I forget how flat South Australia is - as soon as you go West of Ballarat it's just flat in every direction. It's really beautiful. This afternoon I traced the sunset from mid-afternoon and watched it the whole way down, stopping the camper van in a car park for the last 45 minutes or so to record this podcast.

Jordan 'Biggie' Steffens and Brooke Prichard are not just two of the nicest people that you can wish to meet but they also happen to be two of SA's strongest people! Biggie broke his third Guinness World Record in September this year when he pulled a 20,300-kg (44,753-lb) hydraulic crane across a five-metre distance, smashing the record for the heaviest vehicle pulled with the upper body and last year Brooke pulled the Victor Harbor horse tram at Granite Island and is only just getting started! Whilst Brooke is fairly new to the game, Biggie started his journey as a 14 year old where he was scouted by the SA Institute of Sport to join the weightlifting team and since this time he's pulled a Boeing 747 on live national television plus much more. On our chat we discussed what it was like for Brooke to have Biggie as her coach, what they love about being strongmen/women and how they both got into it and the diet and training involved for competition. Thanks so much to Brooke and Biggie for their time, to the Southern Slugs Football Club for sponsoring the episode and the amazing team at PodBooth for putting this great video together. https://legendswithbevo.com/ https://www.instagram.com/legendswithbevo/channel/?hl=en https://www.facebook.com/legendswithbevo/ https://open.spotify.com/show/7gnyGc2AwYcuIRkvuS1Dxy https://podcasts.apple.com/us/podcast/legends-with-bevo/id1444792076

We taste the Strawberry & Watermelon Crush. 00:05:48 Steven Jeffrey and Hayli In episode 358 in August last year, we featured a song by Atlas Genius because the band had just taken the USA by storm with appearances on just about every US prime time talk show you could imagine. The single, Trojans, was the tune that got into the heads of Americans, selling more than 1 million copies, achieving Gold status, and reaching number 3 on the US Alternative Music Chart. Just another little export from Victor Harbor!! One of the founding members is Steven Jeffery, and he joins us with a superstar-to-be, Hayli. There's much to discuss today, from behind-the-scenes insights into the music industry, the grind of rehearsals, the creative process of writing or choosing songs, the unrelenting need to promote yourself, and the challenge of maintaining the joy that music is all about. But I want to start by joining some dots in the Atlas Genius story because for a youngish band, it's amazing how many different versions there are online about your formation. Steven, can you start by sharing "that moment" when you and your two brothers, Keith and Michael, decided to form a band back in 2009? An American ABC article says you've left, and the Wikipedia article about your band has a list of almost a dozen people who are (or have been involved). Has it been a case of musical chairs, and if so, why? Many US fans first learned about you when your song, Trojans, was featured in Greys Anatomy. Let's have a listen to that song and then come back and discuss how it came to be featured on the TV show and what the aftermath was like? TROJANS Trojans is a reference from Greek Mythology and, of course, Keith told reporter Taylor Dunn that the band name was also "a certain play on the Greek mythology". Was philosophy an area of interest for you boys? Every family has its own mythology, to a degree, which is something I hope to focus on this year as we reach 10 years of The Adelaide Show podcast. Performance coach and author, Owen Eastwood, goes deep into this in his book, Belonging, as he talks about the Maori concept of Whakapapa; the notion that oour ancestors came before us and the sun shines on each of us in our turn. In your case, your father was in a band, I believe. Is there much music and performance heritage in the Jeffrey family? Hayli, we're about to turn our attention to you but first I want to play another Atlas Genius song that Steve says is his favourite and your favourite. Why do you like The City We Grow? TO THE CITY WE GROW Hayli, when I first listened to the three tracks you currently have on Spotify, I wrote this to Steven: If we were going to draw a Venn diagram with Hayli, Kate Bush and Melissa Etheridge, I think there'd be some sizeable areas of overlap surrounding Hayli's own features. Hayli, here you are, at the beginning of your career. What goes through your mind when listeners try to peg you to other singers like I did? What was the moment when you decided to throw everything into a music career? I hear that you've written your songs based on your life and the people around you - which must make it a bit scary if someone's about to hear themselves or their actions described in a song. What's been the process