Today on the Wholesale Hotline Podcast (Flipping Mastery Edition), Jerry is joined by Clarissa Mendez to break down her real estate journey. Show notes -- in this episode we'll cover: Clarissa shares how she left her corporate job with no savings, overcame five months of “analysis paralysis,” and landed her first wholesale deal just two weeks after taking real action. She's now closed 17 deals with 4 in escrow, all in under a year—focusing almost exclusively on zero-cost agent outreach using the “555 Method” (5 offers, 5 agent calls, 5 follow-ups daily). Clarissa reveals how relationship-building helped her win a deal $10K under the highest offer, proving that sellers value trust and connection over just price. A breakdown of her biggest win: a $50,000 assignment fee from a land deal in Baytown, where she secured two price reductions by leveraging city pushback and buyer feedback. She explains why getting listings removed from the MLS can unlock bigger buyer pools and how consistent networking has helped her build a rock-solid buyers list—no paid ads needed. Adam Daigle, Business Editor of the Acadiana Advocate, discusses the biggest business news of 2024 in this episode of Discover Lafayette. We want to thank the Advocate for highlighting our latest podcast each week in their online Business Section. You can subscribe online at theadvocate.com/newsletters to keep up with our community's latest business headlines. The # 1 story in 2024, without a doubt, is the announcement that Buc'ees will be opening at the northeast corner of Louisiana Avenue and Interstate 10. Rumored for years, this will be a major draw for motorists traveling along I-10, and most of the sales taxes paid will be collected from out-of-towners. When people travel, Buc-ees is a destination as well as a place to fill up the tank. The new site is projected to be a 74,000-square-foot building, complete with gas pumps and nearly 700 parking spaces, and the store is estimated to be a 13-month build, opening during the 2025 holiday season. The closest Buc-ees to Lafayette is either Alabama or Baytown, TX, so Lafayette can anticipate a heavily-trafficked spot for people looking for that golden Buc-ees' experience. I talked to a convenience store analyst, and he said, "Buc'ees takes everything you hate about traveling and removes it and replaces what you love about traveling. You want to stop there because you'll never wait in line for a gas pump. You want to go there because you know the bathroom is clean. You want to go there because they've got unique snacks and not Cheetos that every other place has. You get a brisket sandwich or a hot dog with the gas station. They've just flipped the whole concept on its head." There's a Tax-Increment Financing ("TIF") district already in place that dates back to when Stirling Properties originally built the Target Shopping Center across I-10 from where Buc-ees will be located. At the time, there was no water or sewer lines and the project was only feasible with this type of government assistance to cover the massive infrastructure needs. The TIF was paid off quicker than anticipated and is still in play today. To accommodate the Buc-ee's deal, a subdistrict was created, which will tax 2% of all sales, including gasoline purchases. While some question the need for TIF districts, this is a trend that has been taking place all across the U. S., and it is a negotiating tool that jurisdictions utilize to attract big business such as Buc-ees, Bass Pro, and other large retailers. As Adam says, "That is what you do to land the big boys. You got to pay for it." The # 2 story is the passing of Richard Zuschlag, Chairman and CEO of Acadian Companies. When he started his business in the early 70s with Roland Dugas and Richard Sturlese, funeral homes were dispatched to pick up people who were ill, and they were transported in a hearse. This was the era prior to ambulances and the trio identified a huge gap in the healthcare market. Zuschlag was the driving force in the company's growth, and he was also literally a driver of an ambulance in the early days. He attended all of the police jury and city council meetings to meet with people and get agreements signed. Acadian Ambulance would hold membership drives that ran on television, where people paid a fee to ensure that an ambulance would pick them up. Over the years, Zuschlag became the principal behind Acadian and the company experience extraordinary growth, opening up it National EMS Academy, Acadian Total Security, Air Med, Safety Management Systems, Executive Aircraft Charter Service, and Acadian Health (home healthcare services.) The late Richard Zuschlag, who founded Acadian Ambulance and served as Chairman and CEO of Acadian Companies. Today, Acadian Companies is an employee-owned company with 5200 employees in four states. Zuschlag's memory lives on through his family, and his son, Blaise, serves as Executive V. P. and Chief Administrative Officer. The # 3 story of the year is the opening of Supe...

