The New Zealand Building Code does not guarantee performance in all areas that many homeowners might expect. Fortunately, Homestar is available to close the performance gaps. Homestar Headline Benefits •    Fresh air •    Dry •    Comfort •    Carbon   Homestar Design Checklist This is a summary of the basic requirements over and above basic building code compliance for achieving 6 Homestar v5. Inclusion of everything here does not guarantee compliance but is a starting point for what should be considered. Homestar Designer: This can be someone within the project team or an external consultant. Engage them in the process as early as possible. Energy model: Homestar v5 uses predicted performance criteria rather than a schedule of allowable insulation levels. The performance criteria include estimated energy consumption, winter and summer internal temperature and likely carbon emissions and these can be calculated using the Energy and Carbon Calculator for Homes (ECCHO). Energy modelling used to be a highly specialised process and expensive process. ECCHO makes energy modelling accessible to Homestar Designers Continuous mechanical ventilation: Internal moisture is a significant problem for New Zealand homes and there is adequate evidence that the building code requirements of openable windows is not reliable for providing enough fresh air and removing dampness. There are simple solutions available for 6 Homestar that are nearly silent, cost very little to run and will provide much more reliable benefits to homeowners. Thermally broken windows: Pay attention to the window frames, not just the glass. Slab edge insulation OR above slab insulation: Junctions such as the connection between walls and floors are risk areas for condensation. Some additional insulation detail can help prevent this and can be easily incorporated when considered early. Water efficient fittings: These are commonly available. There are fundamental gaps in what the New Zealand Building Code covers and how well it covers the aspects that are included. These reasons should be enough to justify using standards like Passive House or Homestar to go above and beyond the building code. In this series, I'll be looking at reasons why it's better to ask about the value and risk minisation resulting from higher performance standards rather than focussing only on perceived upfront cost.

Sam Archer from The New Zealand Green Building Council (NZGBC) shares how you can build to a Homestar 6 rating. A 6 Homestar rating or higher means the home will be easier and more cost effective to keep warm, healthy and more environmentally friendly than a typical new house built to building code. This podcast was delivered first as a live webinar to Master Builder members to help them understand how Homestar is designed to be good for people, and to have a lower impact on the environment. Participants asked questions which were answered during the session.

A stoush has broken out over new research that challenges whether green-certified homes are actually warmer, drier and healthier than typical new builds, as has been claimed. The study by two Auckland University researchers measured indoor temperatures of 30 social houses including newly constructed 6omestar rated properties compared to code compliant new builds and older homes. During winter the research found the 6 Homestar-rated houses spent 56 percent of the time below the World Health Organisation's recommended temperature of 18 degrees. The newly-built code compliant homes dropped below that temperature 64 percent of the time - a difference the researchers say is statistically insignificant. In summer, the 6 Homestar-rated houses chronically overheated 75 percent of the time, compared to 58 percent of the time for the non-certified houses, the research said. The Homestar rating system run by the Green Building Council is supposed to measure the health and energy efficiency of a home. The council claims a 6 star rating or higher means the home will be easier and more cost-effective to keep warm, healthy and more environmentally friendly than a typical new house built to the building code. One of the researchers, Rochelle Ade alleges that since sharing the results, which seriously challenge the rating system, the Green Building Council has been trying to undermine the study and her personal reputation. She talks to Lisa Owen.

The Green Building Council denies it's trying to undermine research that questions whether its Homestar rating tool is promising more than its delivering. The programme run by the Green Building Council rates homes on a scale of 6 to 10 - with a rating of 6 or more said to provide assurances the house will be a better quality - including warmer, drier, healthier and cost less to run than a typical code compliant, new build. But a study by two Auckland University researchers found properties rated 6 on the Homestar scale under-performed compared to other new builds - dropping below recommend minimum winter temperatures more than 55 percent of the time and quote chronically overheating. In a email sent by the council to quote "valued partners" it questions the integrity of the study and one of the researchers and asks the recipients to keep the discussion document confidential. Lisa Owen asked Green Building Council chief executive Andrew Eagles what he thinks of the research.

