El ministro de Vivienda y Urbanismo, Carlos Montes, encabezó esta mañana la ceremonia de inauguración y entrega de llaves del conjunto habitacional “Vista Alegre”, correspondiente al programa Fondo Solidario de Elección de Vivienda (DS49), que beneficiará a 80 familias de menores ingresos de la comuna de La Calera, región de Valparaíso. Asistieron a la actividad la delegada presidencial regional Sofía González; el delegado presidencial de la provincia de Quillota, José Orrego; el alcalde de La Calera, Johnny Piraino; la seremi de Vivienda de Valparaíso, Belén Paredes; el director del Serviu regional, Rodrigo Uribe; la senadora Isabel Allende y autoridades comunales. En la ocasión, el ministro Montes destacó que “aquí estamos haciendo viviendas con una nueva tecnología, con una superficie de 57 m2, estacionamiento y equipamiento, es decir, un conjunto de condiciones para vivir una mejor vida. Valoremos lo que se va logrando, porque no solo hay más viviendas, sino que también viviendas de mejor calidad para las familias”. Asimismo, el secretario de Estado se refirió al avance del Plan de Emergencia Habitacional a junio de 2023, relevando que “las metas se van cumpliendo. A nivel nacional, ya llevamos 64.355 viviendas entregadas. Eso significa que el 24,8% de la meta ya está cumplida. Además, 129 mil viviendas se encuentran en ejecución y 75 mil están por iniciar su construcción”. Por su parte, la delegada presidencial regional Sofía González valoró la entrega de “viviendas dignas y de calidad, que se construyen en barrios donde las comunidades pueden seguir tejiendo su encuentro y, con ello, vivir mejor. En la región de Valparaíso estamos cumpliendo el compromiso que ha hecho el Presidente Gabriel Boric, de estrechar el déficit habitacional y poder llegar a 32 mil viviendas durante el periodo de gobierno, avanzando de manera segura, ordenada y responsable y llegando a 6 mil hogares en la región”. En tanto, el alcalde Johnny Piraino, expresó que “estamos muy felices de que La Calera tenga un nuevo barrio digno, donde 80 familias hoy tienen las llaves de su vivienda definitiva. Esto es trabajar con el corazón, con unidad, mancomunadamente y, de esta manera, construir una sociedad más justa, más humana e inclusiva”. El conjunto habitacional “Vista Alegre”, edificado en un terreno adquirido con recursos de la Subsecretaría de Desarrollo Regional de Valparaíso, está ubicado en las cercanías de servicios y equipamiento, como colegios, centros asistenciales de salud y paraderos de locomoción colectiva. Además, incorpora una sede comunitaria de 64 m² y áreas verdes. Las viviendas son departamentos de 57,7 m², con tres dormitorios, baño, cocina y living-comedor, junto con una puerta exterior reforzada, con timbre y ojo mágico. La estructura de las cuatro torres, de cinco pisos cada una, es de hormigón armado recubierto por un sistema de aislación térmica EIFS, para un mayor acondicionamiento intradomiciliario en temperatura y acústica. Situación de campamentos en la región y condena a robo en Mideso El ministro Carlos Montes aprovechó la oportunidad para referirse a las medidas que la cartera está impulsando para abordar la realidad de déficit habitacional y de campamentos en la Región de Valparaíso, explicando que “lo primero es, justamente, avanzar en la producción de más viviendas, de tal manera que las necesidades se enfrenten”. “En segundo lugar, tenemos dos programas: el fundamental, que es el Construyendo Barrios, para completar la urbanización y que pasen a ser barrios de la comuna; y, el otro programa, que consiste en generar la habitabilidad primaria para disminuir los riesgos en las condiciones de vida de las familias que habitan en campamentos”.

