For almost 10 years, the Help to Buy scheme proved incredibly successful in helping over a quarter of a million borrowers across the UK to buy a home. But, with this scheme now having ended in England and Scotland, this leads to the question of what – if anything – can replace it. In the latest episode of Barclays Mortgage Insider podcast, host Phil Spencer is joined by Mobeen Akram, New Homes Director at the Mortgage Advice Bureau and Mitch Atkins, director at Michael Usher Mortgage Services as they delve into the history of Help to Buy, why it worked, why it ended, alternative buying schemes and the challenges facing young house buyers. The conversation also highlights some of the government-backed and private schemes currently available to help first-time buyers, including Lifetime ISA's, the First Homes Scheme and shared ownership. It also touches on individual mortgage products such as Joint Borrower Sole Proprietor, the increasingly prominent role being played by the Bank of Mum and Dad, intergenerational lending and the Barclays Springboard mortgage. So, what might replace Help to Buy in the future? This episode was recorded on 24th October 2023 prior to the Autumn Statement and the latest Bank of England base rate decision. Mortgage Insider is a Fresh Air Production for Barclays created by Julie-Anna Needham and Annie Day with Helen Carter and Sophie Devonport from Barclays. The mortgage market is currently experiencing growing demand for long-term mortgages – otherwise known as marathon mortgages - with some lenders even offering up to 40-year terms to help attract more young buyers onto the property ladder. So, will marathon mortgages be THE 2024 trend for first-time buyers? Or, with mortgage rates falling, is it simply a passing phase? To answer these questions and more, James Tucker, CEO at Twenty7Tec and Lewis Shaw, owner of Shaw Financial Services join host and property expert Phil Spencer in the latest instalment of Barclays Mortgage Insider Podcast - now brought to you on a monthly basis. This discussion delves into attitudes towards longer-term mortgages from within the UK and overseas, lending approaches from a risk perspective, the ability for such a product to prop up the housing market and how vital it is for borrowers to fully understand the potential implications. It also examines the impact of age, occupation and conditions best suited to working beyond potential retirement age. And focuses on how crucial it is for any borrower contemplating such a product to seek ongoing support from advisers to ensure they are making the right decision for both their present, and future, needs. This episode was recorded on 22nd November 2023. It's a Fresh Air Production for Barclays created by Julie-Anna Needham and Annie Day with Helen Carter from Barclays. The UK's housing market remains in a state of flux. Interest rates are at their highest level for 15 years, house prices are faltering, and the UK economy is still feeling the lingering aftermath of last year's mini-budget. On a more positive note, following a period of swap rate turbulence, mortgage rates are slowly but steadily coming down, inflation is falling and we continue to see a very different regional picture, especially in and around the London housing market. This all leads to ongoing uncertainty. So, to help lift the lid on the UK housing melting pot, the latest instalment of Barclays award-winning Mortgage Insider Podcast sees Tom Bill, head of UK residential research at Knight Frank join host and property expert Phil Spencer to evaluate some of the most prominent influencing factors. The episode focusses on topics such as ongoing affordability issues, transaction volumes, the performance of the buy-to-let sector, new build and the impact of a changing political landscape. The discussion also tackles the complex world of mortgage swap rates to determine why they are so important to the housing market, how brokers can better support their clients over the coming weeks and what they should be keeping an eye on going forward. Meaning there is plenty to digest and dissect. This episode was recorded on 24th October 2023. It's a Fresh Air Production for Barclays created by Julie-Anna Needham and Annie Day with Helen Carter from Barclays. See omnystudio.com/listener for privacy information.
The UK economy continues to dominate conversations across the country in the wake of the transition to a higher interest rate environment, rising cost of living pressures, an increased focus on unemployment figures and shifts in the labour market. In a bid to unpick the current economic position and help us understand what it all means for the intermediary mortgage market, the latest season of Barclays award-winning Mortgage Insider Podcast kicks off with host and property expert Phil Spencer being joined by regular guest and Chief Investment Officer, Barclays Private Bank & Wealth Management, Will Hobbs. In his own unique style, Will highlights the importance attached to positive real wage growth, how historic interest rate conditions relate to the current economic climate and the ongoing performance of European and US markets. He also tackles the question of whether interest rates have peaked and outlines why he remains so optimistic about UK economic conditions. This in-depth discussion offers some exclusive insights and indicators into what mortgage brokers should, and shouldn't, be paying attention to and how to avoid the doom narrative around the UK economy. Once you've chosen somewhere to record (listen to the previous episode 11 to help you choose the best recording spot), then you'll probably need to get it set up to maximise the recording quality. In this episode, Jules explains how to get a room ready for recording by: Covering any hard surfaces which cause echo. You can do this with acoustic paneling or using pillows, blankets, duvets or clothes. Close windows and doors and switch off anything that makes a noise. You can set up your space so you can record standing up. It helps with breathing, energy levels and confidence. Hey Happy New Year to you! In this episode of Podcasting in 3 Easy Steps I'm sharing how to get the confidence to start YOUR podcast this year. We have helped lots of people to start their own podcasts and one of the things that stands in their way is confidence; in their voice, their opinions and thinking about what other people will think. If this is something you're struggling with BOOK NOW for our next course which starts 24th January- details below. So 3 easy steps to getting the confidence you need to start your podcast: 1. Talk about stuff you know. The things you talk about all the time will feel 'comfortable' we tend to get discomfort and unconfident when we are unsure of what we are sharing or things we need to do loads of research about. 