In this episode, Michael Blank and Garrett Lynch talk with Axel Ragnarsson, who scaled from self-funding small multifamily deals to building a 500+ unit portfolio and raising over $15 million in capital. Axel shares the turning point that forced him to move beyond his DIY approach, how he overcame mental blocks around partnering and raising money, and what it really takes to grow in today's market. Whether you're early in your investing journey or looking to level up, Axel's story offers powerful insights.Key Takeaways:Self-Funding Has Limits: Axel built up to 70 units on his own, but liquidity challenges and stress forced him to rethink his approach and start partnering.Mindset is Everything: His biggest obstacle wasn't skill—it was fear of raising capital and losing control. Overcoming that changed everything.Adapt or Miss Out: In today's shifting market, underwriting must adjust constantly. Flat rents and rising interest rates mean conservative assumptions are critical.Scale with Purpose: You don't have to grow endlessly. Axel is evaluating whether to stay put or expand into new markets—and why lifestyle alignment matters.Connect with MichaelFacebookInstagramYouTubeTikTokResourcesTheFreedomPodcast.com Access the #1 FREE Apartment Investing Course (Apartments 101)Schedule a Free Strategy Session with Michael's Team of AdvisorsExplore Michael's Mentoring ProgramJoin the Nighthawk Equity Investor ClubReview the Podcast on Apple PodcastsSyndicated Deal AnalyzerGet the Book, Financial Freedom with Real Estate Investing by Michael Blank For full episode show notes visit: https://themichaelblank.com/podcasts/session469/

In her recently released memoir ON MY WAY BACK TO YOU, Sarah explains an universal story that was her own too, when she found herself one of 39 million Americans taking care of an ailing loved one, when her husband's body just started shutting down and needed an immediate heart transplant.   Sarah not only shares a love story with her husband, his heroic work to heal back to good health but also tips to handle and cope while simultaneously processing, triaging and coordinating as a caregiver as a dedicated life-partner/spouse and parent. She explains how she did it all with devotion, grit and grace. This video offers a short synopsis in her own words  https://drive.google.com/file/d/1eZ5z6L-RMonXExrv7-lbH5rzgHaAHaah/view?usp=drive_link During it all, which included long drives to clinics, concerns about pain medication, an unfounded complaint of elder care abuse, a broken hip and just so much more, Sarah remained full of gratitude as a way to combat anxiety and took away so many gifts as explained in ON MY WAY BACK TO YOU: ·         STRENGTH Being a caregiver forces you to realize you own strength·        PURPOSE You must continue to keep doing what you're doing – it gives you much purpose even if filled with grit·        NO SUGAR COATING You can't sugar coat – you must be accepting and vulnerable when sharing how the patient is doing and how you're feeling and managing as a caregiver·        GIVE YOURELF SOME SPACE It also encourages you to give yourself grace and forgiveness during the most dark and challenging of moments, be kind. Take time to gather your own thoughts and emotions too.·        COMMUNITY CONNECTIONS AND SUPPORT You begin to really realize how strong a community you have both close-by and far away, if even a Zoom away·        GRATITUDE The ability to find and process gratitude becomes heightened in many ways ·         BE THERE You demonstrate and learn the simple act of showing-up and being there·        DEEPENS THE RELATIONSHIP It deepens how well you know someone·        PHYSICAL TOUCH  Just being able to hold hands or kiss on the forehead – is so much more appreciated after a loved one was ill and you were unable to be together·        HUMOR – Laughing helps as a couple when applicable·        THE GIFT OF ORGAN DONATIONS, SECOND CHANCES AND INTERCONNECTIONS Most of all, the gift of a young, healthy heart – she and her family are so thankful, despite it coming from what they must assume was a family living in tragedy and grief – but the organ donation system, is a reminder how we are all interconnected and the preciousness of LIFE – and as Sarah shares, she's so thankful to have annoying and wonderful Ben still with her -She has an incredible amount of tips she explains extremely effectively and efficiently and says to consider ON MY WAY BACK TO YOU a primer on caregiving. It's really a life-safer if you're finding yourself suddenly in that role and simply not prepared.  Sarah joins Mark for a look at caregiving.Become a supporter of this podcast: https://www.spreaker.com/podcast/late-night-health-radio--2804369/support.