Multiple Construction Defects https://zalma.com/blog Stucco Defects Traditional stucco is sometimes referred to as “cement stucco” because it is a siding material that is made of cement, sand, lime, and water. The traditional cement stucco system is durable because it covers a structure with a layer of rock by using a fine grained concrete, attached to a structure using a waterproof barrier paper, galvanized wire mesh, and metal flashings. Cement stucco can achieve compressive strengths in excess of 3,000 pounds per square inch. Ladders, baseballs, and rocks will rarely dent it. Deterioration of stucco is often caused by insufficient finishes or materials (i.e., porous stucco materials in rain forest areas). When experts refer to defective stucco they are usually referring to exterior insulation and finishing systems (EIFS), a synthetic stucco product applied to the exterior sides of residential and commercial structures. EIFS consists of a cosmetic outer layer applied to a plastic coating (the finish), on top of a base coat affixed to a foam panel (the insulation). The entire system is applied directly to the structure's frame. Air-Conditioning Defects Heating, air-conditioning, and ventilation (HVAC) and humidity-control systems must be installed properly to avoid water intrusion. The structure must allow for proper ventilation, including adequate crawl spaces, exhaust fans, and dehumidifiers. Air-conditioners must also be of sufficient size to perform well. Window, Wall, and Door Defects Defects in windows, walls or doors leave a home or structure particularly vulnerable to water intrusion, as these are integral to making the structure watertight. Leaking windows are a common defect and prevention requires good workmanship. Building Envelope Defects The building envelope works, much like human skin, to protect the interior from the exterior environment. Unfortunately, the envelope of a building does not have the self-healing and continuous regeneration characteristics of the human body, so any mechanical damage or deterioration due to normal wear and tear creates repair requirements. Abstract: SARS-CoV-2 recently emerged as a human pathogen and is the causative agent of the COVID-19 pandemic. A molecular framework of how the virus manipulates host cellular machinery to facilitate infection remains unclear. Here, we focus on SARS-CoV-2 NSP1, which is proposed to be a virulence factor that inhibits protein synthesis by directly binding the human ribosome. Using extract-based and reconstitution experiments, we demonstrate that NSP1 inhibits translation initiation on model human and SARS-CoV-2 mRNAs. NSP1 also specifically binds to the small (40S) ribosomal subunit, which is required for translation inhibition. Using single-molecule fluorescence assays to monitor NSP1-40S subunit binding in real time, we demonstrate that eukaryotic translation initiation factors (eIFs) modulate the interaction: NSP1 rapidly and stably associates with most ribosomal pre-initiation complexes in the absence of mRNA, with particular enhancement and inhibition by eIF1 and eIF3j, respectively. Using model mRNAs and an inter-ribosomal-subunit FRET signal, we elucidate that NSP1 competes with RNA segments downstream of the start codon to bind the 40S subunit and that the protein is unable to associate rapidly with 80S ribosomes assembled on an mRNA. Collectively, our findings support a model where NSP1 associates with the open head conformation of the 40S subunit to inhibit an early step of translation, by preventing accommodation of mRNA within the entry channel. Today I'm joined by Kevin Harbison from Stucco Spec, our go-to guy for home inspections.First we want to differentiate between the two types of stucco: cement-based (which we refer to as real stucco) and synthetic stucco (referred to as EIFS) which is made out of foam and a thin rendering of cement. The real stucco is actually concrete, and is thicker. Most people don't dislike stucco as a material itself but tend to dislike the way it is applied and maintained. The problem with stucco is water intrusion. For example, if a window is not caulked properly, water can get in behind the stucco and cause structural damage. Another important detail on homes for preventing water intrusion is flashing, which kicks away water and keeps it away from the house. "Windows should be resealed every five to six years." Heat plays a factor here in Houston as well. It takes a toll on caulking, so windows should be resealed every five to six years, according to Kevin. There are specific sealants used, so he recommends always using a professional waterproofing company. If you have a stucco home that hasn't received maintenance in six to 10 years, you want to walk around the home for a self-inspection. Check that your sealants are intact and soil is not touching the bottom of the stucco walls.
