The Michael Yardney Podcast | Property Investment, Success & Money
Most investors spend their time waiting for the market to do the heavy lifting. But the more sophisticated investors don't wait. They create their own capital growth. And in the current stage of the property cycle, that shift in thinking is becoming essential. If you've been following the property markets lately, you'll know we're in a very different phase of the cycle. The easy gains of the past are behind us, finance is tighter, and many investors are sitting on the sidelines, unsure what to do next. But here's the thing… this is exactly the type of environment where experienced investors lean in, not step back. Because rather than relying on market-driven growth, they focus on something far more powerful - manufacturing capital growth. In this episode, I speak with Greg Hankinson about how strategic investors can manufacture capital growth in today's market. We discuss the importance of creating value through renovations and strategic developments rather than waiting for market-driven growth. Greg shares insights on avoiding common renovation mistakes and the significance of understanding area-specific demographics. We explore how small-scale developments can be a powerful tool for wealth creation in uncertain times. Join us as we provide strategies to navigate the current property cycle and make informed investment decisions. Takeaways Strategic investors "manufacture" growth, not wait for market changes. Renovations and developments add value beyond market appreciation. Avoid overcapitalization by understanding area-specific demographics. Small-scale developments offer wealth-building opportunities. Manufacturing growth is key in uncertain property cycles. Engage finance strategists for tailored project financing. Demographic shifts dictate future property market trends. High achievers focus on progress, not perfection. Strategic planning ensures long-term investment success. Understanding market fundamentals is crucial for property investors. What actually drives economic development in small towns? In this episode, Bob Worrell shares how community banking, long-term thinking, and a willingness to act—not just plan—have shaped his own small town's success. It's a practical look at what happens when people stop waiting for change and start building it themselves About Bob: Bob Wurl grew up in Hankinson, ND. He holds a B.S.B.A. degree with a major in Accounting from University of North Dakota and completed the Graduate School of Banking Program at the University of Wisconsin in 1995. He has 45 years of banking experience, serving 30 years as President & CEO of Lincoln State Bank, Hankinson; currently CEO and Board Chair. Wurl serves as: Treasurer of the Hankinson CDC Secretary of the Lake Agassiz Regional Development Corporation Board & Chair of Loan Committee Board member and Secretary of Southeast Senior Services and Richland County Council on Aging Vice Chairman of Immanuel Lutheran Church, Hankinson and Chairman of the Endowment Fund Committee. Advocate for Project 24 / Christ's Care for Children – Kenya In this episode, we cover: Why community banks play a bigger role in economic development than most people realize How Hankinson shifted from chasing big industry to building sustainable local growth What it really takes to keep Main Street alive (hint: sometimes you have to buy the building yourself) How to think about generational transitions without defaulting to "kids these days." Simon Hankinson, Heritage Foundation Senior Research Fellow, joins Marc to dissect the ongoing Minneapolis protests against ICE, highlighting the dangerous tactics of private citizens blocking streets and the broader agenda of abolishing immigration enforcement. They explore legal limits on roadblocks, activist strategies to provoke law enforcement, and the media's misrepresentation of incidents. Hankinson contextualizes the issue with polling data showing strong swing state support for deporting illegal alien criminals and critiques political leaders who equate ICE enforcement with historical atrocities, emphasizing public misunderstanding versus factual enforcement realities. This week on Parsing Immigration Policy, Simon Hankinson, Senior Research Fellow at The Heritage Foundation, discusses his new book, The Ten Woke Commandments You Must Not Obey. Two of the book's chapters focus on immigration: “You Shall Have No Borders” and “You Shall Have No Nation.”In the episode, Hankinson explains why the idea of the nation-state is fundamental to civilization and how the erosion of borders threatens both prosperity and safety. He argues that:The open border movement is both ideological and political – a tool to expand government dependency and reshape the electorate.A democracy cannot survive without defined borders; “If you don't have a country to defend, nothing else matters.”Birthright citizenship and “birth tourism” weaken the meaning of national allegiance and civic responsibility.Drawing on his years as a U.S. diplomat in India, Ghana, Fiji, Togo, and Slovakia, Hankinson shares how his first-hand experience with visa processing opened his eyes to migration patterns and visa fraud, shaping his perspective on U.S. immigration policy. He also reflects on how free speech, civic duty, and national loyalty intersect in a society increasingly pressured to conform to ideological orthodoxies. (Upcoming