Welcome to my very first solo cast episode! On this episode of How to Drive Profit with Purpose, I provide an overview of the anatomy of purpose from my perspective: what it is, why we need it and how we can use it to benefit our organizations. Purpose is the foundation upon which I have built and continue to build my life's work. It is essential to achieve personal and professional success, and in this episode, I touch upon how you can use it to generate success in your own organization.  Key takeaways from this episode:  North Star- Your purpose statement should be your permanent North Star Purpose is comprised of 3 key components:  Your WHY - you cause, your purpose, your belief  Your Contribution -  the rallying cry that you are committed to daily The Impact - your vision; the dream you had that started it all Live your Purpose-You need to be able to clearly diagnose and describe these components as they relate to your organization, and then you MUST infuse them into everything that you do   Measure Purpose- Find ways to unconventionally measure purpose in a quantifiable way Purpose Wins- It's simple; it's just not easy in the beginning

The Forever Cash Life Real Estate Investing Podcast: Create Cash Flow and Build Wealth like Robert Kiyosaki and Donald Trump

On today's episode of the Forever Cash Life Real Estate Podcast, my wife, Michelle Bosch, shares some valuable principles that will help you scale your business quickly and bring the right people on board.  Whether you're running a land flipping business, or something else entirely, you'll find these principles to be timeless and important. Michelle and I have followed them the past 18 years with great success. You'll Never Know Freedom Without Hiring a Team Building a team that's bigger than you will give you the opportunity to enjoy the four freedoms of money, time, relationships, and purpose. When you're just starting out, all these things depend on YOU:  Bringing in leads Getting offers Sales happening Moving deals through the pipeline Checks coming into the bank But this is unsustainable, and you can't scale your business If everything depends on you alone. These freedoms will never be yours. Your Employees Need to Share Your Core Values In the beginning, when you're first hiring, you might start small with a VA or independent contractor, someone who can start taking non-critical activities off your hands. Eventually, you want to pivot into thinking about a team where you are all in on them and they are all in on you. Your ROI (return on involvement) is way superior with an employee than with someone who is doing 5-10 hours for you here and there and not fully committed to you and your business. You'll want to bring people on board who embody your core values, who become like family, who see opportunities for personal and career development, and who are truly excited about the dynamic growth of the company. You need to be clear on your core values so you can magnetize the right people. Collapse Time with This Hiring Practice One thing Michelle and I have found over the years is that we can collapse time by hiring two or three people at a time for one position. When it comes to our sales team, we'll onboard these people at the same time, train them at the same time, and then let them fight for a spot on our rocketship. When you give two or three people the same resources, one of them is going to rise to the top. When we do it this way, our new hires have extra motivation to succeed, and we aren't wasting time training someone who turns out not to be a great fit for our team.  Train Your Employees With a Purpose You will be tempted to dump all your unwanted tasks onto your new hire and let them figure it out, but you need to think long-term. You need to train them, explain the purpose of each task, show them how each task fits into the context of the business, and the impact it has on the company as a whole.  Give them a list of criteria.  Break down the steps/chunks/milestones.  Have a rhythm for supervising and checking in.  Offer regular feedback and constructive criticism.  Catch mistakes immediately to save time and effort. Don't just teach them steps and methodology. Give them a sense of purpose. Put in the time and energy at the beginning, and your return on involvement will be exponential.  Utilize Technology to Simplify the Onboarding Process We have so much access to technology these days. Make the most of it. Record what you do with new employees, so you can use it again in the future with your next hire. You're not abdicating the whole onboarding process to videos, but they'll be there for your team to watch, listen to, and reference again and again.  You can actually provide your entire team with a valuable library of resources that will save you so much time and money over the long haul. Recognize Your Value as CEO When you start out as a business owner, you can get hit by impostor syndrome and think, “Oh my god, who am I to be demanding an all-in mindset from my employees?” We don't automatically have that assertiveness and confidence to recognize the incredible value we bring to the marketplace. You need to step into this power and attract the right people who recognize it as well. You need to understand that you are offering an amazing opportunity to someone. It's a privilege and an honor to align themselves with a CEO like you, someone with integrity and excellence, who is making people's dreams come true. There are very few people out there operating at this level, in a way that's not transactional, but transformational. You are a freaking big deal. Don't bring just anybody on board with you. Make sure they embody your core values, and that they're excited to use the velocity of the growth of your business to meet their personal growth goals as well. Your business, with their help, will spit out the cash flow. And you, as CEO, will be flowing in the freedoms of money, time, relationships, and purpose. What's Inside:  The key characteristics to look for in a new employee How hiring 2-3 people at once to compete for a role collapses time How to leverage technology to simplify the onboarding/training process Mentioned in this episode: Join our next FREE 5-day Land Flipping Masterclass starting on May 10.

