In this podcast, Shimon Shkury, President and Founder of Ariel Property Advisors, discusses the findings in Ariel's Mid-Year Bronx report with Jason Gold, Senior Director, and Daniel Mahfar, Director. Overall, the dollar volume of investment sales in the Bronx rose 13% to $445 million in 1H 2024 compared to 2H 2023, according to Ariel's Bronx 2024 Mid-Year Commercial Real Estate Trends report. Transactions fell 10% to 90 for this period. Compared to 2H 2023, multifamily dollar volume increased by 38% in 1H 2024 from 2H 2023 for a total of $208.5 million. Transaction volume declined by three transactions to 36 over the same period. A total of 33 development site transactions were recorded in the first six months of 2024 totaling $166.4 million, which marked a 50% and 86% increase, respectively, compared to H2 2023. The podcast participants noted that development is expected to increase in the Bronx because of the 485x tax abatement, which was part of the new housing policy, and a major rezoning in the Bronx, which is expected to produce new housing along 46 blocks surrounding the new Metro North stations in the Parkchester, Van Nest, and Morris Park neighborhoods. If you could go anywhere on vacation, where would you go?In 2006, ForeverLawn received an inquiry from a gentleman in Destin, Florida, asking if they could install turf on a balcony. To this point, they had not installed turf on a balcony, but the brothers knew that they would be able to do it and do it well. Does anyone remember the Parkchester story from a few episodes back?With this installation being in Destin, Florida, it seemed like the perfect opportunity to bring their families along and turn it into a vacation. So Dale and Brian packed up their families and headed to Florida. After an eventful installation, the project turned out to be a tremendous success. One of the photos even ended up being used on the ForeverLawn website and other marketing material for years to come. How do you eat an elephant?In this week's episode, Dale and Brian discuss the installation of the Parkchester Field they shared about in the last episode. When they arrived on site, they admitted that they wondered if they had ‘bitten off more than they could chew.' This was a new type of project for the business, and there was a lot that they had to figure out.Each step brought new obstacles, but the team tackled them one at a time and, in the end, installed a successful project. This project ended up being a ‘game changer' for the business. It was the first time the brothers walked away from a completed project with a decent check for their families. Did you ever catch a tiger by the tail?In late spring of 2005, the business had been operating as ForeverLawn Inc for just over a year. Dale and Brian were still in Albuquerque, had close to a dozen dealers set up, and were starting to see inquiries roll in. One evening, they received an email for a project they had never done before. You know the Karmie brothers - if the question is out there - so is the answer. Had they installed this type of project yet? No. Could they figure it out and do it well? Yes. When there's a challenge, they'll always rise to the occasion.It turns out that this guy owned a playground company that was doing work in New York City, and the customer wanted a field-installed as well. They agreed to complete the 60,000-square-foot installation, obtained a down payment, and the process began. The to-do list was long - they needed to figure out how to fulfill this tall order: from what drainage system to utilize to gathering a team. How would they accomplish this? He has exhibited or performed at Madrid Abierto/ARCO, The IX Havana Biennial, PERFORMA 05/07, IDENSITAT, Prague Quadrennial, Pontevedra Biennial, Call/Walks, Queens Museum, MoMA, Printed Matter, P.S. 122, Hemispheric Institute of Performance Art and Politics, Princeton University, Anthology Film Archives, El Museo del Barrio, Center for Book Arts, Longwood Art Gallery/BCA, The Smithsonian National Museum of the American Indian, Franklin Furnace, and Lower Manhattan Cultural Council. Nicolás has received mentorship in art in everyday life from Linda Mary Montano, a historic figure in the performance art field. Residencies attended include P.S. 1/MoMA, Yaddo and MacDowell. Nicolás holds an MFA from Tyler School of Art, Temple University, Philadelphia, PA, where he studied with Coco Fusco; and an MA from Union Theological Seminary in the City of New York. This dormant being rested uninterruptedly, side by side with the vast array of orchids, lichens, air plants and ferns that make up the lush greenhouse's collection. In this exercise, which relied on inaction, the cessation of the most visible movements on behalf of the sleeper were meant to put him on a par with the imperceptible activity generated by the plant world around him. In Bed with the Tropicals was meant to conjure images of hibernation, catalepsy, the Dormition of the Virgin, and the continuous interplay between life and death. It also signaled the urgent call for what deep ecology activist Joanna Macy refers to as the “greening of the self” or the eco-self; an awareness for one's inextricable interdependence with all living beings irrespective of the lesser status “humans” have assigned to them. They step into Rhina's everyday portal through the shopping district of Parkchester, reminiscent of the walk she would take to get to the train when she lived there with her Mother—through improvisational ritual choreography that launches near the fountain of Parkchester and processes through Metropolitan Avenue. Mantras, colors, and drum beats are all part of the portal through which Rhina skillfully takes the group: a magical field. She eventually leads all involved out into the day-to-day buzz of the City to enjoy the echo of any transformations experienced during the action. This action is part of Performing the Bronx. Performing the Bronx is an expansion of Nicolás's on-going efforts to generate work with and within different communities in the Bronx. It is also representative of his interest in recovering, reclaiming and remembering histories of the area's inhabitants that run the risk of being effac...

