Who's really in control when you buy a property? The Elephant In The Room is where the things that no one wants to talk about, actually get talked about. Veronica Morgan, real estate agent, buyers agent and co-host of Foxtel’s Location Location Location Australia & Chris Bates, financial planner, mortgage broker and wealth coach have joined forces to find out what’s really going on in the world of real estate. Veronica and Chris talk to property owners and buyers every day in their respective lines of business. They’ve observed a wide spectrum of confidence in people’s decision making ability when buying and selling property, often to the detriment of the individuals concerned. They are both fascinated by consumer behaviour and together they’re going to uncover who’s really making the decisions when you buy a property. In each episode they get into the psyche of buyers, agents, auctioneers and other industry experts to learn the truth about how buyers are influenced and why they do the things they do. In every episode you’ll learn from the mistakes of a “property dumbo” as well as Chris & Veronica’s “elephant rider bootcamp” training session. The plan? This property podcast has been created to help us all make better property decisions!
How much of what we hear about Australia’s housing crisis is actually true, and how much is just media hype? In this episode, we’re joined by Cameron Kusher, a property economist who’s here to speak without corporate filters, and he doesn’t hold back. We talk about how the media often gets housing stories wrong, oversimplifying complex issues just to chase clicks. The real concern? That these headlines shape government policy, leading to short-sighted solutions that don’t actually fix anything. Cameron walks us through what’s really driving the supply issue: rising construction costs, GST on new builds, financing hurdles, and why “just build more” isn’t as easy as it sounds. We also chat about the missing piece in most political conversations: renters. There’s been decades of underinvestment in social and affordable housing, but that rarely gets the spotlight. We cover everything from tax reform to built-to-rent models, university responsibilities, and what role governments should be playing. If you’ve ever felt like the housing conversation is stuck or too focused on band-aid solutions, this one’s worth a listen. Episode Highlights: 00:00 - Introduction 01:02 - Who is Cameron Kusher? 01:38 - What frustrates Cameron the most about how media covers the housing market 04:21 - How could governments better assist the housing market? 12:44 - How biased is property media? Can we trust it? 15:26 - What do major networks get wrong about the property market? 17:30 - Why immigration is so hard to reduce and what does it means for housing 22:08 - Will falling inflation and interest rates increase housing approvals? 26:31 - Are planning reforms in NSW and VIC actually working? 33:35 - How much housing supply is considered enough? Can we sustain it? 42:14 - Could tax reform like land tax replace stamp duty? 46:14 - Do bold buyer incentives help or hurt the housing market? 48:37 - Are young people really locked out of the housing market? 51:53 - Is ‘giving while living’ the new Bank of Mum and Dad? 53:55 - Will downsizing boomers actually free up family homes? 57:46 - Are Australians becoming comfortable with lifelong mortgage debt? 1:00:06 - Cameron Kusher's property dumbo About Our Guest: Cameron Kusher is a seasoned property economist and one of Australia’s most respected housing market commentators. What if the real driver behind Australia’s property obsession isn’t logic, but human behaviour? In this episode, we’re joined by behavioural economist Evan Lucas, and let’s just say… this one’s a thinker. We talk about how our attitudes toward property have shifted since the pandemic; what’s stuck, what’s changed, and why the DIY mindset, generational habits, and even the Bunnings effect all feed into the way we view real estate. It’s not just about shelter. It’s about control. Identity. Security. And that deeply emotional idea of “home.” Evan pulls back the curtain on how we’re wired to respond to urgency, pressure, and even shiny marketing tactics, and how those biases can lead us straight into the wrong property decisions (even when we think we’re being smart about it). We get into pain points like home bias, dopamine hits, and the big one: why losing money on property feels so personal, because for many of us, it is. There’s so much in here for buyers, sellers, and anyone trying to make sense of today’s market. If you’ve ever wondered why the numbers don’t always add up to the decisions people make, this episode explains a lot. Episode Highlights: 00:00 - Introduction 01:06 - Who is Evan Lucas? 02:44 - Why Australians are so obsessed with property 06:07 - The real consequences of a property-driven culture 09:17 - Why does behavioural economics matter so much when you’re investing? 