Figures from the National House-Building Council saw Q1 2025 register a 36% increase in new homes built across the UK compared with the same period last year, representing a striking development for the first-time buyer market. But with the higher cost of building, ongoing planning challenges and new and changing regulations, how sustainable is this growth? And what does it mean for brokers? In this episode of the Barclays Mortgage Insider podcast, host and property expert Phil Spencer is joined by Jenny Anson, Head of Sales at Pocket Living, and Ed McCoy, Group Sales Director at Persimmon Homes, to answer these questions. In addition, the conversation shines a light on the opportunities and pressures in the affordable housing sector, from innovative schemes that serve as an alternative to shared ownership, to specialist mortgages that support discounted purchase models. They also explore how larger housebuilders are adapting to regulatory change and why the intermediary mortgage market plays such a vital role in helping clients navigate new build purchases. Tune in for a frank discussion on supply, demand and affordability - and learn what intermediaries need to know about advising in an ever-evolving new build market.See omnystudio.com/listener for privacy information.

What do the most expensive parts of the country reveal about shifting demand? And why is the Manchester housing market now outperforming many southern counterparts? In this episode of the Barclays Mortgage Insider Podcast, host Phil Spencer is joined by Lucian Cook, Head of Research at Savills, and Ross Jones, founder of Home Financial and Evolve Commercial Finance, to explore how regional trends are redefining the UK housing, mortgage and buy-to-let markets. They take a closer look at London house prices and the ripple effect they’re creating across commuter zones. The conversation also turns to the Scotland housing market, which is showing late-cycle strength in key urban centres, and the Wales housing market, where contrasting conditions range from second-home hotspots to areas still grappling with post-industrial decline. They also unpack what the increased professionalisation of buy-to-let means for brokers, and how factors like yield, transport connectivity and tenant demographics are shaping smarter investment strategies. This episode is packed with insights on how shifting geography, affordability and yield are influencing buyer behaviour and why local knowledge is fast becoming a broker’s greatest asset.See omnystudio.com/listener for privacy information.

Microsoft has ruined all its goodwill from even six months ago. Is that Phil Spencer's fault? Probably not. In fact there is evidence that ol' Philly boy has done his best, but that doesn't help the thousands Microsoft laid off - so our sympathy is limited. I don't think Xbox is ever going to climb out of the hole it dug itself fifteen years ago. This may all just be the long slow death spiral. ANYWAY, it's Matt's birthday episode! Besides Microsoft we talk about Matt's strong thighs, Donkey Kong setting up for GOTY, Ghost of Yotei, and we fan-cast James Bond.

The warning was given by many last week, we discussed it, and on Wednesday, it happened. Microsoft 9,100 employees were laid off across all departments, with a sizeable chunk coming from the Xbox division. Sean and Marc discuss the fallout of it all, which includes the cancellation of Rare's Everwild, the closure of The Initiative studio, and the subsequent cancellation of its game, the Perfect Dark Reboot. There's even more, including the incredible downsizing of the Forza Motorsport studio, Turn-10 as well. Is Game Pass to blame? Is it the push towards AI? Is it mismanagement from executives? Has the Activision-Blizzard-King merger's spending come back to generate some revenue? We examine it all and try to make any sense of this, and will this ever reach a stopping point for Xbox? On another front, Sony's prize live service game, Helldivers 2, is headed to Xbox on August 26. Is this a sign of Sony following in Xbox's footsteps? Or is this a one-off case where a multiplayer game needs more players to keep thriving? Plus, Marc has more to say on Death Stranding 2, Sean has finally made progress on Clair Obscur Expedition 33, and has made it to Act 3 too. Defining Duke: An Xbox Podcast