The Government has confirmed it is investing $500 million into the upgrade and renewal of state homes across the country.The multi-million dollar expansion of the Kāinga Ora - Homes and Communities Retrofit Programme will see around 1500 older state homes in 30 towns and cities upgraded and renewed over the next two and a half years.Associate Housing Minister Kris Faafoi said the upgrades would make the homes warmer, drier and healthier for tenants."When we came into government we not only pledged to reverse the large-scale sell-off of public housing, we also undertook to improve the quality of public housing available to New Zealanders and their whānau through safer, warmer, drier, healthier homes, and this investment in the Kāinga Ora Retrofit Programme honours that pledge."Improvements include full insulation, double glazing, improved air-tightness, ventilation and new heating.Work on some homes may also include upgrading bathrooms and kitchens, converting homes to a more modern, open plan living layout, and making the homes more accessible."This will bring these older homes up to, or above the new build and Homestar 6 standards and will meet the Government's Healthy Homes Standards."It also gives these properties, most of which were built in the 1950s and 1960s, a new lease on life meaning they'll provide quality public housing for another 50 years."Work on these homes is expected to start later this year.By RNZ

Welcome to FF – RBA cash Rates are lower now – talk about flow on effects Today – Will you get mortgage cuts, how your savings will be affected, effects on the job market and wages.   Mortgage cuts Don’t expect the banks to pass on the Reserve Bank’s rate cuts in full don’t assume your mortgage won’t become more expensive outside any official rate movements. That’s the lesson to be learned from a “fascinating” graph that compares how the big four banks have manipulated variable rates against the official interest rate over the last three years. ANZ and Westpac refused demands from both sides of politics to pass on the full 0.25 per cent cut announced by RBA governor Philip Lowe last week. NAB and Commonwealth Bank customers will get the full reduction in their mortgage interest payments but the comparison shouldn’t expect further savings if another expected cut comes later this year. when the Reserve Bank moves down so do the banks but not always by the full amount – the gap is getting wider each announced they would lower interest rates on mortgages by 0.18 and 0.20 per cent respectively when 0.25% reduction Bank subsidiaries and second tier banks - St George, Bank of Melbourne, Bank SA and RAMS will pass on a 0.20 per cent cut to their owner-occupier customers. They are, however, cutting investor interest-only rates above and beyond the RBA by 0.35 per cent. Suncorp Bank has also announced it will cut all variable home loan interest rates by 0.20 per cent, effective June 21. Band of Queensland is only passing on 0.15 per cent, and Virgin Money is passing on 0.22 per cent. ING, Australia’s fifth largest home loan lender, chose to pass the full 0.25 per cent cut on to their variable rate customers, effective June 25, 2019.   Why? The cash rate reducing cycle went all the way back from November 2011 to August 2016 the banks to find themselves under a lot of margin pressure when there have been multiple changes in cash rate “When the next rate cut comes, it’s going to be harder again for the banks to pass on the full amount, in particular for the banks that passed on the full amount this time around.” Also – have multiple sources of funding – it doesn’t all come from Aus – so if money from USA – and their rates go up Doesn’t mean banks can reduce rates   Potential savings 4.32% to 4.07% 25% rate cute – $400k mortgage – 58 savings per month - $21k saved over 30 years $500k mortgage – 78 savings per month - $26k saved over 30 years   How to get – have to shop around – new rates and introductory offers best things about being on a variable rate is that you’re well within your rights to take your business elsewhere competition – compare what others are offering because ultimately the effective rates of existing loans may not go down much Reduce Home Loans is offering 3.19 per cent, Homestar 3.24 per cent, Mortgage House 3.29 per cent and Athena 3.34 per cent. Do another episode on these online lenders – some are not banks and what to watch out for Cheeky banks – even ones making a full cut like CBA and NAB – wait 3 weeks to get Make $108.8 million by delaying the effective date of the cut       Deposit rates – other side of the story - Commonwealth Bank and NAB have penalised savers a week after passing on the RBA’s full interest rate cut to borrowers. Both banks have reduced the base rate on their online savings accounts by 0.20 percentage points, leaving