Once a fierce critic of Big Oil, California Gov. Gavin Newsom is now working to keep refineries open and stabilize in-state fuel supplies — a move that reflects the complex political and economic realities of California's clean energy transition. POLITICO's Alex Nieves breaks down what this pivot means for California's climate agenda and how it exposes a deeper tension within the Democratic Party over how to balance achieving environmental goals with relieving economic pressures. Plus, the Department of Interior said it's rescinding language that requires the establishment of a five-year schedule for holding offshore renewable energy lease sales. Alex Nieves is the California transportation reporter at POLITICO. Nirmal Mulaikal is the co-host and producer of POLITICO Energy. Alex Keeney is a senior audio producer at POLITICO. Why are home prices finally falling? And how deep will the correction go? The number of large housing markets experiencing falling home prices has tripled since January 2025. ResiClub editor-in-chief Lance Lambert joins On The Market host Dave Meyer to break down why this widespread softening is happening now, how price dynamics are pushing more buyers toward new construction, and whether we've reached the bottom of the softening cycle. Lance also shares data on underwater mortgages and delinquency rates to forecast whether signs point toward a cyclical correction or a catastrophic crash. Insurers have had fair warning: the hard market is softening, and those still relying on legacy tech may soon feel the chill. So what does it take to stay competitive as conditions turn? In this episode, Robin Merttens is joined once again by Dani Katz, Co-founder and Director of Optalitix, for a sharp analysis of what's changed since their last conversation and why now really is the time to fix the roof. Dani brings a clear message: the winners in this market cycle will be those with disciplined pricing, strong data infrastructure and the ability to move fast. And while AI is starting to play a role, it's the fundamentals (clean data, integrated platforms, empowered underwriters) that remain essential. In this conversation, Dani shares insights on: Why too many firms delayed digital upgrades during the boom The signs of market softening and what that means for pricing teams What “minimum viable tech” looks like in 2025 How underwriters can be brought on the journey, not left behind The difference between automating and augmenting decisions Why data pipelines matter more than AI hype How Optalitix is responding to demand from both UK and global insurers They also touch on industry psychology: the lingering suspicion of new tech, the cultural lag behind modern tooling and why many firms still struggle to turn innovation into impact. If you like what you're hearing, please leave us a review on whichever platform you use or contact Robin Merttens on LinkedIn. You can also contact Dani Katz on LinkedIn to start a conversation! There's a theory that if a seller focuses on a buyer's inner feelings, then they'll be more effective in closing a deal. This will require you to put your therapist cap on to tap into the customer's emotions. My guests, Jack Frimson and Zac Thompson, sales professionals and co-authors of Selling Is Therapy, share their techniques from their latest book. Listen to learn more about how you can start selling like a therapist to close more deals.Meet Jack Frimson & Zac ThompsonJack and Zac are seasoned sales professionals and co-founders of an agency specializing in helping clients book more high-quality appointments. Together, they have worked with hundreds of clients, developing practical, actionable strategies to make sales conversations more empathetic, effective, and rewarding for everyone involved. Why the Therapist Approach?Salespeople often default to outdated, aggressive tactics that leave both parties feeling slimy.Drawing inspiration from therapy, Jack and Zac discovered that the best sellers act less like “persuaders” and more like thoughtful guides, catalyzing customer self-discovery.Permission-Based Questions & “Softening the Blow”Simply asking before posing tough or blunt questions disarms prospects, making conversations feel safer and more genuine. This approach helps navigate tough topics, such as budget or decision-making authority, without sounding confrontational.Levels of ListeningGreat salespeople distinguish themselves by noticing what isn't said—body language, hesitations, or changes in tone.Calling out the “elephant in the room” (with empathy) opens space for honesty and trust. The “Test Close”Instead of forcing meetings or pushing agendas, the “test close” invites prospects to design the most valuable meeting for themselves (“What would make a call next week worthwhile for you?”).This boosts the chances of attended and effective appointments—and prospects are more invested because they helped build the agenda. The IKEA CurveWhen prospects participate in creating the solution (“If you could design your perfect platform/campaign/vendor, what would it look like?”), They feel a greater sense of ownership and buy-in.This technique is especially effective in competitive sales situations and discovery calls.Low-Stakes Practice & Continuous ExperimentationJack and Zac encourage sellers to experiment