Kirsty and Gary from Ormad Properties have been buying mostly two or three bed terraced houses in and around Leeds. They both had a property each when they first met and soon bought a third one together in 2014. But in 2020, they decided to scale their portfolio which now contains 23 properties, 20 of which are single lets and three Serviced Accommodation. Their business model relies on volume. They aim at turning projects around in around 8 to 10 weeks in order to recycle as much of their funds as possible. Vamos a hablar de una de ellas: la EICR, Enfermedad Injerto Contra Receptor, que afecta a casi la mitad de los pacientes trasplantados de médula ósea. España es líder en trasplantes a nivel mundial desde hace 33 años. Sólo en 2023 se realizaron aproximadamente 1.500 trasplantes alogénicos de médula ósea (de un donante diferente al receptor). Un 43% de ellos (637) de una persona no emparentada, lo que incrementa el riesgo de complicaciones. El paciente con un trasplante alogénico de médula ósea se enfrenta a momentos críticos como el diagnóstico de la neoplasia hematológica maligna (que es un tipo de cáncer), el tratamiento con quimioterapia, la incertidumbre de encontrar un donante adecuado y el trasplante como última opción curativa. La supervivencia de estos pacientes ha mejorado en los últimos años, pero un número importante sufre complicaciones post trasplante, no relacionadas con las recaídas de su enfermedad de base. EICR, PAT Testing, Periodic Tests, Continuity..... The list goes ON and ONIs it an obsession for electricians to test everything? Maybe..... Its drilled into you at college so much. Isn't it over the top the amount of testing electricians do? There must be a reason for all this testing and safe isolation, but what is it? When you understand the reason you do something, your more likely to do it. When you don't completely understand why, you may cut a few corners and not bother. Yeah you may get away with it a couple of times. It only takes that one time for something to go wrong, for a fire to start and lives to be lost. After that you will make a point of testing everything twice - If you are alive to get another chance. Learn from other peoples mistake that I have found over the years, where a simple test before they leave would have saved the customer time and money. Most property investors and landlords are proactive when it comes to ensuring the safety of their tenants and properties, which is also in their own interest. Under the latest Regulations, landlords must have the electrical installations in their properties inspected and tested by a person who is qualified and competent at least every 5 years. Landlords also have to provide a copy of the electrical safety report (EICR) to their tenants, and to their local authority if requested. The Regulations came into force on 1 June 2020 and apply from 1 April 2021 in England in cases where a private tenant has a right to occupy a property as their only or main residence and pays rent. This includes assured shorthold tenancies and licences to occupy. Landlords who fail to comply could face fines of up to £30,000 or even criminal charges in the case of negligence. This does not cover PAT testing, which is still required. In most cases, it is cheaper to throw away perfectly good electrical appliances (most of which ends up in landfill) than calling in PAT testers and waste a day filling in forms. The changes to rules and regulations on gas, electrical work, building and a whole raft of red tape every few years are a bonanza for the sectors and create plenty of non-productive jobs. But the costs are ultimately passed on to landlords, tenants and taxpayers. Thousands of civil servants and various people in sector bodies and quangos are employed to constantly change rules and create more red tape to self-perpetuate their own jobs! The same fate awaits perfectly good cars, which have the “wrong engine” this year! The will eventually be taxed out of existence ad end up on the scrapheap of throwaway society. I have a run through my thoughts on the EICR system, mainly in the domestic market due to PRS changes in England. But the same issues are widespread. I believe investment to the apprenticeship system is the solution to a great many industry problems. Over reliance on software and expectations of industry bodies treats the symptom but not the cause in place for me. They discuss how landlords with properties in England can get the necessary inspections carried out to acquire the electrical safety report that is now needed under the latest Electrical Standards Regulations. Including, how to hire someone who is properly qualified to carry out the inspection. They also briefly go through the main reasons a property may fail an inspection. As well as speaking about how to rectify issues. For example, what to do if you have an installation that does not comply with the 18th edition of the wiring regulations is discussed along with other scenarios. Rather than just to new tenancies, as was the case before. Scotland: In Scotland, since the 1st of December 2015 under sections 13(4A) and 19B (4) of the Housing (Scotland) Act 2006, private landlords are responsible for ensuring that an electrical safety inspection with an Electrical Installation Condition Report (EICR) of their property to be carried out by a registered electrician at least every five years. All tenancies will require a safety report called an Electrical Installation Condition Report to be in place. Every 5 years a new inspection and Electrical Installation Condition Report will be required. If a property is unsatisfactory the landlord has 28 days to fix any issues. The person who carried out the EICR inspection does not necessarily have to do the remedial work. Electrical Installation or Remedial Work: Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords are required to use qualified and competent electrical contractors to undertake both the inspection and test and also any remedial or further investigative work which is identified. The search facility on: https://www.electricalcompetentperson.co.uk/allows you to search for an electrical company who is qualified and competent to undertake electrical installation or electrical inspection work. If you choose not to use a registered business, a checklist should be signed by the contractor to verify their competence. There is a limited list of tenancies that are not covered by the new regulations. Covid may make it difficult to carry out these inspections e.g., if tenants are shielding, but landlords will need to conclusively demonstrate that they have tried to comply with the regulations. The local authority has to be provided with a copy of the report within 7 days of inspection. As do your tenants, within 28 days of the inspection. In a few cases, an Electrical Installation Certificate (EIC) can still be used. This topic is discussed in detail in the podcast. It is the landlord´s responsibility to check that the inspector is properly qualified and competent to carry out the inspection. Even if you use a letting agent, the regulations state that the landlord is still ultimately responsible for compliance with the regulations. Landlords should keep a copy of the complete paper (or digital) trail to prove that they are fulfilling their responsibilities. She's a GP who's taken a step into the world of property investment. Nancy owns a property that's located about 15 minutes away from Liverpool Football Club. It's a property that's performing well, however it's a serviced accommodation property which she's now come to realise she hates. Between the hours that Nancy puts in at the GP surgery as well as doing private consultations, she's found that the amount of time the property requires and what she gets back from it, really isn't worth it. So now she's questioning if she should just sell the property or whether she should keep it and outsource a company to manage the property for her. The second caller this week is Jake who, along with a friend, manage a few properties in a portfolio that they own. They've been looking into the new EICR rules that came into play on the 1st July. From what they've found, it looks as if you had to have new EICRs done before this date, regardless of whether you've had them done previously or not, to make sure you're compliant with the regulations.
