Real estate guru Robert Kiyosaki isn't placing ALL his eggs in the real estate basket. He's recommending Bitcoin as a way to protect yourself against the death of the dollar. The Rich Dad, Poor Dad author believes that the dollar is going to fail, and when it does, it will “crash the whole economic system.” (1)Hi I'm Kathy Fettke and this is the Real Estate News for Investors. Thanks for joining me and don't forget to hit the subscribe button for our podcast.Kiyosaki has been tweeting a lot lately about Bitcoin. He just tweeted: “BITCOIN to $50,000. Great news for Bitcoin holders. Bad news for mom and pop. The primary reason I invest in Bitcoin, gold, & silver is because I do not trust our leaders, the Fed, Treasury, nor the stock market. Unfortunately mom and pop who save money do. Take care.”According to Benzinga, he pointed out in an email that “Bitcoin is up over 200% from last year” and that other cryptocurrencies are also up significantly. He asks his readers if that sounds like crypto is dead and says what is going to die is the dollar. He's even suggesting that the whole economy will go down with it.Outside the Economic SystemHe is suggesting that people protect themself with a form of currency, like Bitcoin, that is “outside the economic system.” But he says it's important to choose cryptocurrencies that are decentralized, so they cannot be regulated by any government agencies or officials.His book “Rich Dad, Poor Dad” is well-known among real estate investors. It has been a New York Times bestseller and has sold tens of millions of copies in more than 50 languages in more than 100 countries. The book tells the story of two realities — the rich dad who built wealth as an savvy entrepreneur and real estate investor and the poor dad who struggled at a full-time job and never gained financial security.Hard Assets Will Hold ValueKiyosaki encourages financial literacy, and has recommended hard assets, like real estate, along with precious metals, and now cryptocurrencies. These assets would hold their value if the economy does collapse. As Kiyosaki would argue, they would also hold their value much better during times of inflation. (2) And there's a lot of uncertainty in that department right now. The Consumer Price Index has risen to an annual rate of 5.4%, after another .5% increase in July. (3) If you remove food and energy from the mix, the annual rate of inflation is slightly lower at 4.3%. But that's still well above the Fed's target rate of 2% and the economic conditions driving prices higher have not resolved.If you've gone shopping for food, or a home, or a car, or gas to put in your car, you'll have noticed how much prices have risen. The Fed acknowledges that inflation has been more persistent than it expected, but is still expecting prices to settle back down when things like supply chain shortages resolve, the labor market reaches full employment, and the economy gets back to normal.Dollar vs. BitcoinThe government has been printing a lot of money to keep the economy afloat. According to Kiyosaki and many economists, it's going to be tough to impossible to pay it all back. On the other hand, Bitcoin is limited in supply so it cannot be diluted by making more and more Bitcoin. As the Bicoinist writes “only 21 million BTC can or will ever exist.” That makes it more stable that a currency that can be manufactured at will, like the dollar.This is why Kiyosaki is so big on Bitcoin, and other cryptocurrencies. What's a good buy-in price? I'm not here to give investment advice, but like any kind of investment, you buy on the dips. Right now Bitcoin is rallying off a recent low. It hit a low point of $31,000 in July and is now approaching the $50,000 mark, once again. (4)Real Estate for Financial StabilityI am not personally recommending Bitcoin as an investment. You'll have to discuss that with your financial advisor. I am a firm believer in the value of real estate as a way to build wealth. Like Bitcoin and precious metal, there is a finite amount of real estate in the world. There is one regret we have we just have we just have one regret just one regret okay I only have like 2 or 3 my life be completely honest with one another and one regret in our business life in our business and are you gonna are you gonna open the kimono or should we let this go like the second segment like have people still listen to call what is only regret I don't want any help. Esther's one major regret yes I will tell you this so bought a house maybe 18 months ago. And appraised at 165 we are currently under contract at 1:00 ET was on the market 6 days wow nice and this is a neighborhood you walk in. And you're like this is a huh this is 100 since her roof of our house and what you don't realize is the market's moving so fast underneath your feet you don't see it yeah it's it's big time thing so the appraisal from 165 to 181 of $15000 a year we are starting to lose some deals in corpus in on price. I'm like well we're not gonna have that problem anymore what's the ask give it to really yeah so couple