This podcast highlights a variety of key aspects of real estate investing, particularly the strategic considerations in Alberta compared to Ontario. Here's a summary and analysis: Why Alberta? Tenant Laws: Alberta's landlord-tenant regulations are much more favorable compared to Ontario's, where eviction processes can be long and cumbersome. Market Dynamics: Alberta is perceived as being in a recovery phase, with Edmonton showing significant growth and development activity, presenting opportunities to buy undervalued assets. Cost of Acquisition: Buildings in Alberta, like the 10-unit purchased for $1.2M, are selling for less than replacement cost, making them attractive for value-add plays. Potential Boom: Alberta's efforts to diversify its economy beyond oil, combined with its affordability, create optimism for steady growth. Ontario Challenges Tenant Regulations: Ontario's Landlord and Tenant Board (LTB) is often slow, creating frustration for landlords dealing with non-paying tenants or vacant possession. High Costs and Red Tape: Acquiring properties with value-add potential often requires overcoming steep premiums and bureaucratic hurdles. Execution on Business Plans Your approach mirrors the insights shared by Alex's mentor: Operational Efficiency: Focus on improving Net Operating Income (NOI) through better property management and cost control. Value-Add: Identifying opportunities to increase a building's value, whether through renovations or operational improvements. Project Strategies Flips: Projects in Ontario like Thorold and Haldeman illustrate the ability to transform distressed properties into high-value assets. Private Lending: Leveraging a strong private money network with a consistent track record of payments allows for efficient financing of projects without partnerships that dilute returns. Future Trends Alberta Expansion: A focus on growing portfolios in Alberta aligns with its improving economic and market conditions. Political Considerations: The province's direction, supported by strong leadership and economic planning, could significantly impact long-term viability. This aligns with your philosophy of diversifying investments and finding markets that offer better cash flow and manageable risks. Do you see Alberta fitting into your portfolio strategy, or are you more inclined to continue exploring the US and other Canadian provinces?

Kuten tämän podcastin kuluessa on huomattu, digitaaliset alustat käyttävät merkittävää valtaa monilla yhteiskunnan ja talouden osa-alueilla. Mutta millainen vallankäyttäjä digijättiyhtiö oikein on? Pitäisikö esimerkiksi kaupankäyntiä ja omia työmarkkinoitaan hallinnoivia yhtiötä tarkastella ennemminkin valtioina? Entä millaista on tekoälylaskennan globaali politiikka? Thorold's infamous haunt, The Screaming Tunnel. A historic train tunnel never used by any train. Believed to be an access point from some houses on the forested side of the tunnel to the main road. A great hiding place, for innocent activities. Or a horrifically violent act done by a drunk, rage-filled father. But is the legend real? Daniel discusses the legitimacy of this story. Comparing it to a famous haunt from his own past. And another legend told to a local historian by the last surviving resident of the old forest village. Spoiler… not tragic at all. Then it's time to get all scientific! The occurrence of something called Pareidolia. Simply, it means the mind's habit of turning objects into things we will recognized. Based upon our psyche. Hilary is a long time client of ours who's been on quite a journey, from growing up and immigrating from small town Kenya, Africa, coming to Canada on a student VISA as so many immigrants do, then really getting outside his comfort zone house hacking and started investing in real estate. Imagine that. Coming from a rural community with one or two tea shops to buying houses and renting them to university students and regular rentals as well. The first property being a student rental in Thorold, Ontario in 2015 for $351,000. Hilary's strategy for systematic, fully furnishing is a first that I've heard of so you'll want to take note! He didn't stop there as he started mentoring others in his community and even joint venturing with some of them to purchase properties in Northern Ontario. With nickel pricings spiking, I hope that's good news for our investor friends up north. Hilary has a full time job that he enjoys and proof that one can invest successfully for a comfortable retirement. He has no plans to go full time into real estate. Please enjoy the show! David Urquhart was appointed full-time head coach of the McGill University men's hockey team in May, 2021. A 2018 inductee to the McGill Sports Hall of Fame, Urquhart spent the previous three seasons as an assistant coach of the San Diego Gulls, an American Hockey League affiliate of the Anaheim Ducks. During that span, he helped guide the team to a 92-60-17 record in regular season play and three playoff berths. The 36-year-old native of Thorold, Ont., is the 30th bench boss in team history and the 13th former McGill player to take the helm of the historic 144-year-old program, which played its first game on Jan. 31, 1877. He replaced Liam Heelis, who was serving as interim bench boss. Urquhart played for McGill and served four years as a full-time assistant coach (2014-2018) under the direction of Kelly Nobes. He also was head coach of the Serbian national team at the 2018 IIHF Div. 2 world hockey championship. A graduate of McGill's Desautels school of management in 2008, Urquhart majored in finance and entrepreneurship. In 2019, he completed a master's degree in sports psychology at McGill. For his thesis, he interviewed six of the most successful coaches in U