Life at Ten Tenths
Why Most Agents Struggle to Hire (or Use AI): The Missing Piece

Life at Ten Tenths

Play Episode Listen Later Jun 15, 2026 40:02

Are you like the majority of agents who know they should delegate and automate? You try to hire an assistant or implement a new AI tool, only to have it fail miserably. In the end, you spend more time fixing the mess than if you had just done it yourself in the first place. The strategy wasn't the problem. The missing piece was.In this conversation, we get into standard operating procedures and why they're the prerequisite to almost everything you're trying to add to your business right now. We unpack why most agents have procedures locked in their head but never on paper, the restaurant dishwasher analogy Garrett uses to break a business into the small chunks you can actually systematize, the "definition of done" that turns a vague task into a finished one, the BMW brake job that paid Garrett the equivalent of $1,400 an hour because he had the experience and the process, Dan Martell's Buy Back Your Time and why we keep coming back to it, the trap of handing a brand new hire the job of writing their own SOP, and the SOP Builder we put together at tentenths.co/sop-builder to walk you through your first one.You already have the experience. The work is just getting it out of your head and onto paper, one process at a time. It comes down to picking one routine task you did today, sitting down with the SOP Builder, and letting it ask you the questions that unlock the procedure. Done right, your business becomes something you can hand off, automate against, and trust. And that's when hiring works, AI works, and burnout finally starts going the other direction.Process plus experience equals freedom.Join us in the 11 Circle for weekly coaching, additional resources, and full access to our online community. The Real Estate Data Most Agents Ignore (And Why It's Costing You Listings)

Life at Ten Tenths

Play Episode Listen Later Jun 11, 2026 33:12

If you are like most agents, you look at the housing market data once a year, attend office meetings where market data is reviewed from time to time, read the headlines that catch your eye, and call yourself informed. The problem is you are expected to be an expert in your market, but you have done little more than someone living in your town.In this conversation, we get into our favorite tool, the one that literally makes you an expert in your market. The FHFA House Price Index has got to be the most underused tool in our business. We unpack how you can uncover regional nuances (Oakland vs. San Francisco are a great example on the latest report), how the numbers prove appreciation isn't what actually drives most real estate decisions, and what going from the top of the list to the bottom of the list really means. We get into how to pair this data with AI to spot trends, why running a blanket over a state will get you wrong every time, and the closing reality that buyers and sellers right now are choosing the agent who feels like a safe space: low drama, low stress, has answers. We also get into what we believe is the fix. The best part: this data is free, it's published every quarter, and most of your competition isn't looking at it. It comes down to picking a handful of markets, watching the same numbers each quarter, and using what you see to start better conversations with the people in your database. Done right, you stop competing on price and start showing up as the expert worth hiring.Join us in the 11 Circle for weekly coaching with Matt and Garrett, additional resources, and full access to our online community. In this special co-hosted episode of The Jess Larsen Show on Innovation & Leadership, Jess Larsen is joined by top Compass broker Holly Parker for a fascinating conversation with Cayman Islands attorney Daniel Altneu of Bedell Cristin. Together, they unpack why the Cayman Islands has become one of the world's most sought-after destinations for ultra-high-net-worth individuals, family offices, entrepreneurs, and global investors. Daniel breaks down the realities behind Cayman residency, offshore structuring, wealth migration, tax strategy, and succession planning — while separating fact from Hollywood fiction about the islands. The discussion explores why affluent families from the U.S., Canada, the U.K., Dubai, and beyond are increasingly relocating assets, businesses, and even future generations to Cayman for lifestyle, privacy, safety, and long-term financial planning. Jess and Holly also dive into the cultural transformation happening in Cayman: world-class dining, luxury real estate, understated wealth, elite healthcare, international schools, and a growing reputation as a discreet alternative to places like Monaco, Dubai, and St. Barts. Along the way, they discuss family office trends, crypto migration, global mobility, co-ownership luxury properties, and what the future of wealth movement may look like in a rapidly changing world. Whether you're curious about international residency, wealth preservation, offshore law, or simply why so many influential people are quietly choosing Cayman, this episode offers an insider look at one of the world's fastest-growing hubs for global wealth and lifestyle. A free and independent press has long been understood as a core element of healthy and secure democracies. Particularly in the realm of national security and foreign policy, news reporting and investigations are an integral source of information that enables the American public to evaluate the decisions of their elected officials. Yet today the press is facing new or newly acute challenges arising from the executive branch, Congress, and even the media industry itself—all unfolding against the backdrop of an already-siloed and mistrustful information landscape. What is it like to lead a newsroom and report on national security issues today? Which legal issues are top of mind for media and free speech lawyers and scholars? What are the most pressing challenges and opportunities? On May 18, the Reiss Center on Law and Security and Just Security convened a discussion with frontline experts to address these questions. Show Note: The Trump Administration's Use of State Power Against Media: Keeping Track of the Big Picture by Rebecca Hamilton Just Security's Freedom of the Press Archive

