Brian Tibbs is on a mission to serve people by leveraging his skills and experience in building significant wealth. He is eager to hear your story and walk alongside you in your wealth-building journey. From a young age, it was evident to both Brian and those around him that he was destined to be a businessman. By the age of 26, he had already begun investing in real estate, was an executive in his father's financial services company, and co-owned a small online retail business. However, Brian felt called to a different path. Over the next three years, he married Jill Bramhall, resigned from his father's company, sold his online business, liquidated 60% of his real estate portfolio, and moved—sight unseen—to Guatemala. For the next 16 years, Brian built a team that recruited and trained 380 leaders to plant 96 churches across 11 countries. Together, they raised over $20 million for their cause and constructed more than 150,000 square feet of churches and related facilities. Despite dedicating themselves to ministry, Brian and Jill earned very little money. When calculated against their total working hours, their earnings equated to just $9.20 per hour—less than the legal minimum wage in most states.Even with their limited income, they successfully built a multi-million dollar net worth. They no longer rely on jobs to pay their bills but instead have the financial freedom to choose work on their own terms. Their modest salary forced them to develop a wealth-building philosophy that didn't depend on a high income. It was through this financial constraint that the HACKER Method was discovered and implemented, enabling the Tibbs family to achieve financial independence by Brian's 44th birthday.Although Brian has stepped away from full-time missionary work, his passion for serving others remains strong. He launched The Unexpected Investor with the singular goal of helping people who feel financially constrained transform into wealthy, powerful, and generous investors using the HACKER Method.Chapters00:00 Introduction and Current Economic Perspectives04:46 Investment Strategies in Changing Markets08:39 Brian Tibbs' Journey and Experience12:18 Key Metrics in Short-Term Rentals16:04 Navigating Airbnb's Algorithm and Reviews19:40 Regulatory Landscape for Short-Term Rentals22:41 Navigating the Challenges of Short-Term Rentals25:08 The Value of Specialization in Real Estate26:44 The Growth Potential of Short-Term Rentals27:57 Exit Strategies in Short-Term Rental Investments29:00 The Hacker Method: Building Wealth31:50 Educational Resources for Short-Term Rental Investors34:26 Due Diligence in Passive Investing36:43 Supporting Emerging Entrepreneurs37:41 Investing in Others: A Personal Touch39:02 outro RANDY SMITHConnect with our host, Randy Smith, for more educational content or to discuss investment opportunities in the real estate syndication space at www.impactequity.net, https://www.linkedin.com/in/randallsmith or on Instagram at @randysmithinvestorKeywordseconomy, investing, short-term rentals, Airbnb, market trends, passive income, real estate, Brian Tibbs, The Hacker Method, community building

I'm a real estate developer and educator with over 30 years of experience, specializing in transforming overlooked urban spaces into vibrant, community-enhancing developments. My passion for real estate began early, growing up in a family deeply rooted in construction and development and spending weekends on the jobsites with my dad and school holidays in the office with my mom. I completed my first real estate deal at just 16 years old. Before diving fully into real estate, I spent several years at Accenture Technology Labs in Chicago, working in the Research and Innovation Department. There, I crafted strategic solutions for corporations, traveling globally to implement profitable strategies for clients. This experience honed my ability to align a company's mission with long-term financial growth—skills I now apply to real estate development by uncovering hidden opportunities and creating profitable projects. In 2004, we founded The Kim Group for our own real estate investments and expanded to work with clients. In 2015, we relaunched the company to incorporate our unique “Developer for Fee” model, designed to help business owners and individuals navigate the complexities of real estate development. This model empowers clients to be fully involved in every step of the development process—from acquisition to design and financial structuring—while I provide the expert guidance needed to ensure success. By 2021, we expanded into Austin and launched The Kim Group ATX, bringing my expertise in adaptive reuse, small-scale urban infill, and Public-Private Partnerships (P3).What sets me apart is my ability to see opportunities where others see obstacles. I've led major projects like the Trefzger's Bakery, Keller Station, and many others transforming neglected properties into thriving community hubs. My expertise in leveraging economic incentives— like TIFs, BDDs, SSA, Historic Tax Credits, and many others —ensures that even the most challenging projects become financially viable and successful. I am launching the Katie Kim Educational Platform to expand my mission of empowering individuals to achieve financial independence through real estate development. My platform provides the education and tools needed to confidently navigate real estate deals, build generational wealth, and make meaningful contributions to their communities.I'm passionate about solving complex development challenges and turning ideas into reality. Eric Burns is a Cincinnati-based entrepreneur. He values his journey and believes in the entrepreneurial spirit. His message to fellow entrepreneurs is simple, STOP TRADING YOUR TIME FOR MONEY and LIVE LIFE BULLISH. Like many, Eric started his real estate investment career in the residential space and expanded into the commercial arena. His first property was a student housing rental in 2016, while he was still active with the Cincinnati Fire Department. Later, he expanded into renovations, and eventually, after many years of growth, education, and “failing forward”, Eric found himself in the commercial space.Eric's story is similar to many entrepreneurs' as he has navigated ups and downs with successes and failures in his entrepreneurial journey. As it turns out, it was during a less-than-ideal renovation when he realized, after years spent starting side hustles