This week on The Gray Report, Spencer Gray and Griffin Haddad cover the latest CPI print that's coming in hotter than expected, what it means for interest rates as Kevin Warsh prepares to take Jerome Powell's seat, and why oil hovering above $100/barrel keeps inflation sticky across the entire economy. Then, the guys dig into a Multifamily Dive piece on Camden Property Trust's outlook for the back half of 2026 — are they seeing real light at the end of the supply tunnel, or are they just talking their book ahead of earnings?Plus, an extended look at Gray Capital's brand-new AI-powered interactive deal room for their latest acquisition, Fairmont Apartments in Westerville, Ohio (Columbus MSA). Griffin walks through how they replaced the traditional PDF pitch deck with a fully interactive platform — complete with stress-tested underwriting, Monte Carlo simulations, a multi-agent adversarial analysis engine, and an AI chatbot that'll even answer "how does Gray Capital screw this deal up?"

Led by Executive Director Suresh Sundarababu, the organization serves as a lifeline for mission-driven founders determined to tackle societal challenges. In today's episode, I spoke with Suresh about the innovative approach at Swan, including how they're reimagining the world of angel investing.“We equally care about impact and return on investment,” Suresh explained. “Any good value proposition can also be good for the world.” Swan Impact's model creates opportunities for even smaller investors, lowering thresholds to democratize angel investing. For accredited investors, the required minimum investment is just $5,000—shattering traditional barriers to entry that often lock out purpose-driven individuals.Swan's approach also welcomes younger members into the ecosystem, providing them with the time and mentorship opportunities to participate meaningfully even before fully entering the world of angel investing. “The associate group… allows for those who care about impact, especially the younger generation, to come in,” Suresh shared. The organization actively supports high-impact businesses across sectors like clean tech, life sciences, financial empowerment, and education. Among its many success stories are Skyven Technologies, a clean tech company maximizing the efficiency of industrial steam use, and Binary Bridge, which offers portable medical records solutions for underserved, remote areas in developing countries. But Suresh insists Swan's role extends far beyond writing checks. He explained, “Writing a check is the least of what we want to be known for… More important are the knowledge share, the bouncing board that founders don't usually have.” Swan's ability to provide strategic guidance ensures the businesses they fund are not just surviving but thriving.Under Suresh's leadership, Swan Impact Network is proving that purpose and profit can go hand in hand. By opening doors for diverse founders and democratizing angel investing, the organization exemplifies how capital can be a force for good in the hands of those strongly committed to creating a better world. If you're looking to support—or become—a founder driven by purpose, Swan Impact Network might just be your next step.tl;dr:The Swan Impact Network combines meaningful social impact with financial returns to support mission-driven founders.Accredited investors can start with $5,000 investments, giving everyday people better access to angel investing.Swan provides mentorship and guidance, ensuring founders grow their businesses with strategic support.Suresh's superpower for scaling initiatives combines vision, strategy, and action for maximum impact. The associate program educates young members and diversifies angel investing for new generations. How to Develop Scaling for Impact As a SuperpowerSuresh's superpower is scaling initiatives for impact by quickly forming strategies and building teams. “At the most fundamental level, I'm a thinking partner when it comes to scaling anything,” Suresh explained. He highlighted his natural ability to blend strategy, vision, and action to expand organizational and personal impact. Whether scaling a startup, a team, or even parenting his two young boys, Suresh uses this innate skill to amplify positive outcomes.Suresh shared an anecdote about his time working at National Instruments, where he played an essential role in helping the company grow from $125 million in revenue to $750 million during his tenure. Describing the keys to this success, he highlighted the belief in shared purpose and working toward impactful goals in collaboration with smart, like-minded individuals. The culture of trust and the commitment to scaling responsibly defined this success narrative.Tips for Developing the Superpower:Craft a Personal Purpose Statement: Write down your purpose to clarify your priorities and sustain focus.Identify Your Unique Strengths: Reflect or ask others for feedback to uncover your natural talents.Stay Aligned With Your Values: When your work or impact detours from your purpose, be quick to course correct.Combine Vision With Action: Set long-term goals (your flag) while identifying concrete next steps to maintain momentum.Collaborate With Like-Minded Individuals: Surround yourself with people who share your values for increased synergy and trust.By following Suresh's example and advice, you can make scaling for impact a skill. With practice and effort, you could make it a superpower that enables you to do more good in the world.Remember, however, that research into success suggests that building on your own superpowers is more important than creating new ones or overcoming weaknesses. You do you!Guest ProfileSuresh Sundarababu (he/him):Executive Director, SWAN Impact NetworkAbout SWAN Impact Network: SWAN, founded in 2015 in Austin, has grown into a multi-state 501(c)(3) nonprofit network of 120+ members who have invested over $18 million in impact-driven companies. Send us Fan MailWhat happens when you go from 11 rental properties to a $2 billion real estate portfolio? In this episode, Hina sits down with Lane, founder of The Wealth Elevator, to unpack the mindset, strategy, and bold decisions behind building generational wealth through real estate syndication.Lane shares the formula that stayed the same even as the numbers changed, why he pivoted to development in 2019 to stay ahead of the competition, and what it really means to step into the responsibility of managing other people's money.KEY TAKEAWAYSThe formula doesn't change when the numbers do. Real estate is an archaic business, and that's its strength. Leverage is a tool, not a threat. Using OPM (other people's money) is standard at every level of investing. Know what floor you're on. Lane's Wealth Elevator framework maps your net worth to your next investment move. Net worth over cash flow. Sophisticated investors grow the asset, not just the monthly income. You'll never feel ready. We have a unique episode that we recommend you both listen to and watch. That is because we sit down with Jamie Pak, Senior Accreditation Manager at the Accreditation Council for Education in Nutrition and Dietetics to