Laten we beginnen… EPISODEThere was a question submitted by one of our regular listeners after #194, by Bruce Bromley, from SDA CONSULTING GROUP, whose business has been featured 3 times on our show now. Minh gives a detailed response to Bruce's question about the implications of volatile behaviours in the previously mentioned a 'dual key' robust house design. However, it was emphasised by Minh that this concept design discussed in episode 194, albeit being a "ROBUST", was simply just one idea as a 'temporary solution' by treating it as an "IMPROVED LIVEABILITY" house first and foremost. It's more about how investors' could or should hedge their bets with a fall back position should the worst happen (i.e the killing off IL as an SDA category) at this milestone which is the NDIS reboot. Why a temporary solution, you may ask? Well, that's because the question at hand, both in episode 194 (and this #196) is "what will happen to IL?" As discussed, if IL is going to be gone from the equation, one of the best paths forward (maybe??) is to build an Robust dual key hybrid designed house, to be used primarily as a IL enrolled house (2 IL participants + OOA), or an IL enrolled dual key house with 2 IL participants + 2 OOA, or an ROB enrolled dual key house with 2 robust participants + 2 OOA, or a ROB enrolled house with 1 participant & 1 OOA, or ROB enrolled house with 1 participant + 2 OOA, or even ROB enrolled house with 1 participant + 3 OOA. The possibilities are 'almost' endless, if the concept design is future proofed, even to the extent of making it an SIL house, and not SDA. The idea of this concept design mentioned was the 'what if' solution, just in case IL is 100% eliminated from SDA, once the 5 year transition has completed. Because without a temporary solution, we will see many investors sit on the fence and remain non-committal to SDA, thus creating uncertainty for investors. This will obviously create an imbalance in SDA housing supply and demand for the next few years within NDIS over the next 3-4 years (we think). We are already in a precarious housing supply situation at the moment across Australia, even more so for many of the NDIS participants, both SDA and non SDA, are now finding it more difficult to source appropriate disability housing solutions which are 'fit for purpose' in the locality they want. We fear that until the NDIA gives more clarity on what its IL stance is, or more so, what the new SIL housing category is (aka combo hybrid of legacy housing, basic, and improved liveability) many investors, developers and participants will hesitate in 'coming out of the woods' so to speak, and remain hidden away from sight, until further clarity is provided on the future of IL within SDA.Coming Soon:EPISODE 199 - A Follow Up to Episode #194 (Part 2)LEAVE US A GOOGLE REVIEW!----DISCLAIMER: Information contained in this podcast is general in nature only. In this engrossing discussion, Abraham Burickson elaborates on how his journey in the world of architecture led him to develop the concept of experience design. Having worked in various architecture firms and conducted research, Abraham discovered a gap between the promise of architecture and its practice. From tangible architectural projects to uniquely curated experiences called Odyssey Works, Abraham redefines the conventional understanding of architecture. Discussing his one-person tailored experiences approach, Abraham delves into the philosophy behind embracing a client's life and empathizing with their reality to create designs that reflect their authentic aspirations. EPISODEIn this episode, Josh and Minh sit down together to chat about the due diligence that is done every day in assessing SDA projects & locations etc to fulfil our preparation to present to our investors. Past podcast episodes talk so often about data research, but our team hasn't really spoken too much about 'product assessment' per se. In this episode, Josh helps our listeners better understand the mechanics behind our "DD" to workout exactly that. The guys use a live example of an upcoming new release: Chum St, Golden Square, Bendigo, VICTORIAOur team as a whole, are working with a developer to help bring to market 5 HPS townhouse villas, which are designed as OOA + 2 participants (3B/3B/1C). The discussion centres around what needs to be put together in the background in order to ensure that we as a team, are satisfied with the demand in any particular area. In addition, the design, the builder, and the end product which are meant for long term tenancy for SDA residents, needs to be assessed carefully too. while also giving SIL Provider (not selected yet) the opportunity to run their business in an efficient and profitable manner by having 5 dwellings side by side to manage. This sit down chat isn't a in depth discussion about the development itself, but more so about what we as a small team of SDA professionals, need to gather and check over first. We do go off on a tangent a little about other matters (apologies) but it just shows how passionate that we are as a business, to ensure that we are always transparent and focused