13:31 - When did Evan realise behaviour was driving investment outcomes 22:38 - The behavioural biases that quietly sabotage property buyers 29:31 - The big differences in beliefs and behaviours around property across generations 34:38 - Why housing has become a generational and cultural tug-of-war 38:28 - What COVID changed and what it didn’t 42:29 - Will the regional shift last now that offices are calling people back? 46:29 - Work-life tug-of-war: Who’s really in control now? 51:13 - Evan's thoughts on allowing first home buyers to access their super 57:12 - What Evan thinks about value and what it really means in the context of property 1:03:16 - Evan Lucas’ property dumbo About Our Guest: Evan Lucas is a leading behavioural economist, author, and financial commentator known for making complex money matters relatable and human. With a background in global finance and a passion for understanding how emotions and biases shape financial decisions, Evan helps Australians rethink the way they engage with money, investing, and property. He regularly appears in national media and is the author of Mind Over Money, where he explores why logic often takes a back seat when it comes to personal finance. Lately, it feels like everyone’s saying Australia is just a few steps behind the U.S. when it comes to real estate; especially with buyer’s agents. But I’ve always wondered… is that actually a good thing? In this episode, we're joined again by David Sidoni, host of the How to Buy a Home podcast, and we pull back the curtain on how real estate really works in the U.S. We talk about agent commissions, who pays who, what the buyer’s agent actually does, and how a recent $5 billion lawsuit is turning the whole system on its head. David explains why the traditional model of sellers paying both agents’ fees is being challenged, and what that means now that buyers might have to start footing the bill themselves. We also get into the wild west of agent licensing, what it takes (or doesn’t take) to become an agent in the States, and how portals like Zillow are trying to grab their piece of the pie, often at the buyer’s expense. It’s a fascinating look at a system that’s often pitched to us as “better,” when in reality… it’s a bit of a mess. If you’ve ever been told that Australia should follow the U.S. model, this conversation might have you rethinking that entirely. Episode Highlights: 00:00 - Introduction 01:13 - Who is David Sidoni? 02:00 - The basics: How real estate deals actually work in the U.S. 05:37 - Do you really need a buyer’s agent in America? 06:51 - Can one agent represent both buyer and seller? 07:37 - If you skip a buyer’s agent, should you get a discount? 10:01 - Are buyer’s agents steering clients based on commission? 14:05 - Are buyer’s agents advocates or just dealmakers? 16:14 - Why are there so many real estate agents in the U.S.? 19:16 - Are U.S. buyer’s agents door openers or true advisors? 22:26 - Zillow exposed: Are you really talking to the right agent? 23:55 - How to find a genuine buyer’s agent in a new city 24:03 - What’s the difference between a listing agent and a buyer’s agent? 27:21 - The lawsuit that shook U.S. Real estate: What really happened 44:58 - How mortgage approvals and property valuations work in the U.S. 49:03 - Does America really do property auctions? 53:12 - Interest rates, refinancing, and the ‘locked-in’ homeowner crisis 58:05 - Are first-time buyers stuck on the first rung of the property ladder? 58:34 - David Sidoni's property dumbo About Our Guest: David Sidoni is a real estate expert and host of the How to Buy a Home podcast, where he helps first-time buyers navigate the confusing world of property with clear, practical advice. Buying a property is one of the biggest financial commitments most people will ever make, and yet, so many buyers are forced to make that decision with barely any reliable information about who’s building their home. In this episode, we sit down with Brad Walters from Equifax to unpack the trust crisis in the Australian construction industry, and more importantly, what’s being done to fix it. We talk about the lack of transparency in building quality, the rise in insolvencies, and those so-called phoenix companies that keep reappearing under new names. Brad walks us through iCIRT, a national rating system designed to help buyers, insurers, and lenders assess the trustworthiness of builders and developers. It’s based on six core criteria: everything from conduct and character to financial capacity; and honestly, as someone who’s big on due diligence, I found it incredibly encouraging to know this kind of tool exists. What’s particularly eye-opening is that, according to the data, around 75% of the industry is actually doing the right thing. But it’s that 20 to 25% who cut corners, take shortcuts, or just don’t stick around when things go wrong, that’s where the damage happens. And unfortunately, they drag down the whole industry with them. If you’re thinking about buying something off the plan, or even just a property built in the last decade, this conversation is a must. We dig into how iCIRT works, the limitations of current protections across different states, and the role of government in holding the industry to higher standards. Tune in and let's get started! Episode Highlights: 00:00 - Introduction 01:08 - Who is Brad Walters? 02:14 - Understanding the iCIRT tool and why it matters 07:11 - Can buyers rely on builder info outside of NSW? 13:24 - How iCIRT gathers data you can trust 19:33 - Is the rating system voluntary? Who’s avoiding it? 25:12 - When things go wrong: Judging a builder by their response 30:14 - What’s behind the data? Gathering and verifying builder info 34:51 - Protecting yourself from builder insolvency 38:21 - Does more regulation mean higher construction costs? 41:44 - How new builders can still earn trust 45:14 - Is iCIRT a national standard or just a NSW initiative? 