They discuss today the possible reasons for your seller ghosting away (ending the ongoing deal suddenly), how to deal with them and learning to do better marketing for more deals. Listen in. Sometimes when you’ve excitedly discussed or closed a deal, and start to take the follow-up steps to get working on it, your prospect suddenly disappears without a notice. This could be a major blow to your heavily anticipated gain, or what’s worse, could hit your motivation hard. Needless to say, this is not the last deal you’d ever close. We all make mistakes and need to learn to grow from them. Learn that you should not be making an offer unless a seller says ‘yes’. Showing a lot of excitement towards a deal could make them uncomfortable and if they’re of the kind that doesn’t like appearing rude, there is a huge possibility of them going dark and not coming back with the sale. You need to hold back your emotions- play cool. Andy has discussed how he practices understanding with sellers by giving them a way out if they haven’t been able to catch up with him after a discussion because of personal commitments. Perhaps the seller is embarrassed because he/ she couldn’t follow up, had been dodging calls or missed them out of a busy schedule. He drops them a voice message making them know that it’s fine if they couldn’t talk back and that they contact him when free. There are different stages of a sale you could be ghosted at- Initial Conversation Mid-way through the deal when you’ve looked at the property Why a buyer doesn’t agree with a deal could probably be because you could not help solve their problem or perhaps because you pressurized them too much. But even if you’ve lost the leverage, you could still help the buyer find the right match to maintain genuineness towards the profession. And that doesn’t only help the buyer, but also helps you deal with the wrong kind of deals with the right mindset. Always remember that you cannot convince or force a buyer to make a deal. The challenging times of today have quite caught us into newly introduced virtual wholesaling practices, leaving us with stubborn questions- How to be assessing payers when wholesaling virtually? How do you have that conversation with the seller to be able to get things done right? Join Andy and Undrea today as they offer strategies, tips and advices on managing virtual acquisitions, wholesale repairs and costs, and dealing with sellers fittingly in the virtual world! When it comes to wholesale repairs, there’s a whole list of unknowns that you’ll have to worry about if you’ve never walked a house and this could affect your profit margin significantly. You need to understand that the cost of repairing a 1000 sq. ft. house is much higher than that of a 3000 sq. ft. house- the cost of repairs increases with decreased square footage. If you’re doing a basic update on a newer house- painting, flooring and the miscellaneous, it could cost you some 10 dollars a sq. ft., but if you’re working on big ticket items- the kitchen, foundation, roof, plumbing and AC, it would cost you more. Tip: Andy has his team do it this way: Set the square footage to the side first, then go off the 10-20-30-40 sq. ft. rehab, and then add in the large ticket items outside of that. To start with, you need to get an idea of how the house looks like. Tip: Undrea has a way of managing visual acquisitions. He categorizes them into 4→ Lipstick repairs Cosmetic repairs (Dated -Grandma-took-good-care-of-that-house) Moderate (Grandma- was hard on the house repair!) Full (Grandma-died 10 years ago and the house has been vacant) The one thing that could be appreciated of virtual wholesaling is we make our offers right over the phone based on what the seller is telling us and then get started with the work- giving room to re-negotiations. It’s more like getting to know the seller, then finding out if they have a problem, and seeing if you can solve their problem- there’s a magnified need to build a rapport with the seller virtually! In a casual yet valuable conversation, Anthony has discussed everything from setting up his business, the role of a mastermind in helping one grow, the need to build and manage a strong team, buying-selling amid the pandemic, the importance of marketing, to his goal of succeeding in virtual acquisitions. Coming from his personal experience, Anthony continually makes understand the huge role of marketing in the business and how you need to “rightly” invest in it. Strategies on marketing would be totally different for people who have more than enough finances as compared to people who need to carefully filter out to focus on the “importants”. Anthony has also emphasized on what influence one probably could have from a mastermind and what it is that we get from them that pushes us forward. It got him to see in black and white what was actually going on that he had to see through, and helped him level up in the business. They say that people create metrics when they fail and say that they’ve often pushed themselves too hard for the business. Another thing to take-away could be the value point of not getting comfortable with the same people and same level of business you stand today, you need to grow every day. Looking back, Corey and Sylvester have advices to offer for their immature businessmen selves. Corey would better ask himself to learn to be a good listener, and build on the marketing aspect of the business. Sylvester would learn to be better at dispositions and would rather learn to deal with the realtors first as he thinks back. Wholesalers