfer. She was granted ownership to help with maintenance and taxes while her grandmother was alive. Not knowing the value of a house at 21 Jamisa overlooked the responsibility of owning a house. (7:30) It wasn’t until her grandmother passed for her real estate journey to take off. Jamisa bought her very own first property in February of 2017 and was able to build an outstanding real estate portfolio in a year time span. How I Purchased My First Nine Properties in One Year The beginning of her journey kicked off when Jamisa’s grandmother left the house to her and she didn't know what to do. Having no plan and no money to rehab the house given to her Jamisa had to figure out a plan. “I had a family and didn’t have the money to fix it up” (8:31) She wanted to sell the house but didn’t have a clue about selling houses, good/bad offers, etc. “Every contractor told me i had to put in 60k to this one house and at this point i was living a regular life, working a regular job, making regular money” Broadening her horizon, Jamisa then began to meet and network with knowledgeable individuals (including Nicole Purvy herself) that helped her learn some twists and ropes of the game. After expanding her knowledge, Jamisa created a plan for this one house and it mounted her mind into making life changing moves. “I did not to go back to work, need more properties” (15:26) Jamisa now Has tenants Owns a “treehouse” (One of Jamisa’s real estate eye opening experience) and Has her own business guiding new investors.
