Slam the Gavel welcomes back Deanna Kloostra to the podcast. Deanna was last on Season 5, Episodes 60 and 201. Today we discussed the case of 14 year-old, Emily Pike, a teen who was missing and found murdered in Arizona. Deanna talked about the group homes, foster care and CPS that contribute to unhappy children and families that suffer through the systems. Talking at length about being a Program Director for group homes, being under staffed and unsafe, Deanna explained from her experiences what really goes on in these group homes. CPS will remove a child from a fit home (or not), and place them in a group home. Most often this child is unprepared to handle what goes on when meeting other violent individuals in these homes. By six months the child can't handle it, so staff refers to a psychiatrist who diagnoses, places the child on medication, and now the child is labeled, "mentally disabled," and is now worth more money to the Title IV-E system. This episode was from a recent trip in mid February down in Melbourne. Minh visits the office of Paramount Disability Homes, and spends 2 days with the boys in their office. Kevin and Jonathon sits down to talk about Box Hill, a hidden gem of a location for SDA demand with a very strong location factor too! Being an inner east suburb of Melbourne, this location offers a great opportunity for any investors who are able to secure an SDA dwelling to provide SDA accomodation to the many SDA participants residing in Group Homes. There is absolutely ZERO supply of SDA dwellings on the ground (small unit project coming in one year yes), and there would be about 60 group homes with SDA participants in them, with also a half a dozen homes with SDA participants ready to move out "today" if there were any SDAs available. Minh also asks Kevin the process of going from basic or group home SDA funding, to be converted to 3 resident funding in a house, to then the possibility of 1 resident funding for an apartment. This is particularly important to listen to as Minh brings a different perspective of hunting for brand new empty apartments which are currently available in the area, which could be assessed and slightly modified, then enrolled into the NDIS, as potentially one bedroom or two bedroom single residents for SDA accommodation. For anyone looking to invest in something in Box Hill, please give our team a call to discuss if any such opportunities exist - 1300 254 397 or email us via info@ndis.property-------------------------------------------------LEAVE US A GOOGLE REVIEW!SDA ADVISORY SERVICEShttps://www.sdaadvisory.com.auSDA RESEARCH REPORTShttps://ndis.property/reportsEBOOKS:www.robustdesign.com.auwww.highphysicalsupport.com.auwww.improvedliveability.com.auwww.fullyaccessible.com.auSend us a textNDIS PROPERTY AUSTRALIA:Our team conducts thorough research on Specialist Disability Accommodation (SDA) and provides appropriate technical advice through premium and strategy-based solutions. Are unlicensed Group Homes legal? The answer is YES—anywhere in the United States! Operating an unlicensed Group Home means following the same rules as any landlord. While some residents may require licensed services, those can easily be outsourced. However, there's a grey area: not all officials adhere to federal anti-discrimination laws. In rare cases, local authorities may overstep, but knowing your rights is crucial. Jeanette, a Group Home operator in Texas, faced discrimination but stood her ground. After legal proceedings, the city paid her $30,000 in damages. Now, her business is thriving with improved local government relations. Want to know more about protecting your rights and scaling your business? Dive into THE GOLD COURSE for proven strategies and legal insights!

Maternity group homes for young pregnant women and mothers who are homeless or lack support have existed in the United states since the 1800s. The number of these group homes declined starting around 1970 after the U.S. Supreme Court made birth control legal through two landmark decisions. But the number of maternity homes has grown by nearly 40 percent in the past two years. We talk with the reporter whose recent feature in the New York Times “These Maternity Homes Offer Sanctuary, but It Can Feel Oppressive” highlights how some of these homes in Florida are licensed and regulated, and are subject to oversight and inspections — while others don't face oversight or inspections that are made public.

