Target Market Insights: Multifamily Real Estate Marketing Tips
Sandhya Seshadri is the founder of Engineered Capital, a firm focused on helping professionals grow their wealth through commercial real estate and alternative investments. With a background in engineering, an MBA in finance, and a successful career in stock trading, she became financially independent before shifting her focus to real estate. Since 2018, Sandhya has been an active multifamily syndicator and passive investor in multiple asset classes including oil & gas and tech funds, bringing her analytical skill set and passion for tax-efficient investing to her growing investor community. Make sure to download our free guide, 7 Questions Every Passive Investor Should Ask, here. Key Takeaways Sandhya began investing in stocks but transitioned to real estate for better tax advantages and cash flow. She started as a passive investor in multifamily before becoming an active general partner. Rising interest rates reshaped her strategy, leading her to explore oil & gas and technology funds. Passive investing offers the ability to leverage other people's expertise while generating income and appreciation. Asset class diversification and risk tolerance should drive investment decisions, not just projected returns. Topics From Engineering to Investing Started in corporate America but pursued investing to achieve financial independence. Learned to trade stocks and used that income to replace her W-2 job. Discovered real estate as a tax-advantaged strategy after hitting a tax ceiling with stock gains. Why Multifamily and Syndications Skipped single-family due to lack of appreciation and headaches from managing tenants and maintenance. Multifamily appealed due to professional property management, scalability, and the ability to raise capital from investors. Took the “passenger to pilot” approach—starting as an LP, then a co-GP, and finally a lead GP. Shifting the Strategy: From CRE to Alternatives Rising interest rates, property taxes, and insurance costs eroded multifamily cash flow. Pivoted to alternative investments that better suited current market conditions. Launched tech fund offerings for high-upside, long-term appreciation plays. Invested in oil & gas deals offering strong tax advantages and predictable cash flow backed by mineral rights. Carefully vets all deals personally before introducing them to investors. Oil & Gas Investing Explained Buys into mineral rights after oil is confirmed, reducing drilling risk. Returns often include 80% year-one depreciation via K-1 and cash flow within 24 months. No depreciation recapture and potential for 2.5–3x returns over a 7-year period. Great option for high-income professionals seeking tax relief and diversification. Investor Education and Risk Management Every asset class has its risks—invest small first, understand the model, and scale gradually. Focus on understanding the operator, the assumptions behind returns, and aligning with your personal goals. Diversify across asset types, hold periods, and cash flow profiles.

Last week, US stocks lost close to $7 trillion in just two days. Earlier this week, Trump paused tariffs, sending the S&P 500 soaring 10%, the largest one-day percentage jump, since October 2008. So far, Trump's back and forth tariffs have sent markets in a panic. In less than 24 hours after the US President backtracked on his once-in-a-century trade war, selloffs hit US assets including stocks, bonds and the dollar. The S&P 500 Index ended yesterday down 3.5%. In Singapore, shares fell after the market opened on Friday. Most STI constituents suffered losses, with Singapore banks were down at the open. DBS shed 3.7 percent, OCBC fell 3.2 per cent and UOB dipped 2.8 percent. What do we make of these situations? On Market View, Willie Keng speaks with Benjamin Goh, Head of Research and Investor Education, SIAS to find out more. See omnystudio.com/listener for privacy information.

Join us for an extraordinary conversation with Darwin German, a real estate titan who transformed from helping his mechanic father with weekend make-readies at age 10 to building a multifamily empire. From his first terrifying $1 million raise for a 100-unit property to now having raised over $300 million, Darwin shares his unfiltered journey in multifamily syndication since 1994. In this value-packed episode, he reveals his unique "buy-it-from-yourself" strategy that generated exceptional returns across multiple syndications, his contrarian approach to investor education that converts would-be syndicators into loyal passive investors, and invaluable insights on navigating market cycles from someone who's weathered every major real estate downturn since the 1990s.Key Take-aways to listen for:Investor Education as a Growth Strategy: Rather than monetizing education, Darwin provides comprehensive free education to potential investors through monthly meetings, creating sophisticated partners while organically growing his investor base through trust and transparency. The Power of Referral Marketing: Despite spending hundreds of thousands on various marketing channels including celebrity events, Darwin found that delivering strong property performance and fostering referrals remains the most effective way to attract new investors.Strategic Debt Management: Having weathered multiple market cycles, Darwin emphasizes using long-term, fixed-rate agency debt over bridge loans to protect against market downturns, only using bridge financing as a temporary tool for specific value-added opportunities.Alternative to Capital Calls: Instead of traditional capital calls that dilute existing investors, Darwin innovated by offering "partner loans" at 10% interest, providing a win-win solution that gives existing investors priority over common equity while attracting new capital.Market Entry Strategy: When expanding beyond your primary market, Darwin cautions against overpaying to enter new territories, emphasizing the importance of building strong broker relationships and local reputation over time, as demonstrated by his 30-year track record in DFW that provides him first and last looks at deals.About Tim MaiTim Mai is a real estate investor, fund manager, mentor, and founder of HERO Mastermind for REI coaches. He has helped many real estate investors and coaches become millionaires. Career Trajectory and Personal Goals Early career guidance from mentors can significantly shape professional growth and approach to challenges. Asking direct, ambitious questions can set a strong foundation for career advancement. Understanding financial tools is key to creating generational wealth and having a broader community impact. Continuously striving for work-life balance is vital for personal well-being and professional satisfaction. Navigating Finance and Freedom [00:04:23] I wasn't afraid to meet things head on. I wasn't afraid to be in a difficult position, and I wasn't afraid to voice my opinion. But I learned how to listen and how to navigate the conversation so I was able to be heard amongst my peers or people who were just in higher level positions than I was. [00:20:54] I'm not thinking about what ceiling I'm going to hit. I'm thinking about how I can free myself and free those around me and spread this to other people because financial literacy is so important…it truly changes people's lives in generations to come, and it can be used for good and for impacting our communities around us. [00:39:28] I'm really learning how to prioritize myself and really kind of take the time to rest, not feel like I have to constantly be on and solve every problem, to serve everyone all the time.