often fail to adapt to different buyers, and could be seen closing deals with only a particular category of individuals, which could lead their businesses to a narrower space and withdraw them from exploring the wider market that exists! In today’s show, we get to know how Undrea gets into redefining dispositions, and how the duo have successfully identified their personality types while moving on to understanding each other for an honest and long-term bond. There appear to be 2 important milestones in the growing of a business: Getting out there to talk to people Maximizing the conversions by getting to know people individually There are basically 4 personality types which people are identified with and we explore all the 4 in business terms in a fun and fact-filled conversation. Having had years of experience handling and engaging with different kinds of buyers and hence scaling their business into profitable heights, Andy and Undrea get the listeners to closely relate to and perhaps identify themselves with either of the personality divisions mentioned in today’s episode. The 4 types (given by Sean Terry as Andy recollects) are: Driver type Social Conscious type Social type Analytical type The driver type personality is the easiest to identify, is very abrupt, direct, and quick to make decisions without a lot of input from other people and usually has no time to waste on dragging a discussion or conversation. It’s natural you get intimidated by them, and need to stay conscious, for they could probably rush through the decision making process. You’ve to be quick and to the point, and though they may seem rude, Andy says they are so because of their “guarded” nature. The social conscious ones are the slowest to make a decision, for they tend to care about a lot of things that make up a decision, more so because they like to make sure they make the best decisions. Things that perhaps eat up their mind are thoughts of what could happen to the house afterwards, as Undrea signals, while also hinting that they could offer the best guidance. A social person should be somebody to be very careful about, they could take up your entire day, make you feel good and comfortable while in a conversation, and be totally unpredictable when it comes to making decisions. So every time they go off the subject, you’ve got the responsibility to bring them back to it tactically (for your larger benefit!). Analytical people tend to be logical at everything, have rigid fixed timelines, and remember all the dates and details very clearly. They could be extremely slow in making decisions and deals, require everything in writing from you, ask for facts and numbers, use the logical brain first and perhaps never the emotional. They could be the easiest to follow up though! [21:31-21:57] For most people, you may be spending at most 200 bucks per lead that comes through your system. And that’s a lot of money. If you're going to talk to those people, you might as well be saying the right things and not be practicing so much on those people. That's where the role playing comes in to really help you out so that you don't waste your money. [22:34-22:40] Most of the wholesalers like the idea of adapting the roleplaying to help in their business. They want to learn this. But once it is time to start marketing, it’s kind of a wait scenario. You need to continue and send the marketing first. Forget everything else, forget you don't know what you're doing, what to say, how to say it, because learning and mastering those things take time. So you should do your marketing first. [23:36-24:05] People who are role playing and are already given deals have to make sure that you're out there talking to people and putting it to use and you have you have to do something as you're going to get better. In order to make it in this business, you have to continue to work on your sales skills. Because you'll get a certain amount of deals. But in order to hit the numbers you need to hit, you need to start improving your sales skills. [28:21-29:49] One benefit of roleplaying in the business is gaining confidence. When we went back and listened to the phone calls of the sales people, we noticed that what they did on the role play is how they would sound talking to the actual seller. If we can get them great at role play, we can get them to sound confident in order to make a deal. Sales people need to get comfortable being uncomfortable. It’s absolutely important in sales because you are dealing with a lot of different personalities and faced with a lot of different problems. [1:40-1:59] Sales people should have a basic framework in their sales process of what they should be saying or step by step process to know where there are calls going. When you start your role playing, start with who is the first person of contact with that person, and get them great. Points to consider when going through their role play – opening (was it warm and inviting?), transitions, listening skills, connection with the seller, and capture the main points which is called CPRT (condition of the property, price, reason, timing) [33:19-33:30] With the condition phase, one of the intros you can use to begin the conversation is “can you tell me a little bit off the property?” It's not a yes or no question. There's a chance that the seller gets to make most of the talking because the goal is buyer is at 30% and 70% in terms of talking. [35:29-35:48] When you start a role playing, then the next result that's going to happen is you're going to start to see and see your