Larger customers might receive better discounts than smaller ones, even though it's the smaller customers who may need the break more. This underscores the importance of not assuming the intentions of the other party without first testing them. By using framing in your conditioning language, you can explore and understand the true motivations and intentions of the other side, leading to more effective negotiations. CONDITIONING LANGUAGE FOR DIFFERENT STYLES Additionally, Luke emphasises the need to consider the personality style of the other person in the negotiation. Whether they have a “Blue,” “Red,” “Yellow,” or “Green” personality type, understanding these styles can significantly influence how you frame and deliver your conditioning language. The key takeaway is the necessity of adapting your approach to the possible styles you might encounter. Misjudging the other person's style or failing to resonate with their perspective can derail the negotiation. Therefore, acute observation, active listening, and flexibility are essential to ensure your language aligns with the other party's style, allowing you to reassess and adjust as needed. The depravity of the human race has been blatantly displayed in every place throughout all of history. The Apostle Paul was clearly right when he said, “None is righteous, no, not one” (Romans 3:10). This truth is illustrated every day. We see riots in the streets, corruption in government, perversion in marriage, and then, of course, there is plenty of sin remaining in our very own flesh. The Reformer, John Calvin, taught that such things should turn our gaze to God. He wrote, “Indeed, our very poverty better discloses the infinitude of benefits reposing in God. The miserable ruin, into which the rebellion of the first man cast us, especially compels us to look upward.” We have all sorts of trouble down here because we have neglected to look up there. We are made in the image of God. But many have forgotten God, leaving the phrase “image of God” meaningless. Now is a time to know God and worship Him. Look nice but are evil. Look rough but are as honest as Abraham Lincoln Sometimes you meet people who in your first impression you mentally toss them out because they don't fit, only to find out later that they're AMAZING! We often misjudge because we have categories, labels, and boxes in which we psychologically try to arrange all the people, places, and things in our lives. The problem is that there are always people who don't fit in our boxes, and that is where we get ourselves into trouble. Revisit the categories, rules, and labels that you have and see where they might be inaccurate. Leave an open box for those who don't always fit the mold.

Transcription / Notes: MISJUDGING RUSSIA AGAIN Hello this is Darrell Castle with today's Castle Report. This is Friday, the 16th day of April in the year of our Lord 2021 and in this report, I will focus on foreign policy especially Russia, since Washington is once again rattling the sabers, threatening, and bullying those abroad. China and Iran are also problems, but I will save those problems for another day. I recommend my Castle Report of August 23, 2015 entitled The Mind of Russia, as a good background for this Report. You can find that by going to castlereport.us Index. The Castle Family is doing just fine right now living the good life here in the southern spring far from the virus. There is no illness in this family that we know of not even in Los Angeles. I will admit to encouraging my family to be careful and proceed with caution during this time since both Joan and I are past the age of 65. Overly cautious perhaps, but as family leader I thought it best and so far, so good. Joan and I were riding to work in her car on Wednesday of this week when I asked her why logic and truth did not seem to matter anymore. She was stumped by my question, but we continued to debate it with me giving her one example after another of how illogical the premise of this society seems to be. Just from a foreign policy standpoint I question whether anyone in government cares about what is best for America and the American people. Whether the subject is virus or Russia, the decisions lack logic, truth, and even common sense. The leaders of other countries appear to act in their own best interest, so why can't our leaders do that for us? I suppose it makes more sense to them to concentrate on how diverse the cabinet is than to worry about destruction of the currency, offshoring of manufacturing jobs, and such mundane things. Why isn't the United States working with the Russians to create an alliance to contain Chinese Communist expansion, instead of stupidly placing sanctions on virtually all Russian production? Maybe because Washington developed an attitude after the fall of the Soviet Union that Russia is no longer a great nation to be respected. So, Russia and Russians get sanctioned because when you control the world's financial system you can do that, but it is just a passive act of war. It also allows the Chinese Communists to paint us with moral equivalence which is a lie that Biden apparently doesn't have the ability to refute. The United States no longer honors the Intermediate Range Ballistic Missile Treaty with Russia and so it feels free to move rather short-range missiles to the borders of Russia. What difference does it make where the missiles are located since the US submarine launched ICBMs could hit any target in Russia within about 15 minutes? The answer is that the intermediate range missiles do not give 15 minutes of warning and in theory could annihilate Russian nuclear capability before they could retaliate. That makes Russians nervous and constantly on guard.  The Biden Administration seems to be courting disaster around the world, and does not appear to be concerned about a military confrontation in Russia's backyard. That attitude is stupid, and reckless, especially since the ability to back it up is questionable. Would Joe Biden or whoever runs that administration be willing to take the United States to the edge of war with nuclear armed Russia over Ukraine? The answer appears to be yes although when Russia threatened to close the Black Sea the two American warships patrolling there were withdrawn. It is better to pick your battles and stand firm than to bluster then back down. The United States is reportedly considering membership in NATO for Ukraine. That would be the stupidest foreign policy decision since Hitler invaded Russia.

