Jay Munoz is co-founder of property, investment and education company  Assets for Life. He talks to Natalie about his journey from being successfully employed to creating a hugely successful property and educational business and being a best-selling author with “Property Metamorphosis” They discuss his "satori” moment and how this changed his mindset and was the beginning of a new entrepreneurial journey that included giving back and a passion for making a difference to others.   KEY TAKEAWAYS My biggest achievement in the last five years has been being a father to my kids We have a circle of joy every day to share the good things and what we are grateful for. You have to have the right mindset and understand the things you can’t control 60% of the population in developing countries live in appalling condition I am always looking for ways to be able to give back. Helping others makes me feel fulfilled In order to be happy, you have to be able to give back if you have enough Life is what you make it and you can find flow and be happy in any place doing anything. I went into property because I wanted to set up my own business and once I did this I was able to train others. When I initially came to the UK my mindset was very different. I had a ‘satori moment’ when my past, present and future were aligned. This was the catalyst for change and for me to take action. I wanted people to know not only about mindset but also about property so the book teaches about both. You need to start by changing your mindset because it’s the right mindset that makes the difference. Setting goals is what gives me confidence and keeps me going. Helping others is in line with wanting to leave the world in a better place, one of my core values Success is having a life you can’t wait to wake up too.   BEST MOMENTS ‘It’s very important to me to be able to help others’ ‘I’m happiest when I’m on stage teaching others about how they can change their lives for the better’ ‘There are many people who are out there who need help and you can make a difference’   VALUABLE RESOURCES  http://www.nataliearabella.com/ Confidence Mastery Podcast   7 Step Confidently Wealthy Program  https://amzn.to/3qvTe5E book link https://www.instagram.com/jaymunozafl/ https://www.facebook.com/jay.munoz.963 https://www.facebook.com/groups/assetsforlife     ABOUT THE GUEST Jay Munoz was born in Colombia, South America and is now a UK citizen. He found his "satori moment" after being employed by blue-chip companies for over a decade. As a non-English-speaking foreigner, who needed a visa to come to the UK, he realised that these and many other obstacles were not an impediment to building his own property empire, so he got on and did so. It took him a few years of technical and financial freedom education but his metamorphosis started with a mindset switch which he teaches step by step in this new book called Property Metamorphosis now an Amazon best seller. 5 Years ago, he  embarked on an amazing journey with this business partner Liam Ryan and now are both founders of a property development, investment, and education company called Assets for Life. Now they are two of the top property investment mentors and trainers in the UK, with a passion for helping others to become their own personal legends. Jay and the AFL team are passionate about giving back and set up a charity to help families in need to build their own shelter for life. Kilonewtons ❤️

Natalie is talking with Liam Ryan of Assets for Life. Liam shares the journey he has been on which has seen him have both great successes and great challenges. He loves making a positive impact on other people’s lives and as a mentor and public speaker is able to share and impact many entrepreneurs who are creating and building their own businesses. In this candid interview, he discusses what drives him and the points at which his business journey was transformed and why it’s all about self-belief and going for it.   KEY TAKEAWAYS I’ve always had a passion for building something You can only get so far on your own you need to be around great people if you want to move forward. The painful experiences have been great lessons and made me the person I am now. The one thing that will keep you safe is having assets and investments providing you with income. Learn how to become an investor, learn about money, learn about compounding and how to raise money. Have a financial plan and know how to implement it effectively. Talking about what is going on for you with mentors and in groups is vital. As a mentor, it’s about providing accountability and asking the questions that will drive things forward. Self believe is about knowing its ok to fail because it’s just a learning day. There is no magic pill it’s all about working hard and being committed to your vision. If you can find what you are passionate about you stand a good chance of making it successful. I’m not shy about coming forward and saying I want to make money. Find something you are good at, something you are passionate about, package it up and start selling it.   BEST MOMENTS ‘I invest considerable amounts every year in personal development’ ‘When I work with you my team becomes your team’ ‘I love creating businesses and making a positive impact on other people’s lives’ ‘Write down 50 things that are great about you and it will transform your life’   VALUABLE RESOURCES  Confidence Mastery Podcast   Assets For Life website   ABOUT THE GUEST Liam Ryan I was born an entrepreneur. I started early at the ripe old age of 6 when I’d charge £2 to do Michael Jackson dancing! This progressed to washing cars, selling sweets at school, a paper-round, working in a greengrocers. Then I started on telesales followed by door-to-door canvassing for Zenith windows. And all that before I was 15 years old! I loved to hear “Yes” from customers, and a “no” would simply drive me to the next opportunity. I started to make real money in my 20s by building a sales and marketing business, and this allowed me to travel the world. And Party! I returned to England and built a great business providing renewable energy solutions and all looked rosy. That was until the fundamental flaw in my business was exposed when the Government moved the goalposts by removing subsidies and support. So that was the end of that! But, it was also the beginning of a massive change in my life. It was at this time that I met Jay Munoz, a Chartered Civil Engineer who spoke about his work with such passion that we started to form an idea together. That idea turned into Assets For Life. We believe only one way to do things is with 100% commitment and drive. We knew that to achieve our goals we needed the best support so we invested heavily in learning and mentoring. And now I’m a Professional Property Investor, a Property trainer, and an international speaker. Happy New Year to all of you, so long 2015.  On today's show of Laughing with Cancer, we talk to a very inspirational man from Ireland with an out of this world story. Liam Ryan was diagnosed with stage 4 head and neck cancer, it was one of the worst cases doctors had ever seen, and he was expected to have only weeks to live.  At one point the doctors told him he might as well be at stage 44 and that he had only a 5% chance of survival, that's how bad it was. Liam Ryan was a fighter and fight is what he did.  Ten years later he ran his first marathon, post cancer, and wrote a book called "Cancer 4 Me 5 (after extra time)". So please sit back and enjoy an amazing story from a man with such amazing strength, courage and faith that anyone with cancer will know that it can be beaten. Ladies and gentleman I give you Mr. Liam Ryan.