on delivering a positive outcome for the community. Our "Due Diligence To Do List"- Location - Demand- Pipeline Products in Area- Floor Plans- Inclusions- Pricing- Access Architect- SDA Assessor - SDA Provider - SIL Provider- Builder Background Check- Listing Agreement- DA / BA with Council- Renders- Contracts- Deposit(s) payable- Information Memorandum (IM)- Podcast Interview w/ Developer- Inspecting other builds of proposed builder--GOALS:It is our goal to see Participants with high-needs disabilities being appropriately housed in accommodation that is right for them. EPISODE:In this episode, Jess from our office sits down with Minh again, to talk about a very 'complicated topic'. This topic is about summarising Section 13 for claiming SDA income where "the lesser of rule" is used in determining the value of the SDA income per Participant in the SDA dwelling. This is specifically known as:Section 13 of NDIS Pricing Arrangements for Specialist Disability Accomodation 2022-23 (Released March 2023)When claiming payment for SDA from an individual participant's plan, a provider is only able to claim the lesser of:The maximum per participant price for which the dwelling is enrolled; The amount of SDA funding for which a participant has been assessed (i.e the amount to the SDA in their planThis is an unknown rule which is part of the SDA PRICE GUIDE which 99% of investors are unaware of (unless disclosed by your SDA Provider) as it is rarely made aware of to investors. The SDA providers should know this, and investors 'may not know this'. Unfortunately, investors are only told about this when they have engaged the SDA Provider. Because they normally engage the Provider once the property has been purchased (or built), this Section 13 rule is unfortunately not discussed with investors (if at all) until very far down the track. We are doing our bit in this podcast to summarise it in a nutshell, to let our listeners know about this 'grey little area'.Let's use a practical example, to better explain to you, to better understand the numbers. If an SDA Provider enrolls a property for 2 SDA Participants only, and an investor sees that the maximum potential SDA Funding for an IL Participant is $77,000pa (SDA & RRC income), it doesn't necessarily mean that the property investor will get $154,000 (77,000 x 2). There are many other potential lower income amounts which will apply to the outcome of the investment. See below for the variations we refer to:Example Only - IMPROVED LIVEABILITY 'potential outcomes'IL - Apartment 2 bedroom (1 resident) ... not relevant in podcastIL - Apartment 1 bedroom (1 resident) ... not relevant in podcastIL - House 4 bedrooms (3 residents) - $56,000paIL - House 3 bedrooms (2 residents) - $77,000paIL - Villa 3 bedrooms (2 residents) - $43,000paIL - Villa 2 bedroom (1 resident) - $65,000paIn this episode, Minh and Jess discuss the combinations of the potential IL participants, coming into a 3 bed 3 bath 2 car 'SDA house', which will have OOA + 2 IL participants. Let's say the house land package is $750,000 in cost, thus we will now work out the gross yields for each combination possible. The numbers below are being discussed in this podcast, for listeners to better understand this section 13 rule.20%pa # - IL (1:2) + IL (1:2) = $154,000 gross income 17%pa # - IL (1:2) + IL (1:3) = $133,000 gross income 16%pa # - IL (1:2) + ILv (1:2) = $120,000 gross income 13%pa # - IL(1:3) + ILv (1:2) = $99,000 gross income 11%pa # - ILv (1:2) + ILv (1:2) = $86,000 gross income "v" denotes VILLA"#" denotes a shaving off, of 3-4%, to get an estimated 'net yield'DISCLAIMER:Information contained in this podcast is general in nature only. EPISODE:Minh recently travelled down to Sydney to attend the Sydney Disability Expo. While there, he met up again with Tina Kordrostami from MHA DESIGN, based in Ryde (Sydney) to record a second episode on our show. This time, they discuss "space" from a physical and social standpoint, and the important role it plays in the design of an SDA home. Tina discussed the importance of recognizing how space is experienced from the perspective of potential residents when in the design phase of a SDA home. Further to this, also considering staff comfort and necessities through the separation of the office space from their habitable OOA space. Understanding the impact that space makes on neuro divergent residents can be the determining factor between a supportive home and a compliant institution. Much is discussed about the impact of land size on the house design, and the consequences of not creating privacy and independent living, for participants to live in. The outdoors, and the indoors, both have a vital role in the delivery of a "home" for participants that they can enjoy living in.Spaciousness:“Between stimulus and response there is a space. This is now of the most eye-opening episodes I have recorded. Its alternative title or subtitle would be: CAN ARCHITECTURE BE A 9-5 JOB? Some time ago, one of the biggest architecture studios posted a job offer, with one of the requirements being: 'no 9 – 5 mentality'. It got a lot of attention in