48:21 - Can iCIRT ratings actually help off-the-plan buyers? 49:43 - What about suppliers? Expanding accountability beyond builders 51:42 - Contract clauses that can give buyers more protection 52:34 - Beyond trust: What else needs fixing in construction? 55:32 - Brad Walters’ property dumbo About Our Guest: Brad Walters is the Head of Product and Rating Services at Equifax Australia, where he leads initiatives to enhance transparency and trust in the construction industry. He oversees the development of tools like the Independent Construction Industry Rating Tool (iCIRT), which assesses the reliability of builders and developers. Brad has advised major banks, insurers, corporations, and government departments on corporate strategy, finance, and risk management. What role does property truly play in shaping Australia’s economic story? In today's episode, we sit down with Diana Mousina, Senior Economist at AMP, to unpack why property plays such a central role in Australia’s economic landscape. Diana brings a sharp, accessible take on the macro forces at play, both locally and globally, and helps us make sense of how the housing market ended up where it is today. We explore the persistent housing undersupply across the country, how population growth and household formation trends feed into demand, and why supply still hasn’t kept pace. Diana talks us through the long-term structural issues: from planning and regulation to developer incentives, and explains why there’s no single lever that can fix affordability on its own. We also touch on broader economic dynamics: what slower productivity growth means for Australia, how inflation is likely to behave in the coming years, and why the push for government intervention has fundamentally changed post-pandemic. If you’ve been trying to make sense of property prices, population pressures, or policy decisions and how they all connect, this conversation offers clarity and context. It’s a grounded look at what’s really driving the housing market and what might shape its future, so tune in and let's get started! Episode Highlights: 00:00 - Welcome 00:57 - Who is Diana Mousina? 01:34 - Why Diana’s economic content resonates 02:43 - Will the Trump administration really impact the Australian property market? 04:52 - What’s behind the housing supply crisis? 06:20 - The demand dilemma and oversupply myth 10:49 - What’s the economic fallout of Australia's housing problem? 14:24 - How instrumental is Victoria’s oversupply to their current state of affairs? 16:13 - When is it useful to consider Australia as one market versus dozens? 18:11 - Can we just cut migration to fix the housing problem? 21:09 - Why does Australia obsess over economic growth? Is it really that necessary? 27:03 - Australia’s long-term economic outlook 30:01 - Do you think recession is a real risk for Australia? 32:19 - What’s really happening with inflation? 37:05 - Has the post-pandemic economy outgrown old benchmarks like the RBA's inflation target? 39:12 - Will the upcoming election shift housing policy? 41:21 - Diana Mousina’s property dumbo About Our Guest: Diana Mousina is the Deputy Chief Economist at AMP, where she leads macroeconomic research and market analysis to guide investment strategy. Trying to work out what’s actually possible on a development site can be an absolute nightmare. So in this episode, we’re joined by Will Sullivan from PropCode to talk about how AI might be able to help. We dig into how tech is being used to speed up the research process, reduce the need to spend hours on council websites (or pay $250 an hour to a planner), and pull together planning rules that are otherwise hidden across PDFs, maps, and inconsistent formats. We talk through how PropCode works, what it can do—and just as importantly, where it stops. It’s not replacing town planners or council staff, but it can give homeowners, investors, and developers a clearer sense of what they’re working with before diving in too deep or spending money on the wrong site. We also unpack the major planning reforms in New South Wales and how they’re set to impact development potential around train stations and local centres. Will explains why not every site will benefit equally, and why developers still have to think hard about feasibility—because just being zoned for six stories doesn’t automatically mean a windfall. If you’re buying, selling, renovating, or developing property in NSW, or just want to understand how AI fits into the planning space, this is a great one to tune in to. We’ve also included a link to PropCode’s free tool in the show notes—it’s worth checking out. Episode Highlights: 00:00 - Introduction 01:04 - Who is Will Sullivan? 02:13 - What is the Mecone Mosaic planning tool, what does it do, and how is it being applied? 03:26 - What sparked the idea behind Propcode? 05:49 - Who Propcode is actually built for 07:22 - How PropCode deals with subjective elements like heritage and conservation areas 10:49 - Propcode’s limitations: An outline of what it can’t automate yet 17:01 - What happens when state policy overrides council rules? 18:52 - Are planning reforms making Propcode more essential than ever? 24:47 - How Propcode helps you understand development potential of neighbouring sites 29:10 - How Propcode surfaces hidden planning details you might miss 35:35 - What urban planners can learn from the insurance industry 41:45 - Can AI lead to smarter, more strategic urban planning? 49:50 - Is the planning process one of the major roadblocks to building more homes? 