The renovation game has changed dramatically for property investors. What was once an affordable update has transformed into a complex puzzle of costs, regulations, and unexpected challenges. We dive deep into the surprising reality that kitchen renovations now cost substantially less than bathrooms - a complete reversal from traditional renovation economics.Kitchens have become the renovation sweet spot for landlords. At $15,000-$22,000, a modern kitchen with DIY-friendly options like Bunnings' Kaboodle range can transform a dated apartment within two weeks. These renovations yield impressive returns, potentially boosting weekly rent by $50-$75 and delivering a 10-15% ROI - far outperforming standard property investment returns. Tenants gravitate toward updated kitchens, valuing increased bench space, modern appliances, and fresh aesthetics that elevate the entire living space.Meanwhile, bathrooms have become renovation nightmares. With waterproofers and tilers seemingly disappearing "into caves," costs have skyrocketed to $30,000+ even for small spaces. We explore game-changing alternatives like "soft bathroom renovations" - strategic updates including tile regrouting, new fixtures, and improved lighting that refresh without triggering strata approvals or breaking budgets. Learn why keeping services in their original locations saves thousands and how updated properties attract quality tenants who stay longer, maximizing your investment returns in today's challenging market. Ready to renovate smarter? This episode provides your blueprint for renovation success.

My friend and former elementary school teacher, Kirsten Tulsian, found herself sitting on the floor of her classroom one night with her head in her hands and breaking down in tears. Feeling overwhelmed, overworked and underappreciated, she realized that she just couldn't keep going on this way. Although heartbroken about what that might mean for the kids she taught and loved, Kirsten knew if something didn't change, she wouldn't be able to continue to be the kind of teacher her students needed and deserved.Kirsten went on to write a children's book, “Sprinkle Your Sparkles” and also combined two of her passions to create Kirsten's Kaboodle - an online shop chock full of fun and effective resources for elementary educators. Today on The Karen Kenney Show, we're talking with this former educator and counselor who's always been a fierce advocate for little kids. From this passion came her newest venture, Inner Child ID Cards (aka: Self-Love Licenses) - where she advocates for the “inner child” in all of us.These cards are a fun way for adolescents and adults to honor, care for and support that “little kid” that still lives inside each of us.Plus they make fantastic personalized gifts, too!

And finally we closed the show with one of our favorite regulars Nicci Micco from EatingWell magazine stopped by to share all she knows about organic food and the importance of eating local. Eating organic berries instead of conventional ones can reduce your exposure to pesticides, and recent research suggests that it also may give you a nutrient boost. According to Marissa Lippert's, M.S., R.D. article in this month's Eating Well magazine the bottom line is...“Eating more fresh fruits and vegetables in general [not necessarily organic ones] is the point,? says Alyson Mitchell, Ph.D., an associate professor of food science and technology at University of California, Davis. If buying all organic isn’t a priority—or a financial reality for you—you might opt for organic specifically when you’re selecting foods that are most heavily contaminated with pesticide and insecticide residues. According to the Environmental Working Group (www.ewg.org), those include peaches, apples, bell peppers, celery, nectarines, strawberries, cherries, lettuce, imported grapes and pears. For more information about organics and eating well in general check out Dr Fitness and the Fat Guy's favorite foodie magazine at www.eatingwell.com and when you're their be sure to sign up for some of their great email newsletters. That's right, moments after he eats something the Fat Guy Twitters about it and you can follow him so that one day if you try real hard you too can look like the Fat Guy.
