The point of live shows is to get caught up in the euphoria, not to relive your mediocre teen years. In this week’s show, Todd and I take a look at live shows and revisit our discussion about tribute acts. He is a fan, I am not.For Todd, the energy of younger people, especially if the tribute band is right on, is superior to the older voices that sometimes are too weak for the music and the entitlement that comes with having had a hit song in the 1980s (or whenever), mixed with the reeking must of decline. I guess it’s better to say that he used to be a fan of tribute acts. A recent REO Speedwagon show disabused him of that notion. What it comes down to in live music is that the act has to genuinely enjoy their work, or at least they have to come across as if they genuinely enjoy their work, which is too hard for many bands.I was working at the Sheraton Inn in Salisbury when I first moved here. The place was no less a dump then than it is now, but the Moody Blues were genuinely offended by its condition. In fact, they were so openly hostile to the fact that I worked for a millionaire too cheap to keep his hotel nice that I bring up their priggishness whenever the opportunity presents itself. What I wanted to say (but lacked the courage as well as other job opportunities) was that if they didn’t want to stay in a dump, they should have more hits and get a nicer bus the way the more popular acts did. That was their vibe: Here we has-been rockers go through all this trouble to whine our way through that awful poem at the end of Nights in White Satin for the millionth time, and you’re not even grateful enough to have a nice hotel for us to stay in. There’s no telling what they thought of the Wicomico Youth and Civic Center green rooms, but I’m guessing they weren’t impressed.REO Speedwagon was, according to Todd, the opposite of that. He wasn’t a fan before the show, but he knew all of the songs and was an avid fan by the time they took their curtain calls. It was good to hear. Pretty much all kinds of mediums. And he has also worked in interactive games, trade shows, display branding, and the visuals needed to really tell stories.  Todd has been doing digital and video long before those words were even known to be digital. He told us about how he started back in college by cutting film and tape and then as soon as he got out of college, he was given a computer and digital non-linear editing system. He didn't know how to use it, but he was able to figure it out on his own and start his career from there.  His approach to structure and style  Todd has always been more interested in the editing side of things; he of course had to learn how to do a little bit of everything, from shooting to audio. But editing was always what held his interest. He says that when it comes to putting a story together through editing, sometimes there's a plan and other times it is just a matter of staring at the footage for a day, reflecting on it, and then working the next morning into building that story that you created in your mind.  Todd talks about how it is very important to be able to visually tell a story in a compelling way. And editing is a major component in that, for which, there are certain techniques that you can use to achieve your goals.  He summarizes his latest technique into listening and absorbing the information presented and experimenting with ideas before turning them into complete compelling stories.  The Todd Hoyer Style  For Todd, each project is different so no matter what genre or industry, whether it is healthcare film or training film, he feels the same excitement facing each one of the new creativity challenges. One of his favorite projects was a food safety training video that he spent nine months working on. It took him across the country and he got to meet a lot of interesting people.  The production and post-production also proved to be interestingly challenging because they dealt with translations into other languages, different cuts for the Asian market. But in general, it was a very complex project in which Todd got to explore his knowledge and abilities to a great extend to face the challenges and deliver an amazing piece His current project Todd is currently working on a mini-documentary series called Salsabrate. The brand is called Fresh Cravings and the campaign for 2021 is called “Salsabrate the Good.” They are giving $5,000 to 50 charities and they are making episodes telling their stories and releasing those stories to all of their social media channels, Youtube, Instagram, TikTok. Making Tiktoks also proved to be a new challenge for Todd as he had to adapt to a new form of storytelling that is more brief. Salsabrate is a year-long campaign where they will be releasing new episodes each week.  Each charity has its own story, so telling that story changes the way he has to approach the editing. There isn't a formula to follow. Another very important component to creating this type of content is making sure they hit the most engagement in the social marketplace. Todd Sylvester shares his amazing journey from a Dark place lost in addiction to a soul on Fire now working full time to help others believe in themselves and gain the determination to believe in themselves and creating a great life. Todd currently works as an Addictive Voice Recognition Counselor at an addiction recovery treatment center for those struggling with with drug or alcohol addiction, where he provides one-on-one mentoring to both local and international clients. Described as having “a unique gift to develop trusting relationships quickly,"   Todd has guided hundreds to sobriety and other behavioral successes through the individualized support he offers to each client. His ability to “speak to a person's soul and help them find their true motive to change” has been the key for inspiring others to make permanent lifestyle changes. Todd's profound influence grew from his own personal experience — a journey from self-hatred and hopelessness to faith and recovery.   At a young age, Todd was exposed to drugs and alcohol and quickly became addicted. Let’s get to it! What has kept Laura and Todd at Vivial so long? (2:13) A lot of their clients also ask this question.  It is not abnormal when they are sitting in a boardroom talking to a potential client for them to receive this question.  They then go around the table, and all employees would mention their tenure with the company.  Most employees have very similar tenures with Vivial. Vivial has won Best Places to Work several years in a row for many of their locations, offices, and honestly, the whole company.  