Leadership AdvantEdge: Leadership | Influence | Talent | Neuroscience

Purpose: You'll understand the three biggest mindshifts our survey respondents discovered when learning how to better lead and work from home. And some powerful neuroscience hacks to help ease transition to the new normal in working. Process: I'll share the top MindShift! results from our survey and highlight the most pertinent aspects of leading from home shifts and how virtual veterans are winning over the difficulties with some powerful hacks. Payoff: You'll quickly realise that you are far from alone with the difficulties you face and learn some hacks about how to overcome the obstacles and get better results. TL:DR - The Challenges We Had To Wrap Our Minds Around Working and Leading from home was new to many people and few organisations were prepared for the transition. We had to face the challenges of virtual working with little support and colleagues who were equally clueless. Those with kids at home found both the joy of more family time and the tremendous difficulties of more family time. We discovered that even with powerful technology at our fingertips it wasn’t equitably distributed, that there were no standards and juggling home-schooling with endless conference calls and the nerve-wrecking experience of being on camera on a cranky laptop was hardly the utopian ideal seen on the adverts. We have to establish clear boundaries between what is work and what is home, often on the same table where we eat and the kids fight for laptop time. We soon discovered that our schedules were back to back video calls on a never-ending deluge of new conference platforms, messengers and the emails kept piling in. It seemed that no-one realised just how stressed we were becoming. What perhaps you didn't realise is that working virtually is genuinely exhausting for your brain. And empathy - that unconscious understanding of the other person's intent and how they are truly feeling - well, it's almost missing because our Mirror Neurons don't work at all well in the virtual space. Empathy has flatlined in the virtual world and we need to implement CPR immediately. All of our communications need Clarity, Purpose and Responsibility. Then we discovered that it was down to ourselves to make this work. That no one was going to fix anything soon and “normal” — well “normal” had gone for good and in spite of feeling like someone had unplugged our motivation completely, we had to find it in ourselves to reach out, to be proactive, to get disciplined and determine for ourselves that we needed to take control. Even if it was just to turn the camera off every now and then and choose our priorities. We learned that we had to be at cause for something and stop being at the effect of a virus no one understands and that actually, no one else knows what they are doing either. We're learning that we're all in this same storm together, but we've realised that we're not all in the same boat. Some of us are in luxury yachts, many more are in old row boats and many are clinging onto a piece of driftwood. Visit bit.ly/LFHResults2 for more and to ask me how to do CPR on your communications to revive your influence, sales and leadership.

