It's easy to design whatever you want - as long as you've got no budget! While some homeowners have the luxury of seeing every detail of their vision come to life, most of us will need to make compromises to align with our financial parameters.   Today, I'm joined by Shah de Saxe, an incredible interior designer who has extensive experience in residential design. She's currently halfway through her own renovation project in Peregian Beach in Queensland, and we're lucky to have her join us to share her insights on designing a beautiful home on a budget.   Balancing Quality and Cost Designing to a client's budget is always a challenge, but you're never as intensely aware of the constraints as when you're designing your own project. Shah shares her own process for managing the budgeting side of things while not compromising on quality. Confident in her ability to design in a way that connects with people, she also keeps the bottom line of the sales price front of mind, knowing she'll eventually get the price she's looking for. This helps her to make decisions that keep costs in mind, while still prioritising the look and feel of her designs.   The Value of a Good Layout Designers often face the challenge of working with existing floor plans and finding ways to optimise the use of space. Shah is an expert in reworking floor plans to maximise the value of a home, and she shares an example of how a poorly designed layout can affect a sale if it doesn't meet the needs of potential buyers. So, it might be time to ditch the idea of a double shower or oversized ensuite and opt for something with a little more livability!   Combining Beauty and Functionality  Making a couple of significant moves and investing in them can be the difference between a house that looks pretty, but really doesn't function well, and one that functions amazingly and has that feeling of a beautiful home. I'm super excited to get into today's topic, because it's one that I've been talking about a lot with our community. It also seems to be something that we as whole are struggling with.   In this episode, I'm giving you an overview of feasibilities and the best method to accurately assess your building costs and profitability.   Why Feasibility Studies Matter So, why do we need a feasibility study? Whether it's your own home or you're working on a for-profit project, you need to understand the numbers. This means knowing what your build will actually cost, what you can afford and then whether it's actually a good investment or not.   I take you through the fundamentals of feasibilities: understanding what the numbers are telling us, working out how the scope of work will come together, comparing sales and checking it all against our vision and value proposition.   Determining the Final Cost of the Build Feasibility studies are more than just plugging numbers into a spreadsheet - they require a meticulous breakdown of the project scope so that every detail, from the materials used to the construction methods employed, is factored in.   It might mean you have to make adjustments to your initial vision or design, but trust me - running your numbers upfront can seriously help mitigate the risk of any unwanted surprises!   Financing Your Project There are a lot of financing options available out there, and they all depend on the nature of your project. Home builds or renovations might leverage traditional construction loans, while a commercial build may explore options like joint ventures or private investments. A feasibility study can play a crucial role in securing financing, where you're able to provide lenders with a clear picture of the project's projected costs and potential returns.   If you're like me, it's possible you've made mistakes before when running numbers or working out the scope of your project. Today, Leah Ziskos from Entourage Finance is back to chat all about understanding construction finance and where to begin when looking at the different options available.   Seeking Advice Early On From equity withdrawals to construction loans, it's important to be armed with the knowledge on how you can best finance your project. Not only will you be able to understand how much you can actually spend, it will give you the confidence for things like sourcing builders and engaging architects. Through the conversation, we discuss how a builder can save you time and money while ensuring the end result aligns with your vision. Engaging a Builder Early: First things first: why should you bring a builder on board early in the game? Having a builder involved from the start means you've got someone who knows the ropes, can spot potential issues before they become expensive headaches, and help you stay on budget. Matthew highlights the builder's unique perspective, as they are intimately familiar with the practical aspects of construction and can provide valuable insights into cost-effective solutions Cost Engineering and Material Selection: One key aspect of value management is cost engineering, which involves analysing the project's requirements, existing parameters, and budget to find the most efficient way forward. With things in the industry changing so rapidly, it's hard for designers to keep up with it. Builders, who are directly involved with the work as things change, are much more familiar with the actual costs. If you've got a builder on board from the beginning they'll be able to help by weighing design options, structural considerations, and material