On today’s podcast, Pete Middleton, one of La Jolla’s top brokers, and I have some great tips for differentiating yourself from the competition. Pete grew up in a real estate family in Brockton, Massachusetts. He moved to the San Diego/La Jolla area in the early 90’s. Since then, he’s received several awards and recognition for his work in real estate. We had an informative talk about what to do if you're dealing with a buyer’s agent that’s inexperienced. How do you work with a buyer's agent that's not well-versed in comparables, or maybe the agent or their buyer doesn't see the home's value or agree with your comparables. A powerful strategy that Pete uses is emphasizing "payment" over asking price. Before using this strategy, be sure to talk with your lender first so you’re able to break it down and articulate it to the buyer’s agent (and possibly the buyer). Practice the K.I.S.S. “Keep It Simple Stupid” Principle (or, “Keep It Super Simple”, for those of a more delicate disposition). Just like when you go to lease a car. The salesperson will get you off the price of the car and gets you to focus on the monthly payments. Know How to Break Down Numbers: This skill can separate you from a lot of luxury agents if you really know your financing and you really know how to break down numbers. And believe it or not, people love breaking down numbers. Keep it simple, and visual: Some clients will need it broken down into simple terms. Having visuals is a great way to do it. So, utilize those bullet points, graphs, and pictures. The vast majority of the population are visual learners. Guest Bio: Pete’s been working in real estate since the early 90s. After receiving several awards and recognitions, including being the #1 salesperson when he was at RE/MAX associates, he established his own brokerage, Middleton & Associates. Our lives have us in a constant state of motion. We're moving from one responsibility to another, and sometimes our calendar can control us not the other way around. We are not stupid, just crazy busy working on our best selves. Sometimes a gentle reminder to Keep It Super Simple is all we need to get back on track.

In this episode I share with you two tips that will help you when you are preparing for your next talk or even presentation at work. I call the first tip 'KISS'. When preparing your material always have your audience (the listener) in mind. You want to ensure your message is received loud and clear. You do this by removing any jargon or longer words from your content which may be difficult for the audience to understand. So think 'KISS' (Keep It Super Simple) when preparing your pitches, presentations and talks. I call the second tip 'Keeping to time'. Would you believe that time can be your biggest obstacle to delivering effective pitches, presentations and speeches. This is because there will always be an expectation that you deliver them within a specified time. If you run out of time, it is likely you will be asked to stop and you won't be able to finish. What do you do to make sure you don't run out of time and ruin all your hard work? Have a stopwatch ready and time yourself when practicing. K.I.S.S. – Keep It Super Simple. Be real and honest. Creative to set yourself apart. This happens over time however the earlier you address it the sooner you find sustainable business operations. There is no rule on how to make a business plan and especially this falls apart for most new photographers because they just want to take pictures. However, if you can prepare yourself for a better beginning, imagine how well you will do toward your middle. A business plan is great way to get the thoughts onto paper and also bring those thoughts to others to review. When something comes along that's outside of your box of knowledge, you have two choices. You can ignore it, or you can get a bigger box! This week, David is joined by John Little in the studio. David spends the majority of this episode talking about the importance of being efficient with your business operations. Many advisers have all kinds of ideas on where you should invest the money your business is generating . When it comes right down to it, the best place to invest your money is within your own company. This is simply because your business is something you have an intimate knowledge of and have a relative degree of control over. Any income your business generates is an investment return. There are more opportunities in focusing on the efficiency of your existing business cash flows than ever helping you pick better investment opportunities outside of your business. What if you could loan your business "your personal savings" potentially earning a higher rate of return on those dollars while at the same time deducting the interest your business pays to use your money? This would enable you to be in a financial position to be the bank rather than a customer of the bank. 1.By being more efficient with existing cash flows your business can have guaranteed access to money for business expansion. You will have the ability to expand your business by 25 percent or more per year without ever calling a bank. 2. Any Guaranteed loans you decide to take advantage of is fully tax-deductible under current IRS rules. 3. Any loans you take out have unstructured loan payments. In other words, you as the business owner decide when and how your loans are paid back. There are no monthly minimums. This is great to meet a business owner's cash flow needs. 4. The interest rates on any guaranteed loans you elect to take advantage of are set by Moody's Bond Index. 5. Once you gain the knowledge of how banking, economics and the efficiency of money works, Your business can accumulate an increasing pool of capital, providing accessibility, control as well as uninterrupted compounding interest on your existing cash flows. A dollar paid in taxes you could have avoided, not only cost you that dollar, but what that dollar could have earned you over the next 5, 10, 20 or even 30 years this is what is known as lost opportunity cost. These are the exact same strategies many large and well known companies have put to use for decades.
