Because we recently saw online marketing on Facebook, by a well known SDA spruiker from Facebook over the years. The definition of a "spruiker" refers to someone who vigorously promotes or advertises something, often with enthusiasm and a bit of flair. This particular person / company (who we wont name) is now raising capital via their own AFSL and investment PDS (prospectus) online. Having read this detailed document off their website, and realising how 'shit' it is (the offer, structure, and returns) we wondered to ourselves, ‘why on earth would anyone fall for this rubbish?'. Offering 0.0%pa returns for first 2 years, and then sub 8%pa for the few years thereafter, in certain oversupplied SDA markets ... Welcome to our next episode with Minh on a solo recording for the topic - SDA Anchor Tenant. We have never really spoken before about this very important topic - getting the first participant in as the first tenant into a SDA home.Minh talks about the importance of getting the first participant to move in, and the challenges in getting multiple participants thereafter once the house is enrolled and operational after the first tenant has moved in. He also talks about some ideas in getting the anchor tenant in, incentive wise that is, and how investors should expect the procurement process to rollout once the SDA dwellings is constructed.We cannot stress enough, the importance of engaging your SDA Provider early in the piece, and that means 6 months prior to completion. The reality is, it will take 6 to 9 months to procure the anchor tenant (participant no.1) and probably be another 6 months to get the second participant to move in and co-share. What no one ever tells investors, is that the first participant residing in the home, as anchor tenant, has all the power. If they don't like the second applicant applying, due to personality matching, they can veto and say "no, I refuse to live with this participant". This episode was from a recent trip in mid February down in Melbourne. Minh visits the office of Paramount Disability Homes, and spends 2 days with the boys in their office. Kevin and Jonathon sits down to talk about Box Hill, a hidden gem of a location for SDA demand with a very strong location factor too! Being an inner east suburb of Melbourne, this location offers a great opportunity for any investors who are able to secure an SDA dwelling to provide SDA accomodation to the many SDA participants residing in Group Homes. There is absolutely ZERO supply of SDA dwellings on the ground (small unit project coming in one year yes), and there would be about 60 group homes with SDA participants in them, with also a half a dozen homes with SDA participants ready to move out "today" if there were any SDAs available. Minh also asks Kevin the process of going from basic or group home SDA funding, to be converted to 3 resident funding in a house, to then the possibility of 1 resident funding for an apartment. In this episode, Debbie sits down with Kassy and Caitlan from our SHA team to discuss our Participant Procurement support service, how we work, what we do, who we connect with and the challenges in trying to find tenants for vacant SDA properties, that come to us (after completion).It's important to highlight that SHA is a procurement backup support service, and its role is to try and find SDA participants for the SDA provider. It does this by trying to nudge the process along and do what no one else will do … to help find anew alternative SDA provider if the current one is not pulling its weight, or help assist a frustrated investor with finding ways to source a participant for the SDA Provider (and investor ultimately). SHA should not be seen as a threat to any Providers; it's meant to assist those investors with empty SDA dwellings (or potentially difficult-to-source tenants for housing). In this episode, Debbie looks at the SDA data for the Byron and Tweed areas of the northern NSW coast.For a couple of years, we have been aware of the undersupply of quality SDA homes in the area. Given the challenges of developing SDA in the Tweed and Byron regions, primarily the cost and availability of suitable land and sites, it's unsurprising that so few new SDA homes have come to the market. There are only 30 New-Build homes and 11 properties (83 places in total) in the pipeline for the entire Richmond-Tweed SA4. Distribution of Disabilities among SDA Participants - The biggest category of SDA participants is intellectual disability, which is 48% of all participants. Intellectual disability includes schizophrenia, low IQ, and behavioural issues. This category is growing aswell within the SDA sector.- The majority of SDA participants fall into a few key disability categories, with intellectual disability, cerebral palsy, and autism being the most prevalent. - Cerebral palsy accounts for 12% of SDA participants, and autism accounts for 11%. Cerebral palsy participants require fully accessible or high physical homes. - Autism is diagnosed early, and many children in NDIS have autism. - Acquired Brain Injury (ABI) is 8% and Down syndrome is 7% of participants. ABI can result from accidents and requires HPS or robust homes. - Psychosocial disability is 4% and often associated with robust housing. In this episode, Minh and Debbie discuss the media release of 16th September from Bill Shorten MP, Minister for the NDIS regarding the mandatory requirement for Platform Providers, Support Coordinators and SIL Providers to be registered.They look at the media release itself along with comments from industry professionals regarding the impact of this implementation.Whilst the new registration model is not directly related to SDA, SIL Providers are an inherent part of an SDA Participant's life so there is an important connection. In this episode, Minh, Debbie and Denise from our Research/Feasibility team discuss a new service offering for which we are seeing an increasing demand.Property owners and developers are coming to us to get advice on what is the most feasible SDA development to do on a site they're considering.Property feasibility and financial feasibility are related concepts often considered during the assessment of a real estate or business project.Property FeasibilityProperty feasibility refers to the analysis conducted to determine whether a specific piece of land or property is suitable for development or a particular use. This involves evaluating various factors such as:• Zoning regulations: Are the legal land uses allowed on the property aligned with the intended project?• Physical attributes: Can the property physically accommodate the proposed development (e.g., size, shape, topography)?• Environmental constraints: Are there any environmental issues such as flood risk, soil conditions, or protected species that would limit development?• Access and infrastructure: Does the property have sufficient access to roads, utilities (water, electricity, sewage), and other necessary infrastructure?Financial FeasibilityFinancial feasibility refers to whether a project or investment is financially viable, i.e., whether it will generate enough income or returns to justify the costs. It involves:• Cost analysis: Estimating the costs of development, including land acquisition, construction, labour, materials, permits, and other expenses.• Revenue projections: Estimating the potential income from the project, such as rental income, sales revenue, or returns on investment.• Profitability analysis: Determining if the project will be profitable by comparing costs with projected income or returns (e.g., through financial metrics such as net present value (NPV), internal rate of return (IRR), or payback period).• Financing considerations: Assessing the ability to secure financing (e.g., loans, investors) and the cost of that financing (interest rates, repayment terms).Combined Feasibility StudyIn practice, both property and financial feasibility are often evaluated together as part of a larger feasibility study. In this episode, Debbie & Matt discuss a submission from individuals and organisations in the SDA sector to the Minister for the NDIS Bill Shorten.This submission suggests that recommendation 9.4 of the NDIS Review Final Report, which was released in December 2023, not be accepted by the government.The recommendation was "The National Disability Insurance Agency should remove the Improved Liveability category for new Specialist Disability Accommodation (SDA) developments, and review the remaining SDA categories and associated Design Standards to evaluate their effectiveness."