In response to the ‘Sagamihara Stabbings', Kanagawa Prefecture has set a goal of “realizing a society where we can live together,” placing emphasis on a shift away from welfare policies that require people with disabilities to spend their entire lives in facilities, and promoting a shift to community living. However, in reality, there are many cases where attempts to open group homes (GHs) have been met with opposition from residents and forced to abandon plans. “We won't let them do it unless everyone agrees.” At an information session for a GH for people with disabilities scheduled to open in Kanazawa Ward, Yokohama, residents repeatedly voiced their opposition. Slam the Gavel welcomes Leslie Carrington to the podcast. Leslie came onto the podcast to share her story, a story shaped by the often-overlooked trauma within the FOSTER CARE system. Foster care taught Leslie to ADAPT, but it also subjected her to an underlying current of TRAUMA that has left lasting imprints on her journey. Moving through different homes, each adjustment brought not just change but a layer of emotional TURMOIL that only those who've experienced it can truly comprehend. ACCOUNTABILITY wasn't just about actions; it also meant navigating the emotional fallout of an unstable upbringing. Beyond Leslie's personal journey, her passion is fueled by a profound empathy for the trauma suffered by children within this CORRUPT system. Leslie has witnessed the anguish of those who've endured SA, and it's disheartening that PROTECTIVE MEASURES aren't always in place. The pressing question remains—WHY do judges sometimes allow this to persist? In conclusion, Leslie's path through Foster Care has etched a deep belief in the power of change. It's a journey marked by trauma, but it has also propelled her to encourage others to share their stories. By advocating for accountability, addressing the systemic issues, and offering a space for healing, she aims to shed light on the profound importance of support for those who have faced the darkest aspects of adversity. Leslie encourages all to speak out of their own experiences in the Foster Care system in order to bring empowerment, and to aspire to create a brighter future for all our children. To Reach Leslie Carrington: dismantlingfamilycourtcorruption.com(https://www.buymeacoffee.com/maryannpetri)http://www.dismantlingfamilycourtcorruption.com/Support the showSupportshow(https://www.buymeacoffee.com/maryannpetri)http://www.dismantlingfamilycourtcorruption.com/
Embarking on an 18-year real estate journey, Jim dabbled in fix-and-flip projects and aspired to build lasting wealth as a landlord. When COVID-19 disrupted his rental properties, he sought a resolution without offloading his assets. Turning to the GOLD COURSE, Jim reshaped his strategy. Within a year, he had established 10 properties, marking a successful shift in his approach. Like his thriving peers in the Group Home arena, Jim partnered with non-profits, acknowledging the escalating demand for this housing format. Overseeing construction on 8 additional houses using the Group Home Riches model, Jim leads property construction. By renting on a per-bed basis, he efficiently aids more individuals while managing construction. With an expanding property portfolio aligned with Group Home Riches' community impact vision, Jim, despite owning 10 properties, spends just about an hour checking on them. His tenant-centered approach has fostered a lengthy waiting list, spurred by commendations from non-profit referrals. This housing model's allure lies in its simplicity: providing suitable living spaces without certification requirements or service provisions. Networking, integral to Jim's success in prior real estate endeavors, facilitated smoother negotiations with landlords, even at higher rents. Implementing GOLD COURSE strategies, he appointed a House Manager to streamline property inspections, tenant concerns, and maintenance. Initially eyeing 100 traditional rental properties, Jim's discovery of Group Home Riches altered his trajectory. Recognizing its palpable benefits, he now aims for 100 Group Homes, striving not only for wealth accumulation but also enduring community impact. His dedication extends further; Jim's fundraising initiatives support individuals at treatment centers, ensuring their stay in his homes. Meet Gladys, originally from Kenya, who experienced poverty and found motivation in assisting homeless individuals. A traditionalist at heart, she believed that education and working multiple jobs would pave the way for a comfortable life. However, while raising her children with these convictions, the struggle became intense. As with many families, owning their own home was a cherished dream for Gladys. But she soon realized that the real estate market's prices exceeded what she could afford. When she found a property she loved, she offered $10,000 more than the asking price to seal the deal, and it turned out to be a lucrative move. The property's appraisal shot up by over $50,000 in value. This successful endeavor opened Gladys' eyes to the profitability of real estate without arduous labor. Her excitement led her to transition from a 'Licensed Group Home' to an 'Unlicensed Group Home Model,' seeking a way to manage housing that demanded less time and fewer regulations. Discovering Group Home Riches during her internet searches, she adapted her housing model accordingly. Embracing the insights from the GOLD COURSE, she efficiently navigated Nashville's stringent code compliance, defending this business model with skill and confidence. Gladys has benefited significantly from this housing venture, now overseeing 7 properties. She is in the realm of multi-million-dollar real estate holdings based on her current property portfolio. Kieraah's housing journey began as a supervisor, aiding women facing domestic violence challenges. The pursuit of safe housing for these individuals in the social work and mental health fields is often a formidable task. The daily exposure to the housing crisis deeply affected Kieraah, igniting her determination to provide shelter and care to those experiencing homelessness. Her vision was to address the demand for affordable and safe housing, a glaring need in the face of limited supply. Part of her job involved evaluating tenant records. Kieraah quickly realized that a poor credit score doesn't define a person's character; it often reflects past mistakes. Her compassionate nature led her to listen to their stories without judgment, understanding individuals beyond their records. Starting in this housing field, Kieraah faced numerous rejections. Each 'NO' served as a steppingstone in her journey. Rejections trained her in dealing with landlords, making her proposition more appealing by demonstrating the efficiency of this housing model. Her negotiation skills led to a significant win – a landlord who saw the value in this model, ensuring a steady monthly rent. Her success story largely credits the insights from the GOLD COURSE. Kieraah's remarkable journey is a testament to the possibility of venturing into this housing business without property ownership, an opportunity she discovered through her visit to www.grouphomeriches.com. She now efficiently manages three Group Homes, all without owning the properties.