for writing songs? The Triple J Unearthed feature on you, specifically notes that you keep your songs ambiguous enough so that people don't really know who they're about - which might be important when the topic's more about hate or impartial romances - but how does that sit next to Leonard Cohen's belief that it's in the particular where we find the universal? In other words, do you lose any power by making references to people more general? Set us up for Mustang Crescent because that's the favourite Hayli song with my daughters. MUSTANG CRESCENT I've noticed your songs, and most Atlas Genius songs, run between 3:30 and 4:00 but I've noticed that DJs these days are either cultivating or responding to a mass sense of Attention Deficit Disorder by only playing 30 seconds of a song, or maybe a minute, or having songs overlaid on each other (remixed). For me, I'd be deflated that all the thought and effort had gone into verses, choruses, instrumental breaks, and lyrics, just gets wasted. I'd probably start just producing 45-second songs, or just 45-second of novel stuff and the rest on "repeat". How does this impact your planning around a song? Hayli, your voice is so strong and raw and sensual, that I get a little impatient with the music on your tracks - I just want to hear your voice. How do you balance that? There is one exception to my "vocal forward" attitude, and that's on the track, Mistaken, because if features some excellent Hammond Organ. [If you want to hear a great discussion about the Hammond, catch my chat with Evan Whetter from Lazy Eye in episode 303.] What made you both opt for the Hammond - was this Steven's keys background? MISTAKEN I've just read an excellent book called Chokepoint Capitalism, in which the stranglehold that Spotify and record labels have on the music scene is described in great detail. What does Hayli need to do to earn a good living from being a singing superstar, and has having a record label deal brought riches to Atlas Genius? At the time of recording, you have a big rehearsal scheduled tomorrow, Hayli. Take us through the planning and discipline that goes into setting yourself up to launch your career properly. Cryptic is your latest release. Can you decipher it for us? CRYPTIC Steven, Hayli is a singer/songwriter and that comes through in her songs but for Atlas Genius, I sometimes get the sense that the lyrics in the songs are almost like other instruments; it's not so much what they are saying but how they are sounding? What's your take? We're going to finish with Molecules, a track that has that anthemic, dance floor sound, with keys at the fore. Tell us about being the keyboard player, even though Wikipedia has you listed as the bass guitarist. Do you get your share of the limelight? Can you introduce Molecules, which features my favourite lines: We steal the molecules from the deadWe liberate inanimate objects MOLECULES Atlas Genius website Hayli (Tripe J Unearthed) Hayli InstagramSupport the show: https://theadelaideshow.com.au/listen-or-download-the-podcast/adelaide-in-crowd/See omnystudio.com/listener for privacy information.

At just 23 years of age, Chad and his wife (Jaye) planted and pioneered Bayside Church International; a thriving local church located in Victor Harbor, on the south coast of South Australia, where they are currently serving their twentieth year of pastoral ministry. Chad's latest book—You Can Handle the Truth—deals with the complex concern of how Christians should read, understand, and apply the Scriptures. Its conversational tone, innovative layout and original artwork makes it a standout in the hermeneutics space, with the goal of making the intimidating task of biblical interpretation as approachable as possible for the everyday believer. Endorsements for this project testify to its broad Christian appeal—with praise from Pentecostals and Presbyterians, professors and pastors, teen bloggers and bestselling authors, college presidents, prominent publishers, and even Bible translators—the book has recently been declared the GOLD Medallion winner in the Bible Study category for the 2022 Illumination Book Awards. Got a question for the trio? - https://zfrmz.com/uLtjhyBskV96PY6eJfaIhttps://propertyplanning.com.au/propertyplannerbuyerprofessor/In this week's episode Dave, Cate and Pete take you through:Market updatesVictor Harbor vs PortseaAs promised, the Property Professor presents his research on why regional towns in South Australia such as Victor Harbor are so much cheaper than regional towns in Victoria, such as Portsea. Pete shares with listeners the key data sets and demographics that, in tandem he believes are determinants for determining the drivers for values and price growth rates in these two holiday destinations.Off markets1. Why do vendors sell off-market?Cate gives a quick summary of the top reasons why a vendor might choose to sell off-market. For further insights listen to episode 85 “Off market