Event: Hankinson and Krikorian will join a November 19 Heritage Foundation panel on the H-1B visa program, exploring how it has shifted from filling national needs to displacing American workers, and how it can be reformed.)In his closing commentary, Krikorian notes two developments that mark the end of the Biden Border Crisis. First, of course, is the dramatic drop in apprehension numbers. Despite a small uptick in Southwest border arrests in September, the newly released Fiscal Year 2025 total was the lowest in generations. Equally important, though, is the fact that the (much smaller) migrant flow has reverted to traditional patterns – mainly Mexicans, with a few Central Americans – marking an end to the globalized flow from nearly every country on earth in response to Biden administration policies.HostMark Krikorian is the Executive Director of the Center for Immigration Studies.GuestSimon Hankinson is a Senior Research Fellow at the Heritage Foundation.RelatedSimon Hankinson Bio and PublicationsThe Ten Woke Commandments You Must Not ObeyDespite Uptick in September, FY25 Border Arrests Were the Lowest in GenerationsMigrant Flow Returns to Traditional Demographic Patterns under Trump IIIntro MontageVoices in the opening montage:Sen. In this episode, Rebecca talks with longtime friend and former economic developer Justin Neppl about what it really means to reimagine economic development for small towns. For years, economic development has focused on the same things, but the future looks different. This episode is about collaboration, trust, and people-centered leadership and how they can come together to update traditional models to make futures brighter for our small towns. About Justin: Justin Neppl is a community-focused entrepreneur from Breckenridge, Minnesota, where he lives with his wife, Jamie, and their three children — Karsyn, Easton, and Addy. He is the co-owner of Tiny Tykes Inc., a growing childcare company that has recently begun franchising across the Upper Midwest, with the goal of helping both small and mid-sized communities expand access to quality childcare. In addition to his work in childcare, Justin has partnered with local stakeholders to revitalize Breckenridge's Main Street and address community housing needs — from rehabilitation projects to new construction. Through his partnership with GFY Custom Crafts, he is helping bring affordable, high-quality housing options to communities across Minnesota and North Dakota. Justin is also developing a craft distillery in his hometown that celebrates the agricultural heritage of the Red River Valley. Outside of work, he enjoys hunting a variety of game with his family and coaching youth hockey in the local association. His passion for entrepreneurship and rural revitalization drives his mission to make small towns stronger, more vibrant places to live and raise a family. In this episode, we cover: Why traditional economic development models are breaking down Why sharing the load and tapping into expertise is better than having one overextended leader Real-world examples of communities leading differently Why boards, councils, and communities' collaboration can be the make or break Why reimagining economic development starts with people Links + Resources Mentioned: Tiny Tykes Franchise: https://tinytykesfranchise.com/ GFY Custom Crafts: https://www.gfycustomcrafts.com/home.html Hankinson YouTube video: https://www.youtube.com/watch?v=jR6OvMUaaBY&t=425s Sponsor Spotlight: Brodie Mueller and The Market on the Plaza In small towns, coffee is more than caffeine. Have you ever looked at a tired old property and thought, “There's potential there,” but weren't quite sure what to do with it? Well, today's show could be the spark you need. Because we're talking about one of the most powerful – and underutilised – strategies for building wealth through property: strategic renovation. In a world where construction costs are soaring and affordability is stretched, more investors are realising that they don't have to wait for the market to deliver capital growth – they can manufacture it themselves. And joining me to unpack this is Greg Hankinson – property renovations and development expert and director of Metropole Developments. Greg's seen it all – from simple kitchen facelifts to full-scale value-add renovations through to medium density developments, and he's here to share his experience, tips, and insights to help you make your next investment a profitable one. We talk through the key fundamentals of a profitable renovation, how to assess a property's potential, the pros and cons of reno vs. new build, and how many successful developers started by simply buying, renovating, and holding. Takeaways · You can create wealth through renovations, not just market appreciation. · The renovation process requires careful planning and understanding of costs. · Successful renovations can lead to significant increases in property value. · It's essential to identify properties with renovation potential. · Avoid common mistakes like overcapitalizing or DIYing without experience. · Understanding local regulations and permits is crucial for renovations. · Market conditions can affect the feasibility of renovation projects. · Investing in renovations can provide better rental yields and lower vacancy rates. · A strategic approach to property investment is necessary for long-term success.