with these tactics in everyday settings, like at a coffee shop, to build confidence before using them in sales calls.Letting Go of AttachmentThe healthiest sales approach is one where you're unattached to the outcome—focused instead on helping, not convincing. If you're struggling with this, evaluate your alignment with the product, company, and your belief in the impact you deliver."Softening the blow is when we seek permission before we ask one of those big, big questions." - Jack Frimson."You always want to be calling out the elephant in the room. Another chapter of the book talks about the levels of listening. It shares how salespeople tend to miss the things that aren't being said." - Zac Thompson. Fear isn't the enemy of great leadership. Ignoring it is. How often do you walk into a meeting already bracing for impact? Or catch yourself shrinking back in a moment where you meant to lead with clarity? Sarah Lockwood sits down with Beck Sydow, the founder of HumanKind Business Leaders, and Marina Suholutsky, the founder of PurposeBuilt, for a conversation on emotional self-regulation, fear in business, and the kind of inner work that makes better leadership possible. They explore how fear lives in the body, how it shows up in the boardroom, and why most founders are still operating from old survival patterns without realizing it. You'll hear why simply pushing through isn't a strategy and how learning to notice your internal state (tight shoulders, shallow breath, reactive thinking) can open the door to more aligned decisions. Beck and Marina walk through tools for getting out of autopilot, including body scans, self-inquiry, and what they call “active choice,” the skill of pausing just long enough to shift out of fear and back into presence. This doesn't just explain why inner work matters. It shows you how to begin. Whether you're leading a team, building a company, or trying to show up more fully for your own vision, this is the kind of episode that gets under the surface and invites you to lead from a deeper, steadier place. On today's show Andrew and Bill begin with reports that Nvidia will soon be allowed to again sell its H20 chips in China. Topics include: A win-win deal for Nvidia and the PRC, whether this is the beginning of more rollbacks of existing chip controls as the PRC exerts leverage with rare earth export controls, and Jensen Huang emerging as a bridge between US and PRC leaders. From there: Reports that Trump may be softening his approach to US-China issues, Xi Jinping's busy schedule of public appearances, and checking in on the real estate sector as stimulus hopes are deferred in the wake of this week's readout from the Central Urban Work Conference. At the end: A question on BRICS and the SCO, signs to look for if there is a leadership change in Beijing, and notes from Las Vegas after Yang Hansen becomes one of the biggest stories of NBA Summer League.

In this episode, I dive into the concept of "softening," particularly relevant as we navigate the challenges of wedding planning amid the turbulence of our daily lives. As we explore the idea of softening, I recognize that both the news and the wedding planning process can become overwhelming. The notion of choosing to soften oneself in the face of stress is a powerful practice worth discussing. When faced with tension—whether from disappointment, conflict, or logistical challenges—our instinct often pushes us toward rigidity. However, I propose that embodying a softer stance is not a sign of weakness but an approach that can foster resilience and creativity. This conscious decision to soften allows for a tender interaction with our own experiences and fosters a forgiving attitude toward life's unpredictability. I highlight how crucial it is to cultivate a more sacred stance toward our ongoing experiences, focusing on how each moment feels rather than fixating on external validation. Softening becomes a powerful tool for remaining present, naturally reducing the internal struggles associated with unmet expectations. What you'll learn from this episode:The power of softeningHaving a gentler approach to lifeNavigating your journey with loveFeatured on the show:Follow me on Instagram to learn more about navigating your wedding with grace and ease: https://www.instagram.com/karaghassabeh/Check out **The Bridal Prep Academy:** https://karamaureen.comLet's connect on Facebook: https://www.facebook.com/KaraMaureenBridalCoachingGet your copy of the book, **Whispers to a Bride:**https://www.amazon.com/Whispers-Bride-handle-stress-drama/dp/B0BCRXBQFN/ref=sr_1_1?crid=1UXWJVJOF3MNI&keywords=whispers+to+a+bride&qid=1662643892&sprefix=whispers+to+a+bride%2Caps%2C141&sr=8-1

Assessment processes will still be rigorous for prescribing ADHD medication. From February, GPs and nurse practitioners will be able to prescribe treatments from the outset without a specialist recommendation. Wait times for specialist appointments vary but can be over a year. Royal College of GPs medical director Dr. Luke Bradford told Mike Hosking it's a good move to help people access diagnoses more quickly and affordably. He says it will be under a specialist interest type GP who will have to up-skill through training courses to prescribe. LISTEN ABOVE See omnystudio.com/listener for privacy information.

