And for a grassroots organization, the beloved annual tradition requires extensive amounts of support from the city of Portsmouth. Do you like spooky reads, or do you tend to steer clear of anything too creepy? In Episode 298, Jen and Ashley share our favorite books for the season, and we talk about what makes the perfect fall read. We start with our Bookish Check-in: Ashley is listening to Thorn Season (Bookshop.org | Libro.fm) by Kiera Cass, and Jen's revisiting Richard Matheson's I Am Legend (Bookshop.org | Libro.fm). Then we each bring a fall pick to the table: we share about Megan Bannen's The Undertaking of Hart and Mercy (Bookshop.org | Libro.fm) and Adriana Mather's How to Hang a Witch (Bookshop.org | Libro.fm). Both picks have ghosts, magic, and just enough spookiness to feel seasonal without being nightmare fuel.   Just a reminder that if you purchase books using our affiliate links for Bookshop.org and Libro.fm, or if you shop on Bookshop using our Unabridgedpod shop, we get a small percentage of those sales, which supports us and the companies.   We wrap things up with a Lit Chat question about DNFs: do you finish every book you start? SDA HOUSING
EPISODE 324 - Victorian Govt NDIS Group Homes

SDA HOUSING

Play Episode Listen Later Sep 22, 2025 22:35

In this episode, Debbie welcomes back Kevin Chen from Paramount Disability Homes for a conversation about the status of the Victorian Government NDIS Housing Crisis. This major crisis is unfolding in Victoria as state government subsidies for group home support workers which have already ended at the end of 2023, have leases for these properties set to expire on 31st December 2025. This impacts approximately 5,000 NDIS participants currently residing in 600 to 700 state government-owned group homes, many of which were grandfathered into the SDA system as 'Basic' level dwellings as early as 2016, lacking modern accessibility features (not meeting IL, FA, Robust, or HPS standards). These homes have operated since pre-NDIS times (before 2013), with residents often being in their 50s and 60s, having lived there for 20-30 years with the same support workers. A significant hurdle is inadequate funding. Undertaking plan reviews for 5,000 people to get funding uplifted is a massive operational challenge, with no clear process or guarantee of success. There's a risk participants could be rejected or have their SDA funding removed entirely, especially if they are elderly, leaving them with even fewer housing options. While there is an oversupply of new SDA properties in Melbourne's outer suburbs (northern, southeastern, and predominantly western), the affected participants, who have lived in inner and middle-ring areas for years, wish to remain in their current locations. Providers moving to outer areas risk losing many clients. Furthermore, support workers are reluctant to travel to these outer suburbs. The inner areas, where most group homes are situated, have a greater abundance of apartments than houses, limiting suitable housing options. This geographical gap between where the housing is and where the demand is, particularly for houses over apartments, is a major barrier to relocating the thousands of displaced residents, as the NDIS is not expected to universally uplift funding for basic-funded participants anytime soon. For investors with empty SDAs around Melbourne, more specifically, by taking on tenants with lower initial funding, investors can secure occupancy while helping residents, with the long-term potential of significantly higher rental income once the participant's SDA funding is successful.-------------------------Send us a textNDIS PROPERTY AUSTRALIA:Our team conducts thorough research on Specialist Disability Accommodation (SDA) and provides appropriate technical advice through premium and strategy-based solutions. We also use complex feasibility calculation spreadsheets to help investors understand the expected annual income of an SDA dwelling, the timeline stages of construction of their property, as well as revealing the hidden costs. Fusing elements of nu-metal and metalcore from both past and present, Resider's aggressive and emotive sound is one that's already capturing the attention of heavy music fans. Since releasing their first single "SPORE BREATH" back in 2022, Resider has continued to hone their craft, building an audience through energetic live shows and powerful songs. That hard work has led to a big 2025 so far for the band. In February, Resider announced their signing with Overshadow, releasing multiple singles leading up to the release of SHADE. One of those singles is "Gasfight," which is nearing 100,000 streams on Spotify alone as of this episode's release. On August 2nd, Resider will perform at Brick by Brick in San Diego, California for their EP release show with The Undertaking!, Hyper Vigilant, and Fire & Flesh. On this episode, AJ Loera (guitar) and Will Wehrung (vocals) talk with Mike about how they got into heavy music, including influences and inspiration ranging from the likes of Linkin Park, to All That Remains, Parkway Drive, and Void of Vision, developing their sound with Resider, linking up with Joe Tichy and Overshadow, making a cohesive creative output with SHADE, music as a way to express darker emotions, and more. The Statue of Liberty was inspired by Nubian funerary statues, making her likeness more akin to ancient Egypt than to more modern Rome, which itself certainly inspired the Lady in the form of their goddess Libertas. Roman and Greek architecture can be seen all throughout the western world, espeially at the U.S. District of Columbia. Egyptian antiquities played, as with many other powerful cultures, a significant role in the forming of now iconic 'American symbols' too, including the Eagle or Phoenix. The pyramid on each dollar harkens to the ancient world, as does the Eye of Providence, and the various latin phrases Annuit cœptis, E Pluribus Unum, and Novus ordo seclorum - 'he favors our undertaking', 'out of many one', and 'new order of the ages'. The masonic influence in the formation of the United States is either confusing, irrelevant, or sensational, but it is rarely if ever viewed in its proper context. *The is the FREE archive, which includes advertisements. A 77-year-old prisoner has accused prison guards of beating him and is undertaking a hunger strike. Corrections says Dean Wickliffe refused to enter his cell, threw an item at guards and was injured after taking up a fighting stance. It says one staffer involved is not at work - and appropriate action will be taken if staff don't meet standards. Wickliffe hasn't eaten for 10 days. His lawyer, Annette Sykes, says he was beaten badly. "Photos have been released that show, quite clearly, that his version of events has some veracity."