choices against each other to optimise cost without compromising quality. Rebeka shares examples of how seemingly minor decisions, such as roofing systems or gutter designs, can have significant cost implications, underscoring the importance of careful planning and consideration at every stage of a project. Collaboration and Communication: One of the keys to success in any building project? Communication, communication, communication. Rebeka and Matthew emphasise the importance of everyone working together as a team. Communication is so important in construction. I know we've said it before, but it can't be overstated. Communication is absolutely vital. Today I'm joined by Bek Bishop, a construction powerhouse, to discuss our experiences navigating relationships in the building process. We talk about the ways your relationship with a client will affect the project at every step from start to finish. Most importantly we want to emphasise the importance of communication, trust, and understanding between a homeowner and a builder. The Role of Communication: Nothing is more important in building strong relationships than communication. If we can talk openly and honestly, we can foster mutual understanding between homeowners and builders. Bek shares her tips for maintaining open dialogue so you can prevent issues from escalating or even stop them from occurring in the first place. Building Trust: Construction is a challenging task. There are so many things that can go wrong, and so many factors to consider. It's crucial you can build trust with your client from the outset of the project, otherwise, you're setting yourself up for trouble. Remember that it's a collaborative process, and even if you are a professional you need to maintain an openness to all ideas.   Finding Understanding Proactively building your relationship is important, but it can't fix a situation where everyone's expectations are in conflict. Homeowners should work with builders whose approach aligns with their preferences and communication style. By making sure you're a good fit from the start, you can ensure a smoother and more enjoyable experience for all parties. Despite the work it takes, building strong relationships with homeowners is incredibly rewarding. Putting in the effort to form a connection doesn't just improve the building experience. It also fosters strong relationships that can last for years. Navigating Challenges in Building Works: We also talk about the unique challenges that can arise when you take over a building project already in process. We've both experienced this and know how important it is to set clear boundaries and document expectations. It can be a stressful job to take over from another builder but with proper communication, you can ensure a successful outcome. In today's episode, I'm in conversation with Matthew Carland, the founder of Carland Constructions. Known for his expertise in the domain of passive houses, Matthew brings to the table a wealth of knowledge that's not just about construction, but about uncovering the true costs of building sustainably.   Let's face it - the cost of building has been on a constant rise. And to make the building process even more complex, homeowners' expectations seemed to have followed suit. In Australia, we're building bigger homes per square metre than anywhere in the world, in what appears to be an attempt to keep up with the Joneses - whoever they may be!   This all means that the cost to build a home will likely exceed most homeowner's budgets. So what does it really cost to build? Matthew takes us through his approach to cost analysis, the overlooked aspects of building costs and the best method to understand what we'll really pay when building our dream home.   Cost Misconceptions and Reality Confusing the costs of a volume build with what a quote for a custom home build might look like is where a lot of homeowners go wrong. This often leaves people shocked at the disparity in price and will have them rethinking what they can expect to achieve on their budget. Almost everyone would say that financial freedom is a goal for them, and in recent years property has emerged as a key path to achieving it. Today I sit down with Tom Haigh, an Australian property expert and host of The Australian Property Show, to share the power of property in building your financial future. Contrary to traditional financial planning that veers towards shares and managed funds, Tom advocates for the power of property as an investment. He believes that property, especially in the Australian market, can completely transform someone's financial fate.   What's the right time to invest?One roadblock many people face in property investment is the perceived time and financial constraints. On the one hand, you might think you don't have the money or time and should wait until a later date when you do. On the other hand, you may see the missed opportunities of yesterday and think “What's the point?” but we can't afford to get trapped in this mindset. Yes, the best time to start investing was yesterday, but the second-best time is right now. Tom highlights the importance of starting investing even with limited resources so you can take full advantage of compound growth over time. If it sounds impossible, it's not. Tom shares practical strategies for how to start building your asset base, even with limited initial capital.   