them at 0.30 per cent. This leaves savings rates at rock bottom levels, and will put the banks under intense pressure of funding This is due to lower savings if lower rates around being paid Human incentive to want higher returns Also - potential to squeeze profit margins of the banks will be keeping bank executives awake at night – how to meet shareholder demands the prospect of negative interest rates - as seen in other countries is starting to look more likely Where you have to pay the bank to put money into the account See it in either booming black market economies (so much cash not on books, like Miami in 80s) Or in deflationary economies – ones like Japan Unfortunately for savers and in particular self-funded retirees – increased longevity risk – thanks to lower returns on cash Need people to plan out retirements more in advance now   Economy and employment Share market - The wider financial sector was trading 1.0 per cent lower – thanks to the banks Westpac led the losses with a 1.24 per cent share price decline to $27.78. Does this mean the overall market is going to go down? One of two scenarios Money see monkey do – banks lead the market down – so people sell in fear – but unlikely to last long Signs of a struggling economy – lower consumer spending so lower business profits After all, the Reserve Bank was just forced to cut interest rates to record lows do that because the economy is going poorly, not because it is going well. Economic growth has been pitiful recently — under 2 per cent for the past year. Wages growth is just 2.4 per cent and if inflation wasn’t so low, wages would be falling in real terms. and the latest job ads plunge confirms that narrative - ANZ job ads series, though, is to find out what hints it contains for the vitally important labour force data — the job ads down about 8% May be flow on effect of things stopping in anticipation of the election – wait and see if pick up decline in the job ads series can give us a bit more certainty that the good times in the unemployment market are behind us the unemployment rate up about 0.3% since low in December underemployment rate - risen due to a surge in part-time work. Not good signs - the general atmosphere of gloom around the Australian economy  The retail sector is already in recession, according to the NAB business survey. And the positive post-election vibes around the housing market seem to be wearing off too, with clearance rates slumping back down in the most recent weekend. The labour market is clearly worsening – don’t think it was ever as good as they believed, economists just weren’t paying enough attention to wages and underemployment The RBA used employment as an excuse not to cut rates earlier – but recent developments in the labour market now make them have to change their minds Problem with the monetary policy - You want to make rate cuts in advance of the problems cropping up – but it is always done afterwards, because they take time to have their effect. Leaves the RBA spending their time catch up by cutting interest rates at least one more time – but may be too little too late If drops of 3% haven’t helped, what will 0.25% do?   Summary and what to do: Good – slightly cheaper mortgages – slightly more to spend on consumption (or paying loan down) One is good for the economy, while the other is good for the household Bad – lower savings, lower margins for the financial sector, signs of slowing growth on Shift on the demand for buying higher income payment assets Very low savings – so ‘safe’ blue chip shares are a preference for some Credit contraction in the markets is the major risk to a decline in the short term – Banks taking away loans or RBA increasing rates and contracting the money supply  Thanks for listening to today's podcast. Ron's just trying to get some dragons together for the "Quadwizard Tournament" and it goes pretty badly. Ron? Less than competent? Shocking #Ronshade. To be fair, Ron didn't know that Hogwarts was going to be temporarily housing all of Gringotts' gold. However, Ron probably could have figured out that it's a bad idea to send out an open invitation to dragons to descend on Hogwarts. Dammit, Ron.  Four dragons RSVP, or rather just show up in flaming glory, which is how dragons RSVP to events. Will Smaug be able to charm the competition? Perhaps Bahamut can weaponize his stoic gaze. Maybe Draco's need to get into dragon heaven will inspire him to win. Or,  is Trogdor actually possessed of unimaginable powers that will ensure his victory is eternal?  The flames fly in this dragon-y episode as each advocate argues why their lizard boy should get the gold, and along the way make the case that dragons can do yoga, have their own bible, and might have some cultists on their side.  Press play and surrender to the fiery foolishness.
