In Episode 120 of District of Conservation, Gabriella welcomes Senator-elect Cynthia Lummis (R-WY) to the podcast. Lummis will begin her term in January 2021. She previously served in the House of Representatives from 2009 to 2017. Cynthia is a dedicated champion of Wyoming’s mineral and energy resources. In Washington, she fought off attacks from the environmental left while advocating for market opportunities both at home and abroad. She is the proud godmother of the ANSAC Wyoming, a commercial shipping vessel transporting trona from the U.S. to Southeast Asia and is the recipient of the lifetime achievement award from the Washington Coal Club. Cynthia worked to keep public lands open to the public and available for multiple use. She successfully passed the National Forest System Trails Stewardship Act in 2016, a bipartisan effort led by Cynthia to maintain over 157,000 miles of trails within our national forests. Prior to serving in Congress, she spent eight years as Wyoming State Treasurer and 14 years as a member of the Wyoming State House and Senate. Cynthia also worked as general counsel to Wyoming Governor Jim Geringer and Director of the Office of State Lands and Investments, as well as a law clerk at the Wyoming Supreme Court. Today, Cynthia operates her family’s cattle ranches, and the Sweetgrass development in Laramie County, with her brother and sister. She is a three-time graduate of the University of Wyoming in animal science, biology and law. Cynthia and her late-husband, Al Wiederspahn, have one daughter, Annaliese, son-in-law Will Cole and grandson Doran Augustus Cole, affectionately known as Gus. There were nearly 40 new wildfires started over this last weekend in Utah. About 20 - more than half - were human-caused.  Do the math, that's one new fire starting about every two hours.  That brings our statewide season total to 537 starts - More than 425 human starts this year. Jason Curry with Forestry, Fire and State Lands tells us that's a lot.  Curry says - per usual - there are some worries as we head into the July 4th holiday weekend.  It's been a difficult few days for fire crews, not being helped much by weather conditions.  Meantime... fire officials in Utah County say they have better control of the Knolls Fire thanks to the weather. The Knolls Fire... started by *lightning.*  KSL Newsradio's John Wojcik says the fire grew overnight and is now estimated at around 10,000 acres.  It's now 25 percent contained.  After being evacuated from their homes... folks in Saratoga Springs are being allowed back into their homes this afternoon -- with warning that they might have to leave if things pick back up.  Some people are getting their first look into how much damage their homes sustained.  KSL Newsradio's Paul Nelson with that.