Vivial’s employees are a happy bunch, and they love what they are doing. It’s turned into a culture that breeds innovations and autonomy.  They are fortunate across the board to have employees that have been there a long time and are dedicated to the mission.  For Todd, another thing has been that the people he works with, although the company refers to themselves as an agency, they are also a development and solution shop.  They build many of their products, and they can only use other products and services only to use different products and services reinvent what they are doing.  How have they been able to leverage COVID-19 to be advantageous for the company? (11:11) They do not think that they have leveraged COVID much.  Unlike many businesses, they were not impacted in the same way by the pandemic.  From a product road mapping standpoint, they have been thinking about the product set well before the pandemic hit businesses hard.  They are always thinking about the value that can be provided over just building out features.  When the pandemic hit, it became much more critical that they did not focus on the less meaningful things and instead focused on the things that could make a difference.  In the DNA of Vivial employees, they have a focused need to help small to medium local businesses.  So when the pandemic hit, the company was thinking about what they could do to help everyone struggling.  They did things like predominant advertising programs, for example;  They approached many businesses that they knew were hit hard and said that instead of canceling their program, they offered to reduce their plan until they found themselves back in a position to continue their original program. So they retracted without canceling or pausing client programs during the time, so they were continually invested in their success.  Vivial has reacted well to the environment, and their clients have appreciated that.  What is the biggest obstacle when it comes to customer retention? (22:02) You have to find ways to figure out how involved a customer wants to be.  When you get that wrong, and you believe a customer wants to be engaged, but it’s apathy, and they aren’t engaging, it’s because they don’t think there is value. When a Realtor contacted Todd Toback about a deal that was falling through to see if he wanted it, he couldn’t see any downsides. The California house was built next to a landfill, sure, but it was worth $550,000 and they were selling it for $180,000. Even if he just rented it out forever, he’d always be in cash flow heaven.But when it came time to rent out the home, Todd didn’t want to pay a property management company the first month’s rent. So he listed it himself on Craigslist. Todd wants you to know one of the biggest lessons that he learned is that landlords should never be dealing with tenants. From the beginning, his tenants had his personal phone number and access to information that put him on a path to a crazy lawsuit.When you’re a one man show, then you’re in a sea of information and you can’t figure out where you’re at. You have to be good at marketing, at rehabbing, at being a landlord, at contracts, and everything else. Instead, Todd says you should figure out which of the four areas of real estate you’re good at: acquisition, disposition, marketing, and accounting. For the other three areas, partner with someone else or hire it out.Narrowly avoiding $68,000 in legal fees, Todd now puts a lot more layers in between his investments and his tenants. As a real estate investor, you need to do what you do best. For Todd, that’s locking up deals and empowering other people. In this episode of the Hotel Design Podcast we welcome the founder of TAL Studio, Todd-Avery Lenahan. Based in Las Vegas, TAL Studio has been an integral part in designing huge projects for many major companies, including Disney and Wynn. In fact, since we recorded this show in late spring, TAL is merging with Wynn entirely. So there’s been a little change in the company’s structure, but not its ethos. Todd has always loved hotels. From his earliest days traveling with family and staying in brands like Holiday Inn and Howard Johnsons, his passion for hotels was always there. Little did he know that he’d be designing them one day. Todd shares how he started working at hotels when he was 15 years old, which provided him with an operational background that most hotel designers do not have. Part of the conversation focuses on discussing how his operational background meshes with his love of design to significantly inform him of creating functional properties that also look great. “It's not just the physical quality of the building being some extraordinary opulent environment. What we do is we create a canvas upon which service delivery can be rolled out in the most anticipatory seamless way,” says Lenahan. This is essential to how he approaches hotel design. Too many resorts, for example, have infrastructural shortcomings even if they look gorgeous. Todd shares his philosophy on creating a structure that first and foremost serves the property’s operation, which helps owners save money in the long run while simultaneously increasing customer service. He also provides some strategies for designers to increase back of house functionality in the design phase. An important aspect of the conversation regards creating memorable guest experiences. For Todd, that means focusing on great storytelling at the property. His approach, which is an important lesson that he learned while working with Disney, is to look at the property’s story like a screenplay. He says he approaches this part of the job in a cinematic way. This helps create what he sees as a consensus around ideas while giving all stakeholders and construction people a framework for all design work to follow. He also shares how storytelling is critical to creating memorable spaces, managing owner and developer expectations, and more. Todd mentions that some Disney projects were used as case studies – including the Boardwalk Hotel, where he served as an Imagineer. Todd also brings up a Four Seasons project in Lanai, which opens the conversation up to the challenges of turning an aging building that is not built to today’s customer expectations into something that resonates with guests today at the luxury level. There is a struggle with making it feel authentic, which is a challenge on an island with less than 100 years of human history associated with it. He shares how they examined the greater Polynesian region for inspiration. They wrap up the conversation by discussing designing for companies like Viceroy and how the property in Chicago is very different than one of their hotels in Mexico, for example. If