51:48 - Will Sullivan’s property dumbo About Our Guest: Will Sullivan is the CEO of PropCode, bringing a unique background that blends expertise in urban planning, data analysis, and natural hazards. With over seven years in the planning industry, including key work at Mecone Consulting where he developed the widely-used Mecone Mosaic mapping tool, Will has advised both government and private sector clients across Australia. His earlier experience in the insurance sector studying natural hazards informs his approach to the built environment, giving him a deep understanding of how environmental risks intersect with planning decisions. When it comes to buying property, many people think due diligence is just checking if the house looks nice or if the price feels right. But the reality is, it runs way deeper than that. In this episode, we take you through our 109-point due diligence checklist—yes, 109 points—and share what really goes into properly evaluating a property. We dig into why so many buyers, and even some buyers’ agents, miss crucial details that can lead to expensive regrets. From spotting dodgy renovations and unapproved works to reading contracts carefully, we show that it’s not just about ticking boxes—it’s about genuinely understanding the risks and avoiding mistakes that could haunt you later. If you think you can skip a few steps and still be fine, think again. We share real-world examples of how people have been burned by “hot market blindness” and the dangers of rushing through due diligence. We hear it all the time—population growth drives property prices. But is that actually true, or just one of the many myths that get thrown around in real estate? In this episode, we sit down with Simon Pressley from Propertyology to break down what really moves property markets. Is it supply and demand? Is it economic conditions? Or are we just looking at all the wrong things? Simon spent years studying Australian property history, and he’s got some strong opinions—like why people completely misunderstand the impact of population growth and why economic diversity is actually the real game-changer. We also get into the rise of AI in property research. Can data and algorithms actually predict the next boom, or is it just another overhyped tool that doesn’t account for the real drivers of price growth? If you want to cut through the noise and get a clearer picture of what actually makes property markets move, this episode is for you. We’re tackling some seriously meaty questions in this episode, covering everything from dodgy deals to buyer’s agent dilemmas. Should you buy a house near a mobile phone tower? How do you handle a seller who’s going solo without an agent? And what does it mean when a property keeps changing hands every few years—red flag or just a coincidence? We also dig into what happens when you start losing confidence in your buyer’s agent. Do you keep going, or do you cut your losses and walk away? And what if you suspect you’ve got some dud properties in your portfolio—should you hold, or is it time to sell and reinvest in something better? These are the kinds of questions that can make or break a property decision, and we’re unpacking them all in this episode. If you’ve ever second-guessed a purchase (or a buyer’s agent!), this one’s for you. Episode Highlights: 00:00 - Introduction 01:08 - Should I buy a house near a mobile phone tower? 12:46 - How can a buyer manage negotiations with a private seller? 20:40 - How should a buyer present an offer? 28:03 - Is it a red flag if a property has changed hands every five years? 33:55 - What should you do if you realise your investment properties aren’t A-grade, even though they were bought with the help of buyer’s agents? 43:10 - What to do if you’re losing confidence in your buyer’s agent—keep going or walk away? Climate risk is no longer a distant concern—it’s already shaping how banks, insurers, and homeowners approach property. In this episode, we sit down with Philip Tapsell from XDI Systems, part of the Climate Risk Group, to explore how climate-related risks are being measured and factored into financial decisions. How close are banks to pricing in climate risk with mortgages? What happens when certain areas become uninsurable? And what can property owners do to safeguard their investments? Philip breaks down the growing impact of extreme weather on property values and highlights the information gap between financial institutions and everyday buyers. We discuss the challenges of outdated flood maps, the shifting approach to risk assessment, and whether institutions are doing enough to prepare for future disasters. We also touch on how other countries are responding—some taking proactive steps, others simply waiting for someone else to move first. Most people assume long-term thinking is the key to success in property—but what if it’s actually holding you back? In this episode, we break down whether having a long-term property strategy is always the smartest move—or if it could actually be working against you. Ever wondered if energy-efficient homes are the next big thing in real estate? Or is the industry still lagging on this? In this episode, we're diving into how sustainability is shaking up the property game, and we've got Jacob Caine, president of the Real Estate Institute of Victoria, to give us the inside scoop. Jacob was at the 2024 UN Climate Change Conference, representing