Invitation link: https://discord.gg/6WUMt3m3qe  Other shows we cover on this podcast: We cover these other intelligent, engaging, oftentimes delightfully twisted shows: Fallout (Amazon): A crazy retro-futuristic post-apocalyptic melange of wholesomeness and depravity. One of the best looking shows on TV, funny as hell, violent AF (but in a cartoony way), and with a great cast, including Ella Purnell (Yellowjackets) and Walton Goggins (The White Lotus, The Righteous Gemstones). Not to be missed! Hosted by Jason, Kara, and Kasi. Pluribus (Apple TV): Everyone is transformed into a pleasant hive mind — except for Carol (Rhea Seehorn), the most miserable woman on the planet, who must save the world from happiness. It's sounds weird, and it is… in the best way. Created by the great Vince Gilligan, of Breaking Bad and Better Call Saul. Hosted by Jason and Karen! IT: Welcome to Derry (HBO): A fun, scary, and surprisingly great prequel to the 2016 and 2019 IT movies, Pennywise stalks the children of 1962 Derry. A mix of heart, mystery, charm, and some shockingly disturbing Nightmare on Elme Street-esque horror. Cohosted by Shawn of Strange Indeed. Alien: Earth (FX): From the brilliant Noah Hawley (Fargo, Legion), this one really scratches that sci-fi itch. A greedy corporate tech overlord transfers the consciousness of a group of terminally ill children into highly performant synth bodies. And the Xenomorph is in it, too. Also, Tim Olyphant! Bart Mixon was Born in Houston, Texas, Mixon began his special make-up effects career working on local independent productions, including the 1984 thriller Courage, starring, co-written and produced by Ronny Cox. He eventually became a make-up lab technician and on-set makeup artist on more high profile productions, including A Nightmare on Elm Street 2: Freddy's Revenge (1985), The Supernaturals (1986) and The Texas Chainsaw Massacre 2 (1986). Perhaps more notably, he worked on The Terminator (1984) and was part of the "Robot Team" on RoboCop (1987). In 1987, Mixon moved to Los Angeles, California, where he supervised special make-up and creature effects for such projects as Fright Night Part 2 (1988), Pet Sematary (1989), Gremlins 2: The New Batch (1990), Predator 2 (1990) and Terminator 2: Judgment Day (1992). He was also the creature effects supervisor on Stephen King's It (1990); as such, he was responsible for designing, sculpting and applying the make-up for the Pennywise character.  After working on the Klownzilla hands on Killer Klowns from Outer Space (1988), Bart worked with the Chiodo Bros. once again as the Shop Foreman during the production of Ernest Scared Stupid (1991) where he supervised the creation of the trolls! He returned to do makeup FX work on Pet Sematary Two (1992). In 1994, Mixon entered into a partnership with fellow Star Trek make-up artist Earl Ellis to create the make-up effects studio Mixon & Ellis FX (or ME FX). Over the next four years, the studio created make-up and prosthetics for such films as Fargo (1996), Men in Black (1997) and Rushmore (1998). Mixon closed down the studio in 1998 and has since worked as a freelance artist on films such as How the Grinch Stole Christmas (2000), Planet of the Apes (2001), Men in Black II (2002), The Ring (2002), Hellboy (2004) and Collateral (2004).  Mixon also was the prosthetic make-up artist for The Thing on Fantastic Four (2005) and Fantastic Four: The Rise of the Silver Surfer (2007). He was also a key prosthetic artist on X-Men: The Last Stand (2006) and was a make-up artist on Pirates of the Caribbean: Dead Man's Chest (2006). In addition, he worked on the Academy Award-nominated prosthetic make-up for Norbit (2007). Reposted from Wax Episodic, which you can find at: https://podcastica.com/podcast/wax-episodic — Okie dokey, that's it for Fallout season 2! We thought it was a great season finale, packed to the rads with answers (the Enclave is behind it all, and the President is one of them), more questions (have Hank and Steph been a thing for 200 years or what?), and as f$%ked up and funny as ever.  Thanks from all three of us to everyone for joining us for this series! What a freaking blast it is, right? It was so much fun to cover, and we especially appreciate those of you who wrote and called in (but we love all of ya).  