Setting great goals is hard. Achieving them is even harder. How many times have you made a New Year's resolution (aka goal) and abandoned it by February? Maybe you intended to do one of the following: Lose 30 pounds Start eating healthy Spend more time with family Buy your first investment property But all too often I see newbie—heck, even seasoned!—investors set less-than-stellar real estate investing goals. They might be something like: My goal is to buy 10 homes this year (meh…) My goal is to buy 10 $100-$150K homes this year (better!) My goal is to buy 10 $100-$150K homes in Kansas City / Indianapolis / Birmingham that each yield $200/monthly in cash flow after all expenses (good… but still lacking) I'll tell you a secret. If you're failing to achieve your goals, it's probably because you didn't set the goal correctly in the first place. Learn more about your ad choices. Visit megaphone.fm/adchoices

Our guest, Whitney Elkins-Hutten, is the Director of Investor Education in passiveinvesting.com. She is passionate about helping busy professionals transform their lives with passive real estate investing. In this episode, Whitney will talk about the freedom she gained after discovering the power of passive income. If your goal is to have a flexible lifestyle and the freedom to spend time with people and activities that matter most to you, then this episode is for you! Listen now!Key Points from This Episode:Whitney started in real estate accidentally in 2002 when she purchased a house and became a landlord. She discovered how to build passive income and started transitioning the equity into long-term buy-and-hold rentals.Being an active or passive investor depends on your goals in life.Whitney is the Director of Investor Education in passiveinvesting.com.She educates investors on the power of passive real estate so they can build their portfolios. How does Whitney find the good operators to work with as a passive investor? There are pros and cons in investing in one apartment building or a fund that purchased many apartment buildings. If an operator has been in the business for five years and has never had a roadblock, that's a red flag. Tweetables: “It all depends on like, what your goals are in life. And like, what do you want? And like, why do you believe that real estate is a good investment vehicle? You and I both believe that right? You can pay five different ways in real estate, you don't do that in the stock market.” [00:05:00] “What better way for me to learn the business by being a passive investor because I get to be in the deal, see the whole operations.” [00:11:33] “So you know, once we check the box that you want to be passive, then you have to understand what are you in it for? Are you in it for cash flow or appreciation? Or some balance of both? Right? Because that determines what type of investment strategy are you going to go into and what kind of risk you're taking in the investment.” [00:11:55] Links Mentioned in Today's Episode:Whitney Hutten in LinkedInPassive Investing website About Whitney HuttenPassiveInvesting.com is a national multifamily investment firm with over $663,000,000 of assets under management. New real estate investors often get infatuated with the idea of the passive cash flow that real estate can bring in. So it's not surprising when you see many new investors throw caution to the wind to chase cash flow and end up buying super cheap homes (in oftentimes questionable areas) thinking they will reach their investing goals faster. But this can be a big trap if you aren't careful.(Read more at https://www.biggerpockets.com/blog/why-not-buy-cheap)See Privacy Policy at https://art19.com/privacy and California Privacy Notice at https://art19.com/privacy#do-not-sell-my-info.

Most people assume they'll achieve financial freedom after they make their dream salary, but what they don't realize is you can't out-earn your toxic money habits. Today's guest, Daniel Shin, learned this quickly when he started making his full-time surgeon salary. As a child, Daniel was fortunate enough to live the ideal suburban lifestyle, but when his dad got laid off during a recession, things quickly changed for the worse. After seeing his parents struggle to put food on the table, young Daniel decided he would do everything he could to prevent himself from being in a similar situation financially. Once Daniel started making his surgeon salary he assumed he'd be financially stable, but he began to expand his lifestyle to his salary and started drowning financially. It was at this point he decided to turn to real estate investing. He started by listening to BiggerPockets and decided investing was for him once he realized he could reach financial freedom faster through real estate. The first couple properties he invested in were turnkey properties. With less risk, Daniel felt it was a comfortable start to his investing journey, but after a while he wanted more of the action. Over the last three years, he has acquired about twenty-eight units including four duplexes and two small apartment buildings. Daniel is now focused on building his “real estate empire” while becoming financially free.In This Episode We CoverHow to balance your salary and spending habits (and live below your means)The benefits of investing in turnkey properties and how to find a turnkey operator How to deal with a “bad” property and how to prevent investing in any more future headache rentalsHow to show possible investors, mentors, or partners that you're committedThe importance of getting thorough inspections and the consequences of skipping themAnd So Much More!Links from the ShowReal Estate Rookie Youtube ChannelAshley's InstagramTony's InstagramReal Estate Rookie Facebook GroupRookie Podcast 55: Combining House Hacking and Live in Flips with Tyler MaddenTyler Madden's InstagramSara's InstagramBrandon Turner's BiggerPockets AccountBiggerPockets PodcastDave Ramsey's PodcastGrant Cardone's PodcastBiggerPockets Money PodcastScott Trench's BiggerPockets AccountMindy Jensen's BiggerPockets AccountBiggerPocketsBiggerPockets ForumsRookie Podcast 29: Growing Your Portfolio with Turnkey Investing with Whitney Hutten and Lance RobinsonTiktokThe Real Estate Robinson's Tiktok AccountCheck the full show notes here: https://www.biggerpockets.com/rookie151See Privacy Policy at https://art19.com/privacy and California Privacy Notice at https://art19.com/privacy#do-not-sell-my-info.