Australian real estate, so he knows what's up. But there's also the practical stuff: what can homeowners and investors do right now to stay ahead of the curve? Jacob's got tips on everything from solar panels to minimum rental standards, and how these changes will affect everyday decisions about property. What is hotspotting, really? In this episode, we sit down with Terry Ryder, the founder of Hotspotting, to explore what the term means and what it should mean for property investors. Terry has spent over four decades researching and writing about Australian residential property, and he’s here to share why chasing short-term predictions is not the way to go. Terry walks us through his approach to identifying true hotspots—places with economic diversity, infrastructure investment, and long-term growth potential. He’s upfront about how the name “hotspotting” can sometimes create misconceptions, with people thinking it’s about quick, short-term wins. As Terry explains, that’s the opposite of his philosophy. For him, it’s all about looking ahead and finding what he calls “second wind markets”—those overlooked locations that are set to thrive over time. We also dive into the challenges of going against the herd mentality. Terry believes most investors make mistakes by following the crowd or reacting to media noise instead of having a solid, long-term strategy. He even shares personal stories about lessons learned from his own investments, including the times he wishes he hadn’t sold too soon. This conversation is packed with Terry’s trademark honesty, practical insights, and a refreshing take on property investing. Whether you’re just starting out or looking to fine-tune your strategy, this episode is a must-listen. Episode Highlights: 00:00 - Introduction 00:56 - Who is Terry Ryder? 01:52 - Terry’s thoughts on the popularity of the term “hotspotting” among buyers’ agents 03:42 - How frequently Terry addresses the misbelief that ‘hotspotting’ is about quick returns 05:07 - Determining time frames and benchmarks for market outperformance 14:30 - What Terry would do if he had to rebuild his portfolio from scratch 16:52 - The role of sales activity in Terry's investment methodology 19:40 - Can fair value outweigh location quality in long-term property investments? 22:06 - Is location more important than property details in your analysis? 28:45 - Are we seeing a shift toward apartments in high-growth locations? 31:03 - Do Terry’s previous hotspots align with market performance? 34:43 - Reports that get the most clicks on Hotspotting 36:19 - What Terry thinks about the rise of data-driven buyers’ agencies 37:39 - What happens after buyers get Terry's top suburb recommendations 44:04 - Terry Ryder’s property dumbo About Our Guest: Terry Ryder is a seasoned researcher and writer with over four decades of expertise in Australian residential property. As we step into 2025, the property market is abuzz with questions about its trajectory after a challenging 2024. Is the shift towards a buyer's market inevitable, or are we simply seeing seasonal fluctuations? In this episode, Eliza Owen from CoreLogic returns to share her insights on what’s ahead and what it all means for buyers, investors, and renters alike. We start with a discussion on the ripple effects of rising unemployment and how it could influence the rental market and demand particularly in cities like Perth, Adelaide, and Brisbane, which saw impressive growth last year. Eliza unpacks affordability constraints and how they’re starting to affect buyer and investor activity. With high migration propping up some markets and affordability pulling others back, there’s a lot to consider as we move forward. We also discuss construction challenges, including delays and how they’re affecting housing supply. Eliza gives us the real numbers on where we stand against ambitious government targets for new dwellings and what that means for the property market overall. Finally, Eliza shares her take on intergenerational wealth and how the “bank of mum and dad” is influencing homeownership. With these trends shaping up to play a major role in 2025, this episode is packed with timely insights to help you make sense of what’s happening in property right now. Why are so many residential investors making the leap into commercial real estate? That’s the big question we unpack in this episode with Vanessa Rader from Ray White Research. With over 25 years of experience across residential, commercial, and niche property markets, Vanessa offers an expert perspective on this growing trend and its implications for investors. One of the standout moments in our chat is how Vanessa highlights the key distinctions between residential and commercial investments. While residential decisions often hinge on emotion, commercial real estate is all about strategy and crunching the numbers. It’s no wonder smaller commercial investments are becoming a go-to option for residential investors seeking higher returns or a more hands-off experience. We also dig into the performance of various commercial sectors. Industrial spaces are leading the charge, fueled by booming demand from logistics and e-commerce. Retail, surprisingly, is holding steady in prime areas, while office spaces continue to grapple with shifting workplace trends. Of course, it’s not without its challenges. We talk about the risks, such as the critical importance of securing reliable tenants and navigating market fluctuations. While the potential returns are tempting, this episode is a reminder that success in commercial property requires knowledge, preparation, and a clear strategy. Episode Highlights: 00:00 - Introduction 00:57 - Who is Vanessa Rader? 