Are businesses in your city going the age-friendly path? If they are not, they make up the many companies worldwide that are missing out on this crucial initiative that supports and benefits senior consumers. In this episode, I provide essential yet often forgotten things that businesses should include in their spaces to accommodate the needs and ensure the continued patronage of older adults. It makes common sense that the more comfortable an establishment is for older people, it will also be comfortable for others. An age-friendly business means it's friendly for EVERYONE. -Melissa Batchelor, PhD, RN, FNP-BC, FGSA, FAAN Key points covered in this episode: Tip #1: Readable Receipts. Normal aging causes presbyopia - which is farsightedness caused by loss of elasticity of the lens of the eye, occurring typically in middle and old age. With things opening back up in a post-COVID world, I can't tell you the number of people my own age who get their check, and they're like, "what does that say?! So we need a better process and format for receipts! Tip #2: Adapt Service to Improve Hearing. My friends and I frequently go to The Wine House for wine tastings. Typically, the sommelier stands in the middle of the room and discusses the wines, but the people at the tables can't hear a word being said - and what happens when people can't hear you? They start talking to themselves, resulting in more chatter and background noise. In activities such as this, it is best to invest in a system with a microphone and use overhead speakers and ensure an excellent experience for your customers. Tip #3: Increase and Contrast Menu Font. Use a white background with dark, bold lettering that's at least a 12 to 14 font size (at a minimum). If you can have an iPad or any type of device where people can magnify and make the font as big as they need it to be, it is advisable. Tip #4: Use Technology to Improve Accessibility. Another way to have an age-friendly menu is if you're able to use some electronic device that has a text reader option. This would also allow for greener updates to the menu and use of multiple languages for diverse customers. Tip #5: Have a Magnifying Mirror in Your Bathroom. One of the things you need to do before you leave the restaurant is to make sure you don't have anything stuck in your teeth or that your hair/ makeup are good to go! A magnifying mirror with a light on it in the bathroom will help people see and check themselves out before they go out the door! Steven highlights the superego to help us know exactly what it is. “When you begin practicing the power of Kinetic Belief you begin separating your identifiers. In other words, when you operate in your daily life…through the mind-made…superego—which is built open thinking and feeling….the basis for your identity is fleeting because thoughts and emotions change. So every superego is continuously fighting to survive…it's been given the life of an entity that wants to live. When you believe what you see…hear and what you've been told, and believe negative judgments…the inflated superego does what it does, it struggles for survival, and to live—it has to defend itself to survive, it has to enlarge itself…It must increase. Increase requires food and it must be validated. The illusory “I” cannot survive without the conflict of….the“other.” The other is the enemy to the “I”. So here's where the superego develops in the habitual personality of the compulsive faultfinding and complaining about other people…other lives…other opinions…other beliefs…the faultfinding in others. For when Moses was about to erect the tent, he was instructed by God, saying, “See that you make everything according to the pattern that was shown you on the mountain.” 6 But as it is, Christ2 has obtained a ministry that is as much more excellent than the old as the covenant he mediates is better, since it is enacted on better promises. 7 For if that first covenant had been faultless, there would have been no occasion to look for a second. 8 For he finds fault with them when he says:3 “Behold, the days are coming, declares the Lord, when I will establish a new covenant with the house of Israel and with the house of Judah,9 not like the covenant that I made with their fathers on the day when I took them by the hand to bring them out of the land of Egypt. The Earthly Holy Place 9 Now even the first covenant had regulations for worship and an earthly place of holiness. 2 For a tent4 was prepared, the first section, in which were the lampstand and the table and the bread of the Presence.5 It is called the Holy Place. 3 Behind the second curtain was a second section6 called the Most Holy Place, 4 having the golden altar of incense and the ark of the covenant covered on all sides with gold, in which was a golden urn holding the manna, and Aaron's staff that budded, and the tablets of the covenant. 