Ashley Kehr is a real estate investor, educator, and co-host of the BiggerPockets Real Estate Rookie podcast. She started her investing journey in 2014 and has since built a portfolio of over 40 units across residential and commercial properties. Ashley is the author of Real Estate Rookie: 90 Days to Your First Investment and co-author of Real Estate Partnerships, guiding new investors on how to build and scale through strategic collaborations.     Get ready for REWBCON 2025, happening from April 10th to 12th! Use my code JOHN at checkout for 10% off your ticket. Key Takeaways: Real estate investing allows for flexibility, but success requires systems and processes. Partnering with trusted individuals can accelerate portfolio growth. Living below your means early on provides freedom to take investment risks. Scaling too fast without proper infrastructure can create major stress. Investing should align with personal lifestyle and long-term goals—not just unit counts.     Topics: From Accounting to Real Estate Left her accounting career after realizing it wasn't the right fit. Took an unexpected opportunity to manage a 40-unit apartment complex. Learned property management through hands-on experience, growing to 80 units. Building a Real Estate Portfolio Partnered with a childhood friend's son for her first duplex investment. Focused on buying small, manageable properties before scaling up. Expanded her portfolio to over 30 units while managing properties full-time. Lessons in Scaling and Outsourcing Realized she was doing too much alone and needed better delegation. Experimented with third-party property management, which led to major challenges. Brought management back in-house using virtual assistants and improved processes. Aligning Investing with Lifestyle Goals Initially hustled hard but later shifted focus to more time with family. Prefers a “small but mighty” portfolio over constant expansion. Invests strategically in flips and select buy-and-hold properties.

It's Thursday, March 20th, 2025. This is Nelson John, let's get started.  Market Rally Continues, Mid- & Small-Caps Shine Indian markets extended their winning streak for the third straight session, with the Sensex closing 148 points higher at 75,449 and Nifty 50 reclaiming 22,900. However, the real momentum was in mid- and small-cap stocks, which surged over 2%, adding nearly ₹5 lakh crore in investor wealth. “The market's positive momentum is backed by valuations,” said Vinod Nair of Geojit Financial Services, though global uncertainties persist. While Shriram Finance and HDFC Life led the gains, ITC and Tech Mahindra lagged. Analysts expect rangebound movement, with support at 22,600 and resistance at 23,100. Trump Organization Enters India's Commercial Realty Market After four luxury residential projects, the Trump Organization is launching its first commercial venture in India—Trump World Center Pune. Partnering with Tribeca Developers and Kundan Spaces, the ₹1,700 crore office complex will span 1.6 million sq. ft. with a premium retail boulevard. “There's a dearth of premium office spaces in India,” said Tribeca's Kalpesh Mehta. With record-high leasing in Pune's commercial market, experts believe Trump's entry will reshape the city's office landscape. Prologis Bets Big on India's Warehousing Boom Global warehouse giant Prologis is investing $500 million in India by 2026 to develop large warehousing parks. “The market is underserved, and there's massive potential,” said Prologis CIO Joseph Ghazal. With major clients like Amazon, the firm is expanding in Delhi, Mumbai, Pune, Bangalore, and Chennai. It has already secured 270 acres for projects in Chennai and Bengaluru. As India's Grade A warehousing sector grows, Prologis may eventually expand into data centers. RBI's Balancing Act on the Rupee With the rupee depreciating 2.1% in 70 days under Governor Sanjay Malhotra, the RBI faces a tough choice—intervene or let markets decide. “The uncertainty around Trump's policies is a key factor,” said economist Madan Sabnavis. India's $654 billion forex reserves provide a cushion, but too much intervention could distort market dynamics. Former RBI Governor Duvvuri Subbarao cautioned, “Excessive intervention could make markets reliant on the RBI.” India Builds Tur Buffer to Curb Inflation To stabilize tur (pigeon pea) prices, the government is targeting a 1-million-tonne buffer for FY26. With production up 3% to 3.5 million tonnes, procurement has reached 200,000 tonnes so far. Despite an MSP of ₹7,550 per 100 kg, market prices fluctuate between ₹7,000-7,600. Imports from Mozambique and Myanmar help bridge the demand gap. The government has allocated ₹4,019 crore under the Price Stabilization Fund to maintain supply and control food inflation.