The Importance of Professional AdviceTom also encourages people to reach out to financial professionals for advice. They'll be able to guide you through the process and help make the most of your current assets. Keep in mind that financial advisors can vary greatly, and working with one who's a poor fit for you can make things worse. Look for someone who presents a strategy that aligns with your financial aspirations, and make sure they practice what they preach. This way you can be confident their advice is reliable and applicable for you.   The Role of Education and CommunityInvestors also have a responsibility to educate themselves. No one is born knowing how to manage investments, or plan for the future – it's a learned skill and one we should all strive to build, even when working with a professional.  Thankfully there is a wealth of information available for us to learn from, whether that's books, podcasts, videos, or something else! It's also important to connect with people who are working to achieve similar goals. This work isn't easy and there will be times when you struggle, but having a supportive community will help keep you motivated and on track!   The big message from our conversation? Taking informed action is key. Whether you're renovating a property, investing in shares, or planning for retirement, the first step is always the hardest. Yet, it's the most rewarding. Building a new home is an exciting yet daunting process. With so many options available, it can be challenging to decide on the right path to take. One option is to take the path of volume building, and if you're considering this for your new home you're in luck!  In today's episode, we chat with DevelopHer Samone Shepherdson about her experience with volume building. She shares valuable insights into the process, the decision-making factors, and the advantages of choosing volume building over other options. So, what were the biggest benefits that influenced Samone to choose volume building? A Simplified Process: Unlike the custom home building process, volume builders provide a range of pre-designed floor plans to choose from. This streamlined approach eliminates the guesswork and offers clear pricing structures. The Power of Visualisation:  The ability to walk through display homes and visualise the end result was a huge benefit.  Samone and her family had a clear idea of what they wanted from their new home and found their dream design among the many floor plans available. While the project turned out beautifully, there were several twists and turns she and her partner Sam faced during the build.  While Elise's background in commercial construction and Sam's years-long experience in carpentry gave them sound insight into the build process, the 3 year renovation of their home still presented them with unexpected challenges. In this episode, Elise steps us through her and Sam's experience and the valuable lessons that she'll take into her future projects.  One of the most challenging parts of Elise's project was obtaining the building permit. She explains how they faced numerous hurdles in getting it across the line, which they put down to being deprioritised as owner builders. We discuss the difference between commercial and residential construction, and how costs such as building surveyor fees can skyrocket once an owner builder registration is in place. Elise highlights that even with carefully planning and budgeting, extra costs sometimes arise that can't always be forecasted for.  But it's not all doom and gloom! While funding owner builds through the banks can be tricky, Elise explains how they financed the project through a lump sum equity release. While there's a risk in not having access to more money, she puts the successful use of funding down to having all quotes lined up properly prior to starting the build. It goes to show the importance of doing as much pre-work as possible in the lead up.  We talk about expecting things - big or small - to inevitably go wrong at some point. The wrong tile might be used or a different colour paint applied than what you chose. However, it's important to have perspective and evaluate whether it will make or break the project. Is it worth the extra time and money to get the mistake reworked, or can you learn to love it? This conversation is incredibly helpful for anyone looking to tackle an owner build. Owner Builder: We explain the concept of owner builders and the pros and cons of taking on this role. While it may be suitable for minor renovations, it requires a deep understanding of the construction process. Blended Builder: This approach combines the expertise of both the owner and a professional builder. We delve into the benefits and considerations of this method, highlighting real-life case studies to showcase its effectiveness. Design and Construct: Another popular method is design and construct, where builders take charge of both the design and construction process. We discuss the advantages and potential downsides of this approach. Volume Builder: For individuals looking for a hassle-free experience, working with a volume builder can be an excellent option. We highlight the benefits and potential trade-offs of choosing a volume builder. In the coming weeks, we will be interviewing people with success stories using each of these different methods. Their experiences will provide valuable insights and advice on how to choose the best approach for our unique circumstances. As we approach the end of 2023, it's time to reflect on the significant changes and growth we have experienced. This year has been filled with challenges, opportunities, and valuable lessons. Join me as we take a journey through the highs and lows of 2023 and discuss the impact they have had on the housing market, our lives, and our aspirations. 