This week, we head to the other side of the world to meet Ruben de Bruin. For the past four years, Ruben has run Cozy Maisonette by the Sea, a one-bedroom beachside retreat in Boscombe West on the UK's south coast—all while living in London.Ruben has turned long-distance hosting into a reliable system, combining a trusted local team, automation where it counts, and a personal touch where it matters. That same attention to detail also inspired a business: The Curated Host, which creates digital and printed guest handbooks for short-term rental hosts. These thoughtfully designed guides help reduce late-night questions like, “How does the heating work?” while improving the guest experience and supporting better reviews.Silvia and Ray talk with Ruben about remote property operations, the realities of the UK coastal market, and why a well-designed welcome book is one of the highest-leverage investments a host can make. How Ruben got into hosting—and why he chose Boscombe West on the Bournemouth coastThe types of guests a one-bedroom beachside retreat attracts and the seasonality of the marketRuben's biggest surprises during his first year compared with nowManaging changeovers, maintenance, and day-to-day operations from LondonHow to find and vet reliable cleaners and handymen from a distanceBuilding a remote property team that can handle problems when they ariseWhere Ruben draws the line between automation and the personal touchThe gap in the market that led him to create The Curated HostDigital versus printed handbooks—and why guests use bothHow clear, well-designed communication can improve reviews and star ratingsThe essential sections every guest welcome book should includeHandling awkward guest conversations, including linen changes during longer staysWhy investing in quality pays off in short-term rentalsRuben's number-one tip for buying your first remote investment propertyCozy Maisonette by the Sea on AirbnbThe Curated HostFollow Ruben on InstagramRay's AirbnbSilvia's Airbnb

Leicester Tigers Women were back in action as they were hosted by old enemies Cheltenham Tigers on the 27th August. Was it a joint training session, was it a proper fixture, was it an U23s development game? As discussed by Jacob and returning guest Bluebell (from She's the Champ pod) the answer was a combination of all three. Before we discuss that game, we react to Tigers signing Welsh winger Lisa Neumann, Tigers involvement in WXV squads and the shock news that Swys de Bruin has left his role as head coach of Springboks Women! Enjoy!

A sculpture has been stolen from outside the iconic Hundertwasser Art Centre in what seems like an unsophisticated heist. Police want to hear from anyone who saw a person on a bike cycling around Whangarei with a big wooden sculpture tucked under their arm. Hundertwasser Art Centre director, Joost de Bruin spoke to Melissa Chan-Green.

In this latest episode of What's Bruin Show, Mike is joined by Jamaal to discuss the last two weeks n UCLA sports, which includes the MLB Draft, women's basketball in the ESPYs, men's basketball recruiting, and why ESPN's Football Power Index hates UCLA football.

Investor George Pyne, Founder of Bruin Capital, joins the show to share his thesis for sport and his rationale for targeting what he calls 'second level enablers' - the companies a layer below the headline-grabbing team and league properties. In a wide-ranging conversation, he reflects on 12 years of Bruin, the investment firm he set up following a career that including a stint as COO of NASCAR between 1995 and 2006, and then nine years as President of ING. Pyne discusses the particular challenges of raising money - he's done it four times with Bruin - and then deploying capital; his approach for working with the management teams of the organisations he's invested in; and the art of the elegant exit. He also reflects on some of Bruin's most memorable investments, including Deltatre, Two Circles and On Location, and a current portfolio that includes production company Box to Box and Matchroom Sport, where Bruin is now a minority investor working with Barry and Eddie Hearn. The conversation was recorded in early July, shortly before news broke of Bruin's sale of golf simulation company Full Swing to Versant for a reported $530 million. -------- Join us for The Summit, part of Leaders Week London at Stamford Bridge, home of Chelsea FC. Hour 3 of the Marc Cox Morning Show is wall to wall and firing on all cylinders. Marc opens with Illinois Governor Pritzker's sweeping social media age verification law and exposes the left's glaring hypocrisy — ID for Instagram but not for voting. A federal judge blocks Trump administration subpoenas protecting Minnesota officials neck deep in a massive taxpayer fraud scandal, while Democratic Socialists surge to plus 17 favorability among Democrats and the left launches a fresh assault on the Electoral College. Fox and Friends First co-anchor Todd Piro calls in fresh off air to deliver the heartbreaking latest on the Nancy Guthrie kidnapping and Savannah Guthrie's emotional on-air reaction. Then it's 2A Tuesday with Mark Walters of Armed American Radio breaking down the Supreme Court's landmark nine to zero Hamani ruling, a Fifth Circuit victory for silencer owners, and why the left is already telegraphing their plan to destroy the Bruin precedent the moment they retake power. Kim St. Onge closes the hour with a chilling story of Brazilian parents jailed for homeschooling without DEI — and a stark warning that Christian families in America are already in the crosshairs. This is the Marc Cox Morning Show — and Hour 3 just delivered. It's 2A Tuesday on the Marc Cox Morning Show and Mark Walters of Armed American Radio is here to break down one of the biggest Second Amendment weeks in Supreme Court history. The Hamani decision just came down nine to zero — and what it means is the federal government can no longer automatically ban an entire class of people from owning guns simply because they smoke marijuana. But Mark isn't popping champagne just yet — the liberal justices telegraphed exactly what they'll do the moment they regain power, and it's a direct shot at the Bruin precedent that's been winning case after case for gun owners. Then Marc and Mark dig into a blockbuster Fifth Circuit ruling that silencers are protected arms under the Second Amendment — setting up a circuit split that could land at the Supreme Court. And the Wohlford case could drop any day, potentially delivering a third massive gun rights victory before the term closes. The left is watching, waiting, and court-packing is on their to-do list. This is why you can't afford to miss Armed American Radio — and you can't afford to miss this segment.
