He began his Real Estate Career in 1994 as a Sales Representative with a small independently owned and operated Family Brokerage. In 1998, he then joined the Royal LePage Real Estate Services office in Brampton.He built his Real Estate sales business on the foundation of Volunteerism. And for all of his efforts as a Volunteer, he was awarded in 2005 the City of Brampton's Long Term Service Award and in 2006 the Toronto Real Estate Board presented him with the Community Service Recognition Award.In 2006, he graduated from the University of Guelph's inaugural Master of Arts (M.A.) in Leadership program and leaned heavily upon his professional background and his certification in assessing Emotional Intelligence (EQ-i) to research and write his thesis titled “PERFORMANCE PREDICTORS FOR REAL ESTATE AGENTS.”He changed direction from Real Estate Sales and began his Management and Leadership career in January 2007.From there, he immediately began a recruitment and training campaign to grow both the population and production of the Realtor's at the Branch. Trust the experts to be wrong Hey, so yesterday I tuned into TikTok,  obviously to upload my video and I came across a lady that's actually a real estate agent in the Toronto Real Estate Board.   She was pontificating about how she was tipped off about how agents who think they, just because they have a social media platform, they have the right to say whatever they want.   She was actually quite vulgar about it. And what was really interesting was she was actually exercising the very thing that all these other agents do, you know, using her freedom to say whatever she wanted on our social media, okay?   I think agents should do that. I didn't like the fact that she just wanted to generalize and make herself look better by putting down every other real estate agent.   I can tell you, you know, yeah, there's no question there's some bad people in the business, but I will say, for the most part, agents are pretty good people. That's been my experience over 35 years in the business. Agents are pretty hard-working and they're pretty dedicated to their craft.   Yes, there are some that are crazy, no question about it, but for the most part, you can count on a real estate agent being a pretty good person.   Okay? Now here's the thing. One of the things she was going on about was she didn't like that agents were making, um, economic, predictions or giving advice. And, you know, why not? I mean, agents have boots on the ground. They know what's going on. They know what's going on at the offer table. T hey know what kind of activity they're, they're experiencing in the, in the marketplace.   You know, in 2020, I don't know if you guys remember it or not, but Tiff Maclan basically told everybody that interest rates aren't going anywhere. So if you're making a big purchase, a house or an investment, you can be assured that interest rates aren't going anywhere wrong. Okay, Scotia Bank, at the end of last year, I believe they predicted somewhere around a 2% lift in the marketplace, or almost double that. Okay?   These are experts now, the boots on the ground. Yeah, we didn't have a clue what was going on either, okay? But neither did they, they got all the education, these experts, you know, they go to U of T or Queens University or London, but Western University, that's fine. I, I have nothing against that type of education, but it doesn't make him an expert. I'll tell you, when I was first in the real first got in the real estate business in 19 87, 19 90, I met a gentleman by the main, by the name of Tom Wright. Now 1990 was a shit market, okay?   Now, Tom was very attuned to what was going on in the marketplace. And, you know, he read the Financial Post, he read the Globe Mail, he did all that and I asked him, What should I be reading in order to be astute about the marketplace as you are? Tom? And Tom said, Listen, Walter, don't worry about reading about any of that stuff. Talk to the guys on the shop floor, okay? They're the guys that know what's going on. They know when the plant is busy. They know when it's slow. They can feel the hum in the air in   Terms of what's going on in the marketplace. So before you, you know, give this whole deification to economists, they're not as great as people think, Okay, talk to the boots on the ground. They know what's going on. I would take that over any economist any day.