Episode 226 - Why the Right Questions Matter: Choosing a Gunsmith Who Invests in Quality

long range shooting and custom rifle building podcast

Play Episode Listen Later Mar 6, 2025 35:43

When it comes to selecting a gunsmith, price should never be the only deciding factor. While it's tempting to go with the lowest bidder, it's crucial to dig deeper and ask the right questions—especially about the equipment being used to work on your rifle. The difference between a precision-built rifle and a questionable one often comes down to the tools behind the work. The Lathe Tells the Story A gunsmith's lathe is the heart of their shop. True professionals invest in world-class machines—sometimes upwards of $50,000 to $350,000—to ensure they can provide the highest level of precision and craftsmanship. These machines allow for tighter tolerances, cleaner cuts, and more consistent results. Unfortunately, the market is also flooded with “gunsmiths” using worn-out, secondhand, or cheap overseas-made lathes that simply don't have the precision required for world-class work. Many of these lathes come from old, worn-down machine shops, are poorly maintained, or are set up in cluttered back buildings, making it impossible to perform high-end work. These individuals can often undercut pricing because they have little investment in proper equipment, yet they continue to attract customers who don't know the difference. Why This Matters to You As a customer, you owe it to yourself to ask the tough questions. When considering a gunsmith, don't just ask about their experience—ask about the equipment they use. Here are a few key questions to consider: What lathe will you be using to chamber my barrel? How often is your equipment maintained and calibrated? What kind of tolerances can you consistently hold? How does your setup compare to top-tier industry standards? A skilled gunsmith who takes pride in their work will have no problem answering these questions. They understand that high-quality work requires high-quality tools, just as an artist needs the best brushes to create a masterpiece. Supporting True Craftsmen By choosing to work with a gunsmith who invests in top-tier machines and takes their craft seriously, you're not just ensuring better performance and longevity for your rifle—you're also supporting the future of quality gunsmithing. The reality is, true professionals struggle to compete when unqualified individuals flood the market with low-cost services performed on subpar equipment. If we, as customers, don't demand better and support those who uphold the highest standards, we risk losing the craftsmen who have spent years honing their skills and investing in the right tools to do the job right. Make the Right Choice Next time you're in the market for a gunsmith, take a moment to ask the right questions. A little due diligence can mean the difference between a rifle that shoots like a dream and one that's plagued with issues from the start. Invest in quality, support true craftsmen, and make sure the tools behind the work are worthy of the rifle you love.   Patreon Membership for exclusive content. Have you seen the prices of whey protein isolate lately? Explaining the multitude of factors causing record high commodity inflation would take longer than the allowable video length, but maybe I have a better solution for our current broken food system. Plantible uses proprietary technology to grow duckweed on aqua farms in West Texas that's efficiently extracted into a complete protein called “Rubi Protein.” According to the food technology startup, Rubi Protein has diverse functional CPG applications because it has high solubility, moisture retention, fat binding capacity, and outperforms egg whites in both foam capacity and stability. If only I knew earlier that saving money on protein shakes was as easy as jumping into the small lake behind my home (and consuming all those small flowering aquatic plants). Moreover, it was just announced that through its corporate venture capital arm Cultivate Next, the fast-casual chain Chipotle Mexican Grill has made a minority investment in Plantible. So, are aquatic plants the next hot ingredient in the plant-based space? Chipotle seems to think so...