of our investor buddies kind of figured out that figured it out of course we've only been in Corpus Christi 32 years right 23 years so welcome the party guys even before I met you I've been exploring corpus right I told I told Tom that if Matt downs didn't join our master mind we're gonna start Houston house buyers a Corpus Christi house bars down because I took it it's only like 3:00 hours from sugar land so we could go run appointments down there I said we ought to do it at it was a market we identify how long's map for 5 years I don't know how long I've known Matt but it's 1617 was when he joined sure you know we've been talking about 16 or 17 so it's it's a phenomenal markets still very very good but now it's now we get some ice to it now Ryan so yeah we're just we we know our pricing guide is wrong I'm not sure that here but we know what our pricing guide is what we think per door and how the set up is is side by side duplexes and single family the garage apartment you know we're we're gonna run those numbers will definitely if they come within anywhere close any more than 10 percent given the list price yeah just give it to him doesn't run it up there's less words bone doesn't matter we understand the next 5 years so so here's what's crazy just bring case in point from this house that we bought last year you know I think I'm all into it for 2130 appraised at 165 in about a year later it appraises at 180 so when folks are running around with their hands in their pockets are putting you know their hands are I don't want others to do so there should be I'm like that that house legitimately made $1200 a month in appreciation yep so for all of you out there that are waiting for the real estate crash at all it's not happening now I just I found a bunch of news just came out today forbearances are down for the third week in a row like there's no hope for closure mark didn't happen I would argue with this guy in Jersey. And the he was like well maybe that's because I told my said we're down to like 1.9 months of inventory in Texas we do get to 10 months of inventory correction before there's a price correction just young price and he was like well I mean maybe not all markets I pulled up the entire state New Jersey. Key Takeaways: "A lot of people I've noticed are afraid to buy their first property because they're trying to chase the perfect time in the economy to buy. A lot of people think either price are too high, or they're too low. And we think they can go lower, they want to get the best deal that they can they want to see the upside of it, what I've learned is you're never going to be able to time the market perfectly. You just need to go off history and what you have today and decide if it's the right time. I think if you're buying in a sense of trying to create a cash flow if you're buying long-term rentals, it's always a good time to buy as long as that property cash flows, meaning it's going to bring in more rents than expenses are going out." "You start with your one or two properties. And as those grow and create equity, you can eventually either sell those and buy one big apartment building. Or you can take the equity from those four or five, six houses, and use it as a down payment on a small apartment building and still hold on to those properties that have the cash flow there. And even though you are taking out a larger debt on it, and now you have maybe another $100,000 in debt on that payment, you only have an additional $500, say on 100,000. So you have to make sure that still covered by your rents coming in which if rents keep increasing, it's covering your larger debt now. So you're still cash flowing on them, you've held on to them. And now you've been able to move on and buy this bigger property and have more cash flow." "Real estate is great from a tax perspective and is able to create passive income, but it is not for everyone, it really isn't, I think I truly have a passion for it. And I think this kind of goes back to why I always wanted to flip homes, I like buying properties. And seeing them evolve and being able to fix them and bring them back to life. I like doing that whether it's a single-family home, or a multifamily and truly contributing to the neighborhood, in the city. And even if you have a single-family home, and you plant flowers out front, or you fertilize the grass for a summer and get the grass green, the neighbors see that and they all start doing that." We had the pleasure of speaking with Austin Yeh. Austin started exploring the world of real estate investing after reading the classic book, “Rich Dad, Poor Dad” by Robert Kiyosaki. At the age of 23, he purchased his first property in Windsor, Ontario without having the right systems, teams, knowledge, or education in place. Although the deal was still profitable, Austin learned from the mistakes he made in his first investment and decided to spend hundreds of hours and thousands of dollars building his real estate IQ with the help of some of the most respected Canadian real estate investors.