sales start to increase. You will notice that the more you role play the more contracts is going to start coming in. [37:18-37:45] One of things you can do is to role play by yourself using a mirror. And the reason why you should get the mirror is that you want to see what you're doing because that's going to come through on the phone. [43:20-43:30] You can also role play with somebody you are comfortable with perhaps a family member. You need to get with some people who are either on your level so they can help you out. [47:48-48:18] Practice with strangers too. Start having conversations with strangers, ask them questions, have little responses to whatever they say, and put it right back to them. If you can get them smile, laugh and talk back, you'll get better and you'll get more comfortable being uncomfortable. [48:39-48:50] Listening is also important in sales. Learn to be intentional with your responses to certain things. Be truthful to every information that comes from you. In this episode of Wholesale Nation Podcast, talk to Steve Trang on his journey with real estate and how he made the transition from an Electrical Engineer to Real Estate agent, and the ebbs and flows in learning the business which lead to his success now. He has a masters degree in Electrical Engineering and worked for Intel for 3.5 years. [5:48-5:55] Steve took up Engineering only because he was good in Math. It was an easy route for him. But he always knew he will be leaving his Engineering job eventually. [6:02-6:23] Steve learned real estate through his mentor. It didn't take very long to transition out of his career. In May 2007, he earned his real estate license within two and half a weeks of their meeting. After that he quit his engineering job. [12:10-12:20] He learned about wholesaling in 2007 but then he thought it was just a fad. So he jumped to be a realtor. And as a solo guy, it was very difficult for him to get business and close deals. Later on, he met a coach which helped him shift his mind from being a realtor to a business owner. He learned sales & marketing, P&L, balancing sheets etc. [15:06-15:13] He started passive wholesaling in 2013 but only in 2018 when he partnered up with his former inside sales agent, Max, that they put focus in wholesaling and started doing well. Quotes: [16:04-16:13] They started growing gradually, with 55 agents before Steve launched his podcast. Since his launching, the size doubled in about 120 agents. [18:09-18:15] The biggest challenge and problem for realtors who are thinking to get into wholesaling is they think it's unethical to wholesale and it’s illegal. They think you're taking advantage of a homeowner. [32:15-32:25] Spending your time with the right people is important in networking and that includes the people you connect with in social media connections. [36:55-37:00] The biggest benefit he gained from sales training is he has become a better listener, and he also has learned to save time and quickly disqualify those people who are not serious in doing business or closing deals. [49:00-49:30] For those who are planning to start on wholesaling, Steve’s advice are: 1) Get an admin 2) Get a coach You shouldn't be doing anything except cold calling and running appointments and driving to, and from the appointments, that's the only thing you should be doing. - Comp means comparable. It is a real estate term that both buyer and seller should know well. It refers to homes located in the same area and very similar in size, condition and features as the home are you trying to buy and sell. - Buyers look at comps when deciding what price to offer on a home, and sellers use comps to figure out how to best price their home for the market. - It’s one of the three things that you need to know in order to lock up a deal- value of the property, the amount of repairs to get to that value, where your market is buying. - There are several resources for finding comps: MLS, Zillow, PropStream. The MLS connects buyers and sellers of Real Estate and is controlled by a real estate board Zillow is a database of more than 110 million U.S. Homes- including homes for sale, homes for rent and homes not currently on the market, as well as home values, and other home-related information. PropStream is a more detailed database. It can generate instant COMPS from multiple MLS’ allowing access to the most current and accurate analysis available. It also provides off market non pre-foreclosure data. Moreover, it shows how to comp neighborhood and MLS Properties. It has several different tools that will help explore all the ways to solve real estate needs. - If a COMP Property information is not there to get an accurate basis for value, then it is best to seek help from other Sales guys. Sales team members help each other out. - Where do you find comps when there are none? In a lot of these scenarios is you just have to buy and use what's the number you couldn't say no or in other words, whatever the buyer is willing to pay for. Sellers are either they want to get rid of the property for a number that you can or they don’t. You want to guard your acquisition time if you want to be closing properties. There are some areas and neighborhood where it’s extremely difficult to find comps and it’s not because people don’t like to live there or it’s not a nice community. It is because people don’t sell and no one moves in that area. In these areas, you can look at historical data. Look at older sales within the neighborhood or its immediate over past several years to help gauge how the market has