01:52 - What is it about the commercial real estate sector that lights Vanessa up 03:25 - Overview of the different sectors and price points in commercial real estate 08:11 - Which areas of commercial real estate are particularly strong at the moment? 15:49 - Which areas of commercial real estate are underperforming 17:08 - How is the office space sector evolving, and what’s next? 23:58 - Is there a reimagining or repurposing of office spaces occurring? 28:15 - What was the catalyst for the shift in leasing preferences for office spaces? 30:44 - What trends are emerging in the owner-occupied commercial space? 34:06 - Are investors leaving residential for commercial, or exiting property altogether? 43:32 - Are there emerging sectors in the smaller market we’ve overlooked? 47:08 - Vanessa Rader’s property dumbo About Our Guest: Vanessa Rader, Head of Research at Ray White Group, is a leading Australian property expert with over 25 years of experience across commercial, residential, and niche markets. What drives us to bid at auctions? In this episode, we throw it back to where it all began, revisiting our very first episode that set the stage for everything we’ve explored since. Behavioural biases—those sneaky little tricks your brain plays—are at the heart of this conversation, and we talk about all 12 of them, plus a few extras that make auctions the fascinating psychological arenas they are. Simon Russell, a behavioural scientist, joins us to break down the surprising ways our subconscious minds react under pressure. From something as simple as a free coffee outside an auction to the auctioneer’s clever use of anchoring, scarcity, and loss aversion, Simon explains how these cues shape our decisions. The reciprocity effect alone—a cup of coffee making you feel like you owe the auctioneer something—might have you rethinking the next time you pick up a bidder’s paddle. We also get into the emotional rollercoaster that happens when the stakes are high. The auctioneer’s job as a kind of circus master becomes clear when Simon talks about their subtle tactics, like smiling and nodding to encourage bids or creating a sense of urgency with phrases like, “First, second, third…” It’s all designed to keep you—and your wallet—engaged. Looking back, this conversation with Simon didn’t just lay the foundation for the podcast; it opened our eyes to how much of our behaviour at auctions (and in life) is guided by things we don’t even notice. And while the episode may be nearly seven years old, these lessons are just as relevant today. So, if you’re a seasoned bidder or just curious about what’s going on in your own head, this is one you’ll want to hear—or hear again. Episode Highlights: 00:00 - Introduction 01:43 - How the podcast came about 05:36 - Who is Simon Russell? 06:30 - What behavioural patterns did you observe at the auction? 07:24 - First bias: Reciprocity effect 10:43 - Does awareness of these biases help mitigate their impact? 11:45 - Second bias: Scarcity effect 16:24 - Third bias: Anchoring 24:46 - Fourth bias: Loss aversion 29:22 - Fifth bias: Framing effect 32:22 - Sixth bias: Sunk cost fallacy 33:36 - Seventh bias: Commitment and consistency effect 39:01 - Eighth bias: Social proof: Herd mentality 43:54 - Ninth bias: Recency effect 48:17 - Tenth bias: Mental accounting 51:31 - Eleventh bias: Overconfidence 54:45 - Twelfth bias: Disposition effect About Our Guest: Simon Russell is the founder and Director of Behavioural Finance Australia (BFA). In this episode, we’re taking a look ahead at what might shape the property market in 2025. No, we’re not here to predict the future or pull out a crystal ball, but we are diving into the key factors that could have an impact—things like interest rates, immigration, intergenerational wealth, and stock levels. Whether you’re planning to buy or sell, we’ve got some thoughts on what you might want to keep in mind. We kick things off by reflecting on what’s surprised us in 2024. For Veronica, it’s been Sydney’s stability—a balanced market for the first time in over a decade. For Chris, it’s been the sheer scale of intergenerational wealth propping up buyers. We chat about how that’s shaping the market and what it means for affordability, especially as borrowing capacities remain constrained. There’s also a lot to unpack when it comes to investors. Some are still bailing out of the market, while others—especially first-time investors—are jumping in. And with zoning changes, rising rental pressures, and even some quirky local issues like mozzie-prone suburbs, buying property isn’t as straightforward as it used to be. It’s a reminder that doing your homework (or working with someone who really knows the area) is more important than ever. As we look ahead, the upcoming federal election and potential shifts in policy—like APRA changing serviceability buffers—are going to play a huge role. We talk about how these kinds of changes could inject urgency into the market, especially as buyers try to get ahead of the herd. But as always, we caution against trying to time the market and instead focus on making decisions based on your own goals and readiness. And yes, we touch on climate change too, because the landscape there is evolving. New flood maps, shifting risks—these are things we’ll all need to consider going forward. If 2025 brings anything, it’ll be the unexpected, but don’t worry—we’ll be here to help you make sense of it all. So tune in and get a clearer picture of what might be on the horizon. Episode Highlights: 00:00 - Introduction 01:04 - What was surprising about the property market in 2024 04:56 - Regional market dynamics 07:46 - Investor behaviour and market inequalities 12:54 - Will interest rates be the biggest driver of prices? 