Shoot us a Text.Today we welcome Steve Greenfield of Automotive Ventures back to the show to talk about the Honda-Nissan merger coming unraveled, how Kazakhstan's Astana Motors is investing $3.5M into Steve Greenfield's Automotive Ventures, and Volkswagen's latest affordable model to rival Chinese OEMs.Show Notes with links:The long-anticipated Honda-Nissan mega-merger is on the verge of collapse after Nissan's board rejected Honda's push to make it a subsidiary. The move was seen by Nissan executives as a violation of the original merger terms, which had envisioned a holding company structure rather than an outright acquisition.Honda wanted faster reforms, believing that full control would force quicker decision-making at Nissan, whose restructuring has been slow since its 2023 losses.Nissan CEO Makoto Uchida personally traveled to Tokyo on Feb. 6 to inform Honda CEO Toshihiro Mibe that Nissan would oppose the deal.Nissan's restructuring plan—its third since 2019—focuses on job cuts, reduced production, and cost savings, but Honda was frustrated with the pace of change. If the merger collapses, Nissan may return to a tech-sharing deal with Honda or explore new partners like Foxconn, while Honda could still attempt a hostile takeover by offering ¥500-600 per share to entice shareholders. Both OEMs sell under 4 million vehicles annually, and are under pressure to scale up or risk falling behind global competitors like Hyundai, Toyota, and Volkswagen.Back in December, we heard about Steve Greenfield's trip to Kazakhstan. Yesterday, Astana Motors' founder and chairman, Nurlan Smagulov made a strategic move into the U.S. automotive technology scene with a $3.5 million investment in Automotive Ventures' Mobility Fund II. This collaboration is designed to provide Astana Motors with visibility into early-stage automotive startups and explore tech implementation back in Kazakhstan.Automotive Ventures has backed 39 mobility startups across three funds, focusing on seed-stage investments globally. The U.S. auto tech sector is booming, with American startups raising $56 billion in Q2 2024—a 57% year-over-year increase.MyVentures, Smagulov's $20 million venture fund, has supported fintech, AI-driven software, and one of Kazakhstan's first computer vision startups.Smagulov highlighted Greenfield's expertise, stating, “If Steve invests in a startup, then in 99% of cases, it is destined for success.”Volkswagen is set to unveil a new entry-level EV next month, with a starting price of €20,000 (~$20,800 USD)—significantly undercutting competitors like the $28,000 Nissan Leaf. This marks VW's long-awaited move toward affordable electric mobility, a promise it first hinted at with the ID. Life concept in 2021.The new model will likely be called the ID.1 (or ID.One), based on hidden text found in VW's concept image.VW plans to launch it in 2027, alongside another budget-friendly EV, the IDHosts: Paul J Daly and Kyle MountsierGet the Daily Push Back email at https://www.asotu.com/ JOIN the conversation on LinkedIn at: https://www.linkedin.com/company/asotu/ Read our most recent email at: https://www.asotu.com/media/push-back-email

For market intelligence that generates revenue, visit www.intelstor.com. Allen Hall: So this week, Phil, a number of really interesting moves in renewable energy. First off is the Western Green Energy Hub has submitted its proposal for federal environmental approval in Western Australia, someplace we're going to be pretty soon. The project plans to install 70 gigawatts of wind and solar capacity through 35 power nodes. Now, each node will include 2 to 3 gigawatts of generation and about 1. 5 gigawatts of electrolyzer. Phil, Western Australia has a number of renewable projects planned. What makes this one unique? Well, Phil Totaro: it's the first one. They're Allen Hall: going to Phil Totaro: do it. Yeah. Because of all these mega projects that have been proposed throughout Australia. There's some in Queensland and South Australia, and I think one in Victoria as well. And what we're talking about is something that's like, 30, 40, 50, 60, in this case, 70 gigawatts worth of generation capacity. That's almost. I mean, 70 gigawatts is almost what the entire Australian grid produces on an annual basis. So what they're doing with this is they're saying, all right, it's going to accommodate some, increased electricity demand. Although the, the amount that, that it's going to increase is, is modest compared to the, the amount they're going to be generating. But as you mentioned, they're going to add all these, um, Electrolyzer is to be able to produce hydrogen on a lot of these mega projects in Australia that have been proposed. That's their intent is to, build these these things with, turbines that are going to be at least 10. Megawatts each, if not bigger. The reality with this is it is the first of these kind of mega projects to, to get into this environmental permitting and consent queue. And so this is the start of what could be, a pretty major undertaking. Joel Saxum: Something to think about here too, is this is in Western Australia. So if you know anything about Western or if you know anything about Australia's grid, it's not very well connected East to West. And the major demand centers are all in the East. You have Perth in the West, of course, but that Western side of Australia, the grid doesn't need much energy to support it. It doesn't have a whole lot of demand compared to the rest of the, or the, to the Eastern parts of the country. So at the end of the day, 70 gigawatts is great, but the This is going to be just a, not just, but for the most part, a green hydrogen project, right? They don't need 70 gigawatts of clean energy to fulfill the grid needs over there. That doesn't demand that much. So most of this energy was used for hydrogen, green hydrogen creation. And that's one thing that Australia does really, really, really well. They have a lot of natural resources and they know how to export. So you, you look to see this project.

