Community analytics are the focus of this episode of Stats and Stories with guest Kathy Ensor. Kathy Ensor is a leading national voice in statistics and data science and a recognized expert in the methodological development and application of statistics to advance wisdom, knowledge, and innovation. She is the Noah G. Harding Professor of Statistics at Rice University and director of the Center for Computational Finance and Economic Systems. She served as chair of the Department of Statistics from 1999 through 2013 and is the creator of the Kinder Institute's Urban Data Platform. Ensor's research specializes in understanding dependent data and developing computational statistical methods to solve practical problems. Ensor served as the 117th president of the American Statistical Association (ASA), heading the ASA board of directors, and has represented the statistics profession on numerous national boards. She is a fellow of the ASA and AAAS and was inducted into the Texas A&M College of Science Academy of Distinguished Former Students in 2021. Ensor holds a BSE and MS in mathematics from Arkansas State University and a PhD in statistics from Texas A&M University.

In this episode of the Top of Mind podcast, Mike Simonsen sits down with Jonah Coste from the Federal Housing Finance Agency (FHFA) to talk about the impact of the mortgage rate “lock-in” effect: where homeowners with low mortgage rates are unwilling to sell and purchase another home at much higher rates. Jonah shares the findings from FHFA's recent study on this phenomenon - including the fact that for every percentage point that mortgage rates exceed the origination interest rate, the probability of sale is decreased by 18.1% - and details how this impacts home prices, affordability, and mobility. He also gives his take on whether the lock-in effect has already peaked, and how quickly it may recede from here. About Jonah Coste Jonah Coste conducts research on housing and mortgage markets at the Federal Housing Finance Agency (FHFA) and is especially interested in topics related to household decision-making and housing supply. He also has experience working on consumer finance topics at the Federal Reserve Bank of Philadelphia. IN THIS EPISODE:   On today’s show we will be talking to Corey Hoffstein, Co-founder & CIO at Newfound Research, a financial technology and product innovation company that provides quantitative investment research and author of Red Blooded Risk and article    During this episode you’ll hear:   For most investors, long-term “failure” means not meeting one’s financial objectives. In the portfolio management context, failure comes in two flavors. “Slow” failure results from taking too little risk, while “fast” failure results from taking too much risk. In his book, Red Blooded Risk, Aaron Brown summed up this idea nicely: “Taking less risk than is optimal is not safer; it just locks in a worse outcome. Taking more risk than is optimal also results in a worse outcome, and often leads to complete disaster.” A third type of failure, failing very fast, occurs when we allow behavioral biases to compound the impact of market volatility (i.e. panicked selling near the bottom of a bear market). In the aftermath of the global financial crisis, risk management was often used synonymously with risk reduction.
