POPULARITY
Guest post by Paul Grant is a successful serial entrepreneur and co-author of Money Remixed: The 14 Steps to a Wealthy Mindset Entrepreneurship is often seen as a one-size-fits-all path paved by grit, hustle, and visionary thinking. But in reality, every entrepreneur approaches their journey differently - some lead with logic, others with empathy; some thrive on data, others on instinct. So, what if there was a way to identify your natural tendencies and better understand how they shape your decisions, leadership style, and success? Why an Entrepreneur Personality Can Unlock Success Using Colours to Determine your Personality A popular means by which to categorise and determine your own entrepreneur personality is through colours - Red, Yellow, Blue, and Green - that each represent distinct behavioural styles and, through understanding this, help individuals and teams improve communication, performance, and self-awareness by understanding their strengths and potential limiters. Here's a quick snapshot: Red - Action-oriented, direct, competitive, driven by results. Yellow - Creative, social, optimistic, energised by people. Green - Analytical, detailed, thoughtful, committed to quality. Blue - Empathetic, loyal, harmonious, motivated by values. Your Personality in Action: The Entrepreneurial Edge Understanding your entrepreneur personality can be a game-changer when starting or scaling a business. Here's how: 1. Self-Awareness = Better Decision-Making Entrepreneurs face constant decisions under pressure. A Red might lean toward quick, bold moves, while a Blue might pause to ensure alignment with core values. Neither is right or wrong - but being aware of your natural style helps you balance instinct with intention. 1. Building a Balanced Team Knowing your own strengths and potential limiters also helps you build a team that complements your blind spots. A Yellow founder may be great at pitching and motivating but struggle with follow-through - partnering with a Green co-founder can add structure and logic. This diversity reduces friction and enhances collaboration. 1. Communicating More Effectively Whether it's pitching to investors, leading a team, or serving customers, communication is key. Each colour-led type communicates differently: Reds are blunt, Yellows persuasive, Greens precise, and Blues compassionate. Understanding these styles helps entrepreneurs tailor their messaging to different audiences, improving clarity and trust. 1. Managing Stress and Triggers Entrepreneurship is stressful - and under pressure, what may have previously been our strengths can become potential limiters. For example, a Red might become overly controlling, while a Blue may avoid confrontation. Recognising these patterns helps entrepreneurs manage stress proactively, using personal intervention techniques to stay grounded. Real-World Example Consider a startup founder with dominant Yellow traits. They're visionary, energetic, and thrive on networking, but often get distracted by new ideas and struggle with follow-through. By understanding their profile, they can put systems in place - such as accountability partners or structured planning sessions - to keep projects on track. Just as importantly, they can hire a Green or Blue operations lead who brings detail-orientation or people sensitivity to the team. Together, this team becomes more than the sum of its parts: complimenting each other's strengths and managing their potential limiters. The Bottom Line Success in entrepreneurship isn't just about what you do - it's about how you do it. Understanding your entrepreneurial personality boosts self-awareness, improves team dynamics, and reduces costly missteps. By leaning about your strengths and managing your potential limiters, you'll not only grow your business - you'll grow as a leader. In this episode, repeat guest speaker Paul Grant from Axis Lending joins us once again, this time to discuss recent changes to the lending requirements for NDIS loans. In October, the major lender came out with a bunch of new lending rules effectively excluding around 75% of borrowers from being able to qualify for a loan to invest in SDA housing. There are various reasons for this, and Paul talks us through some of these reasons and what the new lending rules are, including several postcodes around Australia that have been banned (to be reviewed in March). If you are looking at an SDA property investment, and wish to get a loan from the main lender, who up to this point has financed around 95% of all NDIS loans, listen on to understand whether you will still qualify, or not, and what some alternatives may be.SDA RESEARCH REPORTShttps://ndis.property/reportsEBOOKS:www.robustdesign.com.auwww.highphysicalsupport.com.auwww.improvedliveability.com.auwww.fullyaccessible.com.auGOALS:It is our goal to see Participants with high-needs disabilities being appropriately housed in accommodation that is right for them. Around 1989, McBroom formed the band Blue Pearl with record producer Youth, singing, playing some keyboards and co-writing all of their material. As part of Blue Pearl, she had several hit songs in the early 1990s, including "Naked in the Rain" (UK #4 in July 1990), "Little Brother" (UK #31 in October 1990), and a cover version of Kate Bush's "Running Up That Hill", all taken from the album Naked, released in 1990 on the Big Life label. Subsequent singles included "(Can You) Feel the Passion" (UK #14 in January 1992). She currently tours the world singing with various bands and has recorded a second Blue Pearl album with Youth. Following on from Episode 210, Paul Grant from Axis Lending returns, where previously discussed was all things NDIS finance , Paul once again sits down with Minh in our Brisbane office to talk about the process of obtaining finance for an NDIS investment property if planning on using one's SMSF (Self Managed Super Fund).Building a property within your SMSF is a far more complex process as, by law, an SMSF cannot take on a construction contract and 2-part H&L contract. Minh and Paul go through the step by step process in setting up and implementing compliant strategy which is approved as per the SIS Act, issued by the ATO. Paul explains the process to get around this legality and the additional costs involved, when engaging a third party service that will 'wrap up' a two part contract H&L package, for NDIS, into a one part contract 'completed' SDA home.Such "Bridging Costs" for the SMSF would cover:- deposit- application fee (to third party)- legal fees 1- legal fees 2- legal fees 3- land tax- valuation fees- finance application fees- 12 months interest payments in advance - stamp duty 1- stamp duty 2- lenders mortgage insurance (LMI)- other purchase costs- other finance costs- valuation shortfall (if applicable)Beforehand, an investor needs to do the following before beginning an SMSF for SDA:- seek independent financial advice (financial planner)- setup SMSF (accountant)- setup BARE TRUST (accountant)- seek legal advice (solicitor)- sell down funds from current super- rollover funds into cash bank account- engage a third party to convert a 2 part contract, into a 1 part contract (if applicable)- seek finance pre-approval (NDIS lender) Why invest in SDA property via SMSF?SDA Property offers a great investment option for people approaching retirement who are wanting to avoid investments such as the stock market, or underperforming retail and industry funds.Self Managed Super Fund and NDIS property investment rules permit Australians to invest in NDIS property as part of a diversified asset allocation strategy.Using SMSF to buy SDA property is a ideal way to invest in residential property achieving very high rental yields with an ethical investment.Website - https://www.axislending.com.auContact - info@axislending.com.au--------------------FOLLOW US ON:LinkedIn InstagramFacebookCONTACT:Please feel free to call us on 1300254397 to talk to one of our friendly staff, otherwise, just pop on over to our website to find out more info on:www.ndispropertyaustralia.com.auDISCLAIMER:Information contained in this podcast is general in nature only. Flying all the way from Perth to Brisbane for a 3 hour meeting, we have Paul Grant from Axis Lending. He must not have heard of Zoom! Just kidding, what a wonderful gesture, thank you Paul!!!Paul sits down with Minh in the office to discuss the process of obtaining finance for an NDIS investment property, and whats needed to understand from an investor's perspective. He explains why the main banks and lenders are not currently lending for SDA and everything the investor should be aware of from fees to valuations and time frames involved in the entire process, from pre qualification, or borrowing capacity determination to final approval. As finance is the most important part of the purchase process, we cannot emphasize enough the importance of getting this critical stage sorted out, before you even go shopping for a SDA property. This process normally take 1-3 weeks, for BORROWING CAPACITY, then preparation of docs and assessment, to achieve PRE-APPROVAL. Then the VALUATION process is 5 or so weeks, then the FORMAL APPROVAL is being worked on, and then another 2-3 weeks to arrange for SETTLEMENT (assuming blocks are titled and ready). Overall, the total process should be about 10 weeks, and most likely 12 weeks if waiting on EQUITY RELEASE from the current home loan lender. Thus the reason why "FINANCE" is the most important step in your journey of SDA acquisition, because there is so many moving parts to achieve the ultimate goal, which is FORMAL APPROVAL.Website - https://www.axislending.com.auContact - info@axislending.com.au--------------------FOLLOW US ON:LinkedIn InstagramFacebookTwitterGOALS:It is our goal to see Participants with high-needs disabilities being appropriately housed in accommodation that is right for them. I first met Ben last year, while running for Kaysville City Mayor. He was kind enough to share his candidate experience and lessons learned in public office. My connection to Ben is through a mutual friend (Paul Grant) and my sister-in-law with whom he grew up in West Bountiful. Ben has served as a County Mayor, State Senate Representative, and U.S. Congressman. As a city Mayor I was pleased to learn that Ben's passion is for local public service. Advocating for his neighbors, and friends within his community is where he finds the most satisfaction and joy. In this episode, one of the things we discuss is the SL County Mayor/Commission form of government versus the Davis County three-member Commission and the differences between the Counties. As a new Mayor, I appreciate the opportunity to listen and learn from as many people as possible. My goal is to show how Kaysville City works by sharing interviews with residents, business owners, neighboring cities, counties, government agencies, political organizations, the state legislature, and Utah's Congressional leaders.

The prayer/intention used for Confirmation Bias, as heard on Episode 1, Season 2 of Learning How to See. Brian: Source of all truth, Mike: help me to hunger for truth, Gigi: even if it upsets, modifies, or overturns what I already think is true. Paul: Guide me into all the truth I can bear, Brian: and stretch me to bear more, Mike: so that I may always choose the whole truth — even with disruption — Gigi: over half-truths with self-deception. Paul: Grant me passion to follow wisdom wherever it leads. © 2021, Brian McLaren
Eric Carlsson interviews friend and fellow UW history alumnus Paul Grant on Paul's new book, Healing and Power in Ghana: Early Indigenous Expressions of Christianity (Baylor, 2020). Paul shares about his upbringing as a missionary kid, his fascination with the Gold Coast, and his efforts to try to understand both missionaries and Ghanan Christians on their own terms. The book, and this discussion, shed light on major themes in the history of global Christianity--a subject American Christians all too often ignore. Paul Grant is a lecturer in history at UW-Madison, UW-Platteville, and North Park University, and he resides in Madison with his family. The UpWords Podcast is produced by Upper House. Music is by Micah Behr, audio engineering by Andy Johnson, graphic design by Madeline Ramsey.
On this episode of Sanity, Dr. Jason Duncan and Dr. Paul Grant dive into Recovery-Oriented Cognitive Therapy, a new approach to cognitive therapy specifically designed to increase outcomes for those with serious mental illnesses, such as psychotic disorders. Dr. Grant explains how the focus of recovery-oriented cognitive therapy is on addressing negative beliefs an individual might have about themselves, others, or the future and building more adaptive “modes” of thinking by uncovering beliefs they have when they are at their very best. Through this treatment, individuals increase their sense of purpose and gain empowerment over their lives, which is often absent for those spending lengthy periods of time in psychiatric hospitals. This therapeutic approach is relatively new (past 10 years), however, initial study findings and past research on the various aspects of the model are promising. Dr. Grant also explains how this form of treatment can be useful for individuals with anxiety disorders, depression, or people who want to gain a deeper sense of purpose in their lives. Tune in for a great episode on a new therapeutic approach!
