The law, which regulates approximately 1 million apartments in New York City, was enacted more than fifty years ago and remains in effect based on an every-three-year declaration of a housing “emergency.” The law does not merely regulate rent levels. It also limits a property owner’s right to determine who uses an apartment, to convert the property to new uses or to replace the existing building with a new structure, and to occupy the property for use by the owner and his or her family.A lawsuit filed in 2019 asserts that the New York law—including 2019 amendments that significantly increased the restrictions on property owners— violates due process and effects both physical and regulatory takings of the property that it regulates. After being dismissed at the District level, the case now moves to the United States Court of Appeals for the Second Circuit. Rent regulation is not just a New York phenomenon. Other cities across the country have enacted, or are considering, rent regulation legislation. All New Yorkers will need to be vaccinated against Covid-19 if they want to go to work, the city's mayor, Bill de Blasio, has announced. Employees in the public sector already need to be inoculated, but the mandate will now be extended to all private sector employees. The policy will take effect on 27 December, making it the strictest vaccine mandate to be imposed anywhere in the US. Those outside the US have seen issues since October. This is because of a change Dexcom made to its servers. Sugarmate says Dexcom is working with them to fix the issue – basically they're going to join the Dexcom Partner API – we've told you about that, it's how third party apps can talk with Dexcom.. In the meantime, Nightscout is probably the best alternative if you use Sugarmate. Quick note: Tandem acquired Sugarmate last year. And you'll recall that Dexcom does own a small piece of Tandem. Researchers at the University of Pennsylvania created a timing mismatch by altering the function of a molecule within the brains of mice.. shortened their circadian rhythms from 24 to 21 hours. These mice gained more weight, had higher blood sugar, and fattier livers. This all corrected when the researchers changed their environment – sleep and meals – to match that shorter, 21 hour day. The IDF says more than 10-percent of adults worldwide live with diabetes.. by 2045 that number will be one in eight. The report also says that one in two people with diabetes across the world who need insulin cannot access or afford it. This info comes from a look back at the DCCT and EDIC trials – which are 100% worth looking into if you aren't familiar with them. By the way, in these trials “intensive” glucose control was pegged at an A1C of 7 and the riskier group had an A1C of 9 or above. It's hard to say but a new study from Scotland suggests it's more common than we might think. These University of Edinburgh scientists say in Scotland, it's one in 20. They looked at everyone in the country over the age of 30 with type 2, based on A1C levels -that's about 160-thousand people. Then they said during the study year, 77-hundred people went into remission, which means their A1Cs dropped to 6.5 without medication. Rishi stated he will be putting 24 billion into affordable housing which will be around 180 thousand new homes – but over what period is this over and will it actually have much of an impact on the housing crisis, house prices and rent? Probably not. Any government who are serious about tackling the housing crisis needs to move away from affordable homes and this term as they do not actually solve anything as they aren't affordable for those who need them most. Any developers in blocks of flats will have to pay a 4% surcharge on corporation tax to help pay for the removal and replacement of dangerous cladding. Inflation is a hot topic around this budget announcement. It's important to put this into perspective and understand what is driving this: businesses being shut during the pandemic, supply chain disruption but then high demand as we are going back to normal. This is basic economics and was always going to happen. Shaz has been quite disappointed with this budget announcement. Especially regarding the pressures currently on local government. People care about what is happening to them locally on a daily basis such as street cleaning, business rates and other local provisions: they have had their budgets cut by 80% in Shaz' local city of Peterborough. There will be a 50% business rates discount/relief for those in the service industry which includes serviced accommodation. Shares of property developers are all up around 1% and large property landlords are also up. This is good news and shows that the market is confident at the moment, perhaps partly due to brownfield land being made available for residential property and changes to permitted development rights continue to help generate retail conversions. There has been talk about a wealth tax to replace inheritance tax. But Mark feels like this is unfair, but he does understand why we need tax. He believes in making a faster economy and generating tax from increased economic activity rather than having large public spending which we can't afford. Starlink is reportedly getting ready to rollout a new version of its 'satellite dish' which will be more rectangular. This new V3 terminal will be much cheaper to ship, and is designed for automated mass production (at profitable margins). It's performance is reportedly improved as well. SpaceX has detailed plans to begin launching Gen2 satellites, eventually with Starship. Boosting its capacity for launch from 60 satellites to 400. Elon Musk has confirmed that more than 100K Starlink Terminals have been shipped, by my estimates this puts the company's recurring revenue run-rate at $119M+!