13:55 - Urban planning and zoning issues 20:20 - How market cycles, interest rates & consumer confidence shape investment decisions 26:29 - How regional moves and remote work trends are changing this coming year 33:18 - How rental pressures are evolving, and what they mean for 2025 40:00 - What might the upcoming federal election mean for the property market in 2025? 44:42 - Consumer sentiment 51:07 - What role will climate change and new flood maps play in property decisions? Are 10,000 property investors all making the same mistake? In today’s episode, we have a chat with Redom Syed from Confidence Finance about something that’s affecting a lot of property investors today: groupthink. We talk about what happens when investors all start following the same trends and whether that’s helping or hurting them in the long run. Redom shares his take on the risks of this kind of herd mentality, especially when buyers’ agents are driving up demand in certain areas. We also take a closer look at how investor behaviour has shifted over the years, and why focusing solely on areas with momentum might not always be the smartest play. What happens when rental yields start to fall, or when the market slows down? How do investors shift their focus without getting caught up in the crowd? Redom talks about why local knowledge in places like North Queensland or Perth is so critical and how it can make a huge difference when it comes to finding the right investment opportunities. We don’t just talk about the risks, though. We also offer solid advice on how to capitalise on groupthink without falling victim to it. From leveraging rezoning opportunities to structuring your credit smartly to maximise borrowing capacity, Redom shares strategies that go beyond just following the herd. In the end, Redom’s biggest tip for anyone in the property game is simple: don’t just go with the flow because everyone else is. There’s a smarter way to go about the property market, and this conversation is full of ideas on how you can do just that. Ever wondered if changing jobs or working overseas could throw a wrench in your plans to buy a home? In this episode, we dive into some of the most common questions we hear from homebuyers. How long do you need to stay in a new job before applying for a loan? What's the deal with borrowing as an expat? And does timing your property purchase around a career change make sense? There's a lot to unpack here, and the answers might surprise you. We also dig into a tricky one: Should you push your borrowing capacity to get a better-quality property but miss out on the first-home buyer grants? Or is it better to take advantage of those grants and settle for a slightly lower-tier asset? It's not always an easy decision, but we break down the pros and cons to help you weigh it up. If you've ever thought about renting out rooms to help you afford a better property or buying an investment property you plan to live in later, this episode will get you thinking. These ideas can work, but they come with their own set of challenges—like tax headaches and cash flow risks—that you'll want to understand before jumping in. We also talk about the importance of buffers and why lenders' mortgage insurance can sometimes be a good thing, even if it feels counterintuitive. For first-home buyers especially, having a bit of breathing room in your finances can make all the difference. This episode is packed with real-world advice and examples, so if you're in the thick of buying your first home or even your next one, you'll want to tune in for this one. What makes auctions so tough for buyers? That's the question we dive into in this episode. Auctions are often praised for their transparency, but is that really enough to give buyers a fair shot? With seasoned professionals like Justin Nickerson running the show, how can an everyday buyer hope to compete? In this episode, we sit down and have a chat with Justin Nickerson, one of Australia's most awarded auctioneers, to uncover the secrets behind the auction process. Underquoting, auction tactics, and market sentiment—some of real estate's most controversial topics. These are exactly what we're diving into today with Thomas McGlynn, CEO of BresicWhitney. There's no holding back as we talk about the realities behind underquoting, why it's so hard to avoid in a competitive market, and the fine line agents walk when trying to attract buyers without misleading them. As Thomas puts it, even with laws in place, agents are often forced into tough positions: when one agent quotes low, others often have to adjust their guides just to compete. It's a tightrope that often leaves buyers frustrated and sellers with high expectations. We also dig into the auction room itself and the psychology at play there. We take a unique look at how auctioneers manage to draw more from buyers than they initially intend to spend, all without crossing ethical lines. We discuss the difference between registered and active bidders, noting how this insight gives us a real-time view of market confidence—a far more useful indicator than auction clearance rates alone. Finally, we share our thoughts on the current market and where we think it's headed. With interest rates soaring high, buyers are naturally hesitant, but we believe those who buy now could see the rewards by late 2025, especially in sentiment-driven markets like Sydney. Once rates eventually ease, buyer confidence is expected to surge, and we'll see a market shift. It's an honest, in-depth conversation about the realities of today's market, what buyers can expect, and why timing and strategy are everything. Tune in and let's get started! Episode Highlights: 00:00 - Introduction 01:06 - Who is Thomas McGlynn? 