properties – everything you need to know”.2. What has made off-market opportunities more mainstream?Off-market sales have become more trendy and sought-after because of the perception that buyers will be getting a great deal with some heavy discounting. But is that actually the case? The trio discuss the role that off-market opportunities play in the real estate game.3. How do market movements impact the quality and number of off-market opportunities? The trio discuss the ebbs and flows of off-market sales during a seller's and buyer's market and what you can expect from a discounting and abundance perspective.4. Why you have to do your researchMany prospective purchasers get excited by an off-market opportunity and the assumption that they'll be taking home a winner at an excellent price. However, that doesn't mean that buyers can take their foot off the comparable sales pedal. Buyers still need to understand the market and the quality of the property to ensure that they are getting a fair price.5. How do you identify a bad off market?Cate takes our listeners through the tell-tale signs of a bad off-market property.6. How can you tell if the off-market is genuine, or is it really a pre-market in disguise?A pre-market is a property which is not yet advertised on the market, but the agents are preparing for a sale campaign and are testing the waters before the property is advertised for sale. This can be really frustrating for buyers if they think they've come across a fantastic off-market opportunity, with the ability to make an offer without stiff competition from other purchasers. Cate gives some hot tips on how to deal with the selling agents to find out if the off-market is genuine.7. How does seasonality change off-market supply? The best off-markets are from vendors who are motivated to sell as they have made a financial commitment (eg: purchased a new home and need to sell) or a distressed landlord with an uncooperative tenant. So, when are these people likely to sell?8. Why are buyers so keen to field off-markets?When listings are thin on the ground, an off-market opportunity can be the break that a buyer has been waiting for. However, there are some misconceptions about off-markets which can steer buyers in the wrong direction.Visit the show notes - https://propertyplanning.com.au/off-market-properties-part-2-how-to-tell-if-the-off-market-is-genuine-identifying-a-bad-off-market-how-market-movements-impact-the-number-and-quality-of-off-market-opportunities-and-more/

Got a question for the trio? - https://zfrmz.com/uLtjhyBskV96PY6eJfaIhttps://propertyplanning.com.au/propertyplannerbuyerprofessor/In this week's episode Dave, Cate and Pete take you through:Market updates1. Declining rate of growth for housing values is proving to be the long-term trendWhile housing values are generally rising, the pace of growth in the national index has trended downwards since April 2021. This is not to say that housing values are going backwards, they are still increasing but have lost steam. Housing values increased 0.6% nationally over the month of February, although the effects on each state have varied greatly. Brisbane continues to perform strongly with 1.8% growth over the month and 29.7% over the year, which could well be a record for the city. However the floods in Brisbane are likely to dampen the property market, at least for the short term.2. Is the property market at an inflection point? With recent events in Ukraine, speculation over rising interest rates, combined with inflation pressures and yields increasing for the first time, we may very well be at a turning point in the property market. …Or are we? Media and speculation count for only so much and we have navigated global challenges before and fared better than predicted.3. Regions continue to perform stronglyTotal return for combined regions is at a whopping 30.5%! ‘Combined regions' is a very vague term and there will be some regions that perform more strongly than others, with annual growth and yields topping this figure. According to CoreLogic, Regional SA is actually the best performing regional market over the last 3 months, which is probably very closely tied to the fact that proportionally it has the lowest number of total listings of any regional area or capital city in the country. The trio ponder why investment in Adelaide's regions lag behind the nation's eastern states, among other data findings. Stay tuned for next week when Pete to shares his research and insights in his market update, where he will try to determine why regional towns in SA such as Victor Harbor are so much cheaper than regional towns in Victoria, such as Portsea.4. Rents and vacancy rates will be the story of the yearCate shares her insights on the rental market in Ballarat, (as one example of a vibrant and changing regional city), and why rents have tightened again in this market. With the opening up of international boarders, vacancy rates are expected to be put under more pressure for capital city and university towns that will see an influx of international students. Vacancy rates are under 1% in every capital city except Melbourne, Sydney and Brisbane, although these cities have seen a significant reduction in vacancies over the last month. 