2023 has been dominated by discussions around interest rates, affordability, and inflation. These factors have greatly influenced the housing market and people's ability to afford the houses they live in. We also witnessed a lot of fear-driven property dumping and buying.  The fear of construction costs and uncertainty surrounding the market led many to make hasty decisions. While it's natural to be cautious and reactive when our pockets are at stake, it's essential to approach the market with a level head. When evaluating investment opportunities, consider the potential for reasonable interest rates and the specifics of each project.  The desire for more has influenced the property market, creating a demand for increasingly extravagant design choices resulting in inflated construction costs. Gone are the days of simple kitchen joinery and functional vanities. We now face the challenge of integrating numerous joinery elements throughout our homes, driving up costs and pushing the boundaries of functionality. By critically assessing our needs, wants, and future goals, we can design homes that strike the right balance. It's essential to avoid falling into the trap of unnecessary expense and prioritize functional design that aligns with our budgets. For me, this year has been one of significant personal and professional changes. As my family and I embraced the country life, we sold our beloved family home in Northcote and settled on 20 acres in Panton Hill. Additionally, we acquired a winery in Gippsland and embarked on transforming it into a remarkable space.  These changes have highlighted the importance of connection and appreciation. I've realized the value of working alongside my husband, John, and the joy of creating a community of like-minded individuals. The trials and triumphs of our various projects have shaped me and strengthened my resolve. Join us as we forge ahead into 2024, armed with the lessons learned from this transformative year. How much money do I really need to renovate for profit?

If you're like many in the BuildHer community, you're probably asking this common question: How much money do I really need to renovate for profit? It's a great question, but one that doesn't have a simple answer. The first thing to note is - it depends. The amount of money you need to renovate for a profit depends on a number of things, and in this episode I walk you through four examples of different project scenarios and the financial strategies employed to carry out each one.  First up, I give an overview of the standard way of renovating, which can be fairly labour and cash intensive. This involves outlaying money for things like a 20% deposit, stamp duty and settlement fees to begin with. Then there's the actual renovation, holding costs and putting it back on the market. Now, often that cash doesn't come out of savings. The good news is, If you've done a couple of projects prior, you may be able to leverage your equity for your new one.  Next, I give you an example of a project where I put in a large amount of money, and had a group of seven other women invest $200k each. With this, we obtained development finance to execute the build and renovate for profit. I talk about the timeframe of the process and the return on investment received to give you an idea of what to expect on a project like this.  Then we move on to something called a seller joint venture, which is a scenario with fairly low cash intensity, but can be a little harder to land. I use an example where I teamed up with someone who already owns a house ready for renovation, and the process we undertook to increase the value of the property and get that additional uplift in cash. Finally, I take you through a project where I injected zero cash, but put in my time and expertise to manage it. While a group of people invested their money in the build, my knowledge equalled my share and I was able to split the return on the sale with the other investors.  As you can see, there are various ways you can renovate for profit - there is no hard and fast rule. Can it be very expensive? Certainly, but don't let this dishearten you. There are still ways to carry out your dream project, and identifying which strategy will work best for you is your best chance at success. Rebecca points out that modernism's strict design rules, have given way to a new design philosophy. It's a departure from the idea of broad appeal; instead, it's about creating niche and expressive spaces. One of the key takeaways from the episode is the idea of playfulness in design. Mastering Your Home Build: Top tips on decision-making, knowing your strategy and planning ahead