Show Notes: https://wetflyswing.com/649 Presented By: Stonefly Nets, Visit Helena, MT, Waters West, Togiak River Lodge Today's episode is special because we've got Bill Gammell, the creator of the Five Essentials of Fly Casting, a framework many experts swear by. Find out how dropping your right foot can improve your timing, discover the most important variable in fly casting, and get the top drill to boost your casting skills. Let's get you back on track with better line speed and loop control! Show Notes with Bill Gammel on The Five Essentials of Fly Casting. 02:08 - Bill started fly fishing at just six or seven years old, catching Bluegill with his older brother and father. His passion for fly fishing continued until college, and he recalls a time he had to switch to conventional tackle for his master's degree research. 04:40 - Bill still lives in Baytown, the same area where he grew up and where his dad greatly influenced his love for fishing. Though the area isn't ideal for fly fishing because of the murky water from the Trinity River, Bill and his family found ways to catch fish. The Five Essentials of Fly Casting 07:18 - Bill talks about how he and his dad learned fly casting together. His dad was a natural athlete with great hand-eye coordination. They used a home video camera to record expert casters like Lefty Kreh and Mel Krieger. Over time, they noticed common patterns and eventually put together what we now know as the "Five Essentials of Fly Casting." Bill said they didn't invent anything new but identified key principles that all great fly casters share. 11:02 - Bill started teaching fly casting lessons as a teenager, but it wasn't until they were asked to write a booklet for the Federation of Fly Fishers that they fully laid out the essentials. They spent two years carefully analyzing videos and got input from top tournament casters. Their work was published in the late '80s and became the foundation for the FFF's instructor program. Check out the The Five Essentials of Fly Casting. Tips for Increasing Casting Distance 20:03 - One of the most important lessons he learned was to focus on trajectory and to keep your cast more level, not too high. He also emphasizes that line speed and loop control are the foundations of distance casting. Bill said if you master those two, you'll be able to cast a full fly line without much trouble. If you want to improve your casting, Bill recommends checking out Paul Arden's Sexyloops website. It's a solid resource with articles, videos, and step-by-step methods to help you learn to cast better. Listen to the Episode 638 with Paul Arden Here. 25:48 - Bill breaks down the Five Essentials of fly casting and explains how they work together. He said he now teaches them in a new order to make more sense. The most important essential is the straight line path of the rod tip, which helps create a clean cast. 31:00 - The arc changes based on how much the rod bends, which can be affected by the length of the line and the amount of power used. A narrow arc is for short casts, and a wider arc is needed for longer casts. Check out this article by Bill Gammel on Making adjustments on the fly. 35:04 - Timing and power application are important in fly casting. Bill explains that to get the best cast, your timing needs to be spot on—starting your forward cast just as the line straightens out behind you. 37:32 - He also shares his secret to power: a smooth acceleration to a stop. This means starting slow, adding power in the middle, and then stopping quickly. The stop is key because it lets the rod transfer energy to the line. Show Notes: https://wetflyswing.com/649

It's an EmMajority Report Thursday! She speaks with Dr. Genevieve Guenther, founding director of the organization End Climate Silence, affiliate faculty at the Tishman Environment & Design Center at the New School, to discuss her recent book The Language of Climate Politics: Fossil-Fuel Propaganda and How to Fight It. Then, she speaks with blogger Ettingermentum of the "Ettingermentum Newsletter" on SubStack, to discuss what comes next for Biden, the Democratic Party, and the presidential ticket. First, Emma runs through updates on the US economy, Biden's candidacy, Israel's continuing devastation of Gaza (amid supposed ceasefire talks), US foreign military aid, SCOTUS corruption, Project 2025, the anti-abortion GOP, and Texas' environmental disaster, before diving deeper into developing reports of Israel's (and Benjamin Netanyahu's) active and months-long sabotage of supposed peace negotiations between Israel and Hamas. Dr. Genevieve Guenther then joins, first tackling the development of a new type of climate denial – one that embraces climate change as a concept, but rejects any urgency or action to restructure our economies as alarmist and unrealistic – and touching on the major role financiers play in keeping the fossil fuel industry alive. Diving deeper into the lies of this form of climate denial, Dr. Guether walks Emma through some highlights of this failing attitude, with supposed technological advancements like bioenergy and carbon capture further contributing to the destruction of our atmosphere. Wrapping up, Genevieve and Emma explore the demobilizing impact of this mainstream climate denial, an issue exacerbated by neoliberalism's hollowing out of the institutions and structures of political advocacy and activism, and what we can do to activate around this issue. Ettingermentum joins, taking a moment to contextualize his thinking on the electoral popularity of Biden and both the Democratic and Republican parties writ large, allowing him to more accurately predict the results of the 2022 elections than the typical economic fundamentals model. He and Emma then dive into the trenches of the ongoing fiasco of Biden's candidacy, the questions of its viability and whether or not it will even continue, what to make of the various (and generally absurd) arguments against replacing him, and the theoretical candidacy of Kamala Harris, before wrapping up with a greater assessment of polling and how to understand it. And in the Fun Half: Emma is joined by Brandon Sutton and Matt Binder as they unpack the developing drama around Biden's candidacy, including George Clooney's recent OpEd (and the Biden team's telling response), the absurd and tokenizing arguments behind keeping him in the race, and the argument behind a Harris candidacy (ft. Rep. Adam Smith). They also talk with Marcos from Baytown and Aaron from Houston about the harrowing conditions of Texas' heatwave power outage and the utter failure of the Texas conservative establishment, plus, your calls and IMs!