News Flash is brought to you by IntelStor. For market intelligence that generates revenue, visit www.intelstor.com. Allen Hall: Well, starting off the week, Orsted has announced a significant setback, posting a 1. 7 billion dollar impairment charge for the fourth quarter of 2024 due to delays and increased costs at a Sunrise Wind Project near New York. The 924 megawatt project, located about 30 miles east of Montauk, around Long Island, faces construction challenges, particularly with monopile foundations. Despite these difficulties, Orsted's CEO, Mad Snipper, reaffirmed the company's commitment to the U. S. market, though project completion has been pushed towards the second half of 2027, Phil. This is a big deal for Orsted. Orsted has been really profitable and a strong company for a long time, but these American projects are a real drag on their bottom line. Phil Totaro: Absolutely. And I think they're, they're keen to get through all these things as quickly as they possibly can and, and also get to a point where they can, you know, have the project mature enough, either in construction or operation, where they can actually get an investor in. Which is what their original plan was with a lot of the utility companies in you know, Connecticut, Massachusetts, Rhode Island, New Jersey and New York, I suppose with some of the proposed projects. And, and a lot of those utilities decided, you know what, not for us, taking too long, costing too much, and just not our cup of tea. So the quicker they can get this sunrise project done and move on to potentially others because they still have revolution that they're trying to build as well. So Joel Saxum: you Phil Totaro: know, the quicker the better. Joel Saxum: Frustrating thing here, I think on this project from someone who's been watching these in my seat for a long time and knowing what the soil characteristics are out there. These things, these studies have been going on since 2016, 2017 on what the soil conditions are that these monopiles are gonna be driven into. This should not be a problem they're running into now. Now we know that there's been a, it's a weird. It's like this quick, sandy, odd soil. We know that, but we've known it for like eight years. So, they should have come up with a solution for this beforehand. This shouldn't be an impairment that they're taking right now. But, they are, and it's reality. So, they'll have to push through it Allen Hall: to get this thing built in 2027. UK based Aviva Investors has made a 40 million euro investment in CIC, a German renewable energy developer focusing on northern and central Europe. Now, CIC specializes in onshore wind and solar projects, particularly in Poland and Sweden, and currently manages about one gigawatt's worth of projects in various development stages. Now, Phil,