02:09 - Unique insights Thomas has gained from years in auctioneering 03:25 - How Thomas gauges the market's direction beyond bidder numbers at auctions 06:47 - Thomas McGlynn's thoughts on agents facing underquoting challenges 15:54 - How do master auctioneers convince bidders to go beyond their budget? 18:47 - Observation on the new breed of buyers agents in recent years 21:00 - The current market phase and its impact on buyers through 2025 26:44 - How do agents manage open databases while complying with privacy legislation? 31:56 - How does business adapt to lower turnover rates while identifying potential sellers? 37:55 - What does it take for an agent to get to the top of the game and just stay on top? 49:32 - Thomas McGlynn's property dumbo About Our Guest: Thomas McGlynn is the CEO of BresicWhitney, a Sydney-based property group, and is recognised as one of Australia's leading thought leaders, mentors, and real estate coaches. Is putting property into your SMSF a good idea, or could it be too risky? SMSF advisor Liam Shorte from Sonas Wealth joins us today to explore this hot topic, giving practical insights on the benefits of more control, tax advantages, and the hidden costs and risks that SMSF investors often miss. We explore the appeal of property investment within an SMSF for those aiming to diversify their retirement strategies, with Liam highlighting both the potential benefits and risks involved. While property can offer control and growth, Liam has seen many investors fall prey to unqualified advice and costly mistakes. The key, he says, is understanding the rules and avoiding schemes marketed as “one-stop-shops”—these setups often come with high risks and may not align with an investor's long-term goals. We also emphasise the importance of maintaining balance within an SMSF portfolio, ensuring that there's adequate liquidity to support flexibility as life stages and retirement plans evolve. Compliance is another major factor, as SMSFs face strict ATO oversight. From penalties to complex reporting, there's no margin for error, and Liam illustrates this with examples from clients who have successfully coursed through these requirements by investing thoughtfully, like buying commercial property to lease back to a family business. Throughout the episode, Liam shares insights on managing SMSF property investment with smart, tailored strategies. His practical advice provides a framework for building an SMSF that fits your financial goals without overloading on risks or overlooking critical tax and compliance obligations. Who should consider it? 27:24 - Are women better investors than men? 33:21 - The dangers of focusing solely on residential property in an SMSF 35:36 - Mitigating the risks of having an unbalanced SMSF portfolio heavily focused on property 42:11 - Common mistakes investors make with residential property in their super 51:36 - Liam Shorte's property dumbo About Our Guest: Liam Shorte, a Fellow SMSF Specialist Advisor™ and Financial Planner with Sonas Wealth, brings 30 years of experience across Australia, Ireland, the UK, and the Middle East. What's really going on in Australia's property market? In this episode, we sit down with Cameron Kusher, Executive Director of Economic Research at REA Group, to unpack the trends shaping the Australian property market right now. With access to some of the country's most comprehensive property data, Cameron sheds light on what buyers are searching for, where listings are rising, and how this all connects to transactions and prices. We dig into regional differences in price growth—why places like Perth and Adelaide are surging, while Melbourne struggles—and what's driving these changes. Cameron explains how the rental market is finally loosening up, making it easier for sellers to transition, and we discuss the growing influence of investors in certain areas. We also talk through the impact of interest rates and how expectations of future cuts are influencing sellers' behaviour. Why is it so tough to ramp up housing supply when it seems like everyone's talking about it? In this episode, we're joined by Jill Garner, the Victorian Government Architect, who gives us a behind-the-scenes look at why boosting supply isn't as simple as just setting targets. Jill brings her extensive experience to the table, sharing insights into the realities of urban planning and design from both government and industry perspectives. Jill helps us understand the challenges that come with trying to increase housing supply discussing the struggles that state and local governments face in balancing the need for more homes with the importance of good design and quality construction.