I love getting questions from our amazing BuildHer community, and today I'm addressing one we've received about how to best tackle a home build. We're talking all about decision-making, knowing your strategy, planning ahead and who to trust. Firstly, there are a million different decisions to make during a build, and it seems to come easier for some people than others. However, if you struggle with or find the decision-making process overwhelming, there are definitely ways to ease the load.  I encourage you to take the time to document every aspect of the build well in advance of it starting. From the tile set up, to joinery, to knowing what stone you want - planning ahead is key. However, I also share tips for those who may not have the time for meticulous planning, or who thrive on spontaneity.   There will inevitably be unforeseen challenges that arise during a build. They may be due to circumstances out of your control, such as stock arriving late or a site changing over time. However, they sometimes arise from our own oversight on things like cooling or heating systems and waste flow. So, how do you stay on top of all the nitty-gritty details, especially when they're outside your wheelhouse? If you're project managing your build, it's important to ensure you've coordinated the required services and experts who can advise you on what needs to be done and when. Keeping ahead of this early on will reduce a lot of stress and help mitigate unexpected issues. Alternatively, having a builder on site you can trust and lean on is key in making sure all the different aspects of the build are covered.  This leads me to my next insight: getting advice from people you trust. There is so much to understand before going into a home build project, and there are some things you can't anticipate until you come face-to-face with them. Whether it's making decisions on design plans, decor or furniture layouts, having trusted people in your corner who align with your vision will help take the pressure off when you have to make tricky decisions.  At the end of the day, there's no one-size-fits-all approach to a home build. Having a strategy based on how you work best will give you the greatest chance of success. However, I will reiterate that documenting the entire process as much as possible is vital for anyone looking for a smoother and more enjoyable process.  So, I encourage you to keep these insights in mind as you set out on the path to your dream build. One thing I love working on here at BuildHer is putting together joint venture projects. Joint venture projects are a powerful way to bring together individuals with different skills, resources, and expertise to deliver a successful outcome that would not be possible individually.    The collaborative nature of joint venture projects allows for the sharing of ideas and the ability to tackle larger and more complex projects. We have several of these projects in progress at the moment and I wanted to go over them in today's episode to share the unique challenges and insights that this type of project creates.    One of the key things to consider when embarking on a joint venture project is the architect you'll be working with. The architect plays a significant role in shaping the vision and design of the project, so it is essential to find an architect who understands your goals, shares your vision, and can deliver on your expectations. In this episode, I share our process for choosing an architect and the different things we consider when making that decision.    First, it's crucial to make sure your architect understands what you want to achieve and that they will be able to deliver on that vision. The best way to know this is by looking at their past work. Also, building projects come with tight timeframes, so it is essential that you and your architect are able to coordinate your efforts so things get done efficiently.    Another important step is ensuring you and your architect have good communication. You need to be on the same page about whether you want a client-led project, an architect-led project, or a collaborative process. If you aren't aligned here it could cause countless problems for you throughout the process.    If you love the idea of getting a project up off the ground but you don't have the finances or know how to do it on your own, maybe a joint venture is something worth considering. Today I'm joined by Kryssia Agius, the creative mind behind Hunting Utopia. A former graphic designer turned interior stylist and photographer, Kryssia shares her journey of career transformation and pursuing her passion in the world of interiors. We dive into the process of changing careers, the significance of design storytelling and the art of capturing spaces through photography and styling. After taking a break from her career in graphic design to raise her children, Kryssia found herself longing to re-enter the workforce and expand her creative journey. Enrolling in a design school, Kryssia's hope was to niche down and discover which creative area her passion truly was.  We talk about how our strengths and passions aren't always obvious to us to begin with, and how just stepping out to test different ideas can lead us to where we're truly meant to be. Our conversation around this is a reminder that you don't need to have everything figured out before you begin; just start, and the rest will work itself out!  Gaining experience in the world of interior styling, Kryssia quickly discovered her strength in and love for photography, leading her down a path that perfectly blended her skills. With an understanding and respect for the styling process, Kryssia has a knack for capturing the intricate details in a space, as well as bringing out the essence of a designer's work.  For interior designers, a lot of work goes into putting a space together, and often there's only one opportunity to capture it. Joining us is the incredibly talented Samantha Eades, a commercial interior designer renowned for her exceptional work in creating captivating hotel and restaurant spaces.