5 Above it were the cherubim of glory overshadowing the mercy seat. She wanted to know more about how lifestyle and nutrition play a role in chronic diseases. Plus, Megan was becoming frustrated with conventional medical school education. [06:15] You Made Necessary Lifestyle Changes But Something Is Still Wrong Megan will help people who already have changed their diets, and their sleep is on point. However, there are still health issues. In this case, Megan says something is going on in the gut. Intestinal permeability or dysbiosis could be causing health issues. A stool test and targeted supplementation can fix the gut problem. There isn't a perfect stool test, unfortunately. [09:40] Mental Emotional Stress Impacts Not Just Our Digestive Health, But Also Our Overall Health There are different ways that stress can impact the gut. Both physical and emotional stress can have consequences. The elevation of stress hormones can cause direct inflammation and lead to further gut-derived inflammation. Stress hormones can potentially even lead to food intolerance if gut permeability is involved. Also, stress can directly impact digestion and nutrient absorption. Our bodies are not designed to digest food while we are under stress. Plus, stress can lead to making poor food choices. Stress can also increase motility and fluid reabsorption in the gut. Take deep breaths before eating – it will bring your body back into the parasympathetic state. [16:05] Eating Before Bed: It Can Affect Digestion, Sleep, And Your Circadian Rhythm The body expects food to come during the day. Eating inherently increases our energy output and our body temperature. A drop in body temperature is one of the biggest signs or signals for our bodies to go to sleep. If you're eating before bed, you're not able to cool your body temperature down to increase melatonin. Sleep should be a time of rest and repair. If we are digesting while sleeping, it can cause issues. Plus, our gut microbes have their own circadian rhythms. [19:45] Megan Reveals Tips For Overcoming Acid Reflux Avoid really large meals. Some people have specific food triggers that cause acid reflux. Don't eat close to bedtime. If you're doing everything right, look at what's going on at the level of the gut to see if there's small intestinal dysbiosis. [21:35] How Ketosis Can Impact Your Gut Health It makes sense from an evolutionary lens that our guts evolved to have this metabolic flexibility to adapt to different food resources available at a given time. There is some recent evidence in animals that butyrate may help enhance sleep. Butyrate also seems to have some anti-inflammatory effects both locally in the gut and then also outside of the gut. [25:00] The Importance of Rotating Foods For Gut Diversity When gut cells use butyrate as a fuel, it's actually converted to ketone bodies. Ketones may help improve gut function and also be used as an alternative fuel source for the gut. Increase gut diversity by rotating which foods you eat. Plus, going in and out of ketosis will also help with gut diversity. [27:25] The Multiple Benefits That Fasting Has On Your Gut Health Longer-term fasting may improve gut barrier function. Improved gut barrier function is associated with reduced relative bacterial abundance. Intermittent fasting or time-restricted eating in your day-to-day life is a good thing. Plus, fasting can give your gut a rest. Strategic fasting is a helpful tool for your toolbox. [38:05] The Problems With Artificial Sweeteners & Which Ones You Should Avoid Monk fruit and stevia are some of the better artificial sweeteners. Whereas aspartame and sucralose are some of the worst. People who consume artificial sweeteners may have higher levels of insulin resistance. Long-term studies in humans looking at artificial sweetener intake that are controlled don't exist. There are a lot of questions that still need to be answered. Artificial sweeteners can potentially impact energy balance. [43:50] How The Carnivore Diet Can Help Heal Your Gut Nutrient-dense whole foods are great for your gut. What diet works for you today may not be helpful for you down the road. Antinutrients in plants can be problematic. They can inhibit nutrient absorption. Some antinutrients will increase intestinal permeability. [48:50] Should You Give Up Coffee For Your Gut Health? Polyphenols in coffee may have a positive effect on the gut microbial ecosystem. However, coffee can be inflammatory. People do not want to give up their coffee. Adding liquid saturated fats to coffee can be making your gut health worse. It can cause significant gut inflammation. If you're having joint pain, brain fog, or an inability to focus, then coffee could be the issue. We need to appreciate that coffee can have both a positive and a negative effect on our gut health. The Accountability Minute:Business Acceleration|Productivity
If mindset makes all the difference in the success of our business, what adjustments might we have to make from this day forward? If you want big results, you have to learn to think big. By becoming a go getter and ignoring your inhibitions you'll become more confident and therefore be able to accomplish even greater business growth. There is simply no trick, method or product that will successfully turn you into a successful entrepreneur if you continue to think small. You've got to push the limits, step outside your comfort zone, and reach farther. Here's how you start: Think of three ways to increase your income. Let me give you some examples that may or may not relate to you based on your specific industry: 1. Ask for referrals to everyone your ideal and great clients know who they think would benefit from your products and/or services, and expect the mother mode. 2. Call all the people you have had in your pipeline or pool for years and years and they haven't yet done business with you. Now might be a good time. 3. Write an e-book outlining ways to do something you know and think would benefit others. 