social media and made many people question the current working ethics. One of the loudest voices of this discussion belongs to Jake Rudin: https://www.linkedin.com/feed/update/urn:li:activity:6832783241913745408/ (LinkedIn post) Jake is a strategic thinker and designer and member of the Adidas Advanced Creation Technologies team. He is also the co-founder of Out of Architecture — a career consulting firm started by two Harvard-educated professionals interested in exploring the value of their skills both in and out of the architectural profession. His main point (according to my understanding) is that all architects & designers, especially the young ones, should be fairly paid for the work they do. They should value their competence, knowledge, years spent at the university education and vast palette of skills. He summarized: I'm so disappointed in architecture. I love the art, I love the work, and I love the people. The profession as a whole needs to be corrected. I can't save the profession, but I can help individuals. It reasoned with me a lot — good working conditions and people centered approach is something that is important to me. And I do agree, that we, young professionals, should value our skills. The end result of my thinking is this episode. We discussed:

Pan-African Social Ecology: A conversation with Dr Modibo Kadalie This week, we're happy to air a conversation I had with the author and activist, Modibo Kadalie, author of Pan-African Social Ecology as well as Internationalism, Pan-Africanism and the Struggle of Social Classes. A version of Dr. Kadalie's conversation with Andrew Zonneveld of OOA! Publishing, entitled Pan-Africanism, Social Ecology and Intimate Direct Action appeared up in the recently released collection Deciding For Ourselves, edited by Cindy Milstein out from AK Press. Dr. Kadalie has also been involved in political organizing including resisting the draft of the Vietnam War, labor organizing in Detroit and Memphis, ecological protest, community self defense in Atlanta and currently is working on writings about ecology and living in the territories of southeastern Turtle Island, including those of the Creek and Seminole peoples, and working at the Autonomous Research Institute for Direct Democracy and Social Ecology in Midway, Georgia. In this hour, Modibo talks about autonomous community organizing, the contradictions between the survival of the species and capitalism, CLR James, his read on Pan-Africanism and Social Ecology, the pandemic, and direct democracy. We also talk about Geechee history in south so-called Georgia, the weaknesses of nationalism, hierarchy and revering individual historical figures and the strength of spontaneity and community action. This conversation was recorded before the killing of George Floyd and but after the increased awareness of the killing of Ahmaud Arbery nearby to Dr. Kadalie in Glynn County, GA, which reflects in the discussion. Modibo shares some criticisms of official Black Lives Matter, liberal cooptation and the veneration of representative leadership. . ... . .. Songs used in this episode: Marvin Gaye - Mercy Mercy Me (The Ecology) - What's Going On Quincy Jones - Everything Must Change - Body Heat Sam Cooke - A Change Is Gonna Come - Ain't That Good News

Ahhh, it's that time of year again, Summer OR, the greatest party in the outdoor industry. I mean, the highbrow gathering of outdoor industry professionals clinking Stanley shot glasses of fine whiskey lemonade over conversations of comparitive cuben fiber products, recent epics, and athlete sightings. It's a fast and frazzling 4 days of wicked awesome gear, friends, and beer. All the beer. And, yes, sometimes whiskey. But, mostly beer. OR moved to Denver last year and our little OOA team has yet to make the trip. GEAR:30 Big Enchilada Buyer (official position title), Chase Moffett, did make the trip along with a small shop contingency, and reported back to us covering some of the fresh gear coming into GEAR:30, trends, and navigating the new mile-high facilities. On The Docket, Adventure News, Worth Listening, Worth Watching, Quote of the Week, Outdoor Jukebox and more, all on episode 312 - OR Recap. Enjoy!

8pm CST-- Join Ed & Traci onan hour earlier with a report on this year's PSG fest!! 9pm CST--Join Over to Oberon and Ariel (OOA) with this week's interview: Shanddaramon a Pagan children's author. He is a published writer, composer, and poet and is the author of several books and articles on living and being a modern Pagan. He lives in the Boston, Massachusetts, area with his wife, daughter, and 2 cats. When not writing, he is a Professor of Music and teaches classes at a local college. He has often sought ways in which to combine his interest in the arts with a growing interest in the mystical and, specifically, through Paganism. He applies these skills through his art and writing and through services such as divinatory advising, pastoral counseling and ritual work. Combining the arts with mysticism, he has created classes and workshops for others with similar interests and has led rituals for organizations and individuals.
