As a relatively new military wife, my worst nightmare came true. My active duty husband received orders to a new duty station, an assignment that I most definitely DID NOT want. I cried when we got the news. And yet, some of my most favorite memories and pivotal growth moments came out of that assignment. I am who I am today because of that location. One of the challenges with any military Permanent Change of Station (PCS) move is that you likely won't ever see your new home until you actually arrive with your stuff already packed away. The Pentagon doesn't pay for house-hunting trips or new duty station fact-finding missions. In this episode, Army spouse Kellie Artis shares her best tips and tricks for understanding your future home and dealing with all of the things you need to know about it without actually being there. For most military and federal employees deciding whether you should rent out your home usually comes up because you have orders to move to a new duty station or will be going on a long deployment. We’ll talk about the decision to sell or rent out your house, and then if you do decide to rent at your home what should you consider. Selling your home up for sale and finding a buyer takes time, so start early. Ask will you be able to sell for profit, or at least get enough to pay off the mortgage. Remember there will be closing costs, repairs and getting house ready for sale, fees for the real estate agent which can easily add up to 10% of your selling price. If you would have to dip into savings to pay off the mortgage after you sell, consider renting out. If you think you’ll return, it may be easiest and most profitable to just rent it out while you’re away.Ideally the rent will cover all of your expenses including the mortgage, insurance, property taxes, maintenance and repairs, finding new tenants, and paying a management company. Mortgage interest rates are low now, it may makes sense to refinance. Rates are lower for a primary residence than a rental property. So it may pay to refinance while you are still living the home. Lower monthly payments may be the difference in whether your rental income would be more than your expenses. Don’t assume the rent in your area would automatically be enough to cover all the expenses. Do some research to get a realistic idea of what rent you could expect.Can you meet all your living expenses if the rental was vacant for a while or needed a major repair? Do you expect home values in the area to go up? If homes are sitting empty or if the local economy is floundering, it may be better to sell while you can. Are cut out to be a landlord? You, or a management company, will need to find a good tenant, receive applications, do credit check and criminal history checks and check references. And make a detailed written lease applicable for the state and local area where the house is located. This is important especially if you need to evict a tenant. Remember you need rental home insurance, also called fire insurance. To caver the home itself. You should encourage tenants to buy their own renters insurance cover their things. And consider hiring a management company, especially if you’re a first time landlord. They can help with all these things we just talked about. Another thing to consider is the tax you would pay on the sale of your home. If you have lived in your home for at least two of the last five years before you sell it, you will not pay any federal tax on the first $250,000 of profit if you’re single, or $500,000 if you’re married. For federal employees and military service members, time stationed overseas on orders doesn’t count. If you don’t meet that 2 of 5 year rule you will owe capital gains tax on the profits, typically 15%, depending on your tax bracket. If you plan on hanging to the rental property long-term, then the income and possible appreciation would probably offset at additional cost in taxes. Home ownership and having rental property can be a great way to built wealth, your tenants essentially buys you a home over time. But it comes with extra risk and being a landlord isn’t for everyone. And depending on your particular circumstances, it may not give you a positive cash flow. Weigh your options and ability to pay any unexpected expenses that may come up with the rental home. And especially if this is the first time becoming a landlord, don’t hesitate to work with a management company to help with the process.

On episode 23, I talk about the importance of having a duty station bucket list. Get your free printable checklist here. Start making a duty station bucket list 2 months before you PCS to your new duty station. First make a bucket list of the things you want to do at your current base with only 2 months left. Is there a restaurant you have been meaning to try or an activity that you loved doing and you want to do it again before you PCS? Setting up a duty station bucket list also helps you get out of PCS mode. PCSes are stressful and usually I keep my head down and power through but that means lost time that I could be enjoying the area I am in. So this is a good reminder to do that. I would start my bucket list for the base I am PCSing to about a month before. This gets you excited about going to a new military installation even though you are in the mist of a stressful time. First category to think about when making your list is food/ restaurants. What is your favorite food or a food that is unique to that area? Maybe you are going to Washington State and you need to try the coffee at the original Starbucks. Maybe you are going to the south and need to try the pulled pork. Then think about outdoor or nature activities that you could do. Are there state parks near by? What about museum or education things to do? Don’t forget about free activities. And things to do at home like painting a wall or making a really delicious dessert you don’t make often. On this episode I talk with Michelle about the opportunity and her family’s decision to stay at one duty station for another 5 years. So Michelle will be at the same duty station for 8 years (10 years for her husband) which isn’t really normal by military standards.They decided to stay because, for one no one likes moving. But more importantly because Michelle has established a career, they have purchased their home, and they have great friends. Pros of staying at one base: really making it your home, knowing the area better, keeping the same doctor, being at the same church, getting to know people better, and having stability while there are unknowns like trainings and deployments. Cons: not getting to experience other places.I ask about having friends come in and out of her life while she stays at the same base. She gives some great advice that any military spouse should take: continue to expand your friend group, even when you think you have a good one. Then we talk Michelle’s job and how lucky she has been to have a great career but staying in the lower 48 states was needed.I ask her about routines and Michelle says they aren’t routine people and hey, that’s okay. They don’t like routines but they love the stability and knowing they have a home to come back to especially since Michelle travels for work and her husband has trainings and deployments.I ask her what she likes about Fort Bragg because being in one duty station would not be fun if you didn’t like that duty station! She says it has everything a person could want. It’s driving distance to the beach, major cities and airports and just 4 hours to the mountains. Today I am here to convince you to take that overseas assignment or request one ASAP! There are so many options for different overseas duty stations from Japan, Korea, Germany, UK, Italy and so many more. Technically Hawaii and Alaska are labeled as OCONUS but I am specifically talking about bases that are not part of the USA.There are so many positives that can come out of living overseas and on this episode I try to tell you my personal favorites. I start with the number one reason why I like living overseas... the travel opportunities! It is relatively cheap to get to really awesome European cities. So what if you don't want to travel? I mention the benefit of receiving COLA (COLA Calculator) and how you can save a lot of that money if traveling isn't your thing. Then, I go on to talk about culture, authentic food, new customs, the chance to learn a new language and meet amazing people from a different country you would have never met otherwise. Also, you will grow as a person! You will become more adaptable, resilient, independent, strong, brave, etc. You will realize that you can do things you never though you'd be able to. 143: Army veteran Ken Robbins is a former Army officer with twenty years of experience serving in tactical, operational and strategic level assignments. While in the Army, he deployed to numerous theaters, including service in Iraq in 2008- 2009. Ken is the Co-Founder and CEO of MILLIE, an online resource that helps military families discover their next duty station by providing military families with information and on the ground support to ease the stress of their next move. His final assignments included battalion command in Europe and as a special assistant to the Chief of Staff of the Army. In 2009, Ken was appointed as one of fifteen White House Fellows by President Obama. After his White House Fellowship, Ken served as an Army Fellow at the Department of State. His educational background includes a B.S. in American Politics from the United States Military Academy and a Master in Public Administration from the Harvard Kennedy School. Ken and his wife, Heidi, who is a top performing real estate agent in Northern Virginia, have lived in 12 homes during 20 years of Army moves. They purchased their first home in Colorado Springs, Colorado in 1998 and their current home in Arlington, VA in 2015.
