Toni Ghazi's journey began in Lebanon, where they were born and raised until relocating to the United States at the age of 15. Their earliest memory of connecting with extraterrestrials stemmed from one of their favorite childhood shows, Grendizer, a Japanese animated television series dubbed in Arabic, featuring a UFO robot from the Vega star system. However, it was not until they reached the age of 42, during a session with Debbie Solaris, that they made a conscious connection between UFOs and Vega. During the session with Debbie, Toni recalled the abundance of praying mantises in their grandmother's garden in Lebanon and the conversations they often had about them being "Bringers of Good Luck & Fortune." This memory had completely slipped their mind until revived during the Akashic reading. As a child, Toni experienced several paranormal occurrences, including seeing the spirit of a young boy in their home and witnessing witches flying in the sky near their school. Their sensitivity to these energies notably increased after moving to the Washington DC Metro Area at 15. Entering high school as a freshman, Toni did not speak any English. Remarkably, during this period, he began receiving SETI Magazine (Search For Extraterrestrial Intelligence) in the mail, which significantly broadened his understanding of extraterrestrials. It is noteworthy that, despite their lack of English proficiency, he had no way of ordering the magazine for his home. Upon reflection, this experience was viewed as a direct contact from extraterrestrials, drawing their attention and awareness back to them. August 14, 2021 Everything Co-op continues its tribute in honor of the 2023 Cooperative Hall of Fame Inductees, with an interview of co-op housing advocate, Linda Leaks. Linda and Vernon discuss her cooperative journey, and projections for the future. Linda Leaks, affectionately known as the "Godmother of Housing Co-ops," is a Co-founder of the Ella Jo Baker Intentional Community, and at least 20 other housing co-ops in the Washington DC Metro Area. Linda's' organizing of tenants for housing justice and housing cooperatives is legendary in the DC Community. She is highly revered and respected as a consummate advocate for addressing housing inequities. Leaks moved to Washington, DC in 1978, during a period of immense gentrification. As she witnessed the drastic change in the city, and pursued a career that would enable her to address the impact of its transformation. Linda ultimately earned a degree in Community Economic Development from Southern New Hampshire University. In 1982, Leaks led the founding of a collective house in Northwest DC with three other black women. Known as the “T Street Collective,” it became a hub of Black feminist organizing in a depressed neighborhood still dotted with boarded-up buildings and hardly any businesses. In 1986, she landed her first job as a tenant organizer with Washington Inner-city Self Help (WISH), whose mission was, in part, to help organize tenants to form limited equity housing co-ops to maintain their homes. Leaks even took her organizing skills to South Africa, where she helped organize in the early 1990s the first housing cooperatives in Johannesburg. Over the next few decades, Linda became the Executive Director of WISH, and led battles to convert dozens of apartment buildings into housing cooperatives in DC. She did so by coaching frightened tenants on how to manage cooperatives, protest, advocate and otherwise overcome the actions of city officials, landlords, and developers' who were intent on pushing people out in favor of luxury high-rent housing. As Leaks worked to secure co-op ownership for tenants, she developed educational materials and trainings uniquely designed to help renters transition to owners. Many of her mentees are still carrying on her legacy of tenant advocacy.

The Trans* Yoga Project is doing incredibly important work in the yoga and wellness spaces and I'm honored to introduce you to two of the founding members, River Redwood (they/them) and M Camellia (they/them). The Trans* Yoga Project creates and holds space for Trans* people to live wholly and thrive loudly by dismantling barriers to access in yoga and wellness spaces and by offering classes and wellness services as affirming, Trans*-centered containers where their siblings can explore their own inner landscapes, tap into their various innate wisdoms, and co-create healing environments that serve their deepest needs. They further support the Trans* community by (re)educating allied yoga teachers and wellness professionals through trainings and resources that honor the expansive nature of Trans experience and the practices of yoga and liberation. River Redwood (they/them) River is a non-binary trans being and they've been transitioning since 2006. Their passions are spirituality, tarot, yoga, astrology, Trans history, and traveling. Their favorite places are lush forests, rugged coastlines and painted deserts. River is inspired by their cat Henry and their dog Hank, who drop everything and stretch their spines whenever their bodies ask. Rob and Greg return with reinforcements this episode for a round table discussion regarding the #NARGirlBoss movement and its implications about the necessity of a culture change in the industry. They are joined by Sunny Lake, David Charron and Andrea Bushnell, each of whom have a unique take on the NAR CEO selection process.   Lake is the founder of the #NARGirlBoss Movement, a campaign aimed to help realtors choose the NAR’s next CEO in a transparent, collaborative process by raising awareness of accomplished women leaders in the industry. She has 13 years of experience in real estate, most recently serving as Principal Managing Broker of Coldwell Banker Bain|Seal in Bellingham, Washington. Lake is currently Managing Broker of eXp Realty.   David Charron is the Chief Strategy Officer of Bright MLS, Inc. and President at MRIS Investors in the Washington DC Metro Area. He has an extensive background in real estate, information systems and internet business solutions. Charron has been an industry leader for many years and was the first recipient of the Peter Shuttleworth MLS Executive Award of Excellence. In 2016, he was named by Inman News to the Inman 101 for driving industry change. He has been a key voice in the conversation around the evolving role of the MLS and a proponent of innovative tools, partnerships and business practices.   Andrea Bushnell is the CEO of the North Carolina Association of Realtors, where she has served since 2010. After earning a degree in law from Lewis & Clark Law School in 1988, she was a partner with the firm Burt, Vetterlein and Bushnell for several years before becoming the Director of Business and Legal Affairs for Rentrak. Bushnell spent 13-plus years at the helm of the Oregon Association of Realtors before making the move to North Carolina. In 2016, she received the prestigious William R.