4. Create a 2-tier coaching program (affordable and high-end) 5. Gain followers by providing a paid-subscription to a members-only newsletter 6. Gain followers by providing a paid-subscription to a members-only section of your website. 7. Partner with others who have businesses that you compliment and ask them to do an email blast for you promoting your Firm's products and/or services. Do the same for them, if appropriate. 8. Call all the people who you did an initial meeting with years ago and they didn't hire you when you made them the offer. Things might be different now for them. 9. Change to a flat fee model instead of Assets under Management, if you are a Financial Advisor. 10. Charge a planning fee. 11. Increase your planning fee. What else? There's certainly nothing wrong with the thinking small, if you've been happy with everything you've settled for so far. Although you may tell yourself, at least on the surface, that you're happy with what you have, deep down that probably isn't the truth. You will rarely get what you want, and you will certainly not get what you deserve when you think small. You absolutely deserve much more than what you've been getting. Thinking big is about realizing your potential and getting what you deserve instead of limiting yourself. There is nothing stopping you from growing your business and thinking big - the ability to change lies within you. There are few human emotions that are as powerful as laughing. When you hear another person laugh, it immediately lifts your spirit and brings sunshine into your life. We desperately need to engage in activities that will bring laughter to our souls. Of course, a good sense of humor can't cure all ailments, but data is mounting about the positive things laughter can do. A good laugh has significant short-term effects. When you start to laugh, it doesn't just lighten your load mentally; it induces physical changes in your body. Laughter can: Stimulate many organs. Laughter enhances your intake of oxygen-rich air, stimulates your heart, lungs, and muscles, and increases the endorphins that are released by your brain. Activate and relieve your stress response. With family: Judges 9; Acts 13 Judges 9 (Listen) Abimelech's Conspiracy 9 Now Abimelech the son of Jerubbaal went to Shechem to his mother's relatives and said to them and to the whole clan of his mother's family, 2 “Say in the ears of all the leaders of Shechem, ‘Which is better for you, that all seventy of the sons of Jerubbaal rule over you, or that one rule over you?' Remember also that I am your bone and your flesh.” 3 And his mother's relatives spoke all these words on his behalf in the ears of all the leaders of Shechem, and their hearts inclined to follow Abimelech, for they said, “He is our brother.” 4 And they gave him seventy pieces of silver out of the house of Baal-berith with which Abimelech hired worthless and reckless fellows, who followed him. 5 And he went to his father's house at Ophrah and killed his brothers the sons of Jerubbaal, seventy men, on one stone. But Jotham the youngest son of Jerubbaal was left, for he hid himself. 6 And all the leaders of Shechem came together, and all Beth-millo, and they went and made Abimelech king, by the oak of the pillar at Shechem. 7 When it was told to Jotham, he went and stood on top of Mount Gerizim and cried aloud and said to them, “Listen to me, you leaders of Shechem, that God may listen to you. 8 The trees once went out to anoint a king over them, and they said to the olive tree, ‘Reign over us.' 9 But the olive tree said to them, ‘Shall I leave my abundance, by which gods and men are honored, and go hold sway over the trees?' 10 And the trees said to the fig tree, ‘You come and reign over us.' 11 But the fig tree said to them, ‘Shall I leave my sweetness and my good fruit and go hold sway over the trees?' 12 And the trees said to the vine, ‘You come and reign over us.' 13 But the vine said to them, ‘Shall I leave my wine that cheers God and men and go hold sway over the trees?' 14 Then all the trees said to the bramble, ‘You come and reign over us.' 15 And the bramble said to the trees, ‘If in good faith you are anointing me king over you, then come and take refuge in my shade, but if not, let fire come out of the bramble and devour the cedars of Lebanon.' 16 “Now therefore, if you acted in good faith and integrity when you made Abimelech king, and if you have dealt well with Jerubbaal and his house and have done to him as his deeds deserved—17 for my father fought for you and risked his life and delivered you from the hand of Midian, 18 and you have risen up against my father's house this day and have killed his sons, seventy men on one stone, and have made Abimelech, the son of his female servant, king over the leaders of Shechem, because he is your relative—19 if you then have acted in good faith and integrity with Jerubbaal and with his house this day, then rejoice in Abimelech, and let him also rejoice in you. 20 But if not, let fire come out from Abimelech and devour the leaders of Shechem and Beth-millo; and let fire come out from the leaders of Shechem and from Beth-millo and devour Abimelech.” 