and residential real estate, that he was still only trading his time for money! As a believer in financial freedom, Eric leaned into commercial real estate and found a path to lead him to that destination. To that end, Flowers Capital reflects Eric's fundamental philosophies of sourcing and funding deals. Priorities include, firstly, the preservation and growth of investor capital. As a strong proponent of multiple, passive sources of income and protecting the commodity of time, he believes financial freedom is achievable through commercial real estate investment. Flowers Capital is fully intent on achieving those goals for its investors. Eric considers himself a life-long learner. He believes in the entrepreneurial spirit and understands the realities of that life path. His greatest strengths include curiosity, personal accountability, and resilience. Brian Luebben is an Entrepreneur, Podcaster, and Real Estate Investor out of Atlanta, GA. While in college he built his first company (GreekBeats DJ/Entertainment). Shortly after graduating – he made it to the top of a Fortune 500 Company in their Sales Organization, only to realize quickly that living the “corporate america life” for the next 40 years was simply no longer an option. He now runs a successful podcast “The Action Academy” where he talks to seven, eight, and nine figure entrepreneurs on how to earn freedom in life and business. Through his podcast, cash-flowing real estate, and his Media Company (Sexton Media) he now has generated enough revenue via remote income sources to earn him Financial Freedom to do what he wants, when he wants, with who he wants. This lead to him leaving his corporate job in March 2022, hopping on a one way flight, and traveling the world for 6 months straight. His new mission is to help 1,000,000 other people do the same through The Action Academy. ‍A message from Brian: My mission is to help people become wealthy without sacrificing everything to do it. You don't need to sacrifice friendships, family, health, and freedom to hit a number – it can all be baked into the journey. I talk to 8 and 9 figure entrepreneurs daily that help us avoid the mistakes they made on their wealth-building journeys. ‍The goal is not to “retire and lay on a beach”. We are all builders, do-ers, creators. The goal is to achieve enough “passive income” sources to focus on “passionate income” sources. To do and to build what fires you up in the mornings and creates lasting impact. I am doing/building this now as I travel the world with my loved one. ‍I now want to share everything I've learned so that you can have the same freedom! Every bit of info, tips, mindsets, and tricks I learn from my mentors and business will flow through me into you. Please utilize the resources on this site and through the show to earn your freedom. ADU development addresses the affordable housing crisis in California by utilizing existing infrastructure and increasing housing density. Finding properties suitable for ADU development involves looking for small houses on large flat lots and considering proximity to public transportation. The financial aspect of ADU projects includes the potential for high returns through increased property value and the option to sell or hold the assets. Investors in ADU projects can expect a higher return on investment at the end of the project rather than regular monthly cash flow. Mark Doty is developing a mid-rise apartment complex in San Diego by converting a single-family house and building additional ADUs in the front yard. The project is aimed at accredited investors who are looking for long-term returns. Investors can expect quarterly updates during the entitlement process, which can take up to a year. The project is a development and sell strategy, with a goal of doubling the investment in five years. Understanding zoning regulations and conducting thorough due diligence are crucial in this type of development project. Christopher Larsen is the founder and Principal of Next-Level Income. Since “retiring” after 18 years in the medical device industry, he now dedicates himself to guiding others to financial independence through education and strategic investments. With over 20 years of real estate expertise, Chris began his journey at 21, acquiring his first single-family rental while pursuing degrees in Biomechanical Engineering and Finance at Virginia Tech. Since then, he's navigated diverse real estate ventures, from development and private lending to syndicating over $1.5 billion in commercial properties since 2016. Based in Asheville, NC, Chris, his wife, two boys, and their spirited Viszla, Lucy, embrace the outdoors and the rich food and culture of the region. Chris embodies the Next-Level lifestyle, where financial freedom meets adventure on the path to success. Keywords Chris Larson, Next Level Income, real estate investment, financial freedom, professional cyclist, single-family properties, multifamily properties, mobile home parks, affordability, pride of ownership, roll-up strategy, significant returns, mobile home parks, institutions, investing, risks, park-owned homes, tenant-owned homes, returns, due diligence, bucket list, book recommendation Takeaways Financial freedom is essential for living life on your own terms. Investing in mobile home parks can provide significant returns and is supported by demographic trends. Mobile home parks offer affordability and pride of ownership for residents. The roll-up strategy in the mobile home park business can increase the value of a portfolio. Mobile home parks are a unique asset class that can round out a real estate investment portfolio. Institutions typically require a minimum check size of $5 million to $10 million to invest in mobile home parks. The risk of municipalities closing down parks is low if the park is in compliance with regulations and if it provides affordable housing. Banks and institutions prefer parks with a higher percentage of tenant-owned homes rather than park-owned homes. Investors can expect high single-digit cash flow and high teen returns from mobile home parks. Due diligence questions for passive investors include determining the asset class and strategy, evaluating the operator's experience, and understanding the worst-case scenario and exit options. Chris recommends the book 'The Secret Life of Real Estate and Banking' by Philip Anderson as an important educational resource for passive investors.