Die Kamera immer in der Hand filmt und knipst er sich durch Parties, Studios und gelegentliche Schießereien - bis er zufällig Rap-Superstar Snoop Dogg begegnet. Nilka Martell is a community organizer and an environmental activist in the Bronx. She founded an organization called #Loving The Bronx, which is leading efforts to advocate for capping an exposed portion of the Cross Bronx Expressway, in her neighborhood, in Parkchester. Nilka tells us the story of how she went from being a concerned neighbor to leading environmental justice work throughout our borough over the past decade. Through an unrelenting, yet optimistic approach, Nilka fiercely advocates for environmental justice, to rectify Robert Moses's infamous construction of the Cross Bronx Expressway. Other voices are joining the call and helping to build the case for why it is time to reimagine the Cross Bronx Expressway. Dr. Peter Muennig, a physician and public health researcher at The Columbia Mailman School of Public Health, published an article in 2018 in The American Journal Of Public Health that argued that capping the Cross Bronx Expressway will save money and lives. Justin Sanchez, Director of External Affairs at the Bronx Borough President's Office, is working to elevate proposals to cap the highway in local and municipal politics. Join me this week as we visit Parkchester, in the Bronx. My guests will be historian Jeffrey Gurock, Professor of American Jewish History at Yeshiva University, and John Bonizio, Chief Operating Officer of Metro Optics Eyewear. Segment 1 Jeff introduces the first guest of the show, Jeffrey Gurock who outlines his journey moving throughout New York City. He talks about the importance of the neighborhood to him and reflects on a view of memories growing up, giving his motivations for writing his book. Jeffrey goes back to the early history of the area back when it was owned by the Catholic Church, leading us through the story into the twentieth century and how it was constructed into what it was today. Segment 2 Jeffrey continues the conversation, talking about the housing opportunities setup and the ethinic history of the area in the postwar era. Jeffrey also goes over a history of racism in the neighborhood in the fifties and sixties on a real estate front and the influx of African-Americans residents that came flooding into the area after the segregation in the late sixties. Segment 3 Jeff introduces the second guest of the show, John Bonizio, who talks about growing up in the Bronx and how that’s shaped his life. John talks about the transition out of segregation in the neighborhood and shines some light on a notable resident, Claudette Colvin. He thinks back to a few memories of modern Parkchester.  Segment 4 John talks how he got into his current line of work and his journey to where he is today and how it ties in to the history of hip-hop through innovating the style of hip-hop musicians. He then finishes the conversation by talking about Parkchester today and what he loves about the community, as well as changes he’s observed in the area over the years.

When he wasn't break dance battling in building lobbies with his boys, this kid could be found roaming Parkchester playing the game of baseball. In the height of the crack era his parents decided to send him to a nearby Catholic high school to help shelter him from the crime and violence surrounding them. On his first day at St. Raymond H.S. he expected to try-out for the baseball team. However, he was a month late and was quickly directed toward basketball tryouts. From there fate, hard work and boundless dedication led him to become a city wide standout on a stacked St. Raymond squad. He then joined forces with Carmelo Travieso, Donta Bright, the Padilla brothers, Marcus Camby and hall of fame coach John Calipari to arrive at the NCAA Final Four with the UMass Minutemen.