Between 2002 and 2023, the Christians were detained or imprisoned in separate cases for alleged crimes, including “insulting the Prophet Muhammad,” a crime punishable by death under Pakistani law, “desecrating the Quran,” and “intending to outrage religious feelings.” All 20 remain incarcerated to this day.  One of the Christians, Asif Pervaiz, reportedly sent a text message to his manager at a factory that was deemed insulting to the false prophet Muhammad. Pervaiz was detained in 2013 and sentenced in 2020. The court order in Pervaiz's case, viewed by Reuters, stated that the Christian “shall be hanged by his neck till his death” for “misusing” his phone.  In another case, friends Adil Babar and Simon Nadeem, both teenagers at the time of their arrest in 2023, were detained for allegedly calling a dog “Muhammad Ali.” Judge gives Trump 'unconditional discharge' to respect presidency On Friday, Judge Juan Merchan sentenced President-elect Donald Trump in his historic hush money case to an unconditional discharge -- allowing Trump to avoid prison, fines or probation, but cementing his status as a convicted felon just 10 days before he takes the oath of office for his second term, reports ABC News. During a brief virtual hearing, New York prosecutors blasted Trump for engaging in a "direct attack on the rule of law" and making efforts to "undermine its legitimacy" by attacking the judge and others involved in the case. Trump's defense team, which vowed to appeal, said the case should never have been brought and called it a "sad day for this country." The President-elect was sentenced on Friday after a New York jury convicted him in May on 34 felony counts of “falsifying business records” to conceal a payment to a former adult film star. Trump has repeatedly maintained his innocence throughout the trial, characterizing the case as a “weaponization of our justice system.” Judge Merchan said the unconditional discharge was the "only lawful sentence" to protect "the office of the president ... not the occupant of the office." 2,500 pro-life doctors challenge Biden's pro-abortion mandate Alliance Defending Freedom attorneys filed a federal lawsuit on Friday against the Biden administration for trying to force emergency room doctors to perform abortions under the Emergency Medical Treatment and Labor Act, reports LifeNews.com. In the case, ADF attorneys representing the Catholic Medical Association, a national network of 2,500 pro-life physicians and health care providers, argued that the mandate violates members' conscience rights and oversteps executive authority. After the U.S. Supreme Court overturned Roe v. Wade and gave health care decision-making power back to the states in the Dobbs decision, the Biden administration announced its intention to force doctors to perform abortions under the Emergency Medical Treatment and Labor Act. Shortly after the announcement, the U.S. Department of Health and Human Services issued a memorandum stating that it grants the administration authority to override state pro-life laws, even though the Emergency Medical Treatment and Labor Act does not mention abortion. ADF Senior Counsel Matt Bowman said, “Doctors—especially in emergency rooms—are tasked with preserving life.  Federal bureaucrats have no business compelling doctors or hospitals to end unborn lives, especially when the law they are citing grants them no such authority. Emergency room physicians can and do treat life-threatening conditions such as ectopic pregnancies. And every state allows doctors to do whatever is necessary to preserve the life of a mother.” Bowman concluded, “Elective abortion is not life-saving care—it ends the life of the unborn child—and the Emergency Medical Treatment and Labor Act does not grant the government authority to force doctors to perform these dangerous procedures. Rather, it requires doctors to treat a pregnant woman and her ‘unborn child.'” Psalm 127:3 says, “Truly, children are a gift from the Lord; the fruit of the womb is a reward.” While Los Angeles burns, CA House Speaker invests $25 million to fight Trump Los Angeles is engulfed in flames, 16 people have died. and more than 10,000 structures have burned to the ground because of dry hydrants thanks to Democratic Governor Gavin Newsom and Democratic Los Angeles Mayor Karen Bass, yet California's Democrat lawmakers will allocate $25 million to California's Justice Department to fight the incoming Trump administration, reports the Gateway Pundit. Ashley Zavala, the KRCA News California Capitol Correspondent, was incredulous. She confronted California's Democratic State Assembly Speaker Robert Rivas. ZAVALA:  “Is now the right time to have a special legislative session on allocating money to fight Trump in a way that you could already do without a special legislative session?” Rivas was reduced to a stuttering mess as he tried to justify his actions. RIVAS: “So I'm, you know, I'm here to address this, this, you know, these, these, these, these wildfires. This is a historic, historic wildfire. (crosstalk) This is, this is a historic, this is historic event. These wildfires, as I mentioned, are going to be quite possibly, be some of the worst wildfires and disasters in the State and national history.” ZAVALA:  “But minutes ago, while this wildfire is happening, and while people are trying to understand what's going on and are worried about disaster relief, worried about the ability to get homeowners insurance, your chamber gaveled into a special legislative session to prepare for Donald Trump in a way that you are already able to do without a special legislative session. So again, is now the right time for that?” RIVAS: “So, certainly our focus right now as speaker, Ashley, at this moment, my colleagues and I, we are acting with great urgency, great urgency, to ensure that we're providing much-needed relief, um, to Angelinos to ensure that that that, that we, you know, understand what it's going to take for that, for for for this region to recover.” Samaritan's Purse ready to help fire victims And finally, as deadly wildfires tragically consume some of California's metropolitan areas, Samaritan's Purse is prayerfully standing by to offer help in Jesus' Name. Once local officials give the word that it is safe to enter the affected areas, they will mobilize teams of volunteers to aid hurting homeowners.
