Join us this week as we sit down with Hanshi Michael Calandra. A 10th Dan in Isshin-Ryu Karate, Hanshi Calandra spent 22 years with the NYPD. He retired in 2010 as a Detective in the Intelligence Division. Hanshi Calandra is certified in FBI defensive tactics, and has taught numerous martial arts students and taken law enforcement seminars through the United States. He is also the founder of P.C.C.T (Institute for Police Control and Cuffing Techniques). Hanshi Clanadra was the Chief Instructor of the Seishinkan Martial Arts Dojo in New York for over 35 years and after relocating to Wittmann, Arizona, has continued teaching in his new dojo - Seishinkan West. Hanshi Calandra is an internationally recognized instructor and has taught seminars in China, India, Europe, South America, and the US. Black Teaming is a type of security assessment that simulates an attack on an organisation, including tactics such as physical intrusion and social engineering. They provide real-world examples, discuss the limitations of common security measures, and touch on methods for improvement. Forensic title expert Joe Grabas was our special guest for Episode 5 of our second season of Title Nerds, joining co-hosts Mike O'Donnell and Bethany Abele. Joe is a certified title professional, and the Director and Chief Instructor of the Grabas Institute for Continuing Education. He is also the author of “Owning New Jersey: Historic Tales of War, Property Disputes & the Pursuit of Happiness.” Mike asked Joe to talk about tidelands issues, a particular concern in New Jersey since the State of New Jersey has rights to the land not only currently flowed by the tide, but formerly flowed by the tide, creating unique challenges for homeowners who may not see any apparent water anywhere near the site; the State of New Jersey may still claim ownership of a large share of that property. Joe emphasized the importance of always ordering a wetlands survey and a land survey upfront when contemplating the purchase of any property, as both a title issue and a regulatory issue. Joe also discussed how the NJDEP handles bulkhead bumpouts for waterfront development, another thorny issue, as well as how hearings before the Tidelands Bureau, which considers applications for tidelands grants, are conducted. Bethany then interviewed Jim Mazewski, an associate in our Title Insurance practice, about Hillary Developer, LLC v Security Title Guarantee Corporation of Baltimore in the New York Appellate Division, 2nd Department, a published decision at 219 A.D. 3d 815 (2023). Jim explains the complicated details of the case, wherein a Defendant sold property to Hillary Developer under an alternate name, which property had already been sold to a different buyer at a sheriff's sale to satisfy a judgment. Hillary Developer later filed suit against three parties including Security Title, which had issued Hillary a title insurance policy, alleging that it had not been informed of the judgment's existence. Security Title then brought claims against its issuing agent, SSS Settlement, for fraudulent concealment and prima facie tort, alleging intentional harm and malice. SSS Settlement moved for dismissal of the claims, which was denied by the trial court but reversed and dismissed on appeal. Barry Gray (Baz) is a modern-day explorer and adventurer specialising in extreme cold climates. Barry is currently planning the Solo Unsupported and Unassisted crossing of the Antarctic continent from Coast to Coast in 2024, a journey still yet to be completed, if successful, this will be a world first. Barry was always an adventurous spirit growing up, very much the outdoor type. He enjoyed almost every type of sport and excelled in quite a few of them. His true-life adventure started as a 16-year-old when he applied to join the Royal Marine Commandos. Before he reached his eighteenth birthday, he had completed the world's toughest military basic training course and took his place amongst the UK's finest soldiers. The Royal Marines are the UK's specialists in Mountain and Cold Weather training. All Royal Marines go through this training but it's a unique and special group of marines that deliver the training, they are known as the Mountain Leader Branch. Barry applied for the gruelling and extremely challenging course in 1998 and was a fully trained Mountain Leader instructor 10 months later. Barry then went on to become the Chief Instructor of this very special group in 2007. Barry's career saw him deployed on Operational tours to Northern Ireland, Kosovo, Iraq, and Afghanistan. As a Royal Marine and Mountain Leader, he has travelled the globe including the Himalayas, Norway, European Alps, The Andes, USA, Oman, Brunei, and Antarctica to name but a few. Barry decided to leave the Royal Marines in December 2016 after 26 years, achieving the rank of Regimental Sergeant Major (RSM). Amongst his passions are polar history, especially the heroic age, and in 2013 he took part in the successful Shackleton Epic expedition in which he was part of the team that authentically re-enacted Shackleton's 1916 escape from Elephant Island and crossing of South Georgia. One of the most remarkable Survival stories ever told. The journey can be seen as a three-part documentary on Discovery Channel called “Shackleton Death or Glory” Barry also skied Solo and unsupported to the South Pole in 2018-19 covering 730 miles in only 38 days making him the third quickest person in history to do so. This was part one of a two part plan to be the first man to ski Solo and Unsupported, without any assistance, to cross the entire Antarctic continent from sea to sea via the South Pole. This attempt is planned for October 2023. Barry now runs a motivational leadership business which is another big passion; to help others through mindset and resilience become the best versions of themselves.

Master Carlos Machado is one of the pioneers of Brazilian Jiu Jitsu in the United States. He comes from a lineage of BJJ legends, being the eldest of the Machado brothers and cousins to the Gracie family, who created this art. He started his training at the famous Gracie academy, where his uncle, Grandmaster Carlos Gracie, taught and guided him. He followed his footsteps and moved to Copacabana, where he learned from Rolls Gracie until his tragic death. He received his black belt from Carlos Gracie Junior and came to the USA in the early 1990s with his brothers.