Let’s get to it! What has kept Laura and Todd at Vivial so long? (2:13) A lot of their clients also ask this question.  It is not abnormal when they are sitting in a boardroom talking to a potential client for them to receive this question.  They then go around the table, and all employees would mention their tenure with the company.  Most employees have very similar tenures with Vivial. Vivial has won Best Places to Work several years in a row for many of their locations, offices, and honestly, the whole company.  Vivial’s employees are a happy bunch, and they love what they are doing. It’s turned into a culture that breeds innovations and autonomy.  They are fortunate across the board to have employees that have been there a long time and are dedicated to the mission.  For Todd, another thing has been that the people he works with, although the company refers to themselves as an agency, they are also a development and solution shop.  They build many of their products, and they can only use other products and services only to use different products and services reinvent what they are doing.  How have they been able to leverage COVID-19 to be advantageous for the company? (11:11) They do not think that they have leveraged COVID much.  Unlike many businesses, they were not impacted in the same way by the pandemic.  From a product road mapping standpoint, they have been thinking about the product set well before the pandemic hit businesses hard.  They are always thinking about the value that can be provided over just building out features.  When the pandemic hit, it became much more critical that they did not focus on the less meaningful things and instead focused on the things that could make a difference.  In the DNA of Vivial employees, they have a focused need to help small to medium local businesses.  So when the pandemic hit, the company was thinking about what they could do to help everyone struggling.  They did things like predominant advertising programs, for example;  They approached many businesses that they knew were hit hard and said that instead of canceling their program, they offered to reduce their plan until they found themselves back in a position to continue their original program. So they retracted without canceling or pausing client programs during the time, so they were continually invested in their success.  Vivial has reacted well to the environment, and their clients have appreciated that.  What is the biggest obstacle when it comes to customer retention? (22:02) You have to find ways to figure out how involved a customer wants to be.  When you get that wrong, and you believe a customer wants to be engaged, but it’s apathy, and they aren’t engaging, it’s because they don’t think there is value. This week I am going to talk about the top 7 most popular mistakes we can make when buying an investment property.  Peer pressure often forces otherwise logical people to make illogical decisions that are quite common in the real estate space. Sellers, Wholesalers, and Realtors tend to paint an unrealistically rosy picture of how profitable the investment will be. Maybe you don’t want to disappoint those who are pitching you such an amazing deal so you pull the trigger. It might be that you are so excited about the opportunity to own real estate you skim over the deal without completing a full cashflow analysis. Sellers of investment real estate know that you as the newbie do not want to be considered a tire kicker, so you do the deal so as not to disappoint the “cool kids”. Shortly after closing, you find yourself short of cash over the next few months.  You find this odd because after all, you recently bought a rental property, and it’s rented so where are all those profits? I’ll tell you where… Most common cashflow killers that are overlooked or underestimated:   Vacancy Loss: Sellers would have you believe there is no such thing, yet it’s your biggest cash flow killer. Never underestimate this, in fact, insist the seller show a lengthy track record of stable income if they are unable to prove it, assume the worst.  Find more than one experienced property managers and ask them what is reasonable to expect in vacancy loss   Property Management Fees: The amount varies by market area, size of the asset, and the manager’s expectations.  Don’t EVER ignore this expense in favor of self-management...that’s a cashflow killer for sure.   Utilities: “But Tyler, the tenant pays the utilities”:...sure, until they move out.  In many cases, the landlord is paying water, sewer, and trash, sometimes electricity is paid by the owner/landlord.  In the summer, one month of electricity can cost hundreds of dollars because the AC should be kept on to prevent mold build up in humid areas.  The same situation applies in the winter in cold climates, many times the heat (gas or electric) needs to be used to keep pipes from freezing.   Insurance: It is simply not possible to guess what the cost of insurance will be. Just because your house is a similar size to the one you are thinking about buying does not mean that the insurance costs will be similar amounts.  Construction type, area, building material, your credit rating, type of rental (short or long term), all impact the insurance cost.   Overestimating Rent Amounts:  Use multiple data sources to determine what fair market rent should be.  Use classified ads and calls to other landlords who own properties similar to yours, near yours, and ask what they are actually receiving in rent.  Check MLS rental data for rented properties (not vacant properties).  Use Rentometer Pro to get specific to your asset type (house or apartment) Please know that you will not be able to simply raise the rent on day one, regardless of what the seller, Realtor or wholesaler says.   Misjudging rent ready repairs: Get quotes from licensed contractors for work needed before you get locked down.  Never take the word of those who are selling you the property.   Taxes: When a property is purchased, the property tax is often increased to match the purchase price you paid for it if the property was bought for more than the most recent tax value assessment.  Furthermore, if the home was owner-occupied, it’s likely a homestead tax exemption is on the property now which will fall off once title or deed changes hands.  Call the local tax collector and give them the intended purchase price in order to obtain the real cost of taxes once you close.  Don’t be surprised if the taxes increase by thousands of dollars per year.

