I don't need to make, you know, a bunch of money right now in this second. So if I have any kind of profit, I'm just reinvesting it back into it, right? I'm in the fortunate position where I've had investments, I've done well in past careers and whatnot to afford it. So right now, you know, for me, I don't really need Evoke to be profitable. I just want to recapitalize the company, put it in and scale out the systems 'cause again, I think long term. [00:00:40] Sam Wilson: Pasha Esfandiary started his real estate career in 2011 flipping homes. He founded auctions. He has since been involved in over 250 million in transactions across multiple asset types from everything, from residential homes, boutique motels, and mobile home parks. Pasha, welcome to the show.  [00:00:55] Pasha Esfandiary: Thanks, man. Love the intro. Let's do this. [00:00:58] Sam Wilson: Awesome, rock and roll. Three questions I ask every guest who comes to the show: in 90 seconds or less, can you tell me where did you start? Where are you now? And how did you get there?  [00:01:05] Pasha Esfandiary: Sure. I started in Las Vegas real estate, flipping homes around 2011. I'm in Los Angeles, California now. And, you know, I got here 'cause my wife wanted to move to LA. I didn't want to, but we did it. It went really well for me, started developing here and then, you know, in the last less than two years, apartment complexes, but now, saw the truth in mobile home parks and just, and only attacking mobile home parks.  [00:01:29] Sam Wilson: Then when was, was there a date, was there a month? When did you switch entirely in mobile home parks? [00:01:36] Pasha Esfandiary: When I made the sole decision, no matter what, from now on, it was almost about 12 months ago. 'Cause I was still dabbling in both underwriting, but I just really realized, I feel like the time and place that we're at with mobile home parks right now, it's really to find all the opportunity. We got to really spend all the effort into it's like the one thing, right? I think we've all read that. And so I just want to be singularly focused on mobile home park. So I see more opportunity right now in that space.  [00:02:01] Sam Wilson: We have a fixed supply. We have had nothing, but unbridled demand, I feel like, in that space. Cap rates have just gone, you know, down and down and down. I was speaking to somebody here a couple of weeks ago and they said, they're buying the fours on a cap rate. I mean, which is, I'm just going, what in the world? How are you finding value and buying at a four cap on a mobile home park? What are you doing differently?  [00:02:26] Pasha Esfandiary: There's a lot to unpack there, right? Because, you know, what I tell everybody or anyone that, any of my investors in many of my deals are really what it is I believe it is the only thing in commercial real estate that the supply is actually dwindling and the demand is increasing, right? When you think about the macroeconomics, I'm a long-term investor, I think long-term. So, you know, for me, it's a no brainer. It's like more and more people are going to get pinched by inflation and middle class is going to get squeezed more and more. And the next step lower is low-income housing, and it's really, really difficult to build low-income housing. You could do the LIHTC route. I would argue that's more for middle income brackets than really anything. So anyways, so I see this opportunity and I said, okay, this is really I want to position myself. Also because it mitigates my risk. And you know, maybe I don't capture all top-side appreciation, but, man, cash flows and yields are really great. So for me, the opportunity is really, I always go where there's less competition, more headaches. That tends to be the secondary and tertiary markets, smaller properties where, like I said, underneath institutional money, but also higher than most mom and pop buyers as well, too. And so we're able to now find some really good deals where we can build a lot of equity into the deals because operations of previous sellers weren't really up to par where we're at and, you know, rents are really low. So there's a lot of opportunities there. There's a lot of opportunity in the Midwest, in these smaller towns that no one's really ever heard of 50, 60,000 population, good manufacturing jobs, et cetera, et cetera said, and I could talk on and on about it. But I think, I feel like I chew your ear off of that.  [00:04:04] Sam Wilson: You did not, please. This show is for you to talk and me to do most of listening. So, I guess there's a lot of questions there. You say you want to buy parks that are bigger than maybe what mom and pop can buy. Yep. But smaller than what your institutional buyers or even, you know, a lot of our friends in the business really are probably interested in. Is that a particular dollar size? Is that a number of, I guess, you guys rate pads, is that right?  [00:04:30] Pasha Esfandiary: Yeah. Pads. [00:04:31] Sam Wilson: Pads, the number of pads that you guys have is that, I mean, how do you find that needle in a haystack or what is, what does that needle even? What is that needle, I guess, is what I'm looking at.  [00:04:41] Pasha Esfandiary: I think there's no black or white answer. I think there's three different factors. It is the number of pads for sure. It's the markets you're in and then it's also price points, right? So typically we're working underneath around the $6- $7 million range to about $2 million above range. That kind of weeds out a lot of just regular buyers who are going to come and want to buy it for themselves. Secondly, it's the markets. We are working in secondary and tertiary markets. We like our populations to be around 50,000 to about 250,000. That's where we find our sweet spot, but I will say our best performing asset is in a town of 25K population, right, but there's so much demand there. It's kind of mind blowing. And then the number of pads, we typically work. We like to stay within 50 to about a hundred, but we will buy some 35 -40. It just really depends on the numbers, right? There's a lot of factors there that go into that. Well, one thing that I always tell the team is if we're in a market, you have to make a very compelling story for why this market is going to be around. There's a lot of markets that, Hey, the numbers look great, but is this property going to be around 15 to 20 years from now? And is it going to do really well? Because that's how I look at it. I'm definitely not looking for the, just the big pop in year five. I'm looking to recycle my money over and over again and my investor's money and whatnot, whatever. So there's got to be a really compelling case that those manufacturers are going to be there for 20 years.  [00:06:10] Sam Wilson: Right. Yeah. That's exactly what I was thinking of. I go, okay, so you got a town of 50,000 people. There's one major manufacturer and that's great. And it's all rosy until they close and then your mobile home park just goes empty. [00:06:24] Pasha Esfandiary:  It can't be just have one anchor, really, manufacturing plant there. It's got to be multiple. There's got to be a compelling case there, right?  [00:06:34] Sam Wilson: Absolutely. Are you finding that when you're buying these parks, are there a lot of park-owned homes, or is it, what do you find? Is there is there just a mix? Is it really random?  [00:06:44] Pasha Esfandiary: It's really random. I think the brokers that we work with and the brokers we outreach to, we go ahead and tell 'em we don't want a lot of park owned homes. We're not in the business of an apartment complex because that's what it essentially is, for us, at least, right? So we only will buy parks that maybe have about a maximum 20% POH factor. And then it is our strategy always go in there, turn those POH into RTLs, which is rent to own. So that way we don't have to deal with the repairs and maintenance. And for the most part, when we do that, tenants are absolutely happy to take 'em over. If not, there's a big line out the door that's willing to do it. [00:07:19] Sam Wilson: Right. Right. I guess, what do you see on a cap rate basis? And I know this is on a, every deal, different deal. But where are these tradings such that you can then, that you define it now as, Hey, this is a valuable opportunity.  [00:07:31] Pasha Esfandiary: Absolutely. Let me give the disclaimer that sometimes cap rates don't matter. It depends if it's a, you know, a value add play and this and that, but it is a very good measure and something to very much pay intention to. We are generally buying around the 6 to 8.5% range depending on market, depending on how big, depending on what we can build all that, but that's where we're at. Anything below that, we're not touching. 6 is still, probably on our lower scale too. We're right at the 7 to 8.5 is what we're kind of finding.  [00:07:58] Sam Wilson: Right. Clarify that statement or give more color to it when you say cap races don't matter.  [00:08:03] Pasha Esfandiary: Okay. So now let me back up and say cap rates matter, but here's the thing. It depends on your strategy. If you're doing a value add play, right, you can go buy a property that might be a little bit overpriced compared to cap rates. But if you're able to do a lot of infills, put in mobile home parks or put mobile homes onto the pads, and rent those out, you're building so much equity and so much NOI. Your exit cap rate will be much higher because you're able to increase your NOI. So you're able to build that in so then you can pad your cap rate numbers later on. So, you know, sometimes it is a little skewed. If there's like a four cap deal by kind of what we're talking about a little bit earlier, it can potentially be an eight once you do some renovations and some higher like that. That's why it doesn't matter, but it's a very good measure of what your money's buying currently. So it's a, you know, you kind of have to look at it. [00:08:53] Sam Wilson: Right. Yeah, absolutely, absolutely. Like you said, I want to resay all of it, but it's what is the business plan, what is the upside opportunity more than what is it that I'm buying in place right now. So that's really, really cool. So you guys are buying smaller parks. You're looking at the, you know, at some of these more secondary and tertiary markets. It sounds like, you mentioned there, that you're finding most of these through broker relationships. [00:09:17] Pasha Esfandiary: Yes. As of right now, we are. You know, we've hired some two wholesalers that we work with primarily. We pay a monthly fee and they're bringing us some good deals, but right now we are focused strictly a hundred percent on broker relations.  [00:09:29] Sam Wilson: Right. Right. What are some things that you would recommend if someone in any asset class that you feel like you do well when it comes to managing your broker relations? [00:09:39] Pasha Esfandiary: Be generous. That's really what it is. All right, so some of the things that we do, I'm a very relationship-oriented person. I really like to get to know them, joke around with them, address the elephant in the room. You know, one thing I always advise to others who are trying to get into this game or trying to scale, go address elephant, tell them that like, Hey, I know a bunch of people are calling you, but this is who we are and, you know, make it easier. So one thing we do is in our due diligence process, we make it super easy. They don't have to lift a finger. Secondly, we always give about 25K to 50K to every broker that closes a deal on top of their commission, right? Because like, it's pretty nominal, right? If you really think about it, like, this is why I said, like, don't be greedy, right? Be generous. If a deal's going to make you $2 million in five years, would you give up that 25, 50K to a broker who found you deal? Yeah, you would absolutely right? I will say I don't think everyone's in the fortunate position that we're able to be in, but work with your brokers. Be generous with them. Send them a really nice gift if you have to. I've sent, you know, $750 bottles of alcohol before to my brokers. It's just the little things that you can do always. I think more than anything over the money is just be real and do what you say. Don't be the guy that goes in there and just tries to retrade. We tell every broker, Hey, listen, when you start to work with us, words are cheap. We will prove to you by words, we've never just got out of a deal just to get out of deal and screw a broker. We will close deals just to keep that relationship. We're such relational people. And a company, we often find that the brokers have worked with in the past love, absolutely admire working with us again. And that's really the reasons why. We just do what we say.  [00:11:19] Sam Wilson: Man, that's cool, that's cool. Are there challenges that you guys are facing in scaling with smaller parks?  [00:11:27] Pasha Esfandiary: Yes and no. Yes, in the sense that it creates a lot more work, right?  Now for us, it's just all about what's on the back end. So we are hiring out for that. We've hired three new employees recently just to make sure we can keep up with the demand, just to make sure we can do that. And then, you know, always having people on the sites to make sure everything's running well. Yes, so we have to do a lot more on the back end, which is fine. We just have to create systems around it, but really it's just kind of like everything. You just have more work, you got to learn how to delegate, have more human capital towards those problems.  [00:12:00] Sam Wilson: Now, is there, I guess, an inflection point? Because you have to have a certain number of parks to generate a certain number of revenue where you can then bring on the right number of people. [00:12:10] Pasha Esfandiary: That's correct.  [00:12:10] Sam Wilson: So how did you tackle that early on? 'Cause if you buy one or two 50 pad parks, maybe there's not the revenue, you know, being generated in order to support the staff that you need to take down more parks. How did you get over that?  [00:12:22] Pasha Esfandiary: I believe in the Amazon model. I just keep reinvesting everything that I take. I don't need to make, you know, a bunch of money right now in this second. So if I have any kind of profit, I'm just reinvesting it back into it, right? I'm in the fortunate position where I've had investments. I've done well in past careers and whatnot to afford it. So right now, you know, for me, it's like, I don't really need Evoke to be profitable. I just want to recapitalize the company, put it in, and scale out the systems 'cause again, I think long term, right? I think in 10 years from now, I'll be making way more and then I'll have all the systems in place right now. But I also want to say that there's a caveat. If it is your first two parks, go learn this. You need to be in there and in the trenches to learn everything first, then you can start delegating. That's my opinion.  [00:13:08] Sam Wilson: Yeah, absolutely. You got to know how the machine operates, you know, before you... [00:13:11] Pasha Esfandiary: Hundred percent. [00:13:12] Sam Wilson: Yeah, start delegating that. When it comes to the hustle, 'cause I think about the hustle and I think about, you know, that word to me, maybe something different to you, but there's a certain amount of hustle. I think that it takes to get involved in commercial real estate, but is one piece of advice you would give to somebody if they're just starting out, but they want to scale, what's something they can do today in order to, like you said, go work in the trenches and learn the business before they go out on their own? [00:13:39] Pasha Esfandiary: Yeah. I could answer this two ways. I could talk about someone who's really brand new, or I could talk to someone who's like, kind of already in it. If you're really brand new, there is no amount of monetary value you could put on mentorship. Like, it is insanely lucrative to your life, like in every way, shape or form to have a mentor who is like creating the exact things that you need to learn, that you get real-life experience to go take it on and do it on your own, right? I did that when I first started flipping homes, I worked for someone as an intern for three months, unpaid, and I just learned all of the systems. And there's a lot of people who are willing to teach you, especially in real estate. Real estate's such a wonderful game 'cause so many people are willing to mentor you 'cause so many of us had mentors previously. But it's on you to really go and give up your time, which is the most, absolutely precious commodity that we ever have to do that. And then I would say for someone who's kind of in the game and wants to scale already, be relentless in your goals, be really clear on what you want, and then, you know, work yourself backwards. If you want to get to a thousand units, then you need to figure out how the hell you get a thousand units to start working yourself backwards and start changing who you need to be to become that person, become that person first and then go attack your goals.  [00:14:58] Sam Wilson: Right. No, I think it's really, really cool. I love that. Tell me, you used to play poker professionally, I think? [00:15:05] Pasha Esfandiary: I did. Yes. [00:15:06] Sam Wilson: Which I think is hilarious in its own right because it's like, you know, we always preach cash flow, we preach predictable income, like, oh yeah. Hey, this is like, you know, stability is what we're looking for in the real state game. That is not what you get in the poker game, but yet I'm imagining that you find some overlap there. Can you break some of it down?  [00:15:25] Pasha Esfandiary: I think there's a ton of overlap. There's a lot of beautiful lessons in poker because you really have to be in check of your emotions at all times. You have to understand that you have to take calculated risks. You have to follow the math. Like, no matter what you do, if you want to be a good poker, you have to follow the math. Let me give you an example. If you're in a big hand and you're about a 55% favorite, you have to put your money in, right? Like, even if it's all your money, like if you have other chips, if you don't do that, you are losing and you're making bad decisions. So it really taught me to follow the math and strictly the math. I only follow the data. I only strictly follow my proforma and I never budge from my numbers. My numbers don't work, I'm not in it. Am I super conservative my numbers? Absolutely. And I never budge ever. It's just like a hard promise to myself. Then there's two different types of poker players that I like to say. One being the guy who wants to play with the best players and test his