From the quaint town of Kinston, North Carolina, emerged an unexpected advocate for a unique business venture - Lonnie. Hailing from a family with diverse professions but a shared aspiration to "Give Back," Lonnie embarked on a quest to provide housing solutions to those in need. Thus began his journey with the Group Home business. For over a decade, Lonnie thrived as a dedicated teacher, coach, and teammate. The art of teaching, imparting knowledge, values, and transforming lives, fueled his passion. However, the urge to do more, to contribute further to his family, himself, and the community, kindled within him. Lonnie took a bold step, transitioning from teaching to a new chapter. In a world where inflation hinders many from affording housing, Lonnie sought solutions. This quest led him to Group Home Riches, a transformative business model. Not only does it empower community impact, but as podcast testimonials affirm, it's a pathway to increased profitability - a win-win for all. Contrasting the substantial investment often required in real estate, Group Home Business stands out. Affordable courses encompassing comprehensive learning provide a gateway to real estate investment. Lonnie's Group Home journey was marked by tireless research. Countless hours were devoted to contingency planning, ensuring readiness for any scenario. Understanding that sustainable monthly rental income sometimes eludes traditional approaches, he recognized the potential in group home operations. Landlords benefit from steady cash flow, a relief from mortgage concerns. In his pursuit of self-improvement, Lonnie uncovered a game-changing book, "Your Mind Can Cure." This pivotal discovery transformed his perspective and fueled his desire to reach untapped potentials. Lonnie's story teaches us that remarkable transformations begin with a yearning to make a difference. We get a LOT of questions here at Group Home Riches, and one of the most common is... How do I start if I don't have a property or the funds to get one? Because, this is the Group HOME business...obviously you need the actual house first right??? WRONG 2 years ago Terence was just a young guy scraping by with a passion to help his community. He did invest in some of our PRODUCTS like the Gold Course and our Coaching program, but after that, he did not have much left to invest and definitely not enough to a purchase a home. He followed our instructions to the letter, started networking with local organizations in desperate need of landlords (or FUTURE landlords) like himself willing to work with his clients. By doing that, he built up enough confidence in himself and his future business that he was able to find a few struggling landlords tired of making a measly $200 per month on their rentals (in a good month) to work with! They saw all of the legwork he had put into the business so far and he was a pro at answering all of their questions about the biz. It was clear that he had done his research, had referral sources lined up, and was going to be successful at this so it was an absolute no brainer for these landlords to strike a deal with him! Fast forward 2 years later and Terence just opened his 5th house using this strategy!! Join us as we catch up on his progress since our coaching program, hear his inspiring story, and also talk about the future of his business. Make sure to like and subscribe if you love hearing stories like this, and if this sounds like the perfect business for you head to www.grouphomeriches.com to start your very own path to Group Home Riches today!

Slam the Gavel welcomes Kajal Emmett to the podcast. Kajal Emmett was born in New Delhi, India. Before the age of 4, she was abandoned and left in the street where she took train after train trying to make my way back home. Eventually Kajal was picked up by a police officer and brought to an orphanage in Asharan, India. At the age of four, she was then adopted by an American family. Being placed in foster care when she was just 15 years old, she remained there until aging out of the system at 21. Kajal is the only foster child who has completed the entire Elks Aidmore program. Kajal's passion in life is to fight for the rights of young foster children in the system. She understands what it's like to be in Foster Care. Kajal wants to provide opportunities for these young children to have and share their voices as well as be a positive example for them to navigate through the system. Kajal is also ready to take on all challenges that come along with advocating for Foster Care children. Sharing her story of living in a Foster Home and what happened in her life that then led her to running away and ending up in a Group Home, Kajal's story is so unique. We discussed how victims end up being punished and the offenders rarely get punished, "the one getting abused gets locked up." Why is life so unfair and so unfortunate for children in Foster Care? Children in Foster Care are conditioned to live in survival mode at all times while walking on eggshells to please the Foster Parent. These children have suffered so much trauma in their young lives to only relive it when being pulled out of one foster home and be placed into another group home. Kajal wants to thank Jesus for leading, guiding and protecting her to be on the right step. She is so grateful to Jesus for allowing her to go through what she went through so she can help other kids who have been affected by the foster care system. It's time to TAKE A STAND. "What then, shall we say in response to these things? If God is for us who can be against us," Romans 8:31).To Reach KK Emmett: www.rescuethefosters.org, 770-861-0898 RescueTheFosters@Proton.me Rumble "INSITE" Podcast, Thursday 7:30pm EST INSTAGRAM: kkemmett5, TWITTER: kkemmett28, TikTok: kkemmett28This episode of Slam the Gavel is sponsored by CPSprotect Consulting Services.
