How to Buy and Sell a Home Using None of Your Own Money with Shanda Sumpter

Growth Mindset University

This conversation with Shanda Sumpter changed my life. For the first half of the episode, she teaches us how to grow a business to 10-figures (which, of course, she has done with. See Heartcore Business. The rest of the episode, she teaches us how to buy and sell a home using none of your own money. It was so powerful because it was so actionable, so I had to go back and listen and write down a bunch of notes. There was so much gold I couldn’t keep type fast enough! I would be furiosuly typing away while the audio played, then Shanda would say something else that I wanted to write down and I’d have to pause. It was crazy. See all my takeaways below in the form of scattered and abbreviated notes:How to grow your business to 10-figuresEmpower the right leaders within the company to run different platforms and departments. “Who is the person I need to hire for that?” Shift to being about leadership.Use Indeed and write ads to the exact person you want to hire. “This is where we want to go.” Share the vision. Articulate it and you will attract good people…Shanda’s pitch: If you’re addicted to your phone, a workaholic, obsessed with results, and constantly studying your craft. You forgot that you hit your goal because you already are working on the next. If that’s you, keep reading. If not, stop because you will hate this job.Pay higher on the back end. Incentive ambitious people. You get paid every month for 12 months on one sale.Sales trainer paid 2% override and for every hire that stays 90 days.Increase the price point. Package it with how to build email list, business around it, etc. (regarding my business, Trend Up Media)Incentivize people to pay in full because you can invest that upfront cash in new hires and bigger reach.Hire a sales manager/trainer to hire and train salespeople. 8-10 sales per salesperson per month minimum. Now I focus on lead gen, marketing, fulfillment/operationThe sales department puts pressure on the marketing department to deliver which then becomes an accountability game for me as an entrepreneur to grow my company.A sales director that wants to make money that grows the team to X number of people… How do I create the leads for them that are qualified? Reinvent the packages to grow this much bigger.Quote from Shanda: “People who are saying nobody’s buying right now don’t know how to take a prospect and shape them into a customer. Anyone who knows how to do that knows right now is a great time to be online.”How to generate life-changing wealth during a down economyPay yourself first – $X per month automatically deposited into a savings account to buy things with.Think outside the box – Buy properties using none of your own money. Reach out to homeowners and say, “I’ll take over the monthly payment and in two years I’ll have this house off your hands or you can have it back.” Wealth transfers.Quote from Shanda: “People are trying to work their way to millions and that is ignorance. That is an employee mindset. You don’t work yourself to millions; You leverage yourself to make millions.”Google “lease option”. It’s rent to own.If you’re going to rent it, you might as well rent to own it.Promissory note – A signed document containing a written promise to pay a stated sum to a specified person or the bearer at a specified date or on demand.Have to be making offers on a regular basis.Quote from Shanda: “If you are comfortable, you are in a very dangerous position.”Quote from Shanda: “If you think you’re just going to work for the rest of your life and you are going to make millions and every year is going to be amazing, you are sadly mistaken.”Quote from Shanda: “If you grow at the level you make money, you are making a mistake. You don’t want to die with an 800 credit score. That’s dumb. You want to use your credit to get access to cash to put money down on marketing campaigns that are working.”Say, “I buy homes cash. I will take over your house payment.” Put signs out at busy intersections.Call and make offers. Ask:How much money do you owe on it?How much equity is in the house? Then…Tie up the home.Sell the home to an investor.Take a finder’s fee on the property.Control the property.Google local investment groups.Bird-dogging deals.Bird dog fees. You want to be so well grounded on how to create cash so you never have money be your boss. You have to master money for your life. You can’t ever stop at your capacity for time or money.Start tracking your time by the hour.Do you start with a plan at the beginning of the day? Do you know what you are going to produce every hour? What am I going to produce this hour? Did I do it? Yes or no?Google these:“What is a bird dog in real estate?”“How do you find real estate investors?”“Real estate investment groups”Don’t be afraid to do other countries. Buy in the UK because your money is worth more.Ask real estate investment groups, “What are you educating your group on? I want to know in case I come across any deals you guys might want.”They say, “We like pre-construction real estate”Go to developers. Say “my buyers want this deal. They want 30% discount on the property. They want this, that, the other thing. Can you create this deal?”They create the deal.I bring it back to the investment group and say, “Do you want this deal? My developer said he would do this.”They say yes. The deal is brokered together and I take a finder’s fee on it.Questions? Reach out to Shanda on Instagram. There are a lot of layers to this, and I hope we did the topic at least a little bit of justice, addressing the many facets of health, and what "health enhancement" might mean to each individual.   Fun fact, and a follow up on part of our discussion: In 2013, the American Medical Association's own Committee on Science and Public Health advised that ob*sity not be classified as a disease—meaning there wasn't enough science to support it. And, they noted, "It has no symptoms, and it’s not always harmful." The AMA disregarded this advice. Kim Hoban, a certified Intuitive Eating (IE) counselor and good RD friend of mine, is on the show to help me cover IE principle 5. Feeling fullness isn't as, well, intuitive, as you might think. But when most people think about IE, they think it's just about "eating when you're hungry and stopping when you're full." So, we finally get to chat about the second half of that assumption.  We talk about why fullness isn't introduced until you're already halfway through the 10 IE principles, and what it means to FEEL full versus satisfied. (More on that next week!) To be honest, we both see a lot of clients use fullness as an excuse to restrict their intake, or misunderstand the sensation entirely. We get real about that.  This is also a big conversation topic in the virtual course I lead for active women on combining sports nutrition and intuitive eating—fullness is something many athletes shy away from. Food police may be most familiar to those who have had an eating disorder. The voices sound a lot like an example provided by Dr. Laura Hill in her TEDx talk on anorexia. Even in the absence of an eating disorder, diet culture employs food policing thoughts that influence how we eat throughout the day.  In the episode, we emphasize that restrictive eating is NOT healthy eating, and that not everyone obsesses over food. It is possible to go throughout your day without these food policing thoughts and internal debates.  Check out more of Emily's writing and work on her site: EmilyFonnesbeck.com  Next up: Kim Hoban, and principle #5: How to respect your fullness!  Questions? Julie Duffy Dillon, aka the Food Peace RD, joins me to discuss Intuitive Eating (IE) Principle #3: Make Peace With Food. All foods! Not just the healthy, or "fun", foods.  We start by outlining what's called "The Last Supper Phenomenon" of dieting. This sets everyone up for failure, yet we see it happen so often.  It's just one factor that pulls your dieting pendulum too far to one side, so it will inevitably swing right back.  Julie and I dig into the importance of making peace with all foods, how this concept is largely misunderstood, and what steps anyone can take to start the process. As Julie says, EVERY food has its place, and anything can be unhealthy for us in excess. (Yep, even broccoli!) Jennifer McGurk joins me to discuss Intuitive Eating principle #2: Honoring Your Hunger. At the time of recording, I was pregnant and she had just given birth, so we start with some real talk about the IE lessons these experiences will teach you! If you decide to skip ahead, we get into the principle and how it's essential to intuitive eating. It's also essential to have acknowledged your diet mentality, and put any goals of weight loss (or "management" aside) in order to really hear and heed your body's hunger signals.  Jennifer is an eating disorder specialist, so part of our conversation touches on how this principle is used for eating disorder treatment, when appropriate.  Check out Jennifer's work and resources on her site: EatwithKnowledge.com Questions? 49: IE Principle 1 - Rejecting the Diet Mentality

