According to a new study, Arizonans need a household income of $122,000+ to afford an average home in the state.

Even with elevated mortgage rates, nationwide home prices hit a record high in June with the S&P Case-Shiller 20-City Home Price Index showing that prices were up 5.4% from a year earlier. New York saw the biggest gain by going up 9%. The Phoenix Metro Area saw an annual home prices increase of only 3.7%, the sixth smallest out of the 20-city index. According to Tina Tamboer, Senior Housing Analyst at The Cromford Report, what we're seeing in the housing market is not a correction, but rather a disruption and the next few months are going to be a very telling time. Jason Hartman and Tina put the Phoenix housing market under a microscope to see exactly what's happening with buyers, sellers, listing prices, foreclosures, landlords, rent increases and rate hikes! Supply is rising and prices are being reduced in the Phoenix area market as there have been a significant number of seller reductions each week in various price ranges. We are seeing a slowdown and we're seeing the tables turn a little bit more towards the buyers in this market. We're not seeing people waving inspections or paying quite as much over listing price as we have the past two years, but that doesn't mean we're in a buyer's market. Tina Tamboer, Senior Housing Analyst at The Cromford Report says there has been a significant shift, specifically in supply and demand creating a very interesting dynamic right now in the greater Phoenix area, one of the nation's hottest markets. Are things becoming more favorable to buyers? What about investors? Is this seller's market finally over? Phoenix is a boom and bust type of market nowadays, but today is different from the last housing market crash. Whatever your residual anxiety over what you went through during that period of 2005, all the way to 2008, ‘09 and ‘10, you have to put those emotions aside. Emotions are not facts and you have to lean into the numbers to learn what's happening today. If you rely on the numbers, you'll see that shifts in supply and demand affect each range of the market differently. Somebody experienced on the higher end of the market is going to be different from somebody who's experienced on the lower end of the market and you have different players. Diane & Ashleigh talk about the process of becoming a real estate agent and what you have to do once you get your license. They also talk about the shady and unethical things some real estate agents are doing with multiple offers. They also talk about home appreciation. Thanks to our friends at the Cromford Report for their list of ranking cities by average sales price per square foot. The least expensive cities have outperformed the rest. Top spot for annual appreciation is Coolidge, Arizona at 40.5% rate of appreciation in one year. It's the most affordable on the list of 40, sitting at $146.94/sf. Other high appreciation areas include Tonopah, AZ at 39% Arizona City at 36.1% Maricopa, Arizona at 34.9% Queen Creek, Arizona at 34.8% When it comes to the lowest appreciation rate, Eloy, Arizona is at 19.2% Carefree & Sun City West are at 22.8% each. Generally, the areas with a high median age increased at a slower rate than areas with a low median age. However, more expensive areas have historically moved later than cheaper areas when following house price trends. Supply in Paradise Valley and Carefree has dropped much more than other areas in the last 12 months. So it would not be a surprise if their appreciation catches up over the next 12 months. (24:10) Find out the latest about the AZ Real Estate Market thanks to our friends at the Cromford Report. The sellers market continues. We have low supply in the Valley and it's getting worse. We have had the lowest number of active listings at the end of 2021 that has ever been recorded. Looking at this month, January, compared to a year ago. We are down 4.5% in active listings from 2021. Down over 15% in supply from last month. The monthly average sales price per square foot is $267.31. That's up 28% from last January and just over 1% from last month. Our monthly median sales price sits at $425,000. Last year, at this time, it was $332,000. That's up 28%. To those that continue to think the market is cooling off, the real world data does not agree. The housing market heated up in the last 10 weeks of 2021 and starts 2022 with a huge excess of demand over supply. This is not because of colossal demand. It is because of the unusually low supply. We normally see a strong flow of new listings in January while buyers tend to stay quiet until February. It's too early to tell if that will occur in 2022. It did NOT occur in 2021 and this was a striking reminder that the market was abnormal. In the next 4 weeks we will find out if the market remains in an abnormal state. Prices continued to advance during December, more than 1% higher over the month. It would be surprising if we don't see at least a 3% increase over the next 3 months. The Cromford report says its money woul be on a move in excess of this, but nobody knows for sure what the future will bring, and the market continues to spring surprises on everyone. For the first time in history the monthly average price of a single-family home in Phoenix (the city as defined by the USPS) has exceeded $509,000. One year ago, the average was just over $390,000 (that's over a 30% increase!) Tom Ross with Bay Equity Home Loans discusses these stats with Diane Brennan with Coldwell Banker Realty and the value of that information and more, that the Cromford Report is so incredible delivering! Rate lock data suggests $4 trillion in 2020 mortgage origination volume New rate lock data suggests 2020 will end with over $4 trillion in mortgage origination volume, easily a record. The data, from Black Knight’s “Mortgage Monitor” report, shows that rate lock activity in the first half of October was up 4% from September, with purchase locks up 6% and refinance locks up 3%. Add low mortgage rates to the recipe and quarterly mortgage origination volume is expected to reach record levels across both purchase and refi. Mortgages in forbearance fall across all loan types The U.S. forbearance rate measuring the share of mortgages with suspended payments fell seven basis points to 5.83% last week, according to the Mortgage Bankers Association. “With more borrowers exiting forbearance in the prior week, the share of loans in forbearance declined across all loan types. Almost half of forbearance exits to date have been from borrowers who remained current while in forbearance, or who were reinstated by paying back past-due amounts,” said Mike Fratantoni, MBA’s senior vice president and chief economist. The share of Fannie Mae and Freddie Mac loans in forbearance fell 6 basis points last week to 3.66% – marking the 21st week in a row the GSEs’ forbearance rate has dropped. Though the rate for Ginnie Mae loans, which include loans backed by the Federal Housing Administration, rose slightly the week prior, last week’s rate leveled off after falling 4 basis points to 8.13%. Core Logic - A Joke (Fred’s headline) November 3 - Like King Canute (Cnut) ineffectively commanding the ocean tide to recede, CoreLogic continues to command home prices to stop rising, and with similar effect. Last month they forecast that month-over-month prices for September would increase by 0.1% over August. Today they report that the actual increase was 1.1%, 11 times greater than their forecast. One month is not difficult to forecast, especially as they are forecasting for a month that has already ended. However they still manage to get it wildly wrong again and again. They are forecasting a month over month increase for October of 0.2%. In Greater Phoenix we have already measured 4.8%, for October. I am going to go out on a limb here are predict that their forecast for October will be extremely low again. Their longer term forecast is for US home prices to rise by 0.2% between September 2020 and September 2021. This is likely to prove even more incorrect than their short-term forecast, but I do admit that long term forecasting is a fool's game in which the Cromford® Report does not participate. We make no price forecast at all for September 2021, but we do know a silly forecast when we see one.

Today we dispel a mistaken assumption that the real estate market is crashing. We are in the trenches and have the Cromford Report data on our side that tells us a very different story. We'll dive into that and we believe you'll agree - it's a seller's market and there are lots of opportunities in this market! Tom Ross with Bay Equity dives further into it as we go into determining mortgage payments, and why mortgage calculators might not be a good idea compared to asking your lender specifically. There are some factors that a lot of calculators just don't have. There is some local help as well that was set up during the housing crash from the late 2000’s. The “Save Our Home AZ" program offers principal reduction assistance, monthly mortgage subsidy assistance for under and unemployed Arizonans, and second lien elimination assistance to qualified Arizona homeowners.