historically perceived the neighborhood. It’s also important to make adjustments based on how the market has changed over time. It’s often hard to find comps for rural properties and it needs some digging. If you can’t find sufficient comps, the cost approach usually works to accurate means of arriving at an appraisal. Look if there are acreage being sold in the area. Figure out what you would pay for the land the house sits on, based on what land was sold for in the area, and what you’d pay to build the same property. - Bottomline is the safe bet is to go low and stick to whatever you are willing to pay for. No deal is better than a bad deal. Also ensure to protect your investors’ downside risk. These are some important things in determining the value of a property when there are no comps in the area. - For someone who is getting started with wholesaling, wholesaling is a process of getting a property under contract and then selling that contract to an end buyer. - One mindset attribute of a successful wholesaler is relentless pursuit. In includes a lot more than just not giving up. There is adversity and self-doubt. There will be a certain amount of adversity or certain areas for growth that are exposed in one’s life. Whether it's self-doubt, limiting beliefs, but one has to push through that. The difference between somebody that succeeds and somebody that doesn't is relentless pursuit. - The magic number to answer the question how long one should market their first deal is “Until” they get a deal. - Whenever you're reaching an obstacle that you can't overcome, stop and ask yourself, “What more can I do to rise above my current circumstances to achieve the results I desire?” - Relentless pursuit is refusing to give up. It's finding a way. It's not, “Can it be done? It's how can it be done? It is that mindset when you're faced with adversity because you will only lose until you win, or fail until you succeed. So if you're running from failure, you're running from success. - In wholesaling, the mindset of marketing is truly an investment. It’s putting risk for some sort of potential return. It would be how much work you put in because it is going to give you experience. This mindset shift and growth is a byproduct of taking that leap of faith and exposing oneself to a growth mindset. - For any business who especially start-ups, one of the things from a mindset shift that a person/business has to go through is not feeling like you have to be perfect at it and knowing how to do everything before you actually get started. A lot of people may tell that they want to get started on a certain business and they probably tell you everything they know about it, but they never really got started. Most people give up before they even get started. - In any business that you're getting ready to start, the whole thing is you don't have to know every stage of it. You don't have to be perfect. Be ready to fail. If you're entrepreneur, it's not that you are going to fail. It's going to be what you do once you fail. How fast you get back up and you learn? - The COVID-19 Pandemic has had a sudden and significant impact on all aspects of people’s lives. Unemployment & financial crisis remain to be on top resulting from the economic downturns during this pandemic. - In the real estate sector, we can see that the COVID-19 Pandemic has accelerated. But at some point, after this pandemic, the market will return to normal. So for most real estate industries, it should be business as usual. But if you wait till that time that life returns to normal, you’ve missed a tremendous amount of opportunity. The key is to be resilient in the face of a pandemic. -There are two types of people (wholesalers) during this pandemic. First, those that use the pandemic as an excuse of why they didn't hit their goals. Second, those people who use this pandemic as an economic stimulus package to keep the drive and figure out how to adjust to the ‘new normal’, understanding the current market and keeping the business running in the face of pandemic. - The first type of people are those who miss a lot of opportunities. They are the ones looking for excuses not to exceed and succeed. They make up scenarios and excuses that will prevent them from doing business even before doing it. But they have to understand that people need them now more than ever. In this time of crisis, a lot of people are selling their properties which are not performing and costing them money, paying taxes that is not providing them money. Most of the sellers have reached a decision point on account of the COVID-19 pandemic. And these types of wholesalers just miss these kinds of opportunities instead of getting out there and figuring out the roadblocks and start clearing them. - The second type of people (wholesalers) are the ones who use this pandemic as an economic stimulus package to continue the drive, perform, and thrive on their business. They keep this positive mindset that people still want to sell their houses. They are sharp and proactive by trying to figure out ways to continue working despite quarantine where workers are forced to adapt virtually, remotely, and working from home set-up. From this, they have established systems that will allow them to continue doing business and earn by shifting from traditional face-to-face transactions to becoming virtual. - If you hadn't been working till today, start today, get back, get your marketing, going, and start talking to sellers, start making offers. You've got to understand what's going on in the market.