Sumner Brooks, an eating disorder dietitian and founder of EDRDpro, joins me to discuss the first principle of Intuitive Eating, Rejecting the Diet Mentality. As long as the diet mentality is prioritized—or as Sumner puts it, we make food decisions based on the outcome expected—it will be nearly impossible to eat intuitively.  ETA: There seems to have been an issue with the audio recording, so Sumner's voice sounds a little off. Technology isn't always our best friend. :)  While listening to this episode, think about your own diet mentality and what drives the food choices you make every day. Are you avoiding or working toward a certain outcome (e.g. weight, "health", or something else)? Or are you trying to tune into your body's signals of hunger, fullness, satisfaction, etc? (More on all of that to come!)  It may be uncomfortable to realize that even though you may not be following a "diet," there are still many filters, or rules, by which you make food decisions. We know how that feels. We've been there. Stick with us. We give examples of the various levels of diet thinking, and how to work through this principle to bring yourself some food freedom. It helps you build the foundation on which you'll continue to build your intuitive eating habits throughout this series.  Questions? Corinne Dobbas, registered dietitian and dating coach and real talker, is on the show today! (It was a bit of a surprise for her, but it worked out just fine!) She's not afraid to start any job or business, but once wondered if she wasn't smart enough to be a dietitian. Thankfully, that ultimately didn't hold her back.  Have you felt like you're not ___ enough to do something? Not informed enough to start a business? Not qualified enough to do a job? Not creative enough to start a blog / share your work? Not experienced enough to call yourself a certain type of dietitian, or consultant, or coach? LISTEN: You are, or you will get there, and all you have to do is start.  We talk about her matchmaking days (#realjob), how her career got started and has evolved, and what she's doing next to be true to what she wants from her work.  We talk about imposter syndrome.  We talk about what it means to be a coach versus counselor.  We talk about our relationships.  We talk about our side-turned-full hustles.  We talk about "success" and how we're not here to define that for you.  Questions?