skills and really try to like, get that. And then there's the players like myself who only cared about making money. And so, you know, I never try to get into the hardest games. I never try to play against better players. I just try to get into the softest games with the worst players so I can make money. It's called game selection. I wasn't the best poker player, but damn, I worked hard for game selection and I played the best games and I did really well because of it. And so, yeah, there's a lot of beautiful lessons also, you know, like tough line luck armor. I always tell this one thing that's like, you know, things don't really affect me because there's been nights in poker where I've lost 150% of my net worth. Yeah, like 150% of my net worth. It's not fun, but it's happened to me many times. You know, I went on tilt. I lost everything. But now things don't really affect me. Like, I'm very even-keeled, very like things can come my way. I'm like, okay, it's just information. How do we adapt? It's really helped me build this company, Evoke, and really scale up higher 'cause I will absolutely dive into any fears I have head-on. It's quite exciting. And the last piece is in poker, in tournaments, you have to be aggressive or you're just going to lose 'cause the antes get bigger and bigger. That's kind of like the story of life. Like, if you're not in it, you're just going to lose over the long run. So let me just go be in it. Let me just go try. And sometimes when you're aggressive, you make the wrong moves. That's okay. But you got to keep doing it over and over again and then you'll get to where you want to be. [00:17:47] Sam Wilson: Man, that's great. I love that. I love that. I'm really super curious 'cause you started in real estate in 2011. When did you give up being a professional poker player?  [00:17:58] Pasha Esfandiary: Right, right around there.  [00:17:59] Sam Wilson: Okay.  [00:18:00] Pasha Esfandiary: Right around there. I just knew the lifestyle wasn't for me. Like, I enjoy people a lot. Like I love people, but when I was at the poker table, I had to trick myself to hating people. It's not a good feeling to want to hate people and I don't like that. Like, you know, otherwise I'm just too nice. And then I don't make the moves that I want. I'm not aggressive enough. And then I like my morning routines, I want to have a family, all these things, and it wasn't really conducive to what I wanted to do. [00:18:24] Sam Wilson: No, for sure, for sure. I like that. But then you also went right into buying real estate at auctions, which is its own version, especially if you're like me and you're buying in a foreclosure auction, it's its own version of poker. I'm going to put my money in and I'm not quite sure what it is that I'm going to get when all the guards are turned over here. [00:18:43] Pasha Esfandiary: Some, I'm sure you know, some of the homes, you go in, you're like, oh, this is awesome. Perfect. And some of them you're just like, oh crap. What did I just get myself into?  [00:18:52] Sam Wilson: Right. Just buy. Yeah. I only had a couple, two or three of those, but they were enough to make... [00:18:57] Pasha Esfandiary: I definitely had a few of those 'cause there was a lot of like hoarders and like squatters in Las Vegas at the time. [00:19:03] Sam Wilson: Oh yeah.  [00:19:04] Pasha Esfandiary: So, I had a few ones, but again, that's a numbers game. It's a long-term game. You keep buying right. You keep getting more positive ones and some, you may break even. You know, on and some you're just hit out of the park, but it all evens out as long as you're making good long-term decisions over and over again. [00:19:19] Sam Wilson: That's exactly right. That's exactly right. I love that. Rewind over the last 11 years, what is one thing that you would do differently if you could?  [00:19:28] Pasha Esfandiary: Ooh, I'd probably get into commercial real estate faster. I'd learn about the tax advantages, tax incentives. I'd probably get out of flipping. We talked about this a little bit earlier. You know, I was, I had the mindset of I wanted to build my net worth. That's good if you're flipping homes and developing homes, but for me, something happened in the last few years where really net worth doesn't really matter to me. It's about wealth generation and that's why it's really been allocated towards passive income, learning how to use real estate as an avenue to really harbor tax incentives, and to really grow your wealth in a really big way. It's a huge snowball effect. I would do that. But, you know, I really love my life. I love where I'm at, so I wouldn't really change too much.  [00:20:08] Sam Wilson: That's fantastic.
