A warm welcome today to Alan Shirley GP and Medical Educator to talk about A Fortunate Man: The story of a country doctor. The seminal John Berger and Jean Mohr book which has to a certain extent stood the test of time and has very much been the classic book mentioned when people talk about medical humanities or about books that relate to GP training. It's not a book just for GPs though and and I really enjoyed my conversation with Alan about the elements of this book that are problematic as well as the elements which have stood the test of time and also how beautifully it sits with Polly Morland's more recent book A Fortunate Woman.Alan and I mention a number of models/theories of the consultation and if you want to know more or have forgotten what you once knew this is a great overview https://www.essentialgptrainingbook.com/wp-content/online-resources/04%20consultation%20models.pdfWe mentioned Darren Garvey's superb book Poverty Safari as well as Bridget Christie's comedy series "The Change" which is available on Channel 4.As ever if you want to buy books I'd always recommend an independent bookshop, my favourite is Scarthin in Cromford and they are amazing online/by phone too: https://scarthinbooksonline.com/

We've been on a wild ride in real estate. From an extreme seller's market to high interest rates that slowed down sales. Spring is traditionally when we see a lot of homes go on the market. But is that the case this year? And what can sellers expect when they put that for sale sign in the ground? Today Tina Tamboer joins us on the On Your Side podcast. She is a senior housing analyst with the Cromford report which tracks the greater Phoenix residential real estate market.

(24:10) Find out the latest about the AZ Real Estate Market thanks to our friends at the Cromford Report. The sellers market continues. We have low supply in the Valley and it's getting worse. We have had the lowest number of active listings at the end of 2021 that has ever been recorded. Looking at this month, January, compared to a year ago. We are down 4.5% in active listings from 2021. Down over 15% in supply from last month. The monthly average sales price per square foot is $267.31. That's up 28% from last January and just over 1% from last month. Our monthly median sales price sits at $425,000. Last year, at this time, it was $332,000. That's up 28%. To those that continue to think the market is cooling off, the real world data does not agree. The housing market heated up in the last 10 weeks of 2021 and starts 2022 with a huge excess of demand over supply. This is not because of colossal demand. It is because of the unusually low supply. We normally see a strong flow of new listings in January while buyers tend to stay quiet until February. It's too early to tell if that will occur in 2022. It did NOT occur in 2021 and this was a striking reminder that the market was abnormal. In the next 4 weeks we will find out if the market remains in an abnormal state. Prices continued to advance during December, more than 1% higher over the month. It would be surprising if we don't see at least a 3% increase over the next 3 months. The Cromford report says its money woul be on a move in excess of this, but nobody knows for sure what the future will bring, and the market continues to spring surprises on everyone. What connects a "double elephant" sized map, an academy of dissenters and Daniel Defoe? Shahidha Bari makes a virtual visit to the University of Derby's hub for the Being Human Festival 2020. Today the East Midlands city of Derby is often overlooked, but it was one of the powerhouses of the industrial revolution. Historians and archivists have been exploring Derby as a postcolonial city and uncovering its hidden past. We hear how an intricate set of world maps by the 18th-century cartographer Hermann Moll may have arrived in Derby and what they tell us about the city's relationship with the world. What light can the Mexican silver coins Arkwright used to pay his mill workers at Cromford shed on 19th-century global trade and piracy? And how did Derby's little theatre club formed after the Second World War give rise to a star of the British cinema, Alan Bates? Shahidha Bari speaks to historians from the University of Derby; Dr Cath Feely, Professor Paul Elliot and Dr Oliver Godsmark. And we hear from Laura Phillips, Head of Interpretation and Display at Derby Museums. and Mark Young, Librarian at Derby Local Studies Library. In this episode we talk about my wonderful friend and our social community director, "Diva" Danielle Williams, and the fight for her life. Danielle has stage four lung cancer, and she shares how she found out about it, what she is doing to fight it, and how you can help. This story is amazing - and I think you'll find her positivity inspirational. To support her in this fight, we ask that you go to her GoFundMe page here. We talk about this hot real estate market and those signs you see around town that talks about selling your house in 72 hours. If it takes that long in this market...you might be doing something wrong! I'll talk to Tom Ross with Bay Equity about lending and an interesting thing that happened with the Cromford Report's correcting of a national report. We talk about seeing Danielle do standup (she's an awesome comedian, by the way) and she'll share a wine tour in Sedona that you don't want to miss, and the Aris foundation is the volunteer opportunity of the week. The specialize in providing meals for 150 people each week, in the form of grab and go meals. It's easy and a fun thing for you and maybe your community to get involved in! For more information call Katherine at 480-241-4354 or arisfoundation.com.
Sir Richard Arkwright has brought modernity to a remote corner of Derbyshire with the creation of Cromford Mill. Now, as his crowning glory, he's going to build himself a castle – but first a strange outcrop of rocks will have to be removed. And yes, we do mean now! We are definitely in uncertain and unprecedented times...with the volatility in the stock market a lot of people are worried. It turns out the virus isn't the problem. It's the panicked reaction to it - fear and anxiety is really out of control. Things are changing constantly and we're all trying to find a new "normal". I'll share a funny story about a valet who presented himself as "not afraid of all this germ stuff", and what I saw after we shook hands.. Then we'll jump right in to the top 5 reasons to buy a home right now (yes, right now) in Arizona. You need somewhere to live! Cash investors are out - which can be good for you! Prices are going to continue to rise Affordability is normal Prices are going up...but mortgage interest rates are DOWN And we may even give you a bonus reason!! I talk with the regular cast of experts Tom Ross with Bay Equity and Tina Tamboer with the Cromford Report. Thanks to Michael Land who put together our incredible theme music (visit MichaelLandMusic.com for more info), and Brian DuBose with OnWeb Productions who puts the podcast together!