I (Jason) hope you guys all stick around as Karen and I start with Apple TV's Severance next week. We're going back to the beginning and the plan is to cover the whole series, episode-by-episode, spoiler free. What is Severance, you ask? It's a trippy workplace sci-fi thriller where employees surgically split their work and personal memories, creating two separate versions of themselves. It starts as a clever corporate experiment and develops into an unsettling mystery about identity, control, and rebellion. Smart, stylish, funny, and quietly disturbing, with an incredible cast — Adam Scott, Zach Cherry (!), Britt Lower, John Turturro, Christopher Walken, and Patricia Arquette. Hosted by Jason and Karen. And if you're looking for something else to dig into, highly recommend checking out any of the other shows this podcast covers. They are… Pluribus (Apple TV): Everyone is transformed into a pleasant hive mind — except for Carol (Rhea Seehorn), the most miserable woman on the planet, who must save the world from happiness. Reposted from Wax Episodic, which you can find at: https://podcastica.com/podcast/wax-episodic — This show hitting close to home for anyone else? It's another fantastic episode, with Steph's escape from U.S.-occupied Canada, and a Cooper-Maximus-Thaddeus team-up. We just wish the real world would stop moving closer to Fallout and start seeing it as the warning it is.  PS We love you, Canada. Mentioned: Send Help (new Sam Raimi movie) trailer: https://www.youtube.com/watch?v=R4wiXj9NmEE Next up on Fallout: S2E8 “The Strip”. Let us know your thoughts! Other Wax Episodic shows: We cover these other intelligent, engaging, oftentimes delightfully twisted shows: Pluribus (Apple TV): Everyone is transformed into a pleasant hive mind — except for Carol (Rhea Seehorn), the most miserable woman on the planet, who must save the world from happiness. Reposted from Wax Episodic, which you can find at: https://podcastica.com/podcast/wax-episodic — Post-apocalyptic protagonists must pursue perilous paths, proving problematic. Reposted from Wax Episodic, which you can find at: https://podcastica.com/podcast/wax-episodic — If only Manousos had made it to New Mexico a few weeks earlier as he intended, then he and Carol might have been on the same page — but it was fun to see them argue about it and then ultimately get there, and we're very much looking forward to season two to find out what happens next. Karen and I are thrilled to be joined by David — a huge Vince Gilligan fan, a Podcastica host, and Karen's hubs — to talk it out! Thanks everyone for joining us for this show! Hope you enjoyed it as much as we did. Karen and I will be back for Severance at some point, possibly in February, and we may check out a Vince Gilligan-written episode or two of The X-Files in the meantime. And if you're looking for something else to dig into, highly recommend checking out any of the other shows this podcast covers.  They are…. Fallout (Amazon): A crazy retro-futuristic post-apocalyptic melange of wholesomeness and depravity. If you own or operate a restaurant, this is one of the most important Nashville Restaurant Radio episodes you will ever listen to.In today's conversation, Brandon sits down with Justin Cook, a Certified EOS Implementer® who has helped dozens of businesses—restaurants included—escape the chaos and finally build organizations that run with clarity, accountability, and consistency.Joining as co-host is Sean Lyons, Partner at UP Hospitality (Germantown Café, Park Café, and Karrington Rowe), who brings the real-world operator's lens to the conversation. This is the perfect mix of Visionary, Integrator, and Implementer perspectives.Together, we break down:⭐ Why restaurants need EOS more than almost any other industry• Why owners get stuck in firefighting mode• The hidden cost of running on emotion instead of systems• How EOS creates clarity when growth outpaces structure⭐ The tools that immediately change restaurant operations• The Vision/Traction Organizer (V/TO)• Your Accountability Chart (why org charts don't work in restaurants)• L10 Meetings and how they stop fires before they spread• Rocks, Scorecards, IDS, and the discipline that restaurants rarely build on their own⭐ Sean's firsthand experience implementing EOS across three restaurant brands• What worked• What was painful• What changed overnight• What still needs refinement• Your business shouldn't rely on your heroics• How EOS makes decision-making objective⭐ How EOS helps restaurant owners get their LIFE back• Why you sleep better when your team has clarity• Independent restaurant owners• Operators stuck in the “I know everything, so I have to do everything” loopWho is this episode for?• Anyone who wants a healthier team, clearer accountability, and fewer firesIf you've ever wished you could step out of daily chaos and truly lead your restaurant—this conversation is the roadmap.
