Zach had not yet read the Wall Street Journal's piece on how Instagram didn't just allow pedophile to meet-up and seek victims, the Meta (read: Facebook) owned company actually PROMOTED these pedophiles to one another. This piece PROVES aspects of #PizzaGate and I got to see our Brother react to that news live-time, you will hear how it hits him. But, it was a question I asked Zach about wealth that actually put him into tears today. What does God's Word say? Who are your mentors? Who do you turn to for knowledge, to help you set goals, to help support your growth, to help you keep accountable, and to offer encouragement? It's impertinent to think that you can achieve the type of success on your own that took others decades to achieve. I guess mentors are a shortcut to success and they also stop you're going down the wrong path and point you in the right direction. Stand on the shoulders of your mentors and you'll be able to see a lot further. Despite having a very substantial property portfolio, and a very successful national business, I still have coaches and mentors in today's show I'd like to discuss with you how I got Warren Buffett as one of my mentors. I'm also going to have a chat with Brett Warren about the type of properties that could end up the equivalent of the disastrous mining towns that we saw a couple of decades ago so that you will avoid them. How I Got Warren Buffet As My Mentor I found the perfect mentor early in my investing career: Warren Buffet. In fact, Warren's been mentoring me for quite some time now and it's been inspiring. But to be honest… I've never actually spoken to him. And he's not really a property expert. But he's generously created a means for me to get inside his head and learn how he thinks about investing. We have access to his way of thinking through his annual letter to the shareholders of his company Berkshire Hathaway. One of the early lessons I learned from my mentor was: “Be greedy when others are fearful (like now) and fearful when others are greedy.” Here are three lessons I took from his thoughts: Fear and greed drive our markets and cause them to cycle – all too often too far in both directions. Trying to predict these market cycles is a fool's game. As an investor, you simply need to know that these cycles keep recurring and be prepared not to overreact. WARNING: What Will Be the “Mining Town” Type Investment of This Decade? With Brett Warren I've been investing long enough, close to 50 years now, to see many fads come and go. I'm old enough to remember timeshare – the ability to buy a week or two's worth of property if you couldn't afford to buy the whole property and share the property with a bunch of other investors who simply couldn't afford to own a property. We did turn that into a disaster. Then there was the fad of investing overseas – I remember there was a time when you could buy a property in the United States for the price of a car here – 30 or $40,000. Of course, you can imagine the type of property you would buy at that price and how naïve investors lost out, but promoters made a fortune. And then there was the mining town investment fad of the late 2000s. It began in around 2003 when prices for commodities like iron ore and coal began rising, and this led to significant mining infrastructure construction causing a property boom in many mining cities and towns around the country. Property hot-spotting websites popped up and many naïve investors bought “investment” properties in places they'd never even visited. Unfortunately, when the boom ended and infrastructure spending in these tiny one-industry towns stopped, and there wasn't a requirement for tenants in these small one-industry mining towns, property prices in these locations began to free fall. So, what will it be this time around? Warning signs for inner-city high-rise apartments There are already some major warning signs that these apartment owners may face: Structural Defects – Newer high-rise apartments are not like the old “solid brick” construction blocks from the 1970s or '80s and builders now opt for cheaper products to cut costs and boost profits. Fire Issues – The inferior cladding being used is a case in point for above, with 629 buildings in Vic and nearly 450 across NSW at risk. Water Issues – While more of a nuisance, the leaking balconies, showers, and roofs can usually be fixed, but it comes at a cost. High Commissions and costs – Kickbacks, commissions, champagne sunsets, and rental guarantees are all built into the purchase price. COVID Changes COVID has also forced a host of changes, in particular closing our borders and the way we want to live. The high-rise, inner-city apartment is often in high demand from overseas investors, new arrivals, and students that come to study here. This means that many new planned projects may not have enough presale take up to even get off the ground. In Summary Will the inner-city, high-rise apartment, become the mining town type investment over the next decade? There are ample examples of structural and building issues on top of high commissions and demand for certain spaces post-COVID. Despite that, some investors and homebuyers will be drawn in by perceivably cheap prices. These types of properties are cheap for a reason and that will remain so moving forward. #TAPESCRIPT### Hello everyone! This is Teacher Carol Pinho and this is our new episode of Carol Tips! Today, we will start a series of Podcasts about Present Perfect. Last episode was about Simple Past. It is interesting if you study that one first. In case you haven't done that yet, I suggest you go there and listen