Desmond and his guest Tim Hudak of OREA explore the complexities of Ontario's housing market, starting with a focus on the affordable housing report. A few years ago, the Ontario government announced an ambitious plan to address the housing crisis, aiming to build 1.5 million homes over the next decade. Despite challenges such as COVID-19, supply shortages, and rising costs, progress has been made, with the Ontario Real Estate Association (OREA) analyzing the government's efforts in implementing the task force's recommendations. Beyond housing, the conversation touches on various topics, including the impact of high interest rates, labour shortages, and the potential for converting commercial spaces to residential use to boost housing supply. They also discuss the importance of addressing NIMBYism, the need for more efficient land use, and the role of transit-oriented development in creating more affordable housing options. And they cover OREA's wellness program for realtors, the upcoming Reality conference, and the broader implications of these issues for Ontario's economic and social fabric. In this episode the first case involves an agent who responded to a Kijiji ad from a woman looking for a place to rent. The deal fell through, leaving the woman without a place to live. The second case involves an agent who double-ended a property sale, representing both the buyer and the seller. The buyer discovered significant electrical issues after moving in, which cost them $8,000 to fix. The Agent failed to disclose that renovations were done without permits. The Leslieville neighbourhood of Toronto is coping with a “Safe Injection Site” (also called Supervised Consumption sites). Journalist Derek Finkle of the National Post lives in the community. He says the site, which opened in 2017, has drastically changed the neighbourhood, attracting drug dealers and leading to increased crime and drug use. The situation escalated in summer 2021 when a stray bullet from a gunfight between drug dealers killed a local mother. Despite residents' repeated warnings and pleas for action, the city and province only began to listen after the tragic incident. Finkle criticizes the management of the site for failing to acknowledge their role in the neighbourhood's problems and for not taking adequate measures to ensure safety. The provincial government has since appointed a supervisor to oversee the site, and there are discussions about relocating it. Ontario Premier Doug Ford has reversed his decision to open up the Greenbelt for development, following backlash from opposition parties, media investigations, and findings by the province's auditor general and Ethics commissioner. As a result, two cabinet ministers have resigned. This isn't going away, especially with ongoing accusations of corruption. Headstones were placed at the site for those who died, but 30 years ago those headstones mysteriously disappeared - covered over and buried so the town could “cut the grass”. The Bank of Canada has decided to hold its overnight interest rate at 4.5%. That's what's making headlines. But what are the story lines deeper in the details? Longer term rates are starting to come down, although they may not be the best option. Longer amortizations are also in the details. Some as long as 70 years. Banks have been given the green light to expand amortization lengths to help people avoid the need to sell if they're on variable rates. Of course, that's going to stop people from being pressured to sell their homes, and that, of course, is going to have an impact on home prices. It also means banks will reap the dividends of this. The history of Black people in Upper Canada goes well back to the 1700's. Many of them were slaves brought to Canada by Loyalists fleeing the United States. 1834 saw both the abolishment of slavery in Canada and the Town of York renamed the City of Toronto. It was in this period between 1834 and through the end of the American Civil War the Black community in Toronto first grew. Many of them brought an entrepreneurial spirit like Thornton and Lucy Blackburn who started a livery service and owned a number of properties. Wilson Ruffan Abbott ultimately owned more than 50 properties. Many of the properties these Black entrepreneurs owned would now be considered absolute prime real estate in Toronto – but the 1950's and 1960's saw many of them forced out. There was also a strong migration of Blacks from the Caribbean starting at the end of the Second World War.Take a trip back in time through this episode and get an appreciation for Toronto that is seldom taught in schools.Guest: Kathy Grant, Toronto Historian See the Pure Silver Coin Commemorating Black History: No.2 Construction BattalionThornton and Lucy Blackburn - 2:12, 9:55, 10:59Wilson Ruffin Abbott - 2:19, 6:08, 9:42Anderson Ruffin Abbot - 9:42William Peyton Hubbard - 2:52, 11:28Frederick Hubbard - 3:39Albert Jackson - 8:57Judge George Carter - 13:50Alvin Duncan - 15:47Sam Bestwick - 16:22Donald Moore - 16:52, 20:26Bernice Carnegie - 17:41Herb Carnegie - 18:38Harry Gary - 19:51Stanley Grizzle - 21:16Daniel Hill Sr - 22:21Danny Braithwaite - 26:24Desmond can be reached at:Web site https://inthe6ixrealestate.com/ Email des@desmondbrown.ca Twitter & Instagram - @desinthe6ix Facebook page

You'd be forgiven, as a buyer in this market, for thinking maybe this is a good time to wait. Prices have come down, maybe they'll go down further. The media stories are all about a cooling market. But underneath the headlines, on the street where the market is played out, there are signs of a return. Inventories are remarkably low, homes priced right are receiving multiple offers, and rental inventories are bare.No one knows for sure, but that window of opportunity may not be open long.Guest: Asif Khan, RE/MAX Prime PropertiesConnect on Linked In Radio Show Co-Host 105.9 The Region Desmond can be reached at:Web site https://inthe6ixrealestate.com/ Email des@desmondbrown.ca Twitter & Instagram - @desinthe6ixFacebook page
Separated and divorcing spouses are going through one of the most difficult chapters of their lives. Finances and Real Estate can play a big role. The first step in sorting things out is to prepare a financial statement. That may include real estate properties that one or the other wants to sell but there isn't necessarily agreement. What happens then? Inevitably it can get complicated, but it doesn't have to be messy. 2022 started with a buying frenzy with prices going through the proverbial roof. Borrowing rates were low so multiple offers was the norm. But then came the interest rate hikes and buyer fatigue set in.Does that mean we're due for a crash in 2023?Not likely. Surveys are showing consumers are overwhelmingly saying “I'm going to get back into the market, I just don't know my timing.”It's also consistently clear the greater Toronto area continues to be the biggest magnet for new immigrants to Canada, and one of the biggest reasons for that is the diversified and healthy job market. In this episode, economist Steve Tabrizi has a closer look at all the indicators and resolves 2023 is likely a year of stabilization without parachutes required.Guest: Steve Tabrizi, Broker / Owner and COO RE/MAX Hallmark Group of CompaniesSteve's website Desmond can be reached at:Web site https://inthe6ixrealestate.com/ Email des@desmondbrown.ca Twitter & Instagram - @desinthe6ixFacebook page