SPORTS and the NCAA to discuss their coaching vision and learn how they built cultures of excellence to win multiple national championships for their respective programs. Urquhart was recruited to McGill in 2004 out of the GHJHL, where he skated for the Welland Cougars (2001-2004) and Thorold Blackhawks (2000-2002). During his McGill playing career, Urquhart was a three-time OUA all-star from 2004 to 2008. He also merited All-Canadian honours -- earning a berth on the second team in 2006-07 -- and concluded a brilliant university career with 23 goals and 107 points, along with 330 penalty minutes, in 147 games overall. More than a dozen years after his last varsity contest, he remains tied with Mike Babcock as the ninth-highest overall point-scoring defenceman in McGill history. He trails Marc-André Dorion (192 points), Dominic Talbot-Tassi (190), Gilles Hudon (152), Martin Routhier (135), Ryan McKiernan (117), David Bahl (110), Bryan Larkin (109) and Luc Latulippe (109). Named to the OUA all-rookie squad during his freshman year, Urquhart won the Bobby Bell Trophy as Team MVP in his third collegiate season and in his senior year, he captained McGill to the Ontario University Athletics conference championship in 2008. It marked McGill's first Queen's Cup league title since 1946. Fluent in three languages -- including French and Italian -- Urquhart also speaks some German. He was a two-time OUA conference nominee for the Randy Gregg trophy, awarded nationally for combining hockey ability with academics and citizenship. He made the Principal's Student-athlete Honour Roll, merited Academic All-Canadian honours, won the Richard Pound Trophy for athletics leadership over his McGill career and received the University's prestigious Gretta Chambers Award for student leadership. Urquhart went on to a solid professional career, including stints in the AHL with Hartford (2008-10) and Hamilton (2010-11), where the six-foot, 195-pound rearguard played 130 regular season games, scoring six goals and 23 points to go along with 78 penalty minutes. He also had stints in the East Coast Hockey League with Charlotte and Wheeling. He then headed overseas to play for three years in Italy, where he patrolled the blueline for teams in Valpellice (2011-12) and Pontebba (2012-13) before guiding Ritten-Renon to a league championship in 2014. Episode Synopsis pulled from Wikipedia:Will visits his mother while Lyra heads to Oxford where she encounters Charles Latrom (Lord Boreal). The alethiometer guides Lyra to Mary Malone, a physicist researching Dark Matter (Dust). Lyra shows Mary the alethiometer, and Mary demonstrates her research that similarly allows computer communication with Dust. Cardinal Sturrock dies, leaving Father MacPhail a possible successor. Dr Lanselius, the witches' peace envoy, testifies that Ruta Skati's attack was a lone act. He is then falsely convicted of spying, heresy, and treason. Will meets his paternal grandparents who want his father's letters. Will leaves as they call to report him to police. Mary connects Lyra to her computer. The particles form screen images that Lyra interprets. Lyra tells Will the alethiometer told her to help him. At Mrs Coulter's urging, MacPhail takes a bold action and bombs the witches' territories. Thorold, Asriel's jailed assistant, tells Mrs Coulter that Asriel intended to sacrifice Lyra to open up the other world. When MacPhail is chosen Cardinal, Mrs Coulter threatens blackmail to ensure his continued cooperation. The witches vow retribution for their destroyed lands. A mysterious figure whispers for Lee Scoresby to "return." Lyra flees Boreal's henchman who confronts her in Mary Malone's office. Outside, Charles Latrom (Boreal) offers Lyra a lift. After exiting his car, she discovers the alethiometer missing from her backpack. Scoresby, searching for Grumman, finds his balloon has inexplicably flown to Yenisei. Dr Haley, an astronomy scholar there, confirms Grumman is alive and declares him a heretic. Haley, a Magisterium agent, attempts to shoot Scoresby, who is arrested after killing Haley in self-defence. In Cittàgazze, Will sees someone inside the tower. Mrs Coulter arrives in Yenisei and discovers Scoresby jailed there. He conceals Lyra's whereabouts, but Mrs Coulter later frees him, knowing he will keep Lyra safe. Mary attempts to communicate with Dust. Serefina Pekkala's daemon, Kaisa, and Iorek discuss Lyra and the prophecy. Lord Boreal will return the alethiometer if Will and Lyra bring him a knife hidden in the Tower of the Angels in Cittagàzze.A narrator recounts the Subtle Knife's origins and why spectres were unleashed. Scoresby finds Jopari, a shaman who confirms he is Grumman. He claims he "summoned" Scoresby and needs his help to find the Subtle Knife, named Æsahættr, and bring it to Asriel. Mary rejects Boreal's offer to fund her and Oliver's research. Lyra and Will ascend the Tower of the Angels in Cittàgazze and encounter Giacomo Paradisi, the elderly knife bearer. A youth named Tullio has just attacked him and stolen the knife. Will recovers the knife, but his right-hand little fingerand ring finger are partially severed during the struggle; Paradisi proclaims Will is now the knife bearer and shows how to cut portals between worlds. After Lyra and Will depart with the knife, Paradisi, no longer protected, fatally poisons himself to thwart the spectres. Tullio's soul is eaten by the spectre. Scoresby agrees to help Jopari if Lyra is put under the Subtle Knife's protection. Mary communicates with Dust, which are angels. Lord Boreal leads Mrs Coulter through Cittàgazze to the alternate Oxford to find Lyra. Serafina Pekkala and Ruta Skadi attack the Magisterium airships guarding the portal, then travel through to find Lyra.