first! As we saw, Simple Past is used to talk about things that happened in the past, but the period must be SPECIFIC and OVER, which means, we have to know when the action occurred and the period of the sentence must be a time that is over, finished. For example: I moved to Bahia in 2016. (I inform when the action occurred: 2016 and this period is over, right?) or He didn't work at that company last year. Talking about structure, when we use PRESENT PERFECT, we use the auxiliary verb TO HAVE: Remember that we use HAVE for I, YOU, WE and THEY and HAS for HE, SHE and IT. After the auxiliary verb, we use the 3rd column of the verbs, which is called PAST PARTICIPLE: For example go - went - gone see - saw - seen make - made - made dance - danced - danced PRESENT PERFECT, different from Simple Past, is used to talk about events that occurred in the past, but when the PERIOD IS NOT SPECIFIC or when the PERIOD IS NOT OVER. When we talk about NOT SPECIFIC TIME IN THE PAST, it means that we talk about an action that happened at some point in the past, but we don't inform when, for example: I have studied at USP My husband has had a publicity agency We have lived in São Paulo All of those things have occurred in my life, but I don't tell you when exactly. It is important to say that we only use this for people who are alive, because their lifetime is an open period. When we talk about dead people, we use SIMPLE PAST, even when we don't say when the actions happened, seeing that the person's lifetime is OVER, so the period is OVER. For instance: My grandfather lived in Santos. My grandmother had 11 children My great-grandfather worked as a wagon driver. All these people already passed, which means, they died. Their life period is OVER, is CLOSED. I don't tell when these events occurred, but I know the period is OVER. The other use for PRESENT PERFECT is when we talk about actions that happened (in the past), but they are inside a period that is not OVER. For example: TODAY, THIS WEEK, THIS MONTH, THIS YEAR, IN THE LAST 10 YEARS, THIS DECADE, etc. I say…. I drank coffee yesterday. (using SIMPLE PAST, because both my action and the period are over) but I say…. I have drunk coffee today My daughter has read a book this week (using PRESENT PERFECT because TODAY and THIS WEEK are NOT OVER, even though my coffee and my daughter's reading are over) In negative sentences we use the NEGATIVE AUXILIARY VERBS, HAVEN'T or HASN'T: I haven't had breakfast today. My son hasn't done homework this week. In INTERROGATIVE sentences, we use the auxiliary verbs before the subject: Have you eaten any fruit today? Has she lived abroad in the last 10 years? Where have you been to this week? What have you done today? Note that, in PRESENT PERFECT, we use the PRINCIPAL VERB in PAST PARTICIPLE (or 3rd COLUMN) in all sentences, affirmative, negative and interrogative! That 's it! Hope you liked it. Entering today's Brooks Running 50K and Marathon in rural Oregon, American Des Linden — and just about everyone else — expected herself to break the 50K world best of 3:07:20 set by Great Britain's Aly Dixon in 2019. Besting the mark would require Linden to average just under 6:02 per mile — or 2:38:05 for a marathon plus another five miles — well within the capabilities of Linden, a 2:22:38 marathoner (Dixon's best in 17 marathons is 2:29:06). Less certain: whether Linden would become the first woman under 3:00. Linden, the 2018 Boston Marathon champ who came two seconds shy of winning the Boston in 2011 and 11 seconds short of making her third Olympic team at the US Olympic Trials in 2020, knows the feeling of just missing a major milestone. Today, she got to experience the other side of it, running 2:59:54 (5:47/mile) to destroy Dixon's record and, in the process, sneak under that coveted 3:00 mark. We invite individual runners and runners with burros to compete on a challenging course in the canyons of the southern Sierra Nevada. Let's get one thing straight right away. Burro is the Spanish word for donkey, which is the same as an ass. All three words have identical meaning. The jokes write themselves, but ass is a completely proper word not to be avoided. Burro races are a long tradition in the mining community. Locally, Randsburg, Lone Pine, Death Valley, and Beatty have had burro races as far back as 1897. There were even 2.5 day 42 mile races from Apple Valley to Big Bear. From Discernment Leadership and Discernment Entrepreneurship, Yet Leaders and Yet Entrepreneurs...The discerning truth sees asynchronous perspectives. The best way to protect the inside is to have self-awareness and other-awareness so you can discern — the essence of emotional intelligence. Discernment is an ability to recognize asynchronous truths. Charles Dickens may have described the multidimensional, asynchronous nature of truths and the essence of discernment best in A Tale of Two Cities when he said, “It was the age of wisdom, it was the age of foolishness.” Discernment will become the number one leadership competency of the decade — the age of misinformation. Leaders, entrepreneurs and individuals who learn to discern will have the unique and rare advantage to help more people, add more value and create better experiences for those they care for, love and serve. Those who cannot discern will be fooled by misdirection, misdirection-data and lose their productive creativity to increasing opportunity cost (and won't know until it's too late).   While discernment may seem like a gift of some clairvoyant, the ability to discern is a teachable, learnable skill. How can you see more even when the future is ambiguous?