Expensive market? Busy with a career and other priorities? There are a lot of compelling reasons to consider turnkey investing in a more affordable area – where a local "operator" sells you a tenanted property designed to pump out cashflow from day one.All you have to do is "turn the key," hand things off to a property manager and... voilà! You're rich. You can now kick back and sip margaritas on the beach. Right?Well, it's a little more complicated... as you'll learn today from seasoned turnkey investors Whitney Hutten and Lance Robinson. Both have bought rental properties from turnkey operators in several different markets, and they tell us all about the highs and lows, reveal what they wish they would have known, and offer candid advice for anyone considering this niche. When you're done with this show, you'll know the exact questions savvy investors ask prospective turnkey providers about neighborhoods, construction warranties, property management contracts, and how operators handle evictions and major repairs. You'll also know how to handle a home inspection to ensure you know exactly what you're getting into!Look – there are a lot of turnkey operators active on the BiggerPockets forums. A lot of them are great teachers, too. But this episode is told from the investor/customer's perspective... and it's well worth a listen – or two!In This Episode We Cover:What turnkey investing isDoing due diligence to find a trusted turnkey operator Why it's always worth flying out to walk the property before purchasingHiring your own home inspector!Whitney and Lance's turnkey winners and losersManaging your property managerHandling an evictionThe role of cash reserves when buying turnkey propertiesThe "BRRRR-key" business modelAnd SO much more!Links from the ShowReal Estate Rookie Facebook GroupFelipe's InstagramAshley's InstagramBiggerPockets PodcastQuickbooksBiggerPockets CalculatorsDavid GreeneTurnkey ReviewsBiggerPocketsBiggerPockets ForumsAppfolioBuildiumZillowApartments.comFEMADeal Check StessaQuickbooksCheck the full show notes here: http://biggerpockets.com/rookie29
Have you ever asked yourself this question: How can an average person like me get ahead (dare we say create wealth) without taking on a second job or working more hours? Today… not in 20+ years! This is the question our guest, Whitney Hutten, asked herself before she got started with real estate investing and it's the questions she now asks her clients. Whitney took her retirement account and turned it into 22 cash flowing rental properties. Today she shares the incredible story of how she built a rental property empire out of a 401(k) account by leveraging the power of a team! You'll love how she made $50K on one of her first deals (without paying a dime of the mortgage herself) and how she used the method known as “the stack” to keep building! You do not want to miss this inspirational story of how an “average Jane” accomplished extraordinary things through real estate! Investors frequently hear that others are scaling their portfolio, but we rarely learn how. On today's episode, we talk with Whitney Hutten, who went from an accidental house hack to partnering in over $378M in real estate assets by aligning her vision with her husband and creating profitable relationships. We discuss the importance of vetting anyone you work with from turnkey providers and syndicators, to property managers and contractors and talk through all the tough questions one should ask when doing so. As investors, we can't do it all and Whitney shares with us how she leveraged partnerships to grow and build her portfolio. Whitney is a real estate investor and personal finance trainer whose vision is to help thousands of families on their path towards financial independence. After purchasing her first rental in 2002, and hitting a home run, then nearly losing it all on her second deal, Whitney took control and figured out how to invest in real estate the right way. She realized that success must leave clues, so she studied, and using her skills in research and business operations and training, she replicated the very personal finance and wealth creation strategies the wealthy use to create financial freedom. Today, Whitney is a partner in $378M+ of real estate assets, including 3,000+ residential units (SFR, MF, MHP, and assisted living) and 1,430+ self-storage. She loves trail running, mountain biking, climbing and camping (really anything outdoors!). She's passionate about spending time with family and friends. Fun facts about Whitney: She was a Division I soccer player (played overseas when at 14); first (almost 2nd degree) black belt in Tae Kwon Do, and literally had to rip out her own hair on a big wall climb in Canada to free herself. In a previous work life, Whitney worked as a public health epidemiologist investing disease outbreaks and working in bioterrorism. On today's episode, we discuss a ton with Whitney, including: – Transitioning between assets classes – The importance of running your own numbers on a turnkey property – How to leverage your relationships to find and fund deals – Ways to prove you have the experience to sponsor a syndication – The positive outcomes of being aligned with your partner Books/Resources The One Thing by Gary Keller and Jay Papasan Cash Flow Quadrant by Robert Kiyosaki Investing For Good Podcast Contact Information GoodEggInvestments.com Looking for Funding?