learn how to navigate the ACEND Accredited Dietetics Program Directory. This directory is the one stop shop for navigating accredited dietetics program. However, we understand how daunting and confusing it can be knowing where to start. Pak, who was instrumental in its current design, demonstrates the most effective ways to use it based on your starting point. We discuss certain "case studies" of what types of students would use it for finding what programs (i.e. second career, freshman in college, community college, etc.). This milestone episode marks the first COPE-approved CE activity offered through The 20/20 Podcast in partnership with the New England College of Optometry. Dr. Harbir Sian presents his signature lecture on “The Business of Myopia,” focusing not on clinical refraction techniques, but on the real-world systems required to deliver effective myopia management in everyday practice. Dr. Sian reframes myopia as an ocular disease with a refractive component and outlines how optometrists must move beyond simple correction toward comprehensive, lifelong management. The lecture walks listeners through the entire patient experience—from online discovery and front-desk scripting to consultation design, equipment decisions, treatment selection, documentation, pricing, and marketing. Whether you are just starting with myopia control or refining an established program, this episode provides a practical blueprint for building a scalable, profitable, and patient-centered myopia service. Key TakeawaysThink Beyond Correction → Think ManagementMyopia must be treated as an ocular disease, not just a refractive error. True management spans prevention, treatment, monitoring, and lifelong eye health. The Patient Journey Starts Before the ExamWebsites, phone scripting, intake forms, and in-office messaging determine whether families engage in myopia care before the doctor ever enters the room.Start Small, Build Systems FirstBegin with one treatment modality and focus on protocols, staff training, and communication tools before expanding to multiple options.Axial Length Is the Critical MetricJust as IOP guides glaucoma care, axial length measurement is essential for tracking myopia progression and treatment success.Compliance Drives OutcomesThe “best” therapy is the one the child will actually use—treatment selection must be individualized around lifestyle, motivation, and family preferences. What if redundancy was not the end of your career story, but the moment you finally stepped into the work you were meant to do? In this episode, we explore what it truly means to redundancy proof your career in a world where roles are disappearing, industries are reshaping, and AI is accelerating change at a pace many people never expected. We reflect on how redundancy is rarely only about the loss of a job. It touches identity, confidence, security, and the deep question of who we are when our professional label is removed. We talk openly about how coaching training develops skills that cannot be automated. Deep listening, emotional intelligence, self regulation, perspective taking, strategic thinking, and the ability to navigate complexity. These are the human capabilities that organisations need more than ever and that individuals need in order to remain adaptable, resilient, and employable across multiple career transitions. We share how redundancy often creates a crossroads moment. Sometimes it arrives as a shock. Sometimes it arrives as the nudge we secretly needed to leave a role that no longer fitted. Either way, it invites reflection. Who am I beyond my job title. What do I want my work to stand for. What am I being called towards next. From personal experience, we reflect on how coach training acts as both an insurance policy and a catalyst. It builds metacognition, the ability to notice how you think as well as what you think. It supports emotional regulation during uncertainty. It strengthens decision making and helps people move from fear driven reactions into intentional, values led choices. We also explore how professional accredited coaching qualifications signal ethical maturity and leadership capability in a changing employment market. Whether you want to become a coach, lead through change, work at board level, build a portfolio career, or future proof yourself against redundancy, the psychological shift that comes through coaching training changes how you experience work, identity, and possibility. Ultimately, we reflect on how redundancy does not have to be something that happens to you. With the right mindset and skills, it can become something you co create with. A doorway rather than a dead end. A transition rather than a termination. Timestamps: 00:00 Introduction and why redundancy is now a widespread reality 01:20 Redundancy and identity, why it feels personal 02:10 Skills that cannot be automated through coaching training 03:20 Redundancy as a crossroads and opportunity 05:10 Coach training as a multiplier and resilience builder 07:00 Zoe's personal redundancy story and stepping into business 09:50 Metacognition and emotional regulation in uncertainty 11:40 Coaching skills in leadership and organisational change 13:30 Coaching qualifications as career insurance 15:00 Redundancy as a niche for coaches and organisations 16:50 Decision making, intuition, and embodied confidence 18:45 Choice, perspective, and emotional intelligence 21:00 Depersonalising redundancy and seeing the bigger system 23:00 The psychological shift that future proofs your career 24:00 Next steps and resources Key Lessons Learned: Redundancy often impacts identity more than income and requires emotional as well as practical resilience. Coaching training develops human skills that AI and automation cannot replace. Metacognition helps people move from fear driven thinking to intentional career choices. Accredited coach training signals emotional intelligence, ethical maturity, and leadership capability to organisations. Redundancy can become a catalyst for aligned career change rather than a crisis when supported by reflective practice. Coaching skills enable adaptability across portfolio careers, leadership roles, consultancy, and board level positions. Ep. 231 Ever hovered over a checkout page for an honorary doctorate and felt that pit in your stomach like, “Something about this doesn't sit right…” — you're not alone. In this episode of Healing Her Within, Maryann Rivera- unpacks the rise of honorary doctorates in social media and coaching spaces — and the blurred line between recognition and status chasing. As someone who actually holds an honorary doctorate and earned academic degrees, Maryann speaks candidly about the ethics, the pressure to look “credible,” and the quiet discomfort many feel when titles start doing more talking than truth. This conversation isn't about judgment. It's about clarity. Hot Takes: Honorary doctorates are recognition, not earned degrees Accredited institutions matter Paying for ceremonies ≠ , buying titles Misrepresentation can cause legal and ethical issues Transparency protects your credibility Integrity always outlives titles