Today’s Purpose: You don’t have to be in the public sector or start your own charity to make a difference in the world. You can make a huge impact with business! It’s possible to be in both the corporate world and non-profit world and lead the way in social responsibility. Today’s guest is Kate Hayes, who oversees Echoing Green’s “Ecosystem Programming’ to find, fund and support early-stage global leaders who have incredible ideas to change the world. 2:24 - The Kate 101 During college, Kate studied neuroscience and was interested in knowing how change happens. While working in Boston, she stumbled upon a mobile healthcare clinic that was started by an Echoing Green fellow. Kate’s career made a sharp turn from medicine to the non-profit sector, digging deep into understanding nonprofits and the role of the private sector in supporting them.    In her first role with Echoing Green, Kate connected business leaders to their purpose and helped them understand their mission, connecting them to the social change ecosystem. In her new role as Director of Ecosystems, Kate helps connect nonprofits across the globe to help make an even greater impact.  5:15 - What Exactly Does Echoing Green Do? Echoing Green is named after a poem by William Blake about making the world a better place. The fellowship program is the backbone of Echoing Green. It provides enough seed funding for organization founders to get started and helps with a portfolio management structure for clear planning and developing a strong business acumen.  Echoing Green creates community by connecting social entrepreneurs with each other for collaboration and support in the first few years of their organizations and beyond. A big priority is determining how to access to capital whether philanthropic or investment and connecting leaders to a broader community who cares about similar issues. A lot of businesses think you have to do something drastic like start a business or nonprofit based on a social cause. However, businesses can get involved, even if they’re not a charity or nonprofit. 10: 31 - Where Do We Start? There are so many people who want to make a difference in the world, whatever their career path, and Echoing Green helps them figure out exactly how they can do that while remaining in the private sector. For those ready to dive in, Echoing Green helps people identify what issues matter to them, and sends them on a domestic site visit to understand first hand how change is happening on the ground. For those who are overwhelmed with the endless possibilities of affecting social change, Echoing Green helps them connect with what they care most about and matches that to their skillsets.  It’s ok to just take baby steps on your own while also bringing people to your team to help you implement those steps. Outside support is what really helps us thrive in our efforts to be involved in social change. 20: 30 - Diversity in Leadership Kate was part of a group of governance practitioners where it was communicated that board diversity was not only not priority, but not important. She saw an opportunity and became very passionate about communicating need for diversity in leadership. This has to start with organizations defining what diversity means in relation to their cause, whether age diversity, racial diversity, or all of the above and more. Boards need a shared understanding of the impact that diversity can have on creating effective change in communities. Boards need to look outside of their circles to find as broad a pool of leaders as possible.  There may be major fundraising implications for Boards that don’t take diversity seriously. Once you’ve achieved a more diverse board, it’s as equally important to create trust, inclusivity, and equality. It’s about having in intention in everything you do, admitting mistakes, and getting uncomfortable. 35: 59 - Getting To Know Our Guest Find out what Kate is grateful for, what she would do differently when no one’s watching, something you’d never guess about her, and what books she’s reading (Moms, take note)! Latitude is a for-profit creative agency, powered by purpose. In November, 2009, Krista and her husband were in their 30s and, as she told me, “chasing the American dream really hard.” They were being financially successful, but lacked a level of meaning and purpose. It was during a trip to Haiti that they witnessed extreme poverty for the first time. In response to this life-changing experience, they decided to form a social enterprise. In order to avoid debt, Krista, her husband and two small children moved into her parents’ basement. Their company, Latitude is a for-profit, full service creative agency. They do amazingly great work in brand design and experience design. What makes Latitude unique is that they donate 50% of their profits to help women and children in the developing world. They work primarily with three nonprofit partners in 18 countries. They have been able to direct $2.7 million to trusted nonprofits. Through International Justice Mission, they have rescued over 2,600 people from sex trafficking and slavery. They have partnered with Healing Haiti to build a medical and dental clinic. They have built homes and an orphanage. Through their work, over 13 million gallons of clean water has been delivered. They have partnered with Opportunity International to fund several thousand microloans for women entrepreneurs. They also partnered with Opportunity International on an entrepreneurial High School in Nicaragua. Several hundred students have attended. They have provided food through Feed My Starving Children. They partnered with Matter on equipping clinics in Honduras and Mongolia. They have provided desks and supplies to schools for girls in Afghanistan. Quotes from Krista Carroll on Being Powered by Purpose “You need to know how to set people up for success.” “We looked at these children who were so similar to our own children. The only difference was that they were born in a different latitude and longitude in which opportunity was scarce.” “We have to win our business on being excellent providers.” “We have had virtually zero turnover with our clients.” “There’s no room for anything less than excellence and sustainability.” “The partnership between a for-profit and a nonprofit challenges each of us to think holistically.” “It’s a constant process of poking holes in your own plans.” “As a CEO, I’ve come to terms with being misunderstood at times.” “One unexpected benefit of being a company that is powered by purpose has been the incredible talent that we have attracted.” “Limit your debt and limit the complexity.” “Use the gifts you’ve been given to empower those who have not been given as much.” Social Entrepreneurship Resources: Latitude: http://latitudeelevates.com Twitter: https://twitter.com/latitudeforgood Facebook: https://www.facebook.com/workwithlatitude

Welcome!  My guest today is Nick Pavlidis, who is a husband, father, attorney, blogger, podcaster, author, and a friend of mine.  Nick conducts two successful podcasts:  “Five Minutes with Dad,” and “Confessions of a Terrible Husband.”  As an outgrowth of his blogs and podcasts, Nick has written a book, Confessions of a Terrible Husband: Lessons Learned from  Lumpy Couch.  Nick is here to talk about the writing process because you never know when you may have a book that needs to be written! Nick’s inspiration for writing came from the realization that he was “a terrible husband.”  Ironically, he THOUGHT he was doing everything right for his family, but realized he wasn’t focusing on the right things.  Nick says of his family:  “I was taking FROM them much more than I was providing FOR them by working so much.”  Nick’s book is the process he undertook to focus on improving his marriage and family life. He shares the following tips for someone undertaking such a vulnerable writing topic: Consider the “other” person in your relationship and their feelings. Be open, honest, and RESPECTFUL. Determine your mindset, perspective, and ideal reader.  Nick says he wrote “to my best friend with my mother listening.” Write with this question in mind, “What can I do to improve my relationship?” Nick found it helpful to write in “sprints.”  He wrote for blocks of time over a short period, and then took a couple of weeks off. Nick shares details about the following aspects of the writing process: Organization---Nick found it worked best for him to write huge sections then organize it later. Environment---Nick found the perfect environment for his writing at a local McDonald’s.  No kidding!  Listen to find out why this worked so well for him! Inspiration---Nick found his inspiration through talking to older couples who endured life’s struggles in their marriage. Perspective---You can’t write to “everybody,” but you have to visualize that person or type of person to whom you’re writing. Purpose---You will connect best with readers through a single focus and purpose. Voice---Even though Nick had written countless legal documents and papers in his career, THIS kind of writing was very different.  Find out what helped him develop his conversational tone. I hope you will join us for these topics and so much more from Nick!  He tells us about his favorite software package for writing and how that helped him in the process.  Whether you think you may ever write a book or not, Nick has great tips for everyone.  Join us!