The July 4th weekend is just around the corner.....but despite active restrictions, that's not stopping some people from illegally lighting fireworks across the state.  And, sadly, that's causing fires. Jason Curry with Forestry, Fire, and State Lands. Curry tells us any kind of firework is capable of starting a wildfire. But, there have been more fires started since Utah allowed those big aerial types.  He says fire departments all over the state plan accordingly for the legal window for Utahns to set off fireworks. Jill DeWit: That sounds so boring. "Today, boys and girls, we're talking about commercial land." Steven Butala: Today we're talking about the crayon color yellow. Jill DeWit: Oh my gosh. Today we're going to talk about the verb. Steven Butala: What's the verb? Jill DeWit: I don't know ... Run. Steven Butala: Attempt. The verb fail, as in, "Johnny, you continue to fail." I don't think that's a verb. I think continue is the verb. Jill DeWit: Exactly, that's awesome. Steven Butala: I think fail is- Jill DeWit: Their fail is a noun. Steven Butala: I think it's the adverb. I'm not sure. Wow, I haven't been in school in a long time. Steve, you continue to fail. Jill DeWit: Yep- Steven Butala: At English. Jill DeWit: And this show. Steven Butala: Commercial land, before we get into it- Jill DeWit: Oh, yay, it sounds so boring, but you know what, it's our favorite. Really, this is good. Steven Butala: Commercial land is the single best way to hit a home run in your land business. In the right counties they really dramatically identify and sub-categorize it out, so that you have a real good clean data set and a real logical, easy way to send everybody in an area in an MSA, a metropolitan service area ... sorry, a metropolitan statistic area, an offer of let's say everybody who owns rural vacant ... I'm sorry, vacant land, that is zoned for apartment buildings that are 60 units or more. Jill DeWit: Or car wash. Steven Butala: Car wash, great example. Parking lot. Jill DeWit: Thank you. Steven Butala: Before we get into it, let's take a question posted by one of our members on the landinvestors.com online community. It's free. Jill DeWit: Leonard asked ... this says Leonard asked last week and we answered, so I'm going to read the question and the answer. Steven Butala: The first part of the question is his question that he asked last week and then a little bit of a celebrational update. Jill DeWit: Okay. "Hey, land investors. I recently bought 30 lots from a tax sale from the Commissioner of State Lands in Arkansas. I had the intention of selling each lot on eBay. I got a lot of hits on each auction and listed five properties in eBay in total. How do you find buyers for these cheaper properties? I have listed them on Facebook Marketplace and I've had a lot of interests of potential buyers, which seem to be tire kickers. How do you sell these? Any advice is greatly appreciated." Jill DeWit: Then we have a week later, Leonard put an update. Oh boy. It says, "Thank you for addressing my question on the show. I sold my first lot on Facebook the day the show aired. Got 30% percent of my investment back on one deal. Thanks for all the advice." So 30% I guess to buy all 30 lots got back. So 10 of the 30 were paid for on the first deal. "Thanks for the advice." Not too shabby. Steven Butala: It's staggering, actually. That's a staggering statistic- Jill DeWit: I love it- Steven Butala: And nowhere else in real estate can you do that. Jill DeWit: It's amazing. I love it. Steven Butala: All over the country, there are places you can go more and more with more prevalence of the internet, places you can go to buy back tax property online. And so it's a full time job keeping up with it. Jill and I do it probably once or twice, maybe three times a year, and it's very, very profitable and we buy them in pretty big tronches and then just resell them throughout the year. Bought a mobile home property, I would never just do that one thing. I use it only to compliment our mail campaigns, but I think it's a good way to get your feet wet and a good way to make some bucks on the side.

In 2018, there were 58,083 wildfires that scorched 8.8 million acres in the United States. California's Mendocino Complex Fire in July 2018 was the largest in state history. But it was the Camp Fire in Butte County, Northern California in November of 2018 that became the deadliest and most destructive, killing 88 people, and all but decimating the city of Paradise, California. Who are the people that fight these fires? What does it take to put these fires out? And how do they know which fires to allow to burn, and which to throw everything they have into put it out? A proposed pipeline and export facility for liquified natural gas in Coos Bay faces a number of permit hurdles this year. Pembina, the Canadian company that proposes to build the Jordan Cove Energy Project, has submitted over 3,000 pages to the Department of State Lands for a permit to dredge and fill on state lands to allow construction of the pipeline and boat loading terminal. Vicki Walker, Director of the Department of State Lands, tells us about this particular permit, which has a public comment period that ends February 3rd. Nicholas Johnson, a reporter for The World newspaper in Coos Bay, tells us about where the project stands, and how the community of Coos Bay has been responding.

This week we hear from dozens of Douglas County residents about the Jordan Cove export terminal, and the Pacific Connector Pipeline, projects of a Canadian corporation, Pembina. Pembina is asking the state of Oregon for a removal-fill permit to dig a 3’ deep trench through 450 waterways in southern Oregon to lay their 230-mile gas-pipeline to bring fracked natural gas to Coos Bay. The state of Oregon (Department of State Lands) also has to permit (or not) the dredging of the bay of Coos Bay so massive ocean tankers can take this gas to Asia, via a liquefaction terminal Pembina wants to build in Coos Bay (yes, on top of the subduction zone earthquake fault). On January 9, 2019, the state of Oregon held a public meeting to hear what we had to say about this. I interview people waiting to get into the meeting, and later record some of the testimony given to the state. It is a sad tail of landowners threatened with eminent domain, expensive fish-restoration projects being destroyed, endangered species harmed. One person talked about the huge, old madrone trees on her property she would loose. Another of his cattle ranch being degraded, and another talked of his tree-farm being permanently lost.