Lyra is asleep as this chapter opens - shocking no one - but gets a startled awakening by Thorold, who tells her that Lord Asriel has ‘gone mad' and taken Roger away into the middle of the Arctic night. Confused, sleepy and increasingly worried about Lord Asriel's intentions, Lyra sets off after her father to try to save her friend one more time.Join us this week, as we discuss just how high bears can jump, the locomotion of medieval siege weapons and the load-bearing potential of snow.------You can see a full version of Amy's artwork for our episodes and our quotes for the week here.As we're nearing the end of the book, if you have questions for us about Northern Lights or about the Golden Compass film, we'd love to hear from you! The Subtle Knife opens in our world, where a young boy named Will Parry is bringing his ill mother to an elderly neighbor, Mrs. Cooper, who reluctantly agrees to take care of Mrs. Parry. After leaving his mother, Will returns to his house and frantically searches for a green leather writing case filled with letters from the adventure-seeking father he's never met. Strange men have been coming to the house asking questions and looking for the case, and Will wants to find it before they do. Just as Will finds the letters, the men break into the house and one of them makes his way upstairs. Will rushes through the doorway, accidentally pushing the man down the stairs and killing him. On the run, Will makes his way to Oxford where he hopes to have his questions about his father answered. Late in the evening as Will walks along a tree-lined street, he notices a cat acting strangely. Upon investigating more closely, he is surprised to see a barely-visible opening in the air leading into another world. Will decides to cross through the opening from one world to another. He finds himself on a strange, deserted street and seeks refuge in a small house, where he encounters a feral-looking Lyra Silvertongue. Elsewhere, Serafina Pekkala witnesses Mrs. Coulter torturing a witch for information about Lyra and kills her to prevent her from telling Mrs. Coulter what she knows. Serafina goes to Svalbard to speak with Lord Asriel's servant Thorold, who tells her that Lord Asriel means to start a war with God. She flies back to her clan, where Lee Scoresby and Ruta Skadi, the queen of the Latvian witches, has joined them. Lee Scoresby says that he is going to look for the scientist and explorer named Stanislaus Grumman. Serafina and her witches decide that they need to summon other witch clans to fight on Lord Asriel's side and protect Lyra. Ruta Skadi will go to Lord Asriel to see what he is really doing. Back in the new world, Lyra and Will meet two children who tell them that the city they are in is called Cittàgazze. They say that it is filled with specters, which are wraiths that feed on adults but do not harm children. After speaking with them, Lyra and Will agree to go back to Will's world so Lyra can find a physicist who can tell her about Dust. Once there, it is clear to Lyra that this is not her Oxford and her mission might take longer than expected.