21 And Jotham ran away and fled and went to Beer and lived there, because of Abimelech his brother. The Downfall of Abimelech 22 Abimelech ruled over Israel three years. 23 And God sent an evil spirit between Abimelech and the leaders of Shechem, and the leaders of Shechem dealt treacherously with Abimelech, 24 that the violence done to the seventy sons of Jerubbaal might come, and their blood be laid on Abimelech their brother, who killed them, and on the men of Shechem, who strengthened his hands to kill his brothers. 25 And the leaders of Shechem put men in ambush against him on the mountaintops, and they robbed all who passed by them along that way. And it was told to Abimelech. 26 And Gaal the son of Ebed moved into Shechem with his relatives, and the leaders of Shechem put confidence in him. 27 And they went out into the field and gathered the grapes from their vineyards and trod them and held a festival; and they went into the house of their god and ate and drank and reviled Abimelech. 28 And Gaal the son of Ebed said, “Who is Abimelech, and who are we of Shechem, that we should serve him? Is he not the son of Jerubbaal, and is not Zebul his officer? Serve the men of Hamor the father of Shechem; but why should we serve him? 29 Would that this people were under my hand! Then I would remove Abimelech. I would say1 to Abimelech, ‘Increase your army, and come out.'” 30 When Zebul the ruler of the city heard the words of Gaal the son of Ebed, his anger was kindled. 31 And he sent messengers to Abimelech secretly,2 saying, “Behold, Gaal the son of Ebed and his relatives have come to Shechem, and they are stirring up3 the city against you. 32 Now therefore, go by night, you and the people who are with you, and set an ambush in the field. 33 Then in the morning, as soon as the sun is up, rise early and rush upon the city. And when he and the people who are with him come out against you, you may do to them as your hand finds to do.” 34 So Abimelech and all the men who were with him rose up by night and set an ambush against Shechem in four companies. 35 And Gaal the son of Ebed went out and stood in the entrance of the gate of the city, and Abimelech and the people who were with him rose from the ambush. 36 And when Gaal saw the people, he said to Zebul, “Look, people are coming down from the mountaintops!” And Zebul said to him, “You mistake4 the shadow of the mountains for men.” 37 Gaal spoke again and said, “Look, people are coming down from the center of the land, and one company is coming from the direction of the Diviners' Oak.” 38 Then Zebul said to him, “Where is your mouth now, you who said, ‘Who is Abimelech, that we should serve him?' Are not these the people whom you despised? Go out now and fight with them.” 39 And Gaal went out at the head of the leaders of Shechem and fought with Abimelech. 40 And Abimelech chased him, and he fled before him. And many fell wounded, up to the entrance of the gate. 41 And Abimelech lived at Arumah, and Zebul drove out Gaal and his relatives, so that they could not dwell at Shechem. 42 On the following day, the people went out into the field, and Abimelech was told. 43 He took his people and divided them into three companies and set an ambush in the fields. And he looked and saw the people coming out of the city. So he rose against them and killed them. 44 Abimelech and the company that was with him rushed forward and stood at the entrance of the gate of the city, while the two companies rushed upon all who were in the field and killed them. 45 And Abimelech fought against the city all that day. He captured the city and killed the people who were in it, and he razed the city and sowed it with salt. 46 When all the leaders of the Tower of Shechem heard of it, they entered the stronghold of the house of El-berith. 47 Abimelech was told that all the leaders of the Tower of Shechem were gathered together. 48 And Abimelech went up to Mount Zalmon, he and all the people who were with him. And Abimelech took an axe in his hand and cut down a bundle of brushwood and took it up and laid it on his shoulder. He is even concerned about the welfare of those despicable stomachs of ours. Our hopes must be aroused, and we must certainly find comfort in Christ's words regarding the multitude on this occasion. They have been waiting upon Him for three days with nothing to eat, and Christ is determined to meet their needs. Here you see that all those who cling steadfastly to God's Word are fed by God Himself. Here we have an example of the true nature and power of faith; it flows solely from God's Word.Hence, my dear friends, let us really make a beginning of believing. Unbelief is the overall reason for all the sin and vice which has gained the upper hand in all social ranks in our day. How does it come about that there are so many silly women and rogues everywhere, so many traitors, thieves, robbers, usurers, murderers, and those who have ecclesiastical livings for sale? All this results from unbelief. All these people form their judgements on human reason alone. Reason follows nothing but what it can see, and what it cannot see it cannot comprehend. And so, reason cannot comprehend how ultimately, by refusing to place its trust in God through faith, it must end in self-despair in the presence of so many rascals and scoundrels. Transcript00:00:00 music[Speaker] Kathy Fettke: The MLS isn't the only place to find