you outsource properly, you free up time, money, and resources that you can reinvest into growing your business. Today’s guest is Todd Breen, owner of Virtually Incredible, an outsourcing company. Since 1994 his quest has been to make property management both fun and profitable. Outsourcing achieves both of those goals. You'll Learn... [03:03] Create your own solution to meet the needs of your company. [04:08] A common mistake property managers make is thinking they are the one that does it all. But they realize they can’t do it all and need to hire others. [05:00] You don’t need to spend tons of money on new employees. But there’s a better option. [05:15] When thinking about outsourcing ask: What size is your company? Where are your weak spots? Where is your customer service lacking? [05:36] Todd’s company, Home Property Management, decided to outsource its maintenance to a company that specializes in it, is staffed adequately, and available 24/7. [06:21] To effectively outsource, find a business that has systems and processes geared toward a specific task that you need done. [06:57] Dial into collective genius. Learn from other people, collect best practices, and improve what you offer. [07:52] What can be outsourced? Maintenance, leasing, bookkeeping, and other areas. [08:07] Todd decided to outsource leasing because he discovered that 99 percent of the time, money, and effort spent on answering the phone and responding to emails was time lost and wasted. [09:12] About 60 percent of your calls are on your leasing and generate no revenue. It wastes times and does not yield profit. [09:48] Outsource leasing calls to avoid lack of response and voicemails - not good customer service. [10:33] Maintenance is another customer service sore spot for companies. What is your average turnaround on work orders? You may not know, but your tenants do! Lack of response and action generates poor reviews, lower renewal rates...it’s a trickle-down disaster. [11:40] If companies outsource leasing and maintenance, that is the bulk of where they think their time should be spent. But taking those off their plate lets them use that time to focus on building their business - strategic rather than technical work. [12:42] As an entrepreneur, you need to be willing to give up a certain level of control, even though that may feel uncomfortable. [13:37] At one point, Todd decided he wanted to scale and remove himself. He did so by becoming a reformed control freak. [13:55] The average property management company owner thinks they can’t afford the latest Website. Outsource to the lowest cost solution and invest the savings to grow your business. [16:25] If an entrepreneur has a clear direction to head in and believe in it, you can’t stop them. They are going to do it. Property managers need to believe outsourcing is a viable option for them. [16:38] One fear about outsourcing is related to quality. Property managers fear that those they pass off the work to don’t care as much as they do or the output won’t be as good. [16:58] Fear = False Evidence Appearing Real. For Todd, he felt that as soon as he didn’t do he work, the quality would go down. But, the quality of his life was not so good because he was working so much. [17:16] Todd’s customers had quality, but he didn’t. He got to a point where he was done with that and things happened. [17:24] Todd teaches a course called, Run Your Rent Roll From Under a Palm Tree. [17:54] If you are a workaholic or overworked, Todd figures out what he can do to help them through various processes, systems, quality assurance, and training. [19:16] Those with the fear factor may be surprised when they let go, they open up to a better way of doing things at their business. [19:31] Should you hire your own virtual assistant (VA) or a reseller? Do you have the time to hire, train, and work with others? Are you good at hiring, training, and working with your staff? It’s up to you to decide which is better for you. [21:20] Advantages of a team being virtual is that you can pull the best talent from anywhere and overhead is low. But there are challenges. [22:13] You can outsource to virtual team members as well as to specialized companies to handle various tasks, such as podcast production. [23:45] Entrepreneurs do not usually make good managers. Specialized agencies use their expertise to take that management piece over naturally for team members to thrive. [24:55] With outsourcing, don’t necessarily go with the cheapest option to save money. Time should be higher on your priority list than money. [25:27] There’s a hustle-and-grind myth that if entrepreneurs work harder and are more aggressive, burn themselves out, they will make more money and get more done. In reality, you become unproductive and make bad decisions. [26:25] If you don’t feel naturally passionate about something, take it off your plate through outsourcing. [27:00] The mistake entrepreneurs make when building a team is they build teams around them that make their lives more tactically difficult, instead of more strategically available. [27:33] Todd knew managing people was not one of his strengths. But his wife is an awesome people manager. So, she manages the people, and Todd has time for the visionary and innovation side of his business. [28:54] When outsourcing, you will experience hits and misses. But when you get a hit, you are able to shine! It is worthwhile to spend money on agencies that have the tools and processes that can match you with the right person. [30:37] The beauty of outsourcing is that you get to focus on your core strengths. [31:00] People want to enjoy property management, but they don’t know how. The trick is to realize it can be fun and profitable if we pursue it to be that way. [31:38] Pursue better clients and take care of growing and scaling your business at an affordable rate. [31:48] Learn from other property managers and their collective experience. Then, implement what you learned - that is the greatest skill set that differentiates truly successful property managers from average ones. [33:11] Entrepreneurs enjoy coming up with ideas and creating things, but they aren’t the ones to usually see things through. That’s why they need a team to support them. [33:30] There are four personality types: spontaneous (don’t make good business owners); competitive (make good business owners to a point); humanitarian (love everyone, but may not be the best property managers); and methodical (engineers who have to get everything done). Who makes the best business over the long haul? Methodical. [35:10] When outsourcing, hire those who have methodically figured out the best processes for doing something.