After falling asleep by the fire, Lyra is suddenly awakened by Lord Asriel's servant, Thorold, who is trembling and frantic. He tells Lyra that Lord Asriel has kidnapped Roger and Lyra realizes Lord Asriel is going to cut Roger's daemon away in order to harness the loose energy and open a door to another universe. She enlists the help of Iorek Byrnison and his bears to track Roger and Lord Asriel across the ice. Suddenly, dozens of witches circle high above and attack the small band of bears. A heavily armed zeppelin carrying Mrs. Coulter also joins the fight. Iorek and Lyra must rush off after Lord Asriel, leaving the remaining panserbjorne to keep the witches, Tartars, and Mrs. Coulter's soldiers at bay. Iorek takes Lyra as far up the frozen mountain as he can to a bridge of compacted snow but it is unable to bear his weight, so he must send Lyra on alone. At the top of the mountain, Lord Asriel works to set up his instruments, pushing away a pleading, crying Roger while Stellmaria clutches Roger's daemon in her mouth. Lyra and Pan battle fiercely for their friend and manage to briefly free Roger and his daemon but Stellmaria gets a hold of Roger's daemon once more, hindering their escape. In the struggle, the cliff of snow beneath Lyra and Roger gives way. As they fall, Roger is severed from his daemon. The burst of energy tears open the sky and reveals the gateway to another world. To Lyra's surprise, Mrs. Coulter appears and instead of dismissing her, Lord Asriel asks her to come to the new world with him. He tells her that he's going to find the source of Dust and destroy it. Mrs. Coulter refuses to come and Lord Asriel walks away into the other world. Pan convinces Lyra that if Lord Asriel and Mrs. Coulter hate Dust, then it must actually be a good thing. She and Pantalaimon decide to go and look for the source of Dust themselves. Battling both fear and doubt, they leave Roger's body in the snow on the mountaintop and bravely walk into the sunny new world.
Hello Halton, Toronto, Hamilton, Brantford, St. Catharines, Niagara, Welland, Thorold real estate investors!!! It's December so we're into full swing holiday mode!!!! Christmas lights are clipped into our eavestroughs, our light up Santa got blown over on our front lawn, the usual stuffs! This year we started a new tradition, the Royal Botanical Garden's Santa's Signature Experience. My wife booked it after reading the raving views on a Facebook mom's group and the experience lived up to the hype. included is a return trip on The RBG Express (a train ride), hot chocolate and a cookie, storytelling and crafting with Santa's helpers, admission to RBG for the day's activities, and of course your visit with Santa. Santa's Cabin was just off the hook, it had beautifully decorated fireplace, giant tree, the room in general and the star of the show, Santa!!!!!!!! Santa asked my kids if they knew they had brought Christmas magic with them. My kids had no clue what he was talking about then Santa reached behind my daughters ear and illuminated a light within his glove between his index finger and thumb. The look of astonishment on my kids faces made me nearly lose my composure. I couldn't have been happier with the experience but my daughter had more for us in store. A few days later, we asked my daughter what she wanted for Christmas and she said “I want a Lego Cookie Monster to give away at the Basket Brigade.” Mission accomplished!!!!! Christmas can end now and I'd be happy. Part of our objective with our charity is to teach the kids to be selfless and I believe the best teaching is done by showing, not telling. My daughter is not even 4 years old and she knows the meaning of Christmas. Proud parent moment!!!!!!!!!!!!!!!!!!!!!!! Here she is with Anna and Elsa dolls (from the Frozen movie) we bought with our own money to give away on our personal deliveries. In case you're interested in an opportunity to teach your kids and to give back, we need a few more packers and in need of 25 more delivery drivers. For packers, we have 85 registered and we are capping at 100 so to avoid disappointment, please register ASAP. Hello Halton, Toronto, Hamilton, Brantford, St. Catharines, Niagara, Welland, Thorold real estate investors!!! This week we close on another investment property, our 2nd this year with plans to buy our third hopefully in December. Last week was November's REIN meeting and I finally remembered to update and submit my list of properties I had purchased as a REIN member. Lucky enough, Don Campbell was in town to present live and I awarded my gold pin for 17 properties. Don and the whole REIN executive and members have been a huge part of my journey and REIN just announced ACRE, the best weekend of real estate training on March 2-3rd, link: http://info.reincanada.com/toronto-acre-2018. The price is a rock bottom $687 plus tax but hopefully I can get you listeners a discount code so hang tight! For those of you've been around, you know $687 is a great return on investment knowing other organizations charge $1,500 for a weekend event and I've invested thousands more for other business events. Funny story about the REIN meeting, as I was getting ready and heading out the door to drive with my buddy Charles Wah to the REIN meeting, normally, without a second thought I wear dress shoes. For some reason I wanted to wear my all red Nikes, specifically Kobe Bryant's knowing that Richard Dolan, President of REIN wears equally funky shoes some days. Later that night, as Richard called me to stage to accept my award, he jokingly accused me of raiding his closet and stealing his shoes :P Unprofessional of me to wear basketball shoes? Maybe but fellow members and Don Campbell were complimenting me on both