There's a lot going on in the strata sphere this week, starting with the Sydney Morning Herald's big expose on building defects. It's well worth reading but it's funny how every time a new reporter writes about this stuff, it's treated as if it's just been discovered.Speaking as people who have been on this beat for two decades, we are just glad that the issues are being aired again.Meanwhile strata managers nationally want to know why apartment buildings have been excluded from the multi-billion-dollar boost for solar panel battery storage. By the way, in the podcast we erroneously referred to solar panels, not batteries, as a sharp-eared listener has pointed out. And we dig into the three-way fight over commission payments between owners (in the shape of the Owners Corporation Network) plus the Australian Consumers Insurance Lobby (ACIL), strata managers, and strata insurers. We'd love to ignore the election but we can't, so this week we look at what our nation's political parties are offering apartment buyers and renters as we hurtle towards polling day.Everybody agrees we need more housing – and that means more apartments – but the policies differ, including one that an economist has dubbed “the worst economic policy of the 21st century.” And we look at Victoria where the state government is pushing through a no-nimby policy to force councils to accept low-rise apartment blocks. We have a chat about Strata Community Association, the strata managers' peak body's call for national protection for apartment owners from defective buildings. And we look why rents of apartments are rising faster than rents of houses, and where this is happening, including one holiday letting hotspot that's been hit by a 60-night a year limit. That's all in this week's Flat Chat Wrap.____________________________________________________Flat Chat is all about apartment living, especially in Australia.Find us on Facebook and Twitter and the Flat Chat website.Send comments and questions to mail@flatchat.com.au.Register to ask and answer questions about apartment living anonymously on the website.Recorded by Jimmy Thomson & Sue Williams; Transcribed by Otter.ai.Find out more about Sue Williams and Jimmy Thomson on their websites.

Ankle and hindfoot fusion in the presence of large bony defects represents a challenging problem. The purpose of this study was to evaluate outcomes of patients who underwent ankle-hindfoot fusions with impaction bone grafting (IBG) with morselized femoral head allograft to fill large bony void defects. In conclusion, impaction of morselized femoral head allograft can fill large bony voids around the ankle or hindfoot during fusion, with rapid graft incorporation and no graft collapse despite early loading. This technique offers satisfactory and comparable union outcomes without limb shortening or expensive custom 3D-printed metal cages. Click here to read the article.

In this podcast episode, MRS Bulletin's Laura Leay interviews David Cahen from the Weizmann Institute of Science, Israel, about the impact surface defects have on bulk properties, specifically in the case of lead halide perovskites. In a perspective he co-authored, Cahen connected numerous experimental data from other researchers that exposed this phenomenon. By understanding how surface defects control the material's electronic behavior, researchers can pursue new materials for the development of long-lasting devices. This work was published in a recent issue of Advanced Materials.
Here in the thick of it, our eyes full of pixels and our veins full of microplastics, out here with the child amputees in Gaza and the frightened street schizophrenics in Los Angeles and the pigs living their whole lives in metal crates the size of their bodies, our lives ruled by algorithms and wealthy world eaters as we pray for a miracle on knees made of miracles with clasped hands made of miracles in a world made of miracles, craning our necks to see past the giant flashing signs saying "YOU ARE LOVED, YOU ARE LOVE" in order to find Defects and Inadequacy. In the thick of it, up to our ears in it, cracked wide open, wide open to the screams of mothers clutching tiny broken bodies, to the screams of men on fire, to the screams of dying coral reefs and rainforests, to the screams inside all of us saying "Something is wrong, something has gone very, very wrong," wide open to the agony but also to the beauty, to the booming holiness of the earth and the sky, to the mysteries hiding in abandoned buildings, to the noble pigeons whose pristine minds know nothing of Elon Musk, to that place of tenderness within all of us which we cover with shields and armor and feigned toughness and pretend confidence, feeling it all, letting it all in, the pain and the exaltation and the weight and the exuberance and the rage and the orgasms and the darkness and the light and the Israeli stormtroopers and their victims and the bank boys and the savage saints and that song within all of us calling us home saying "It's here! It's here! Buddha nature is here!", and blessing it all, my darling, blessing it all. Here in the thick of it, our hearts sliced open like gutted fish, we breathe in the air, exhaust fumes and all, and we realize with slowly widening eyelids that this, this is paradise. There is no Heaven but That which sits before us and beats within our chests and grows the grass and spins the galaxies, right this very waking moment, closer to us than our own skeletons which will one day be laid to rest in the soil of a revolving ball in a universe we never once in our lives understood. Tort Law - Strict Liability, Defamation, and Product Liability Chapter 4: Strict Liability Strict liability assigns responsibility for damages caused by certain activities or conditions, regardless of intent or care. It applies to abnormally dangerous activities, animal liability, and product liability. This policy promotes safety and ensures victim compensation by shifting the burden of risk to those best able to control or insure against it. Chapter 5: Defamation Defamation protects reputations from false and harmful statements, balancing free speech and personal rights. It encompasses libel (written) and slander (spoken) and requires proof of a false statement, publication, harm, and fault. Defenses include truth, privilege, consent, and opinion. Chapter 6: Product Liability Product liability addresses harm from defective or dangerous products. Defects can be manufacturing flaws, design flaws, or failures to warn. Liability theories include negligence, strict liability, and breach of warranty. Overall Summary Tort law addresses various harms through different mechanisms, aiming to allocate costs to those who create or control risks while providing redress to victims. Strict liability covers inherently dangerous activities, defamation protects reputations, and product liability ensures consumer safety. As technology advances, these laws must adapt to new challenges.

