Understanding the rhythm and cycle of the property market is obviously extremely beneficial to property developers so you can plan the best time to deliver projects and maximise profits. Being aware of when the market is likely to boom or go bust can help you ride out the cycles and endure over the long term. Today's guest is Phillip Anderson from Property Sharemarket Economics. Phil is the author of the book The Secret Life of Real Estate and Banking, an investment analyst and an investor. Phil's book outlines a seemingly recurring economic cycle that takes around 18 years to complete and has a major impact on the property market. Understanding the rhythm and cycle of the market is obviously extremely beneficial to property developers so I wanted to have this conversation to help you with your investing and developing. I think there are some great insights from Phil's work and I wanted to have this conversation to help you with your investing and developing. We discuss: - the 18 year real estate cycle and how it affects property developers - Phil's thoughts on where we are in the cycle and what's coming in the next few years; and - how to get set to maximise the potential opportunities that may be on the horizon. I really enjoyed speaking with Phil and I hope it sparks some interest and curiosity. I will preface it by saying nothing in this conversation is financial advice, you need to do your own research and investigation before making any investment decisions. Writing became his therapeutic outlet, allowing him to express his thoughts, feelings, and emotions in a unique way. While pursuing his bachelor's degree in Kinesiology at Morehouse College, his natural talent for writing caught the attention of his music professor, who encouraged him to pursue it professionally. After graduating in 2018, Phillip went on to pursue a master's degree in public health while continuing to write. However, his desire to become a professional writer grew stronger, leading him to take a year off from graduate school. During this time, he completed and published his first book, "The Needs of The Heart." This insightful book explores the spiritual, emotional, and moral longings that Phillip believes are essential for personal and societal growth. Through his writing, he aims to make the world a better place by promoting these principles and emotions.

It's back to nightmareville this week as we return to the classic Elm Street franchise with the 3rd installment: Dream Warriors, released February 27th, 1987. Completely ignoring the events of the second movie, we see the return of Nancy Thompson as she trains a group of teens to harness their dream powers and defeat Freddy once and for all. A lot of people considered this to be one of the best horror sequels at the time. We give it a watch to see if it holds up! Hello, kaiju lovers! For the final bonus episode of April to help you all survive quarantine, Nathan is reading a chapter from his kaiju novella, Destroyer, which he co-wrote with Natasha Hayden, Nick Hayden, and Timothy Deal (two of whom you've heard on the podcast). Specifically, it's “Chapter 6: Berserk” (a detail he forgot to mention in the episode). You'll also hear how this book was written as part of a year-long group project that started in a little place called—no joke—Story, Indiana. It was also inspired by a Godzilla film. Which one? Listen to find out! (Also, forgive Nathan for having a German accent that sounds more like a Russian accent. ). Nathan also posted this chapter on the podcast website a few months back. Buy the book on Amazon in paperback and on Kindle. This episode features the song “Mechagodzilla Theme (Remade Akira Ifukube Score)” by Phillip Anderson, which is a remake of “Godzilla vs. Mechagodzilla II Main Titles” by Akira Ifukube.