homes for sale. There are studies that show more and more sellers are opting for exclusive listings, and that is limiting buyer options. Also known as “pocket” or “whisper” listings, buyers might want to work with an agent who has them. But beware, pocket listings are best for the broker, and not always the best option for buyers and sellers.Hi I'm Kathy Fettke and this is Real Estate News for Investors.There are many reasons for the current shortage of homes for sale. The pandemic delayed many seller plans to list their homes. The record low mortgage rates encouraged many to refinance with dirt cheap loans and remodel instead of moving. Many baby boomers are choosing to “age in place” which keeps those homes off the market. And there's been a housing gap, in general, for many years. But there are headlines out there that blame another phenomenon. According to the Washington Post, many real estate experts say there's been an increase in these so-called pocket listings, which keeps them out of the public view. (1)Increase in Pocket ListingsAlso known as office exclusives and private listings, these homes are not listed publicly on the MLS. They are marketed privately to potential buyers and other agents and brokerages.A realtor in the D.C. area told the Post: “We're seeing an increase in the number of office exclusives, and I'm not a fan of them from the consumer perspective.” But he says an increase in buyers makes it possible to attract more of them to these private listings, even though they don't really benefit the buyer.They are not that great for the seller either, but they are good for brokers who can earn the entire commission for both seller and buyer. So there's incentive for the broker to encourage private listings.Why Sellers Choose Pocket ListingsSellers may also have a few good reasons to choose this strategy, and one big one for not choosing it. Moving.com offers some pros and cons. (2)1 - Sellers may want to test the market and see if buyers are interested.2 - Sellers may want to test a price especially if they aren't willing to negotiate.3 - Sellers may want to keep their real estate transactions private and avoid an open house.4 - Sellers don't want their home to languish on the MLS and be viewed as a problem.On the downside, sellers will have fewer buyers considering the purchase of a home. That could mean less competition, fewer people to bid up the price, and fewer offers to choose from.Not Much Benefit for BuyersFor the buyer, pocket listings make it harder to find those homes. Many sellers also choose pocket listings because they don't want to negotiate, but in today's market, that could actually hurt sellers since a majority of them are offering more than the listing price.Another drawback with pocket listings is their potential to create a bias in the market, because real estate agents may end up marketing homes to certain people. Redfin CEO Glenn Kelman says: “Study after study shows that pocket listings disproportionately exclude people of color.” He cites housing market researcher Elizabeth Korver-Glenn who told him that a ban on pocket listings would help close the race gap in homeownership.Her research shows that many brokers will market private listings to their own connections, and those connections will reflect their own ethnicity and background. That would naturally create racial subdivisions in the marketplace.Kelman told the Post: “We have to ask sellers to be part of supporting the Fair Housing Act.” But some agents feel that a policy by the National Association of Realtors that's meant to prevent private listings, actually encourages them.NAR passed the Clear Cooperation Policy in 2019. It requires MLS members to list homes one day after they have been marketed in any way to the public. But it also gives sellers the option to keep their homes off the MLS. And apparently, those sellers have grown in number.Redfin data shows that the number of homes sold as pocket listings rose 67% since November of 2019. They accounted for 2.4% of the market then, and currently account for about 4%. But some experts dispute that data saying that homes may be selling so fast, they don't make it to the MLS.Compass Promotes Private ListingsThe Post reports that Compass real estate has been the most aggressive brokerage to promote private listings. It even has a page on its website that's dedicated to this approach, called “Compass Private Exclusive.” It lists a bunch of reasons why sellers might want to be more discreet about selling their homes. Those reasons include moving for a new job, a change in family circumstances such as a marriage or a divorce, health issues, a desire to avoid open house events and interior photos for security reasons or to keep personal belongings private. These are just a few examples.Some say private listings are not a big problem for sellers if they know the limitations. But D.C. area realtor David Howell says: “The real problem is when companies have a strategy to intentionally withhold a significant percent of their listings from the MLS. That ultimately benefits the company, not sellers and not buyers.”He says that consumers benefit the most from competition and cooperation. Private listings don't do much for that dynamic. It's something to be aware of as you search for properties, and want more complete knowledge of what's on the market.