In this episode, we will discuss the consequences of breeding birds that have known faults. We will answer the question, “Can we create a strain with birds expressing defects and faults?” And, what are the often-underestimated determinants that defects can have on our strains? While the practice of selective breeding has improved in the last hundred years, it's essential to acknowledge that there are many breeders who are still perpetuating faults that may someday have a detrimental effect on the breed as a whole. As breeders, we must understand that it's our responsibility to practice sound breeding practices, and move towards perfection, while preserving the breed. Join us as we discuss the pros and cons of this practice, and hopefully give you better insight on ways to breed and create better strains. Make sure to follow and watch our future shows. We plan to dive deep into the world of breeding and genetics, nutrition and health management, and provide essential tips, so you too can create high quality strains. Whether you're breeding domestic chickens, gamefowl, or various types of livestock, this show is for you. Join us on Bred to Perfection Live, Friday's at 6pm PST or 9pm EST on YouTube, as we discuss the benefits of creating your own strain. See ya there! Send us a textShow goats are held to strict conformational standards, but we often overlook the fact that our own herds would benefit from those same conformational standards. Extra teats, bad legs, weak pasterns, and crooked faces may sound as though they aren't that big of a deal outside of the show ring, but those standards have practical reasoning behind them. Ultimately, they produce a strong, sound specimen that can live a long, productive life. Don't we all want that for our goats, even those that will never see a show ring? In this episode, we're talking to Emily Thompson who has been an ADGA judge for 24 years, co-chaired several committees, served on the Linear Appraisal Committee, and raises Alpines and Toggenburgs with her family under the Kara Kahl Alpines and the Legendairy Toggenburg herd names. Emily offers clarification on breed standards in the ADGA Guidebook, the two areas that award the most points in the show ring and why, and the importance of a good mammary system. She also covers what to look for regarding good conformation when purchasing a new goat, defects that will never go away (and some surprising ones that may), as well as some serious defects that should immediately land a goat into either the non-breeding pet or freezer category.See full show notes here >> https://thriftyhomesteader.com/goat-conformation/To see the most recent episodes, visit ForTheLoveOfGoats.comWant to support the content you love?Head over to -- https://thrifty-homesteader.ck.page/products/love-goats-tip-jarThanks for listening! No one ever said raising goats was easy, but it doesn't have to cost a fortune or drive you crazy! It's been a day of press conferences in Westminster. First to Reform UK, where Nigel Farage unveiled their newest defection: Dame Andrea Jenkyns, who had served as a Conservative MP from 2015-24. Could there be more defections on the horizon? Next to Keir Starmer who reacted to the newly published migration figures from the ONS. Net migration for the 12 months to June 2024 stands at 728,000. But the real story was the revised 2023 figures, which showed net migration exceeding 900,000. The politics from the press conference were solid - but what about policy announcements? In 1980, game theorist Robert Axelrod ran a famous Iterated Prisoner's Dilemma Tournament. He asked other game theorists to send in their best strategies in the form of “bots”, short pieces of code that took an opponent's actions as input and returned one of the classic Prisoner's Dilemma outputs of COOPERATE or DEFECT. For example, you might have a bot that COOPERATES a random 80% of the time, but DEFECTS against another bot that plays DEFECT more than 20% of the time, except on the last round, where it always DEFECTS, or if its opponent plays DEFECT in response to COOPERATE. In the “tournament”, each bot “encountered” other bots at random for a hundred rounds of Prisoners' Dilemma; after all the bots had finished their matches, the strategy with the highest total utility won. To everyone's surprise, the winner was a super-simple strategy called TIT-FOR-TAT: https://readscottalexander.com/posts/acx-the-early-christian-strategy