To be apathetic to something is to experience a lack of feeling or emotion in response to an event. For the Dukes, it's the word of the show. Xbox has been mismanaged for an entire generation and it has come at the cost of losing world class talents alongside studios. It was just in 2024 that we lost Tango Gameworks, Arkane Austin, Roundhouse Studios, and Alpha Dog Games. There was also the formidable Toys For Bob that went independent. That alone was more than enough to last us a generation, but today we learned that Xbox has closed down the studio they started back in 2018: The Initiative. Alongside that, Rare's Everwild has been canceled on top of a new IP from Zenimax Online Studios. There's no other way to slice it. For Xbox to improve, leadership must be held accountable. The question is if they ever will and given how situations at teams like Bungie have gone down, we expect a meek, weak willed level of accountability to the bloodbath at Microsoft this week. Indeed, much of the frustration is built off the back of constant, mind-numbing, inconsistent messaging. It was only in February that CEO of Microsoft Gaming, Phil Spencer, said Everwild was really shaping up. It was canceled today. With such wishy-washy messaging to their fans, the brand is at a point where no one can believe anything they say. Sure, a partnership with AMD to do next-generation consoles was announced within the last month. How can we trust that? It's the lowest level of trust asked of a consumer that you can believe an announcement when you see it. Instead, the only message we're left with is that if you're not a mega-hit in the making, Xbox wants to have no part of you. What does this say to teams like Compulsion and Ninja Theory or larger developers like Obsidian that like to split off in pursuit of smaller titles? It's amusing that Xbox has done this in the name of creating a sustainable business yet their methods and approach to making games is arguably the least sustainable thing we've seen. They're all in on a subscription service while putting tens of millions of dollars into making games. How it'll all shake up will be interesting to watch, but many of us know how this story will end. Microsoft's latest round of layoffs hits Xbox Gaming hard as the company cuts approximately 9,000 jobs despite record profits. This week, Paul Thurrott and Richard Campbell discuss the impact of these layoffs, Windows 11's new version naming, Microsoft Copilot coming to Mac, and dive deep into passkey security. LAYOFFS As expected, Microsoft began a massive round of layoffs across Xbox/Microsoft Gaming on Wednesday. The fiscal year started on Tuesday. These were originally going to happen a week or two earlier. 9,000 employees impacted across Microsoft - about 4 percent of workforce, Xbox/MSGaming was NOT hit hardest, Microsoft now says (on top of 6,000 in May). 10 percent of King being laid off. Carefully worded email from Phil Spencer requires some parsing. It's Finally Official: 25H2 Is Next! Microsoft finally admits that the Dev channel is testing Windows 11 version 25H2, which will arrive, as expected, around October This news came as part of another set of commingled Dev and Beta channel builds. 25H2 will be delivered as an enablement package, so it's a minor release technically. Dev and Beta are linked because 25H2 and 24H2 are linked: Each will get the same features, as started with 22H2/23H2 in late 2023. Windows 11 Last week was Week D, but we didn't get preview updates per usual before WW That finally happened last Thursday - new preview updates for 24H2 and 23H2/22H2 24H2: Click to Do improvements, start of PC migration in Windows Backup, small icons in Taskbar, more. Windows Insider Preview: Those Dev/Beta builds noted above have the first implementation of third-party passkey. Microsoft Edge 138 is a pretty big update, with AI-enhanced history search and Copilot integration into the search box and new tab page. AI Microsoft 365 Copilot is available on the Mac. Apple may cave and adopt Anthropic Claude and/or OpenAI ChatGPT for Apple Intelligence. After Coda's acquisition and $1 billion in funding, Grammarly acquires Superhuman to build an "AI-native" productivity suite that will take on Big Tech (Microsoft, Google) and Little Tech (Notion, Proton) alike. Xbox and Gaming Xbox 360 dashboard is getting its first update in years. Halo Studios teases an October tease of the next Halo from the studio. New Game Pass titles for the first half of July - plus, COD: WWII turns up in Game Pass for the first time. Cursor sort of comes to the web and mobile - like Adobe Firefly on mobile, but for devs when "the mood strikes". Tips and Picks Tip/App picks of the week: Cure Mac envy. The Mac is about to get even prettier. But Windows 11 can rise to this challenge. The PC matters: Paul recommends Surface Laptop 7 as a MacBook Air alternative. Software? It's all free. Full screen apps: Hide the Taskbar and touchpad gestures - also, use DS Clock if you need to see the time. Transparent system menu? You can make the Taskbar transparent too. Want Spotlight? No problem, we have Command Palette (an updated, more extensible PowerToys Run) in PowerToys. Bonus app pick: Inoreader for RSS feeds (and read later if you want). With the inclusion of Steam tag on the Xbox PC App, it has opened the door for many to wonder if this all inclusive platform is part of Xbox's next generation vision. Naturally, Steam on a next generation Xbox device brings with it a lot of business related questions. How does Xbox make any money at all from Steam games purchased on their hardware? Do they even care about that? Will Xbox's storefront and unified ecosystem be enough to give them an edge when their games are everywhere? The Dukes dive into this plus your many questions on the subject!