my shoe game and award so whatever. I'm not sure there is a lesson there but I was just being me, a big basketball fan and wearing comfortable shoes. Richard Dolan asked me what my secret was and if anyone can accomplish the same. Yes, anyone can do this, being a REIN member has helped me, and the secret to success? Anyone who makes investing a priority will succeed. Economic Update Welcome ladies and gentlemen investors across the greatest country in the world. My name is Erwin Szeto aka Mr. Hamilton bringing you the Truth About Real Estate Investing show for Canadians where it is my job to bring you experts in the world of investing. We will learn from their experience, pick out the lessons, tips and tricks, and figure out what makes them tick so you too can replicate their success to enhance your real estate investor's life of health, wealth, friends, family and fun. This week we have something different, like we do every week! This week we have the economic update presentation I delivered in October to my Halton Real Estate Investors Group. I did it in one take so it's not quite polished but if you wanted insight into what drives my decision making to continue to acquire investment property while having very little diversity in my portfolio, in my opinion, those with assets will create the most the wealth and if I don't, well that's a scary alternate ending I'm doing everything in my power to avoid. Hello Halton, Toronto, Hamilton, Brantford, St. Catharines, Niagara, Welland, Thorold real estate investors!!! Who doesn't like live music especially when they put on THE BEST live performance. My credo is, life is all about experiences and I recommend you catch USS if they're ever playing a gig near you. The both shows in Hamilton and my friends Mike Gillespie, St Catharines investor extraordinaire; John Roumanis, Hamilton investor of $600,000 in 6 Years fame; and Steve had a great time. Here is a youtube from one of their lives shows: https://www.youtube.com/watch?v=TT3KZIE27xo With life being so short and everyone being so busy, I find my social circle continually distills down to just awesome people who are also successful in business which makes for great conversations. So keeping with living your real estate investor's life of health, wealth, family and fun; for those who enjoy having fun along side successful real estate investors, a group of us including: Andy Tran (second suite guy), Charles Wah (land developer guy), James Maggs (10 property guy), Roger Auger (property management guy), Zach Twose (contractor guy), John Roumanis ($600k in 6 years guy), me (Chinese guy); we are planning a social get together of fun and adult beverages at Dave and Busters in Oakville which is basically Chucky Cheese for adults with a liquor license. Since there is no Halton REI Meeting for December, we figured we'd put out an open invite to everyone for an Xmas social. No tickets or passes, just pay your own way. This week we have something different, like we do every week! In last week's episode Ryan Carr and I were stumped on the principle residence capital gains exemption Ryan is entitled to after he recently sold his current principle residence. This area of real estate tax is not well known and of course I didn't have the answer so I did what any investor would do: walk down the hall to my wife's office and ask her. It just so happens I'm married to the Cherry Chan of www.realestatetaxtips.ca who this month was published in the CPA Magazine, where she goes on to educate Chartered Professional Accountants on taxation of investment real estate. Anyways, I walk back to my office, called my wife, clicked record and asked her how to properly maximize one's returns by declaring a rental property as one's principle residence along with some additional difficult follow-on questions. I hope you all enjoy this as I know how difficult it is to find answers to these very specific questions without paying Accounting fees. And as always, everyones' situation is different so do please contact your professional Chartered Accountant specializing in real estate investments. Hello Halton, Toronto, Hamilton, Brantford, St. Catharines, Niagara, Welland, Thorold real estate investors!!! What a terrific weekend in sports for Canadian sports!! My Saturday started with spectating a Brazilian Jiu Jitsu tournament to support my teammates from http://www.mnunesbjj.com/ who competing. I'm still a beginner at the sport so I was there to be a cheerleader and to experience a competition as a spectator before I sign up to fight grown men in 2018. Yup, I'm committed to competing at least once and like everything I do, I'll take a pragmatic approach to training in both the sport, my strength and conditioning, my diet as I'll need to lose pounds to ensure I'll be the largest competitor in my weight class. Just like my real estate, I prefer to have every advantage in my favour especially when I turn 40 and will be the youngest in the Seniors, 40 year old and above division :D. Speaking of having every advantage, my clients hired me to sell their flip property, a gorgeous 2,600 square foot house on one acre. To best present the property we recruited the best stager, best photographer, true tour video so you feel like you're there and drone pictures to properly capture what a lovely property this flip is. Check it out here: http://virtualviewing.ca/mm16b/4078-aberdeen-rd-beamsville-u/ Saturday night of course was the return of the greatest of all time in combat sports, Georges St. Pierre who won the Middleweight Championship in shocking form. You can't tell from the picture but we were all jumping up and down when Georges connected with that short left hook. We were so loud we woke up Cherry