Mark Spindel breaks down the Fed's decision to hold interest rates steady, citing a "wait and see" approach that may soon give way to rate cuts. With 7 officials now forecasting no more cuts in 2025, up from 4 in the last meeting, Spindel believes the Fed is walking a fine line between managing inflation and supporting a softening labor market. Despite no mention of geopolitical risk, Spindel sees potential "banana skins" on the horizon, including a potential increase in the deficit and upward pressure on oil prices.
If you've ever found yourself asking “ugh, why is this not working for me” even though you're “doing the work,” this episode is your answer. Monica Yates is living proof that you can have it all: softness, power, a multi-million dollar business, a deeply loving relationship, a soulmate, a baby on the way, and a New York Times bestseller. But the path there might not look the way you think. In this raw, honest, girl talk episode, we explore how Monica's journey began with healing her hormones and getting her period back after years of dysfunction, and how her evolution—shedding the “cold-hearted, IDGAF independent woman” identity and moving through a debilitating accident—pushed her to finally learn how to receive from those around her (and later, men). She shares how this journey led her to meet “the one”, why having a partner who provides is important to her, and how she maintains polarity in love while being the breadwinner in her relationship. Louise and Monica talk about why surrender, softness, and alignment are actually the fastest way forward. For those of us who tend to push harder, this episode is an invitation to slow down, to soften… and maybe even, to speed up. Did you enjoy this episode? DM me!

That's a TON of material. EXACTLY! Jack, Lynne and Matt McFarland discuss rockeries and the plants that thrive in them on this week's episode of The Growing Season. Rock gardens, moss and all manner of heavy material come into focus. The show starts off with a jobsite story. Where is this rock coming from? Are we tearing apart the Canadian Shield to acquire this? Is everything in Canada limestone? Matt talks about his family's trip to Point Pelee. Matt dives into an Egyptian rabbit hole. A rock garden will alter your plant's final size. A rockery will provide the soil with a rudimentary fertilizer. The difference between a rock garden and a rock wall is explored. Matt and Jack butt heads. The scale of your rock is important. Softening the look of the rock is important. There are so many wonderful plants that LOVE a rock garden environment. Bonsai and rock gardens utilize similar environments. The trio gush about evergreens. They also gush about perennial geranium. Tune in. Looking to book a consult for your property? We'd love to help. The housing market saw significant “softening” in February, with inventory rising, demand shrinking, and buyers regaining more control while sellers find themselves in a tough position. Why is this happening now, especially as mortgage rates continue to dip? With recession fears and economic tensions running high, Americans worry what's coming next, causing much of the economy to shift. With price declines already happening in some markets and more potentially on the horizon, when is the right time to buy? We're back with a March 2025 housing market update, going over what's happening in the national housing market, which states are seeing the hottest (and coldest) housing demand, what's going on with mortgage interest rates, and why the market is noticeably softening. But the real question remains: How can YOU continue building wealth while others fear the worst? Is this your “be greedy when others are fearful” moment? Dave is giving his take and sharing how he's tailoring his own investing strategy in 2025. Find investor-friendly tax and financial experts with BiggerPockets Tax & Financial Services Finder!