5. Rental yields on the rise?Average rental yield in Melbourne and Sydney is as low as it's ever been. But this is likely to be the bottom of the curve. Melbourne unit growth has now recovered and Melbourne is largely on par with other capital cities in terms of annual change in rents. Increases of 20% in yields with the arrival of a new tenant is not uncommon, where previously landlords would be lucky to see a $10 per week increase in rent. As yields come down in Brisbane and Adelaide due to the stellar capital growth, this may bring investors back to Melbourne and Sydney. But are the Victorian landlord reforms with heightened landlord obligations turning investors away? And Victoria isn't the only state to roll out rental reforms. We are watching this space… 6. How listings impact housing value growthThe clear picture from the data that we're studying is that Brisbane, Adelaide, Hobart and combined regions continue to exhibit recent monthly growth of over 1%, while the other capitals are recording less than 0.5% growth. It is no coincidence that they have also seen the biggest annual reduction in total property advertised for sale. We come back to economics 101 to reiterate that price is often a function of demand vs supply, and supply is continuing to be very low for these locations. 7. Insights from consumer sentiment and the impact on supplyThe house price expectations index has risen again over 150, but this indicator seems to lag behind what's actually occurring in the market. The time to buy a dwelling index is expected to pick up as people start to feel that it's a good time to purchase, and this may coincide with signs that growth wanes. The trio discuss the connection between consumer sentiment and supply. If values are increasing, then why aren't more people putting their homes up for sale? 8. Lending indicators and risks for those looking to purchaseOwner occupiers contributed to an uplift over November and December but is this an ongoing trend? On the ground, the number of purchases and pre-approvals is declining. A major concern for anyone looking to purchase is that borrowing capacities are reducing, with increases to fixed rates and assessment rates. Dave shares a real client example of how borrowing capacity for a client has been impacted over the last two months. 9. The latest unemployment stats with a pinch of saltNationally, unemployment did not change from December 2021 to January 2022, remaining at 4.2%. However, the city of Adelaide, (which was under 4% for unemployment in December) has now jumped to 4.8%. It is inconceivable that unemployment would fluctuate so much in a month, which does indicate that perhaps the data is not so reliable for our smaller states. 10. Wage growth, GDP and government stimulusThe trio share a brief update on what's happening in the world with regards to wage growth, and why our regulator wouldn't poke a stick at GDP and government stimulus to make it easier for first time buyers to get into the market.Visit the show notes - https://propertyplanning.com.au/market-update-february-22-has-the-market-reached-at-a-turning-point-are-yields-in-melbourne-and-sydney-about-to-rise-why-rents-and-vacancies-are-the-talk-of-the-town-lending-risks-for-pro/

Welcome to Secrets of Organ Playing Podcast #128! Today's special guest is John Higgins, who is the organist at St Andrew's Presbyterian church in Morwell, Victoria, Australia. John has been a guest a while ago on our podcast. We talked when he was living in another state of Southern Australia, in a small town called Whyalla. He has a tradition of playing Christmas concerts for his former congregation at Victor Harbor. John has been our loyal subscriber since the very beginning of this blog in the early 2012 and has since resurrected his passion for music and specifically for organ. He's an engineer by profession but through these years of organ practice, he's grown so much that now he has the skill to play for liturgy as well as recitals. Currently John is living in Traralgon, Victoria where he has moved with his family and I'm very excited to be able to talk to him about his recent Christmas concert that he played at Victor Harbor. Make sure you listen to the very end because you will get a lot of inspiration from John for the New Year. By the way, John will be coming to Lithuania! Yes, it's NOT a typo. He's scheduled to play a recital at Vilnius University St John's church this April. Ausra and I are very excited about being able to welcome him in Vilnius. Listen to the conversation And don't forget to help spread the word about the SOP Podcast by sharing it with your organist friends.