2. If not you now, who and when? We get one life, and if you need a kick up the ass, read some Brene Brown (link below to a brilliant video) Start sharing now, because if you aren't talking about it someone else will. Confidence is a grower. Surround yourself with positivity and supporters. 3 Start simple. Keep it easy, that way you'll want to and be able to keep creating. Too complex and you'll stop (and guess what you're confidence will dent) If you want a supportive and encouraging way to start your podcast BOOK NOW for our next course 'Step by Step to Podcast Launch' it starts on 24th January. https://www.decibelpodcasts.com/store and here's an Early Bird Code to get £50 off (UNTIL 10TH JAN) SBSTPL_EARLY Over six weeks, you'll learn about the following: Understanding your niche Identifying your audience Simple formats and scripts Duration and frequency Choosing a name Equipment for all budgets How to record at home Presenting basics Remote recording Editing basics (and where to find affordable support) Finding royalty-free music Creating simple artwork Hosting platforms and how to create one Uploading your podcast Getting your podcast on Apple, Spotify & Google Marketing your show The course will consist of one live workshop each Tuesday at 10 am on Zoom and a drop-in Q&A session on Fridays at 12 pm where we'll take turns to answer your questions. With car-makers and governments working to phase out conventional petrol and diesel engines, the appetite for electric vehicles will continue to grow. The tipping point – when EVs are expected to be cheaper to own and run than combustion-powered cars – is expected in 2025. Demand for EVs will, in turn, increase demand for the key ingredient used in their batteries – lithium. With businesses and universities exploring how to develop large-scale battery production in the UK, the missing link in the supply chain is the lithium itself. Most lithium is mined in Australia and Latin America. But that could soon change. Cornish Lithium is hoping to mine lithium in Cornwall. The business was set up by former mining engineer and investment banker, Jeremy Wrathall. I went to meet Jeremy at an electric car charging point in central London. Behind The Balance Sheet is a business podcast, presented by Julie-Anna Needham. Each episode features an interview with a founder or leader. We hear about their business, discover what inspires them and find out what keeps them awake at night.
Ten years ago, Rob Halliday-Stein wanted to buy some gold online. But it proved harder than he expected, with few websites offering a straightforward service and transparent pricing. So, using his background in e-commerce and a contact in Birmingham’s Jewellery Quarter, he set up his own website selling gold directly to customers. Bullion By Post is now the UK’s leading online bullion retailer with annual sales of £125 million. Rob has also set up an online jewellery business targetted at men buying gifts and established the immersive technology company, Holosphere. I met Rob at Bullion by Post’s offices in Birmingham. We discussed gold’s enduring appeal, why fear and uncertainty are good for business and how he ensures the gold doesn’t get lost in the post. Plug-in hybrid Ford Transit vans, a top-secret clean room, composites for Overfinch Range Rovers, running Aston Martin's racing team, control systems for America's Cup yachts, ballistic protection systems for the Royal Navy - these are all examples of work carried out by engineering and technology group, Prodrive. The business was set up by David Richards, following a successful career as a rally driver (he won the World Rally Championship alongside Ari Vatanen in 1981). Prodrive now employs more than 500 people across five divisions. “The culture from motorsport has been carried over into everything we do.” I went to meet David at Prodrive's HQ in Oxfordshire, to find out how he turned a passion into a successful business. As a former chairman of Aston Martin, David gives his thoughts on how Britain’s car industry can overcome challenges on a number of fronts. We also talk about overhauling British motorsport’s governing body, Motorsport UK. Behind The Balance Sheet is a business podcast, presented by Julie-Anna Needham. “When we need to find new people, one of the main ways we find them is by going into the local prison.” In this episode of Behind The Balance Sheet, I speak to Timpson's CEO James Timpson. He tells me that the company wants to employ people with “amazing personalities” and plenty of former prisoners fit the bill (more than 10% of staff have been recruited from prisons). Alongside his role at Timpson, James is chair of the Prison Reform Trust. Trust and kindness are regarded as crucial to how Timpson operates. The business favours upside-down management, trusting branch managers to run their shops as they see fit. Despite recent expansion, the business is anything but corporate. There is a real sense of fun at Timpson’s offices in Wythenshawe, Manchester. A Director of Happiness ensures colleagues are happy at work. Alongside the Timpson’s main cobblers and key cutting business, other chains owned by the company include Johnsons, Snappy Snaps and Max Spielmann. Launching a new beauty serum, Maria Hatzistefanis tried to work out how to make it exciting and stand out in a crowded market. Studying the list of ingredients she discovered something which changed the direction of Rodial, the beauty business she had founded. Snake Serum became a big-seller and helped put Rodial on the map. This was followed by another product, named Dragon's Blood. Maria started Rodial 20 years ago. She did everything herself in the early days. Since then the business has grown organically each year, with Rodial now sold in high-end department stores across the world. Maria told me what prompted her to start the business, she gives advice to those considering launching a beauty business and explains why Estée Lauder is her business inspiration. The unstoppable rise in the popularity of craft beer has seen major brewers muscle in on the action, with Heineken's recent investment in Beavertown, and a subsidiary of Kirin acquiring Fourpure. But getting in to bed with "big beer" poses a dilemma for many small brewers who value their independence, with some opting for private equity investment instead. Over a few beers, Julie-Anna Needham discusses the matter with managing editor John West and consumer reporter Deane McRobie.