Olympic canoe slalom gold medal winner Etienne Stott hosts the first episode in a new series of inspiring stories from paddlers all over the UKIn this series presented by British Canoeing he'll be meeting paddlers and chatting with them to find out what inspires them into the sport and the environmental challenges they face.Etienne travels to Cromford in the Derwent Valley in the Peak District to meet the founder and boss of Peak UK, kayaking equipment. Pete Astles started paddling as a youngster in the Lake District and moved to Nottingham to train as a teenager. He moved on to making garments, taught himself to sew and has never looked back. His kit is used around the world. And Pete tells us about the secret testing that helped GB win an Olympic slalom gold medal at the Rio Games in 2016.Alongside his business, Pete is working on Paddle Peak - a great example of how a community of paddlers is trying to get more access to the waterways of the Peak District. At the moment there are relatively few places where paddlesports are welcome in an area famous for its outdoor sports. Paddle Peak is trying to change that.He wants to inspire kids to have the chance to take up the sport, regardless of income. And he wants to make sure the beautiful countryside is open to all.Pete and Etienne go to the Derwent Valley to talk about the project, go out and the water and talk about the things they've pulled out in river clean-ups - from laptops to road cones. A vacuum cleaner and a kid's slide. Pete reckons there's a ton of rubbish in a short stretch of river and how paddlers can play a key role in clearing it up. But he has a problem. There are barriers to access and Pete wants to get all river users together to come up with a code of contact. Etienne also meets 15 year old Alex McDermott who's a paddler, a member of the Youth Parliament and a force for change. Joe and his brother have been carrying out river surveys to investigate microplastic pollution. He tells Etienne he was shocked at the results. Finally Ben Seal from British Canoeing sums up what he's heard and hopes the stories have inspired other paddlers to take action. ------For more information on:Clear Access Clear Waters - British Canoeing's Environment Charterwww.britishcanoeing.org.uk---Paddle Peak Projectwww.paddlepeak.org---Cromford Mills Visitor Centrewww.cromfordmills.org.uk Peak UKpeakuk.com---Youth Parliamentwww.youthparliament.org.uk---And on twitter you can find Etienne@etiennestott