Not launching soon enough.Trying to polish the product indefinitely. Founders typically are afraid to spoil the first impression. They are mostly unaware of a larger risk. Misjudging the client's expectations. In other words: what we think customers want can be very different than what customers actually want. Every day you are postponing a reality check for your business can be a day wasted. Typically it takes several iterations, sometimes even pivots, to get the product right. That is why it is crucial to launch MVP or even a mockup version of your product. You can use tools like Invision or UXPin to draw a simple version that can help you to challenge your idea.2. Talking buzzwords rather than benefits.Most startups talk buzzwords rather than benefits. They talk features rather than use cases. They brag about awards, achievements rather than communicate the value their product brings. Lack of value-based communication leads to lack of sales. In turn, lack of sales leads to failure for most startups. So stop wasting your potential clients time with all these fancy words like "leading", "game-changing", "revolutionary". Just tell what your company does and how it is going to make my life easier.3. Focusing too much on the uniqueness of the idea.The World is pushing you to be absolutely unique. Techcrunch and Mashable are looking for game-changers, unique business ideas that will revolutionize the industry. This is not the only way! This is not the likely way to succeed. There is an infinite space for businesses providing incremental improvement to existing solutions. It is all about solving an existing problem a little bit better than the other guys. 4. Not being open to feedback.Limit ways potential customers can provide feedback.Browsing websites for newly created businesses I rarely see an easy way to contact their representative. Typically you have to go through several subpages to find a poorly designed contact form. This is not the way to show you care about your clients. And as a newly created company, one of your key advantages might be a great customer support. Moreover, limiting ways for your potential clients to provide feedback is running a business in the dark. This is why it is vital to use tools like online chat to make it super convenient for your clients to engage and provide feedback.5. Trying to create a product or a service for everyone.It impossible to match everyone’s expectation. Determine early your core audience and create for them. One of the hardest things, but also important things is the ability to kindly say “no” to some of your customers.6. Not being aware of conversion rates. Most startup founders I meet think that they will convert 5 out of 10 potential customers. In some cases, this might be true, but in most, this is a totally unrealistic expectation. In our early days, I would contact 75 people (with a personal message) to get around 25 signups to get 1 sale. ONE! Out of 75 people I contact. And it still makes us a really good business. 7. Not engaging sales personally.Another common mistake is to outsource sales in the early stage. This is not a good idea as it stretches the communication cycle and makes it difficult to understand which parts of your product bring actual value to potential clients. 8. Focusing on investors rather than customers.I get it. You visit VentureBeat to see all these series A,B,C,D funding. It feels like everybody is raising capital. It feels like you're doing something wrong not to raise money. This is not the case. Raising capital can help your company, but it is also a huge distraction and burden. It takes time. The time you should spend on the product, customer relations, understanding client's needs, etc. 9. Not using analytics. Analytics sounds like something for large companies to optimize their business. It's not. Using analytics can be a matter of life or death for many startups. Imagine you launched a product. An online tool of some sorts. You're getting no sales. Why? There is a chance your product is amazing, but people are bouncing off your registration form. 10. Lack of patience.Building a business is a marathon. Not a sprint. The problem is: you see participants mostly when they are getting close to a finish line. You don't see startup founders when they are sleeping in the trunk of their car on the side of a highway. Overnight success is a myth. Determination and patience is the key.