How can you tell if we are in a buyer's market or a seller's market? Well, stay tuned, I'll tell you how.That's a really good question, and it depends on numbers you are looking at. So, according to the Canadian Real Estate Association, the national average sale price is up 1.72% year-over-year, from this time last year. But this includes all of the provinces, and all the territories in ALL of Canada. So let’s look at the Toronto market and the resale stats there.So the number I really like to use to determine between a seller's market and a buyer's market is the Sales-to-New-Listings-Ratio. And it's just that, it's basically takes the number of new listings and the number of past sales, and divide the two numbers and you get a ratio. So if you get 10,000 new listings on the market, 5,000 sales, that leaves you with another 50% of listings for next month to sell.So in theory, it should be be 50% throughout and that'd be balanced. Well, like to say that if it's 60% or higher, then you are in a seller's market, which basically means that there's more sales versus new listings to replenish those sales next month, right? So everyone is fighting over the same amount of listings.A 40% ratio or below is a buyer's market, which means there's more new listings that come on to the market than there are sales. Make sense?Last month in June 2019, there was 8,860 sales in all of the Toronto Real Estate Board, and this got replenished with 15,816 new listings, giving us a Sales to New Listings Ratio of 56%. So remember, anything between 40 and 60% is a balanced market, a 50/50 ratio is a perfectly balanced market, meaning there is enough inventory to replenish the amount of sales going on.If you look at the detached homes in Toronto, the Sales to New Listing ratio is 50.8%, perfectly balanced.However, not so good luck for the sellers in York Region. There's a Sales to New Listing Ratio of 39.2%, making it a buyer’s market up there.For Downtown Toronto condo owners, it’s more of a seller’s market, where the Sales to New Listing Ratio is 58.7%. That trend is slowly edging downwards though, and I think it's going to be more of a balanced market sooner or later, but right now it's still a seller's market.There’s a lot of other factors that we use to determine the overall health of the Toronto real estate board, such as the average price, number of units sold, average days on market, and etc. But let's dive in to the Toronto numbers for a second.The average price in the overall Toronto Real Estate Board right now is $832,703.The average price of a detached home in Toronto is just over $1.3 million, and for York Region it's $1.115 million. The average price of a condo in the core of Downtown Toronto is $706,490. To me that's kind of crazy, it's a little bit high, but it's still a seller's market so... maybe it's a good time to trade up if you're thinking about that?We had two major government events that happened over the past 2 years, and that was the stress test in January 2018, and the Fair Housing Plan of April 2017. And in the news recently, the Bank of Canada announced a lower benchmark qualifying rate, making the stress test a little lower at 5.14% for a qualifying rate vs 5.34%. So I still think there's more room to grow in the market, and you can see here that the Greater Toronto Area market has bounced back from the January 2018 stress test, but not so much from the April 2017 Fair Housing Act. This is certainly the case for detached homes in Toronto and York Region. However, Downtown Toronto condos don't seem to be affected by either of these two events and the prices just keep going up.I mean, it kind of makes sense, they are more affordable housing option for all of the housing options out there.So as you can see, the numbers are open to so much interpretation. Want to know what is going on in the Real Estate Market? May 2016 Aurora, Newmarket, Stouffville and GTA Housing Market Update. I am PLUMB Crazy about real estate! Here is your May 2016 Housing Market Update for the GTA, Newmarket, Aurora and Stouffville! In the GTA in the month of May we have had the highest sales ever recorded by the Toronto Real Estate Board! 12870! The average price of a home in the GTA was 751,908. The average sale to list price ratio was 104% with an average days on market of 15. I specialize in the areas of Stouffville, Newmarket and Aurora. So lets take a look on how those numbers break down in those areas. Starting with Aurora: -The number of homes sold was 166 this is up from 152 last year -The average sale price of a home is 1,013,815. Sale Price to List Price ratio currently is at 105% where as May 2015 Aurora was at 100%. -Days on Market in Aurora has come down from 17 in May 2015 to an average of 16 in May 2016. Now for Stouffville: -In May 2015 Stouffville saw 119 homes sales, for May 2016 that increased to 131. -The average sale price currently for Stouffville is 910,440, up from last year which was at 793,955. -In May 2015 Homes in Stouffville were selling under asking Price at 98% Sales Price to List Price Ratio. In May 2016 we have seen that increase to 101% of Asking. -Average Selling time in Stouffville is 15 days, this is down from 22 the year prior. Ok, let’s get a look at Newmarket: -May 2016 saw 228 home sales in Newmarket, this is up 10 units from May 2015. -The average sales price of a home for May 2016 is 777,634. This is up from May 2015 where we saw pricing at 602,738. -Newmarket currently is sitting at a sale price to list price ratio of 105%, this is 5% higher than May 2015. -Days on Market as you expected has decreased in Newmarket from a year ago at 14 to May 2016’s number at 9.
